Can a Rental HELOC Fund Rehabs for a BRRRR Investor Recycling Capital?

Can a Rental HELOC Fund Rehabs for a BRRRR Investor Recycling Capital?

The Quick Read: Yes, a rental HELOC can pay contractors, but it works as a bridge rather than a recycling engine, because the refinance at the end still has to pay the line off. Recycling only happens if the exit appraisal, the seasoning clock, and the rent test all clear together.

  • An investment-property line on the wholesale network tops out at 70% CLTV and $500,000, with a 700 minimum credit profile.
  • Most investors borrow against a primary home or a seasoned rental, not the property being rehabbed.
  • At least 75% of the line is drawn at closing, so there is little undrawn cushion for later phases.
  • The exit is usually a DSCR cash-out refinance, sized on the new lender’s appraisal, not your projected after-repair value.

Investors usually frame this question as “HELOC or hard money.” The better question is what the exit loan will have to pay off, and whether the property can carry it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Does a Rental HELOC Fit Into a BRRRR Deal?

A rental HELOC supplies the rehab cash. The BRRRR refinance returns it. The line sits on one property, funds work on another, and gets paid off when a DSCR cash-out refinance replaces the temporary capital with permanent debt.

The CFPB describes a HELOC as an open-end line of credit. You draw during a draw period, then enter a repayment period when borrowing stops and payments often rise sharply. During the draw, you typically pay interest on what you have borrowed, which fits a rehab that earns nothing until it leases.

BRRRR itself is a strategy, not a loan product. The refinance is an ordinary cash-out loan. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Where Should the Line Sit?

On your home or a seasoned rental, not the rehab property. A property bought for a rehab has little equity until the work is done and the value is proven. Lenders also tend to want a holding period before lending against a recent purchase.

That leaves two setups:

  • A line on a primary residence or seasoned rental, drawn for the next deal. This is the common structure.
  • A line on the BRRRR property itself. This rarely works, because almost no equity sits above the purchase loan before the rehab.

Across the wholesale network, an investment line is underwritten on the borrower: credit, debt-to-income, and equity. It is not underwritten on the property’s rent the way a DSCR loan is. Expect to document income, other mortgages, and rental income if you use it to qualify.

What Do the Network’s Investment HELOC Terms Look Like?

On an investment property, the ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit profile. There is no tier above that. A 720 score and a 700 score both reach 70%, so credit above 700 buys eligibility, not leverage.

Factor Investment-Property Line
Max CLTV 70%
Max line $500,000
Minimum credit 700
Draw / repayment 5-year draw, 25-year repayment
Drawn at closing At least 75% of line
Lien position First or second

Because the line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal. That is faster to set up, but an automated value can undersell fresh work on a property you just improved. A borrower may request a full appraisal. Programs and figures vary by lender and file, and nothing here is a commitment to lend.

Availability is also narrower than the DSCR footprint. The line side is offered only in Lendmire’s 16 full-service states, while DSCR financing runs across 41 markets, including Washington, D.C. A borrower is limited to three lines, and anyone with more than 15 financed properties is ineligible.

Why Does the 75% Draw at Closing Matter?

It removes the revolving cushion most investors imagine. At least 75% of the line is drawn at closing on the network’s programs, and pricing floats through both the draw and the repayment period. It never converts to fixed.

Picture an investor who opens a line expecting to pull funds as each rehab phase finishes. Most of that line is already borrowed and accruing cost on day one. The carry starts early, the property earns nothing until it leases, and the interest is yours to cover. Size the line to the actual rehab budget, not the maximum available.

Payment variability is the other piece. Keep a cash-flow cushion for the carry period.

What Has to Clear at the DSCR Cash-Out Exit?

Three tests, all at once. The refinance appraisal has to support a loan large enough to cover the payoff. The seasoning clock has to have run. And rent has to cover the larger payment.

1. Appraisal. The new lender’s appraisal sets value. Your projected after-repair number does not. Across most programs we place files with, a cash-out refinance on a standard rental tops out around 75% LTV, so the loan must cover the HELOC payoff plus closing costs inside that cap.

