The Quick Read: You pay off the separate mortgages on each Airbnb and replace them with one blanket loan secured by every property. The lender tests the combined rent against the combined payment and appraises each home on its own.
- Each Airbnb is appraised and documented separately, then the rents are pooled into one coverage ratio.
- Hosting history on each property usually carries more weight than a projection on a refinance.
- Every property secures the whole debt, so one weak asset can affect the rest.
- The release terms in the note decide whether you can sell one Airbnb later.
- Don’t move properties into a new LLC while an old loan is open.
This is how a working broker sees these files. Eligibility depends on lender guidelines, credit approval, and property review.

What Is a Portfolio DSCR Loan on Airbnbs?
A portfolio (blanket) DSCR loan is one mortgage that covers several properties at once. You get one payment, one servicer, and one closing instead of a pile of separate loans. The lender records a lien against each deed.
DSCR means debt service coverage ratio. It compares a property’s rent to its monthly obligation: principal, interest, taxes, insurance, and association dues (together, PITIA). The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal income is not the centerpiece.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Lendmire’s complete DSCR loans guide covers the basics if you are newer to the product.
Many programs close in the LLC’s name with a personal guarantee, subject to lender program eligibility. The LLC does not shield you from the lender. You are still on the hook.
How Does Underwriting Treat the Pool?
Underwriting runs two tracks at once. Each property is reviewed on its own: value, condition, occupancy, and rent. Then the numbers are pooled. Coverage is total rent used for lender review divided by total PITIA across the portfolio.
That pooling cuts both ways. A strong Airbnb can carry a thinner one. A bad one drags down the whole ratio.
Here is a modeled example, not market data. Assume four Airbnbs with equal monthly obligations. Their stand-alone coverage reads 1.45x, 1.30x, 1.10x, and 0.70x. The pool blends to roughly 1.14x. Drop the 0.70x property and the other three blend to about 1.28x.
Real files weight each property by its actual payment, so the math shifts. The pattern holds. The weakest link sets the tone.
Where does the rent number come from on a short-term rental? Across the network, three routes are common:
- Actual hosting history from platform statements or bank deposits. On a refinance, this is the strongest route because the operating record already exists.
- An appraiser’s short-term-rental analysis.
- A long-term market-rent opinion on the appraisal, used when the Airbnb record is thin.
Short-term-rental programs in the network typically want about 12 months of hosting history and a credit score of 640 or higher. On an STR refinance, the coverage floor is 1.00, subject to lender guidelines. Stronger ratios open better pricing and leverage.
One caution. Clearing 1.00 is not the same as positive cash flow. Cleaning, platform fees, repairs, vacancy, utilities, and management sit outside the calculation. Some operators measure coverage on net income, while many DSCR programs test rent against PITIA. Ask which definition your program uses before you build a plan around it.
Should You Pool All of Them?
Not always. Pooling suits investors who plan to hold. The right answer depends on how strong each property is and how likely you are to sell.
| Option | Best when | Main drawback |
|---|---|---|
| Separate loans in parallel | One property is weak or may be sold | More closings and payments |
| Full blanket | All properties are strong and long-term holds | One weak asset affects all |
| Partial pool | Most are strong; one needs fixing | Leftover property still needs its own loan |
A lot of investors default to pooling everything because one payment feels clean. The stronger play is often to leave the thin performer out. Refinance it alone later, once it has a longer hosting record.
How Do Multiple LLCs Fit on One Note?
Whether several LLCs can sit on one note is a program question. Some lenders accept a single borrowing entity only. Others will handle common-ownership LLCs together. Ask early, before you order appraisals.
Pooling also merges your liability shields in practice. Each LLC’s property now secures the same debt. Your attorney should weigh that tradeoff.
The tempting fix is to re-title everything into one new LLC first. Don’t. The federal due-on-sale statute, 12 U.S.C. § 1701j-3, lists the transfers a lender cannot block. A transfer into an LLC is not on that list, as this attorney’s explainer on LLC transfers points out.
