Can an Airbnb Host Cash-Out Refinance Without Tax Returns?

Can an Airbnb Host Cash-Out Refinance Without Tax Returns?

The Quick Read: Yes, on a DSCR program an Airbnb host can cash-out refinance without submitting traditional personal-income documentation, because the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, though the hosting income still has to be documented with platform payout records and an appraisal, and short-term rentals typically get tighter leverage than long-term rentals.

  • Cash-out on short-term-rental collateral typically tops out around 70% LTV, while a standard long-term rental cash-out reaches about 75%.
  • Most programs in the network expect a credit score of about 640 or higher on short-term rentals.
  • About 12 months of hosting history is the usual expectation.
  • Coverage of 1.00 is where select short-term-rental refinance programs start, and stronger ratios open better terms.
  • Standard programs reach up to $3,000,000.

“No tax returns” is a statement about your personal income file. It is not a statement about paperwork.

How Does an Airbnb Host Cash-Out Refinance Work Without Tax Returns?

The lender asks one question: does this property’s income cover its own monthly obligation? Your W-2s, your 1040 and your personal debt-to-income ratio drop out of the decision. The property’s records take their place.

Debt service coverage ratio (DSCR) is monthly qualifying income divided by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues. A ratio of 1.00 means income equals that obligation. Across Lendmire’s wholesale network, select short-term-rental refinance programs start at 1.00. A separate select-lender path goes below 1.00, with leverage and terms adjusted.

Here is the sequence on most files:

1. Vesting. You can borrow personally or through an LLC, subject to lender program eligibility.

2. Income evidence. You supply roughly 12 months of platform payout statements or a property-management export, laid out month by month.

3. Appraisal. The appraiser sets value, which sets the equity cap.

4. Coverage test. The lender divides the qualifying income by the full monthly obligation.

5. Loan sizing. The loan is the smaller of what equity allows and what coverage supports.

6. Net proceeds. The new loan, less the payoff of existing liens, less closing costs and any escrows or reserves held, is what reaches you.

What Replaces the Tax Return?

Property records do. Each document answers a different lender question, and each has a typical problem.

Evidence What it proves Common problem
Platform payout statements Real booked income Gaps in months
Property-management export Month-by-month detail Fees netted out
Appraisal rent analysis Market support Wrong form for nightly stays
Entity and ID documents Who is borrowing Vesting mismatches

Many hosts show low taxable income after depreciation and operating deductions. A bank reading a 1040 sees a weak earner. A DSCR lender reads the asset instead. That is the practical reason this path suits hosts with heavy write-offs, self-employed owners and investors who already carry several financed properties.

Three Ways Host Income Gets Counted

Lenders in the network tend to use one of three methods. Which one applies depends on how long the property has operated as a short-term rental.

Method Best fit Trade-off
Trailing 12 months of actual income Established hosts Off-season months pull it down
Projection from market data Newer listings Select programs only, adjusted terms
Long-term market rent Thin or no hosting history Ignores the host’s real upside

Most programs prefer actual history, because it is the hardest evidence to argue with. A lender typically applies a haircut, which is a discount on gross receipts to reflect the higher operating costs of nightly stays. How big that discount is varies by lender. It is one reason a short-term-rental cash-out often releases less than the same house on a standard lease.

Say you converted a long-term rental to nightly stays a few months ago. Only the months since conversion count as short-term income. Some programs will review a projection or a long-term market rent for the gap, with leverage and terms adjusted. Others simply wait until the history builds.

Why Payouts, Bank Deposits and Statements Never Match

Platform payouts are what you receive. Gross bookings are what guests paid. Bank deposits can bundle payouts from two platforms or mix in unrelated money. A management statement may net out its own fee.

Underwriters see this every day. The cleanest files reconcile three things before submission: the payout reports, the matching bank deposits and the month-by-month income sheet. A one-page note explaining any gap saves back-and-forth. Mixing personal and property deposits in one account is a common reason a file stalls, so a dedicated account for the property helps.

Seasonality matters too. A trailing 12-month figure includes your slowest months, so a host applying right after a quiet stretch may look weaker than the full year suggests. Timing the application after a strong stretch can help, though no one should delay a refinance purely to game the calculation.

The Appraisal Problem

The standard appraisal forms were built for monthly leases. Form 1007 is the single-family rent schedule, and Form 1025 covers 2–4 unit income properties. Neither was designed to value nightly stays.

HousingWire reports that appraisers are encouraged to decline assignments that repurpose Form 1007 for short-term income, because doing so can produce artificially low coverage ratios. McKissock adds that the appraiser values the real property only, and that how income is counted is ultimately the lender’s call.

The practical takeaway is simple. Value comes from the appraisal. Short-term income comes from your records and, where used, a market analysis. A file that mixes the two up tends to land with a lower number than the property deserves.

How Much Can You Actually Pull?

The loan is the smaller of two ceilings. One is the equity cap: LTV times value. The other is the loan your coverage ratio can carry.

Index the home’s value to 100. On short-term-rental cash-out collateral, the equity cap is 70% of that, so the loan tops out at 70. If rent only supports a loan equal to 60 on the coverage test, coverage is the binding limit and the loan is 60. Raising the ratio does not lift the equity cap. A stronger ratio can improve pricing and terms, but it does not move the 70%.

