How Long Does It Take to Refinance an Airbnb Property?

How Long Does It Take to Refinance an Airbnb Property?

The Quick Read: Usually the longer wait comes before you apply, not after. Most cash-out refinances want about 6 months of ownership, and a short-term rental typically expects about 12 months of hosting history. Once you apply, the timeline depends on the lender, the appraisal, and how clean your income paperwork is.

  • Two clocks run at once. One is the eligibility wait (ownership time and hosting history). The other is file processing after you apply.
  • Leverage is lower on short-term rentals. Refinance and cash-out tops out around 70% LTV, versus about 75% on a standard long-term rental cash-out.
  • Credit and coverage matter. Short-term-rental files typically want a 640+ score and a 1.00 coverage floor on refinances, subject to lender guidelines.
  • The appraisal is the usual bottleneck. Standard rent forms were not built for nightly rentals.
  • Passing the coverage test is not the same as making money. Repairs, vacancy, and management sit outside the calculation.

Key Terms Defined

Six terms come up repeatedly below. Here they are once, in plain English.

  • Seasoning is the waiting period a lender wants after you buy a property before it will do a cash-out refinance.
  • Hosting history is your track record of actual bookings on the property, usually shown through platform payout statements and bank deposits.
  • DSCR (debt service coverage ratio) is the property’s monthly rent, as the lender counts it, divided by the full monthly payment.
  • PITIA is that full payment: principal, interest, taxes, insurance, and any association dues.
  • LTV (loan-to-value) is the loan balance as a percentage of the property’s appraised value.
  • Cash-out refinance replaces your current loan with a larger one and pays you the difference.

What Are the Two Clocks?

Every refinance of an Airbnb property has an eligibility clock and a processing clock. Eligibility is about months. Processing is about how smoothly the deal works once you apply. Mixing them up is the main reason investors misjudge the timeline.

The eligibility clock asks two questions. How long have you owned the property? And how much hosting history can you show? Both are lender policy, not law. Across the wholesale network Lendmire places files with, about 6 months of ownership is the common expectation for a cash-out. Short-term-rental programs add an expectation of about 12 months of hosting experience on top of that.

The processing clock starts when you apply. It covers documents, appraisal, underwriting, title, and closing. Lendmire does not promise a timeline here, and no honest broker can. A tidy file with a quick appraisal and a lender that counts your income without debate moves differently from a file with mismatched deposits. Ask any lender for its own timeline in writing before you commit.

Non-QM lenders (lenders that use their own guidelines rather than standard mortgage-agency rules) generally have less paperwork than conventional ones. Fewer documents often means fewer places for a file to stall. That is a tendency, not a guarantee.

When Are You Eligible to Refinance?

You are eligible when you clear both the ownership test and the history test. The strongest files clear both: enough time owned and enough booking history to support the income. Meeting one without the other usually means waiting or choosing a different structure.

The seasoning clock typically runs from the recorded deed, not from your first booking. If you bought with cash, financed the purchase, or exited a short-term loan, lenders may treat each differently. Here is how common situations break down.

Your situation The eligibility question What usually decides it
Bought with a standard loan Have you owned long enough for a cash-out? Lender seasoning policy
Exiting a short-term or rehab loan Is a payoff-only refinance allowed sooner? Whether proceeds are limited
Existing host with long history Do statements match deposits? Documentation quality
Cash buyer Does an early-access exception apply? Lender-specific; ask up front

Paying off a short-term loan before the ownership wait ends can sometimes be structured as a rate-and-term refinance. That means you replace the old loan without pulling extra cash. Proceeds are limited, and whether a lender allows it depends on its guidelines.

Hosting history is the sticking point for newer hosts. With fewer than 12 months of bookings, a lender may lean on a market projection or on the appraiser’s long-term rent figure. Those routes can produce a lower counted income than your real bookings. Waiting a few extra months can change which method applies.

What Does the Processing Stage Look Like?

Processing moves through six stages, and each has its own way of slowing down. Nothing here is a promise of speed. It shows where the calendar tends to slip.

