How to Get DSCR Financing Lined Up for Your First STR Offer

How to Get DSCR Financing Lined Up for Your First STR Offer

The Quick Read: Lining up financing for a first short-term rental means choosing your income method, confirming legal STR use at the address, and pressure-testing coverage before you write an offer. Short-term rental purchases through the network typically run up to 75% LTV, with a 640 minimum score and a 1.00 coverage floor on purchases, all subject to lender guidelines.

  • Pick the income method first: trailing-12-month history, a market projection, or the appraiser’s long-term rent.
  • Confirm the address allows short-term rentals before you spend money on anything else.
  • Expect lenders to review credit, reserves, entity documents, and about 12 months of host or landlord experience.
  • Clearing the ratio is not the same as positive cash flow. Repairs, vacancy, and management sit outside the calculation.

What Does “Lined Up” Actually Mean?

Lined up means you know your income method, your likely leverage, your document list, and your legal STR status before a seller ever sees your offer. It is a sequence, not a single letter.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

A DSCR loan is a non-QM, business-purpose product. Debt service coverage compares the property’s income to its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues (PITIA). The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties, and because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Short-term rentals add one complication. The income side of the ratio is no longer a simple lease. That is why the order of your steps matters more here than on a long-term rental. Lendmire’s complete DSCR loans guide covers the general mechanics; this piece focuses on the STR-specific pre-offer sequence.

Step One: Choose Your Income Method

The income method is the single biggest swing factor in an STR file, so settle it before the offer. There are three common routes, and each carries different paperwork.

Method Best for What you supply
Trailing 12 months Existing STR with history Platform or PMS statements
Market projection Purchase with no history Market-data report, appraiser analysis
Long-term rent (1007) Marginal STR files Appraiser’s rent schedule

Across the wholesale network, most programs want to see about 12 months of landlord or host experience from the borrower, separate from the property’s own history. Lenders in the network differ on how much of a projection they will count, so ask which method applies to your property type before you fall in love with a listing.

One practical point. A marginal STR file sometimes clears coverage more comfortably on a 12-month lease than on a nightly-rate projection. If the nightly math is thin, the long-term fallback may be the stronger structure, even if you plan to host.

Step Two: Verify STR Use Is Legal at the Address

Legal STR use is a gate that comes before financing. A lender willing to lend does not give you the right to host guests.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Beyond that general caution, the financing risk is concrete. A practitioner guide to STR regulations frames regulation risk as financial risk: if a permit is lost or not transferable, the property falls back to long-term-rental economics while the debt stays sized for STR income.

For condos and HOA communities, request the governing documents and get the STR policy confirmed in writing before offering. A live Airbnb listing on the property proves very little, since listings can exist in violation of the rules.

How Do You Estimate Rent Before There Is a History?

Pull a market-data estimate for the address, then treat it as a starting point rather than a coverage figure. The estimate is a comp-based model, not a promise.

AirDNA’s Rentalizer documentation explains that the tool searches comparable properties within a 10-mile radius, matches them on bedroom, bathroom, and guest-count configuration, and weights their historical performance into revenue, nightly rate, and occupancy estimates. AirDNA’s calculator page adds that you can edit the comp set so it reflects properties that genuinely match yours.

Do that. Strip out comps with a hot tub when your property has none, or a lakefront listing when yours sits two streets back. Independent reviewers also flag that estimates can drift in thin, small markets, and recommend a custom comp set there. Treat a low-confidence estimate as a rough sketch.

How Do You Stress-Test Your Own Coverage?

Underwrite yourself harder than the lender will. A deal that only works on peak-season numbers is a deal that fails in February.

Build a month-by-month grid instead of one annual figure. The Real Estate Investor Toolkit recommends a 12-month matrix of nightly rate times occupancy with conservative, base, and optimistic cases, plus a regulatory stress case. Annualizing summer revenue into twelve months is the classic error.

Here is the shape of a worked comparison, using ratios only:

Case Income assumption Coverage outcome
Optimistic Full projection, peak-weighted Around 1.3x
Base Seasonally smoothed average Around 1.1x
Conservative Haircut projection, off-season weighted Below 1.00

These are modeled assumptions, not market data. The point is the spread. A property that clears comfortably on the optimistic case and falls under 1.00 on the conservative one is a file that may not survive review.

If you land below 1.00 on a long-term-rent basis, there are paths. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted, while 1.00 is where many select programs start. Qualification still depends on lender guidelines, credit approval, and property review. Before reaching for a sub-1.00 structure, ask whether a different property or a larger down payment fixes the underlying problem.