The leverage numbers that matter, all subject to lender guidelines and varying by borrower and file:

  • Short-term-rental purchase: up to 75% LTV on the strongest files.
  • Short-term-rental cash-out or refinance: typically up to 70% LTV on investment property.
  • Standard long-term rental cash-out: about 75% LTV on investment property.
  • Seasoning: about 6 months on the property being refinanced is the common expectation.
  • Reserves: commonly around 6 months of PITIA on a cash-out, with larger loans stepping up to about 9 months.

If the property is paid off, there is no lien to retire, so proceeds are the new loan less closing costs. Either way, the calculator on this site gives an illustrative estimate of the dollar side.

Short-Term vs Long-Term Collateral

Factor Short-term rental Long-term rental
Cash-out LTV Typically up to 70% About 75%
Credit score About 640 or higher Around 660 typical
Income basis Hosting history or market data Lease or appraisal rent
Experience About 12 months hosting Less emphasis

The gap exists because nightly income swings more than lease income. Lenders price that volatility into leverage, not into a refusal.

Is Maximum Cash-Out Always the Right Amount?

Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Not always. DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities and capex sit outside the calculation.

Picture a host who pulls the maximum and clears coverage by a thin margin. That host has passed the test but may have little monthly cushion. A larger loan also raises the obligation, which can lower the ratio on the next property’s application. The stronger play is often to pull what the next purchase needs and leave margin.

This is where the cash-out thesis depends on the use of proceeds. Recycling equity into another rental, in the style of a BRRRR plan, works when that next property clears coverage on its own. Leverage, reserves and pricing vary by lender and program, and final terms follow the full file review.

Why These Loans Are Reviewed Differently

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The Federal Register text of the federal ability-to-repay rulemaking states that business-purpose credit falls outside that rule, and CFPB Regulation X carves business-purpose credit out of its coverage as well.

That does not make the loan free of rules. Using cash-out proceeds for personal spending can change how a loan is classified, so lenders typically collect a business-purpose declaration. Keep the proceeds tied to the investment.

When This Path Does Not Work

Some hosts do not fit, and it is better to know before applying.

  • Under 12 months of history. Some select programs review projections, with adjusted leverage. Others wait.
  • Property you live in. DSCR programs are for investment property. A home you occupy belongs in a different loan category.
  • No legal short-term use. If short-term use is not allowed, that income may not count at all. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
  • Lease conditions. Some lenders attach a lease requirement that does not fit nightly stays.
  • Ineligible property types. Manufactured homes, log homes and barndominiums are not offered in these programs.
  • Coverage under 1.00. Select lenders in the network offer programs below 1.00, with leverage and terms adjusted. If the number only works there, test whether the submarket or the price is the real problem.

Also ask about prepayment structures before committing. Many DSCR loans carry them, and a plan to renovate and cash out within a short window may fit a different product.

Which Route Fits Which Host?

Route Choose it if Watch for
DSCR cash-out Returns understate income Tighter STR leverage
Conventional cash-out Personal income is strong Returns and DTI rule
Investment HELOC You want a small, flexible line Capped at $500,000 total

A conventional refinance tends to cost less for a salaried borrower with one property. It becomes impractical once personal income stops supporting the debt load or the portfolio grows. For a deeper comparison, see the complete DSCR loans guide.

Key Terms Defined

DSCR: The ratio of qualifying income to the full monthly obligation on the property.

PITIA: Principal, interest, taxes, insurance and association dues, the monthly obligation in the coverage test.

Seasoning: The time you must have owned the property before a cash-out refinance.

Haircut: A discount a lender applies to gross short-term receipts to reflect higher operating costs.

LTV: The loan amount as a percentage of appraised value.

TTM: Trailing 12 months, the month-by-month income history lenders review.

What to Gather Before You Apply

  • Twelve months of payout statements or a management export.
  • Bank statements showing the matching deposits.
  • A one-page note explaining gaps or seasonal swings.
  • Proof of legal short-term use and current insurance.
  • Entity documents if the property sits in an LLC.
  • Reserve statements.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I need 1099s or any tax forms at all?

Typically not for the qualification itself on a DSCR program, since the file qualifies primarily on property-level rental income, subject to lender guidelines. Expect to provide platform payout statements, bank deposits and an appraisal instead. A lender may still ask for basic entity and identity documents.

Can a new listing qualify?

Sometimes. Most programs want about 12 months of hosting history, but select programs review a projection or a long-term market rent when history is short. Leverage and terms are typically adjusted in that case, so the cash released is smaller.

Can I close in an LLC?

Often yes, subject to lender program eligibility. Many lenders in the network accept entity vesting for investment property, and there is generally no personal debt-to-income cap or limit on financed properties in the DSCR lane.

How long until I can refinance after buying or converting?

Seasoning of about 6 months on the subject property is the common expectation for a cash-out. If you converted from a standard lease to nightly stays, only the months since conversion count as short-term income.

Does skipping traditional personal-income documentation mean no paperwork?

No. Personal income documents are replaced by property-level records. The file still needs an appraisal, insurance, title work, reserves and credit review, and every file is underwritten individually.