2. Seasoning. About 6 months is the common expectation on a cash-out. The clock generally runs from the recorded deed, not from rehab completion, and strong rent does not shorten it.

3. Rent coverage. The larger payment has to clear the coverage test. 1.00 is where select programs start, with stronger ratios opening better leverage and pricing. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

The break-even appraisal is simple arithmetic: payoff plus exit costs, divided by the LTV cap. The lower of the value limit and the rent limit governs. A second lien raises the payoff, so the appraisal you need climbs with it.

One more point. Clearing 1.00 does not mean the property cash-flows. DSCR compares rent to principal, interest, taxes, insurance, and any HOA dues. Repairs, vacancy, management, utilities, and capex sit outside it.

What Happens When the Appraisal Comes In Low?

The exit shrinks, and the HELOC payoff does not. This is the failure mode on rental HELOC rehabs. A refinance appraisal runs more conservative than a sale appraisal, because no purchase contract anchors the price.

Say you pay off a line and closing costs from a refinance sized at 75% LTV. If the appraisal lands well under your plan, the loan may fall short of the payoff, and you bring cash to close or keep the second lien in place. Improvements may support a higher appraised value, depending on comps and underwriter review, but that is never certain. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Two ways to reduce the risk: keep the rehab scope tied to what nearby comps actually support, and keep leverage lower on the front end so the exit has room to absorb a soft number.

Edge Cases Investors Miss

  • LLC title. On the network’s HELOC programs, an LLC cannot hold title. The individual borrower or a revocable living trust must. Rentals already deeded to an LLC need a vesting change, or a DSCR cash-out instead, which can close in an LLC subject to lender program eligibility.
  • Payoff-only exit. A refinance covering only the payoff and closing costs is generally treated as rate-and-term. It carries no seasoning and a higher leverage cap. Once cash returns to you, it becomes a cash-out with the lower cap and seasoning.
  • Property type. Single-family, 2-4 units, PUDs, townhomes, and condos are eligible on the line side. Manufactured homes, log homes, condotels, and mixed-use are not offered.
  • Reusing the line. It is typically paid off at the refinance, and the draw period ends on its own schedule. Do not count on an open, reusable line after the exit.
  • Taxes. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

Seasoning: The waiting period after purchase before a lender will size a cash-out off appraised value.

Draw period: The stretch when you can borrow from the line, usually paying interest only.

DSCR: Monthly rent divided by the monthly payment of principal, interest, taxes, insurance, and any HOA dues.

After-repair value: Your estimate of worth after rehab; the lender’s own appraisal, not this number, sets the exit loan.

The Investor Decision

A rental HELOC makes sense when you already hold equity elsewhere and the exit math has slack. It makes less sense when the plan depends on a heavy rehab and a full appraisal hit. The line also puts the securing home at risk if the rehab stalls.

Frequently Asked Questions

Can I put a HELOC on the BRRRR property I just bought?

Rarely. A property bought for a rehab usually carries little equity above the purchase loan, and lenders generally want a holding period first. Most investors borrow against a primary home or a seasoned rental instead.

How much can I borrow against a rental on the wholesale network?

An investment-property line goes up to $500,000 at 70% CLTV, with a 700 minimum credit profile. There is no higher investment tier. Lines above $500,000 are for primary residences only. Every figure is subject to lender guidelines and full file review.

Does the HELOC stay open after the cash-out refinance?

Typically not. The DSCR cash-out pays off the HELOC and any other liens. The line is usually closed out as part of that payoff, so plan the next deal’s capital separately.

Does a strong rent number shorten seasoning?

No. Seasoning generally runs from the recorded deed, with about 6 months the common expectation on a cash-out. Rent affects the coverage test, not the waiting period.

Can an LLC hold an investment HELOC?

Not on the network’s line programs. The borrower or a revocable living trust must hold title. A DSCR cash-out can close in an LLC, subject to program terms.
