STR Income vs Long-Term Rent Fallback for a First-Time Airbnb DSCR Buyer

STR Income vs Long-Term Rent Fallback for a First-Time Airbnb DSCR Buyer

The Quick Read: A first-time buyer usually is reviewed on one of two income bases, either a projected or documented short-term rental number or the long-term market rent an appraiser reports, and which one the lender counts decides the coverage ratio, the leverage, and how much cushion the deal really has. Both paths exist across the lenders in Lendmire’s wholesale network. Neither is automatic. Subject to lender guidelines, here is what matters most:

  • Short-term rental (STR) programs typically expect about 12 months of host experience, which a first-timer by definition lacks.
  • On an STR purchase, leverage tops out at 75% LTV, and a 640 credit score is the typical minimum.
  • The long-term rent fallback is the number a lender can lean on when STR income is thin, unproven, or not accepted.
  • Clearing the coverage ratio is not the same as earning positive cash flow.
  • Run the deal on both income bases before you make an offer.

Here is the honest answer on who each option is for. STR income fits a buyer in a market with real booking demand, legal STR use, and a lender whose program accepts that income for a purchase. The long-term rent fallback fits a buyer who wants the deal to survive even if the STR number is cut, delayed, or rejected. For a first-timer, the smartest purchase is usually one that clears on the fallback and has STR upside on top.

PITIA stands for principal, interest, taxes, insurance, and association dues. Entity vesting means the name the property is titled in, such as an LLC. Subject to lender program eligibility, many programs allow vesting in either an individual’s name or an entity’s name.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s monthly rent divided by its monthly PITIA. A result of 1.00 means rent equals the full payment.

Projected STR income: an estimate of what a short-term rental would earn, built from market data rather than your own booking history.

Market rent: what the home would rent for on a standard long-term lease, as estimated by the appraiser.

Haircut: a reduction a lender applies to gross STR revenue before using it, because nightly income is volatile.

Seasoning (hosting history): months of actual operation as a short-term rental, shown through platform or bank records.

LTV (loan-to-value): the loan amount as a percentage of the property’s value.

When STR Income Is the Better Fit

STR income is the better fit when the property is clearly worth more as a short-term rental than as a long-term one. In strong vacation or event markets, the long-term figure often sits well below real booking income. If you qualify only on long-term rent there, you may be sized into a smaller loan than the property can support.

Picture a first-time buyer eyeing a lake-area cabin that nearby hosts keep booked through peak season. Say the projected coverage on STR income runs near 1.35x, while the appraiser’s long-term rent lands closer to 0.95x. Those inputs are modeled assumptions, not market data. On the long-term basis alone, the file sits below 1.00. On the STR basis, it clears comfortably.

Coverage below 1.00 is not a dead end, but it is a different path. A coverage floor of 1.00 is where many select programs start. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. Expect lower LTV and less flexibility than a file that clears 1.00 on its own merits.

STR programs also come with their own tests. The purchase ceiling is 75% LTV, and cash-out on short-term-rental collateral is capped at 70%. Refinance leverage runs up to 70% on STR files. The purchase coverage floor is 1.00, and the refinance coverage floor is 1.00. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. Across the lenders we work with, the projection path for a no-history purchase is the part that varies most. Some accept it, some want prior ownership experience, and some refuse STR income entirely.

One more condition: the STR number only counts if the rental is allowed.

When the Long-Term Rent Fallback Is the Better Fit

The fallback is the better fit when you can’t prove the STR number yet, or when the market is soft. It is also the safer choice if you can’t confirm that STR use is allowed. A first-timer with no hosting history has nothing to document. That makes the appraiser’s rent schedule the one income figure nobody can argue with.

The fallback also protects you from a common trap. A first-time buyer falls in love with a gross STR revenue estimate, goes under contract, and then finds the lender won’t use it. Lendmire’s piece on a DSCR loan denied because the appraiser used long-term rent instead of Airbnb income covers that exact collision.

Working from the fallback has real advantages:

  • It needs no booking history, so a first-time investor can qualify on a standard long-term rental file.
  • Standard long-term rental purchases most often land at 75%-80% LTV on an investment property. Which tier applies to a property you plan to run as an Airbnb depends on how the lender classifies the file.
  • The typical credit expectation is around 660, with a 620 floor in parts of the network and 700+ unlocking the strongest leverage tiers.
  • On 2-4 unit properties, part of the income can come from long-term leases.

Here is the catch. The long-term basis can make an STR-oriented property look weaker than it is. If the fallback number fails and the STR number is not accepted, the deal doesn’t work as structured. Then you lower the price, add equity, or move on.

What the Appraiser’s Rent Form Actually Does

The appraiser’s rent form is not an STR income tool. A common mistake first-timers make is assuming the appraisal will capture Airbnb earnings.

