The Quick Read: Pick the loan that matches how a lender can document income on an Airbnb: conventional qualifies the borrower on personal income, debt load and traditional personal-income documentation, while DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Most owners can test both paths in a few minutes with a short list of questions. This article walks through those questions in order, then shows where each loan wins.
- DSCR cash-out on short-term-rental collateral typically tops out around 70% LTV, subject to lender guidelines.
- Most short-term-rental programs expect a credit score of about 640 or higher and roughly 12 months of hosting history.
- Coverage of 1.00 is where select short-term-rental programs start, and stronger ratios tend to open better terms.
- Conventional often wins when personal income is strong, debt is low and the owner holds few financed properties.
- A passing coverage ratio does not mean the property makes money after repairs, vacancy and management.
What Is the Real Difference Between the Two Loans?
Conventional cash-out reviews you. DSCR cash-out reviews the building. A conventional underwriter asks whether your income and debts support the new loan. A DSCR lender asks whether the property’s rent covers the new, larger payment, which means principal, interest, taxes, insurance and any HOA dues (PITIA).

That one change drives everything else. It decides which documents you hand over, how the loan is titled, how many properties you can finance and what happens when the Airbnb’s income is hard to prove.
Lendmire is a broker. It arranges these loans through select lenders in its wholesale network across 41 markets, including Washington, D.C. Lenders review eligibility and approve. The program ranges here come from how that network’s files typically look, and every file is underwritten individually. The complete DSCR loans guide covers the general mechanics if you want the foundation first.
Key Terms Defined
DSCR (debt service coverage ratio): Monthly rent divided by the full monthly payment, so a result of 1.00 means rent equals the payment.
PITIA: The monthly payment including principal, interest, taxes, insurance and any association dues.
Cash-out refinance: A new loan larger than the old balance, with the difference paid to the owner after costs.
Seasoning: The period a lender expects you to have owned the property before it will treat a refinance as cash-out against its new value.
Form 1007 and Form 1025: Appraisal forms for market rent. Form 1007 covers single-family homes and Form 1025 covers two-to-four-unit properties.
FF&E: Furniture, fixtures and equipment, which are not part of a property’s appraised value.
How Does Each Loan Treat Airbnb Income?
DSCR lenders treat Airbnb income as evidence to be documented, while conventional underwriting treats it as new and cautious. The difference matters more on a short-term rental than on a standard lease, because nightly income is not a lease and it moves with the season.
On the DSCR side, the usual evidence is platform statements, twelve months of bank statements or a property manager’s reports. Some files also use an appraiser’s short-term-rental supplement. The network’s short-term-rental programs typically expect about 12 months of hosting history. Securitization diligence filings show why: one filing from a mortgage securitization flags short-term-rental loans when the 12-month platform history or the appraiser supplement is missing. It also shows actual income coming in below the appraisal’s rent estimate.
On the conventional side, the rules are recent. A recent Fannie Mae Selling Guide update added a dedicated topic on short-term-rental income from the subject property. TENA, a mortgage advisory firm, summarizes the update as new requirements, alternative documentation options and conservative qualifying income treatment. That is the only agency contrast this article needs. DSCR files follow the program guidelines of the lenders in the network, not agency rules.
So conventional can count Airbnb income now, just not generously.
What Does the Appraiser Actually Do?
The appraiser gives an opinion of value and, when asked, an opinion of market rent. The appraiser does not count your Airbnb revenue. McKissock, an appraisal education provider, explains that Form 1007 documents monthly rent for single-family homes, not nightly rent or business income. It also notes that a short-term rental has the same appraised value as an identical non-short-term rental. Furnishings and business income stay out of value, and the lender makes the final call on income.
McKissock also reports that agency guidance rejects the shortcut of multiplying a nightly rate by 30 to get monthly rent. Lenders on both paths tend to distrust that math.
Two practical points follow for cash-out files:
- The appraisal sets the value that your LTV cap applies to, so a light value shrinks proceeds before coverage is even tested.
- The appraiser’s rent figure and your actual platform income may not match, and the lender decides which one to use.
How Does a Cash-Out Get Sized?
Two tests apply at once, and the smaller answer sets the cash-out. The first is the equity test. The new loan cannot exceed the program’s LTV cap on appraised value. For short-term-rental collateral, cash-out typically tops out around 70% LTV, while standard long-term-rental cash-out in the network tops out around 75%. The second is the coverage test, where rent must cover the new, larger payment.
Because a cash-out raises the loan balance, it also raises the payment and thins coverage. Run the numbers this way as a modeled illustration. Say a short-term rental clears about 1.30x on its current balance. A cash-out that adds a meaningful slice of the balance could push the same rent to roughly 1.05x. If the program wants 1.00, the file still passes. If the pull is larger and coverage dips below the floor, the proceeds shrink until the ratio works again.
A larger down payment on a purchase lowers the payment and can lift coverage. It never removes leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Seasoning also applies after a recent purchase, so a cash-out against a property you just bought can be limited to a lower basis until the ownership period passes. Settlement statements document the purchase date and price.
Which Path Fits? A Five-Step Test
Run these tests in order. Each one leans the file toward DSCR or conventional.
1. Title. Conventional loans typically close in an individual’s name. If the property sits in an LLC and you want to keep it there, DSCR is the more natural fit, since DSCR programs commonly lend to entities, subject to program terms. Moving title into your own name to qualify can have side effects, so check with your attorney and insurer first.
2. Debt-to-income room. If your personal debt load is already full, conventional capacity is thin no matter how well the Airbnb performs. A full DTI points toward DSCR.
3. Tax-return picture. Heavy write-offs lower the income a conventional underwriter sees, even when the property performs well. If your returns show less income than the property really produces, DSCR tends to read the file better.
