How to Bundle Airbnbs Into a Portfolio DSCR Past Loan-Count Limits

How to Bundle Airbnbs Into a Portfolio DSCR Past Loan-Count Limits

The Quick Read: Bundling means placing several short-term rentals under one blanket DSCR note, so the pool is tested as a single loan instead of a string of separate files, and the structure is available through select lenders in Lendmire’s wholesale network, subject to lender guidelines and property review. Each Airbnb is still valued and documented on its own, but the coverage test blends rent and PITIA across the whole pool.

  • Total pool rent is divided by total PITIA, which gives one blended coverage ratio.
  • Every property still needs its own valuation and its own income support.
  • A blanket note puts one lien across many properties, and cross-collateralization ties them together as security for the debt.
  • The release terms decide how easily one Airbnb can be sold later.
  • Clearing 1.00 on the pool is not the same as positive cash flow.

Most investors start looking at this when a growing STR portfolio starts to feel crowded. Agency-style loans carry a cap on the number of financed properties. DSCR files work differently, and a blanket note changes the picture again. This piece walks through what the structure is, how underwriting treats it, the variations, where it breaks, and how to decide.

What Does “Bundling” Actually Mean?

A blanket mortgage is one loan that covers more than one piece of real property. Investors, developers, and flippers use these notes when they want one loan across many properties instead of one note per property.

On a standard DSCR file, each Airbnb gets its own loan, its own closing, and its own payment. On a bundled file, the pool gets one note, one closing, and one payment. The investor picks which rentals go in. They can be properties already owned (a refinance) or a seller’s package (a purchase).

Two terms get mixed up here, and the difference matters:

Term What it means
Blanket lien One security interest covering multiple assets
Cross-collateralization Assets securing multiple loans, or each other
Portfolio loan (bank sense) A loan a lender keeps on its own books

Nav separates the blanket lien from cross-collateralization, and the point carries over to STR pools. A blanket note and a bank portfolio loan are not the same thing, even though some blanket notes are also held in portfolio.

Why Does Bundling Get Around Loan-Count Limits?

Loan-count limits count loans or financed properties per borrower. A blanket structure puts many properties under one note and one lender relationship, so the count that trips an agency-style cap does not work the same way. Agency loans carry a cap on the number of financed properties. DSCR files are not governed by that rule.

Here’s the catch. Skipping the agency cap does not mean there are no limits. Individual DSCR lenders can set their own ceiling on total exposure to one guarantor. Those ceilings differ from lender to lender, and a pool that looks large to one lender can look ordinary to another. Because the wholesale network spans many lenders, a broker can compare how each one treats a growing pool.

So there are two separate levers:

1. Individual DSCR loans. Often no hard property-count limit, though a lender may have its own exposure ceiling.

2. A blanket DSCR note. Many properties, one loan, one closing.

Most investors do not need the second lever until the first starts to create friction: too many closings, too many servicers, too many payments to track.

How Does Underwriting Treat a Pool of Airbnbs?

Rent across the properties is divided by PITIA across the properties, and the result is one ratio for the pool. Most programs we place files with start at 1.00, which is a floor for specific programs, not a universal standard. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

The deal works in this order:

1. Pool selection. The investor chooses the properties. Mixed pools of STRs and long-term rentals are possible, but mixed pools mean mixed documentation.

2. Per-property valuation. Each property is valued separately. The 1007 is the single-family comparable rent schedule, and the 1025 is the 2-4 unit form.

3. Income support for each Airbnb. This is where STR pools differ from long-term-rental pools. More on that below.

4. The blended ratio. Total rent used for lender review over total PITIA. One property running light can be carried by stronger ones in the average.

5. Collateral and release terms. Every property secures the whole loan. The release terms say what happens when one property is sold.

6. Reserves and credit. Reserves commonly run around 6 months of PITIA, though they vary by lender, leverage, loan size, and transaction type. Loans above $1,500,000 typically step up to about 9 months. Most programs want a score around 660, with a 620 floor in parts of the network and 700+ unlocking the strongest leverage tiers.

Short version: the pool is tested together, but nothing is valued together.

How Is Airbnb Income Documented Across the Pool?

Each Airbnb needs its own income support, and the form that works for long-term rentals does not work here. A 1007 is built around monthly rent and generally cannot support STR income, and ClassValuation explains why using it can produce an artificially low coverage ratio.

For STR collateral in the network, expect these terms on most files:

  • Purchase leverage up to 75% LTV on a short-term rental.
  • Refinance around 70% LTV, and cash-out at 70% on short-term rental collateral.
  • A 640+ score and about 12 months of hosting history.
  • A 1.00 coverage floor on both STR purchases and STR refinances, set program by program. Exact terms vary by lender and follow a full review of property, leverage, and credit.

Common support is 12 months of platform or bank history. A third-party projection can stand in for purchases or properties with no history, though lenders often discount it. No single STR appraisal form exists, and treatment varies by lender. On a 2-4 unit STR, an appraiser often adds nightly-comp data or a narrative because the 1025 assumes monthly leases.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

For a pool, the practical point is consistency. If three properties have a full year of statements and the fourth has two months, the fourth is the file’s weak link. Sort that out before the package goes in, not after the lender asks.

Single Loans vs. a Blanket Note

Factor Individual loans Blanket note
Closings One per property One for the pool
Collateral Each property isolated Every property secures the loan
Coverage test Per property Blended across pool
Selling one property Pay off that loan Depends on release terms
Paperwork Heavy, repeated Heavy once, then lighter
Risk Contained Concentrated

One closing, one payment, and one set of fees is the draw. The cost is flexibility.