Stage What happens What slows it
Eligibility check Lender confirms ownership and hosting history Thin history, unclear acquisition path
Income documents Payout statements and deposits reviewed Payouts that don’t match deposits
Appraisal Value and market rent documented Rent form that can’t capture nightly income
Coverage test Counted rent divided by the new PITIA Larger new payment from the cash-out
Title and entity Ownership, payoff, insurance confirmed Entity paperwork, title issues
Closing Signing and funding Loose ends from earlier stages

The income step

Most files document income one of two ways. The first is trailing platform payout statements plus bank deposits. The second is a third-party market projection when history is thin. Lenders also commonly reduce gross short-term-rental income by an expense factor before running the coverage test. The factor is not uniform, and it only shrinks the income side of the ratio.

The appraisal step

The appraisal is where many Airbnb files lose time. For a one-unit property, the appraiser typically completes Form 1007, the single-family comparable rent schedule. For two-to-four-unit properties it is Form 1025, the small residential income property report. McKissock, an appraiser-education publisher, explains that Form 1007 estimates monthly market rent, and that the lender makes the final call on income from all sources, including short-term rentals.

That matters because the form was not designed for nightly rentals. Fannie Mae’s Appraiser Update says the 1007 was not built for short-term rentals and that an appraiser cannot multiply a nightly rate by 30 to get monthly rent. Fannie Mae’s rules do not govern DSCR loans. The point is only that the form has limits.

Class Valuation, an appraisal-management firm, argues the form cannot support a short-term-rental appraisal on its own. A HousingWire opinion piece goes further. It argues for a narrative addendum and warns that forcing nightly income through the 1007 can distort the coverage ratio. In practice, a file that relies only on a long-term rent figure can understate a strong Airbnb. That can shrink proceeds or stall the file while the lender sorts out which income to use.

What Delays an Airbnb Refinance?

Documentation mismatches cause more stalls than anything else. Airbnb files have their own delay patterns that a standard rental refinance never meets. Here are the usual suspects, roughly in order of how often they cause trouble.

1. Payouts that don’t match deposits. If platform payouts land in an account shared with other properties or personal spending, the underwriter has to reconcile every line.

2. Gaps in the booking calendar. Months with no bookings need an explanation, such as renovation, owner use, or a slow season.

3. Manager reports that differ from platform statements. A property manager’s summary and the platform’s own records must tell the same story.

4. An appraisal that lands on long-term rent. The coverage test then runs on income below your real results.

5. Entity paperwork. Closing in an LLC can add documents, subject to lender program eligibility.

6. A prepayment penalty on the loan you’re leaving. This is a fee for paying off a loan early. Many investor loans carry one for a set period, and it can change whether refinancing now makes sense.

7. Reserves. Lenders want liquid funds after closing. They vary by lender, leverage, loan size, and transaction type, and commonly sit around 6 months of PITIA. Conservative rate-and-term files at modest balances can see them waived. Larger loans typically step up.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

How Do You Move Through It Faster?

Preparation is the only lever you control. The investor who arrives with clean records gives the lender fewer questions. Fewer questions means fewer pauses.

Open a dedicated bank account for each short-term rental and route platform payouts only there. Reconcile payout statements to deposits monthly, so there is no scramble later. Keep the entity documents, insurance declarations, and current loan payoff statement in one folder. Gather your booking calendar, and write a short note about any month with unusually low activity.

Next, think about when you apply. A lender looking at a trailing twelve months of income sees the whole cycle. Applying right after a strong season leaves the slow months behind you and the best months fresh. Applying right after a weak stretch can show the wrong picture. Waiting an extra month or two can improve the picture without changing the property at all.

There is also a cost of delay. Cash that sits locked in the property is cash that cannot go toward the next deal. Investors who recycle equity into new purchases feel each extra month of waiting. That cost is real, but rushing an incomplete file usually costs more than waiting.

A Worked Example: Month by Month

Picture an investor who bought a lake cottage with a standard financed purchase and started hosting immediately. These inputs are modeled assumptions, not market facts.

At month 6, the ownership wait is met for most cash-out programs. But the investor has only 6 months of hosting history, and a short-term-rental program typically expects about 12. The investor has options. One is to wait six more months and apply with a full history. Another is to ask a lender whether a market projection or a long-term-rent method is available, knowing it may count less income.