What Do Lenders Review Besides the Ratio?

Beyond coverage, lenders look at credit, reserves, experience, entity documents, and property type. The ratio is one gate of several.

Here is what the network’s short-term rental programs typically look like, subject to lender guidelines and not a commitment to lend:

Item Typical range
Purchase leverage Up to 75% LTV on the strongest files
Refinance leverage Around 70% LTV
Minimum credit score 640
Coverage floor 1.00 on purchases and on refinances
Host experience About 12 months
Loan size Up to $3,000,000 on standard programs

Reserves vary by lender, leverage, loan size, and transaction type. About six months of PITIA is common, conservative files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up. Treat reserves as a separate pool from your down payment. A bigger down payment can lower the monthly obligation and lift coverage, but it never erases a leverage cap, credit floor, or property eligibility rule. The strongest files clear both tests: enough equity and enough rental coverage.

One property-type note. Manufactured homes, log homes, and barndominiums are not offered through these programs, and hotel-managed condo projects are not offered through the standard STR path either. Check your target’s classification early.

Insurance deserves its own line. Get a quote written for short-term rental use, because the premium feeds directly into PITIA and therefore into your ratio.

The Appraisal Piece

The appraiser’s numbers can override yours. For long-term rent, the appraisal uses a 1007 rent schedule on one-unit properties and a 1025 on two-to-four units. On an STR, the appraisal also looks at how the property operates.

Have these ready: a booking-history export, gross revenue summaries reconciled to bank deposits, a furniture and equipment inventory, any STR permit or license, and occupancy data showing nights available versus booked. Lendmire’s appraisal requirements for short-term rentals page lists the same preparation items.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Writing the Offer Around the Financing

Match your contingencies to what the lender can actually do. Common protections include permit verification, HOA approval of STR use, and review of historical income documents on turnkey properties. Ask the seller’s side for the platform statements early.

Your pre-approval is not a guarantee. The usual conditions still apply after it: the appraised value, and an appraiser’s rent figure that supports the ratio. If the rent comes in short, the realistic options are renegotiating price, adding down payment within program limits, or walking away. That is exactly why contingency timing matters.

What Can Still Go Wrong After You Are Lined Up?

Most failures come from surprises between the early conversation and final review. Here are the usual ones.

Risk Why it happens Fix
Rent comes in short Appraiser uses conservative comps Model conservatively upfront
Payment jumps STR-rated insurance costs more Quote insurance before offering
Permit not transferable Rules tied to current owner Verify before the offer
Reserves flagged Pool counted separately from down payment Hold both funds
Property excluded Type not offered Check type first

If the Numbers Do Not Work

Change one lever at a time. Raise the down payment if leverage is the issue. Switch to a long-term-rent basis if nightly projections are the weak link. Pick a different property if the ratio fails under every reasonable case. If you keep reaching for a sub-1.00 structure just to make one deal work, that is a signal to re-examine the property, not the loan type.

And remember what coverage measures. DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, so model those separately. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

PITIA: The full monthly obligation: principal, interest, taxes, insurance, and any HOA dues.

Trailing 12 months (TTM): A year of actual booking revenue from platform or management statements.

1007 rent schedule: The appraiser’s estimate of long-term market rent on a one-unit property.

Comp set: The group of comparable rentals used to estimate income.

Reserves: Liquid funds held after closing, separate from your down payment.

Offer-Day Checklist

  • Income method confirmed with your loan broker
  • STR legality documented for the address, including HOA rules
  • Month-by-month coverage grid with a conservative case
  • Credit, entity documents, and reserves in hand
  • STR-rated insurance quote
  • Contingencies for permits, HOA approval, and income documents

Frequently Asked Questions

Can a first-time STR buyer use a DSCR loan?

Often yes, subject to lender guidelines. Short-term rental programs commonly expect about 12 months of landlord or host experience, so a true first-timer may need a long-term-rent basis or a different structure.

Do I need a property under contract before lining up financing?

No. Borrower-side work such as credit, entity setup, and reserves can be done first. Only the appraisal and rent confirmation have to wait for a specific property.

Is a pre-approval binding?

No. It still depends on the appraised value, the appraiser’s rent supporting the ratio, and final review of your documents.

What if the appraised rent comes in low?

Your realistic options are renegotiating price, adding down payment within program limits, or walking away. Reviewing a long-term-rent basis may also change the outcome.

Does a live Airbnb listing prove the property can be an STR?

No. A listing can exist without proper permits or HOA approval, so confirm legality independently.