On a single-family property, the appraiser fills out Form 1007, the rent schedule that estimates monthly market rent. On 2-4 units, the report is Form 1025. Both reflect what the home would rent for on a 12-month lease.

For agency context only, Fannie Mae’s appraiser update says the form asks for indicated monthly market rent. It says the appraiser should analyze comparables leased monthly. It also calls multiplying a nightly fee by 30 incorrect. DSCR loans are not agency loans, but the appraisal logic carries over. The same agency’s Selling Guide requires the 1007 only for a one-unit investment property where rental income is used to qualify. That is a conventional rule, and it does not govern DSCR files.

McKissock, an appraiser-education provider, notes that STRs behave more like hotels than monthly-leased homes. They involve furniture, fixtures, and equipment. The lender makes the final call on what income counts, including STR income. Class Valuation, an appraisal firm, goes further and argues the form can’t support STR income at all. That is one firm’s position, not a regulation.

Practically, this means STR income usually comes from somewhere else: a market-data projection, a lender’s own analysis, or your actual booking records once they exist. The appraisal supplies the fallback.

Run Both Numbers Before You Offer

Run the coverage ratio twice on every candidate property. This is the single most useful habit a first-time Airbnb buyer can build.

The formula is simple. Divide monthly income by PITIA. Do it once with a conservative STR figure. Do it again with the long-term rent. Then sort the result:

  • Clears on both: the strongest file. Pursue it.
  • Clears on STR only: workable only with a lender whose program accepts projections on a purchase. Ask first.
  • Clears on long-term only: a solid rental with a possible STR bonus. Lower risk.
  • Clears on neither: restructure the price or leverage, or walk away.

Notice what the ratio leaves out. DSCR compares rent to PITIA only. Repairs, vacancy, cleaning, management, utilities, and capital expenses all sit outside the calculation. A file at 1.20x is not producing 20% profit. It means rent covers the payment with some margin, and that margin has to absorb everything else. An Airbnb carries more of those costs than a long-term rental, and income swings with the season.

A larger down payment helps. It lowers the monthly payment and can lift the ratio. But it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Experienced brokers see the same pattern on first-time STR files. The buyers who run into trouble are rarely the ones with a weak market. They are the ones who priced the deal on peak-season revenue, learned the lender wouldn’t count it, and had no second plan. The ones who go in with a fallback that clears can buy with confidence, and they then build the hosting history that opens up STR-based refinancing.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

From Fallback to STR Basis

The fallback is where you start, not where you stay. Only months actually operated as a short-term rental count as history. Until you have them, the file defaults to the lease or the appraiser’s market rent.

Once you have about 12 months of platform and bank records, an STR refinance becomes possible. At that point the lender can use documented income instead of a projection. Refinance leverage on STR collateral runs up to 70% LTV, with a 1.00 coverage floor, subject to lender guidelines. Steady records, clean books, and a coverage ratio built on real numbers make that file easier to place.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. The broader picture is in Lendmire’s complete DSCR loans guide.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

A Balanced Verdict

Neither basis wins on its own. They answer different questions.

STR income answers: how much is this property worth as an Airbnb? It can support a larger loan, but only with a lender that accepts it, a legal rental, and numbers you can defend. For a first-timer it is the less certain of the two.

The long-term fallback answers: does this deal work if the Airbnb plan stumbles? It is slower to impress and harder to argue with.

This one is a genuine toss-up in strong vacation markets. The STR number may be tempting, but a first-time buyer with no history gains more from a deal that clears on the fallback. In a soft or restricted market, the call is easier. Let the long-term rent decide, and treat STR income as upside.

Frequently Asked Questions

Can a first-time buyer with no hosting history get an Airbnb DSCR loan?

It depends on the lender. STR programs typically expect about 12 months of host experience, but some lenders in the network will review a market-data projection on a purchase. Others will underwrite the property on long-term market rent instead. Which path applies is decided file by file, subject to lender guidelines.

Will the appraiser count my Airbnb income?

No, not on the standard rent form. The appraiser estimates monthly market rent from long-term comparables. The lender decides what other income to count, and STR income usually comes from a projection or your own records.

What leverage can I expect on a short-term rental purchase?

Up to 75% LTV on the strongest STR purchase files, with a 640 credit score as the typical minimum. Cash-out on short-term-rental collateral tops out at 70%. Reserves commonly run around 6 months of PITIA, but they vary by lender, leverage, and loan size.

Can I buy in an LLC?

Often yes. Subject to program terms, many DSCR programs allow vesting in an LLC. Entity documents are added to the file.

What if my coverage lands below 1.00 on long-term rent?

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Many programs start at 1.00, so a sub-1.00 file is a narrower path with less room to negotiate.