Suppose the investor waits. At month 12, trailing payouts reconcile to deposits and the lender counts income that clears roughly 1.25x on the current payment. But the cash-out creates a larger loan and therefore a larger payment. On the new payment, coverage might land closer to 1.05x. That still clears the 1.00 floor that applies to short-term-rental refinances. A bigger pull would sink it below.

This is why coverage and equity both bind. At up to 70% LTV on a short-term-rental refinance or cash-out, the equity limit may cap proceeds before coverage does. In other cases coverage caps it first. A standard long-term rental cash-out goes up to about 75% LTV, so the same property can support a different pull depending on how it is rented. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Here is a thought on the tradeoff. Refinancing at month 6 can recycle capital sooner, but it may rest on a thinner income picture and smaller proceeds. Waiting to month 12 usually gives a stronger file. For an investor with a pending deal, early may be worth the cost. For one with no deadline, waiting looks like the cleaner play.

Does Passing the Coverage Test Mean the Deal Makes Money?

No. DSCR compares rent to PITIA only. Clearing 1.00 means rent covers the mortgage payment, taxes, insurance, and dues. It does not account for repairs, vacancy, management fees, utilities, furnishings, or capital expenses.

A short-term rental carries more of those costs than most long-term rentals. Cleaning, restocking, platform fees, and seasonal swings all sit outside the ratio. A property can pass the coverage test and still leave thin cash flow. Run your own operating budget alongside the lender’s number.

The floor itself deserves a note. 1.00 is where select programs start, and short-term-rental files are no exception: a 1.00 floor applies on both purchases and refinances. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Why Do Investors Choose This Path?

Conventional investment loans typically require full personal income documentation, while a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Investors with several financed properties often find the conventional route harder to stretch. Lendmire’s complete DSCR loans guide covers how that works across property types.

If you are still sorting out basic eligibility, Lendmire’s piece Can You Refinance An Airbnb Property? covers that question separately.

Across the network, a typical short-term-rental file involves a few practical patterns. The strongest leverage goes to borrowers with strong credit, and 700+ unlocks the top tiers on many programs. Most programs want around 660, and the short-term-rental floor is 640. Loan sizes run up to $3,000,000 on standard programs, and smaller balances route through select lenders. Everything is underwritten file by file.

Go or Wait: A Quick Decision Check

Ask yourself these four questions before you apply.

  • Have you owned the property for the lender’s seasoning period? If not, you may be looking at a rate-and-term payoff only.
  • Do you have about 12 months of clean hosting history? If not, expect a projection method or a lower counted income.
  • Do payouts reconcile to deposits? If not, fix that first.
  • Will the new, larger payment still clear 1.00? Test it before the lender does.

If all four answers are yes, you are in good shape. If one is no, the delay is usually a few months of preparation, not a dead end.

Frequently Asked Questions

Can I refinance an Airbnb right after buying it?

Usually not for cash out. Most programs want about 6 months of ownership before a cash-out refinance. A payoff-only refinance may be possible sooner, but proceeds are limited. Whether a cash buyer can access equity earlier depends on the lender, so ask before you apply.

Does the appraiser count my Airbnb income?

Not directly. The appraiser values the real estate and documents market rent. The lender decides how your short-term-rental income counts, based on payout statements, deposits, or a projection. A rent form built for long-term leases can understate a strong Airbnb, which is why some lenders look at supporting income documents.

How much hosting history do I need?

Short-term-rental programs typically expect about 12 months of hosting experience. With less, a lender may consider a market projection or the appraiser’s long-term rent figure, either of which can count less than your real bookings.

Will a prepayment penalty slow my refinance?

It will not slow the paperwork, but it can change your decision. A prepayment penalty is a fee for paying off a loan early, and many investor loans carry one for a set period. Check your current loan’s terms, because paying the fee could outweigh the benefit of refinancing sooner.

What leverage can I expect on an Airbnb refinance?

Up to about 70% LTV on a short-term-rental refinance or cash-out, with a 640+ credit score and a 1.00 coverage floor on refinances. A standard long-term rental cash-out goes up to about 75% LTV. All figures are subject to lender guidelines. This is not a commitment to lend.