4. Property count. Conventional capacity shrinks as financed properties accumulate, because the agency channel caps how many mortgages one borrower can carry. DSCR judges each property on its own rent against its own payment, so a growing portfolio fits better there.
5. Hold horizon. DSCR loans usually carry prepayment penalties, and conventional loans generally do not. If you expect to sell or refinance again soon, that penalty counts against DSCR.
Many investors use conventional while their DTI allows and move to DSCR when it stops working. Lendmire’s piece Can a Conventional-Loan Airbnb Switch to DSCR Without Cash Out? covers that move when the goal is a refinance without proceeds.
Side by Side: Cash-Out on an Airbnb
| Factor | DSCR | Conventional |
|---|---|---|
| Review basis | Property rent vs payment | Borrower income and DTI |
| Airbnb income | Platform and bank history | Conservative, newly defined |
| Personal documents | Credit, reserves, experience | Traditional personal-income documentation and W-2s |
| Title | LLC commonly allowed | Usually individual name |
| Property count | Per-property test | Financed-property caps |
| STR cash-out leverage | Typically up to 70% LTV | Set by lender and agency |
| Prepayment | Usually a penalty | Generally none |
The DSCR column reflects typical ranges in select lenders’ guidelines. The conventional column describes general norms.
When Does Conventional Win?
Conventional wins when the borrower is the stronger story. That means salaried or business income that comfortably supports the new debt, low existing debt and clean returns that show the income without heavy write-offs.
It also wins when the investor owns one or two financed properties, has no need to hold the property in an LLC and may sell within a few years. Conventional loans generally avoid prepayment penalties and tend to cost less than DSCR, which usually carries a pricing premium. On a long-hold cash-out with a strong personal file, that cost difference adds up.
Is the call close? Consider the borrower who passes both tests. The right comparison is total cost of ownership, not the pricing alone. The pricing premium, the prepayment clock and your plans for the next purchase all belong in that math. A DSCR loan that saves you from a stalled conventional approval can still be the better trade, and a conventional loan that costs less but takes your last bit of DTI room can be the worse one.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
When Does DSCR Win?
DSCR wins when the property’s income is stronger than the borrower’s paper income. The typical profile is an investor with an LLC, heavy deductions, several financed properties or a high DTI.
It also wins when you want the next purchase to be financed on its own merits, because a DSCR loan does not use up personal debt capacity the way a conventional mortgage does. Credit, reserves and experience still matter. DSCR does not mean there is no personal review, and most programs want a credit score around 640 on short-term rentals, with stronger scores opening better terms.
Reserves vary by lender, leverage, loan size and transaction type. Commonly they sit around six months of PITIA, and larger balances usually step up.
What Are the Edge Cases?
The general rule breaks in a few places.
Two-to-four-unit short-term rentals. Form 1025 assumes monthly leases, so a multiunit Airbnb often needs a narrative income analysis or a supplement. Expect more questions.
A new short-term rental. Some lenders accept projections and some do not. The network’s short-term-rental programs typically look for about 12 months of hosting history, so ask before ordering the appraisal. A thin history is one of the most common reasons a short-term-rental cash-out gets sent back.
Loan size. DSCR programs on standard files run up to $3,000,000, and smaller balances route through select lenders in the network.
Ineligible property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in the network’s DSCR programs, so a cash-out on one of those needs a different route.
Coverage under 1.00. A coverage ratio of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted, so a thin file still has options.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Why Does Passing the Coverage Test Not Mean Cash Flow?
DSCR compares rent to PITIA only. It does not subtract repairs, vacancy, management, utilities or capital expenses. A property can clear the ratio and still lose money after those costs, and short-term rentals carry more of them than a long lease does.
Run your own operating numbers before you pull equity. The loan tests whether the rent covers the payment. Only your own books show whether the property pays you.
What If Neither Path Fits?
When rent falls short and personal income cannot carry the loan, three adjustments are worth testing. The first is a smaller cash-out, which lowers the balance and lifts coverage. The second is an alternative-documentation program, which is reviewed on documented income under the applicable program, subject to lender guidelines. The third is a home equity line, if title and lender rules allow it, though availability varies.
Waiting is also a valid answer. Twelve months of clean platform history can change which paths are open.
How Do Related Cash-Out Decisions Compare?
One other Lendmire piece covers the closest neighboring question: DSCR cash-out versus a conventional refinance on an Airbnb or short-term rental. This article is the decision sequence, while that one is the closer head-to-head.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Can I keep my LLC on title and still do a conventional cash-out?
Usually not. Conventional loans typically close in an individual’s name, so an LLC-owned Airbnb often points toward DSCR. DSCR programs commonly lend to entities, subject to lender program eligibility.
Do I need traditional personal-income documentation for a DSCR cash-out on an Airbnb?
Most DSCR programs qualify primarily on property-level rental income covering the payment, subject to lender guidelines. That usually means platform statements, bank statements or manager reports rather than traditional income documentation. Credit, reserves and experience still get reviewed.
Can a DSCR lender use my nightly rate times 30 as the rent?
That shortcut is widely rejected. Lenders use documented history, an appraiser’s rent opinion or both, and they decide which figure to rely on.
How much can I pull out of a short-term rental?
On short-term-rental collateral, DSCR cash-out typically tops out around 70% LTV. Standard long-term rentals in the network can go to about 75%. The coverage test can pull proceeds below those caps, and exact terms depend on the file.
Does a prepayment penalty make DSCR a bad choice?
Not automatically. It matters most when you plan to sell or refinance soon. If you plan to hold the property, a penalty may cost less than losing a conventional approval or using up personal debt capacity.