Where the Rule Breaks

The weak property. A strong Airbnb can carry a weak one in a blended test, and that is both the benefit and the trap. Consider a pool where three properties cover comfortably and one runs thin. The blend can clear 1.00, but the thin property is still collateral, still needs its own valuation, and still has to be documented. Many lenders also resist very small properties because they prefer to value each asset on its own.

The seasonal swing. STR income moves month to month. A blended ratio smooths the swings, but it also hides one weak Airbnb inside the average. Lenders look at the trailing history, so a strong summer on one property does not hide a soft winter on all of them.

The release clause. Without one, a blanket loan is hard to unwind, and Nav notes that selling a property tied to a cross-collateralized loan becomes much harder without it. Release terms are negotiated, not standardized. Some require repaying more than the property’s proportional share of the balance before it can leave the lien. Read the formula before signing, not when you want to sell.

Getting stuck. An investor holding many properties on one note with tight cash flow can find the exit is a refinance of the whole group, either into a new blanket or into single-asset loans. That is workable, but it is a full refinance, not a sale of one door.

Mixed pools. STRs and long-term rentals in the same pool mean two documentation tracks inside one file. Doable, but every extra track is another place for a gap.

Property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs, so they cannot be part of a pool.

Geography and entity. Some lenders want all collateral in one state, and entity requirements are lender-specific. Where a pool is held in an LLC, how the entity must be structured depends on the lender’s program requirements. Lendmire’s piece How to Refinance LLC-Held Airbnbs Into One Portfolio DSCR Loan covers the entity alignment in more detail.

Pool minimums. Some lenders set minimums on property count and aggregate balance. Network programs run up to $3,000,000, with smaller balances available through select lenders. Above $2,500,000 the network generally holds to 30-year fixed structures.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Does the Investor Decision Look Like?

Bundling usually fits later in the path, not at the start. A typical sequence runs like this: buy individually, refinance as equity builds, and consolidate when the admin load outweighs the flexibility lost. A worked example of the consolidation step is in Lendmire’s piece How to Refinance Five Airbnbs Into One Portfolio DSCR Loan.

Bundling tends to make sense when:

  • The Airbnbs have similar, well-documented income histories.
  • Several are being refinanced anyway.
  • The investor wants one payment and one servicer.
  • The release terms are acceptable and the investor does not expect to sell often.

Individual loans tend to make sense when:

  • One or two properties are thin or newly launched.
  • The investor expects to sell a property in the near term.
  • The properties sit in different states, or under different entity structures.
  • Isolating risk matters more than simplifying admin.

The honest read: it’s a genuine toss-up for many mid-size portfolios. The admin savings are real, but so is the loss of isolation. A broker with access to many lenders can price both routes on the same properties before the investor commits.

Document Checklist for an STR Pool

A clean package gives the lender fewer preventable gaps to chase.

  • Entity documents, if the pool is held in an LLC.
  • Twelve months of platform or bank statements for each Airbnb.
  • A third-party projection for any property without history.
  • Insurance quotes for each property, current rather than stale.
  • Leases for any long-term rentals in the pool.
  • A schedule showing each property’s income and PITIA, so the blended ratio can be checked.
  • Proof of reserves, documented by account statements.

One practical habit: build the schedule yourself before the lender does. If the blended ratio only clears 1.00 because of one property, you want to see that first.

One Caution on What the Ratio Means

DSCR compares rent to PITIA only. Clearing 1.00 on the pool is not positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation, and STRs carry more of those costs than most long-term rentals. A pool can clear the lender’s test and still run tight in the real world.

A larger down payment lowers the monthly obligation and can lift the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

Blanket mortgage: One loan that covers more than one property under a single note.

Blanket lien: A single security interest that covers multiple assets.

Cross-collateralization: An arrangement where assets secure multiple loans, or secure one another, so a default can reach more than one property.

Release clause: A term that lets one property be sold and removed from the lien after a partial repayment.

Blended DSCR: Total pool rent divided by total pool PITIA, giving one ratio for the whole loan.

Form 1007 / Form 1025: Appraisal forms for single-family rent schedules and 2-4 unit operating income, both built around monthly leases.

Frequently Asked Questions

Does a blanket DSCR loan really get around loan-count limits?

It sidesteps the agency-style cap, because DSCR files are not governed by it and a blanket note puts many properties under one loan. Individual lenders can still set their own exposure ceilings, so the limit moves rather than vanishes. Comparing lenders matters here.

Can short-term rentals and long-term rentals share one pool?

Yes, through select lenders in the network, subject to lender guidelines. The file carries two documentation tracks: platform history for the Airbnbs and leases for the long-term units. Mixed pools work best when each property’s income support is complete.

Do I need to refinance the whole pool to add a property later?

Often, yes. Adding to a blanket note usually means restructuring the loan, which can amount to refinancing the pool or placing a separate loan on the new property. The release and add-on terms vary by lender, so ask before signing.

What happens if one Airbnb underperforms?

The blended ratio absorbs some of it, but the property remains collateral for the whole loan. A sustained drop can pull the pool’s coverage down, and a casualty or permit problem on one property can affect the rest. Reserves and strong properties provide the cushion.

Does personal income matter on a bundled DSCR loan?

The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit score, reserves, and leverage still matter, and programs differ on what else they review.