So do the refinance first, or pay off the old loan at closing. Then adjust the entity structure with legal guidance.
Names also have to match. Deed, insurance, application, platform account, and bank account should line up.
| Item | Should match |
|---|---|
| Deed | Borrowing LLC |
| Insurance | LLC as named insured, with STR coverage |
| Platform payout | LLC bank account |
| Application | LLC and guarantor details |
What Are the Steps From Start to Finish?
Here is the sequence, written as a checklist.
1. Inventory everything. List which LLC holds which Airbnb, each lien, each payoff, and each loan’s prepayment status.
2. Pull payoff statements from every current servicer. A prepayment penalty on an older loan is a payoff cost at closing. It does not carry over, and the new loan starts its own clock. Common structures step down each year, and a no-penalty option usually costs more elsewhere.
3. Document the income per property. Gather platform statements and bank deposits. Thin properties get their own treatment.
4. Order one appraisal per property, covering value and rent.
5. Run blended coverage, then the leverage test.
6. Negotiate the release terms and put them in writing in the note.
7. Gather entity and guarantor items: operating agreement, EIN, guarantor credit and identity, insurance, reserves, and any short-term-rental permits.
8. Close. Old liens are paid off, the new blanket mortgage is recorded on each deed, and one payment replaces the rest.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A property that lacks a required permit can impair the whole pool.
What Leverage and Credit Can You Expect?
Standard rental collateral on a cash-out refinance tops out around 75% LTV across most of the network. LTV is loan-to-value: the loan balance as a share of the appraised value. For short-term-rental collateral, a cash-out tops out around 70%. An STR refinance sits around 70%, and an STR purchase goes up to 75%. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Most programs want a credit score around 660. A 620 floor exists in parts of the network. STR collateral usually wants 640 or higher. A score of 700 or higher unlocks the strongest leverage tiers.
Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, stepping up to about 9 months above $1,500,000. Standard programs reach $3,000,000, with the 30-year fixed as the spine. Interest-only periods and 40-year terms are available through select lenders in the network.
Cash-out files usually expect about 6 months of seasoning, meaning time since you acquired or last refinanced the property. Lendmire’s piece How to Cash-Out Refinance LLC-Held Rentals With a DSCR Portfolio Loan covers that angle.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What Does Pooling Cost You?
Every property secures the whole debt. That is cross-collateralization. It creates three real costs.
- Selling one Airbnb. You can only sell one if the note has a release clause. Without it, you hold the pool or refinance what remains.
- Release price. It is usually a premium over the debt allocated to that property, not the sale price. Ask what the multiple is.
- Cross-default. A problem with one property can put the whole note in play.
Four terms to negotiate: the allocated loan amount per property, the release price, whether the remaining pool is retested after a release, and the cross-default language. Pricing on portfolio loans can also differ from single-property loans. Your broker should show you both side by side.
You also lose flexibility. One lender holds the whole pool, so you cannot shop individual properties mid-term.
Where the General Rule Breaks
Some situations change the answer.
- Mixed history. One Airbnb has two years of bookings and another has three months. Each gets documented on its own basis, and the thin one can pull the blend down.
- Sub-1.00 coverage. 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
- No-ratio files. These are available only through select lenders, generally for borrowers who already own a primary residence.
- Property type. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs. Multifamily beyond four units generally falls outside the 1-4 unit framework.
- Unready loans. If one old loan carries a heavy prepayment window, timing the refinance around it can matter more than anything else.
What Does the Decision Look Like in Practice?
Picture an investor holding four Airbnbs across two LLCs. Three have a year or more of strong history. The fourth is new and barely covers its payment. The cleanest plan is often to pool the three and leave the fourth for later.
Another case: an investor who flips one property every year or two. A blanket loan with tight release terms may work against that plan. Separate loans are cleaner.
The strongest files clear two tests: enough equity and enough rental coverage. A larger down payment or paydown can lift coverage. It never erases LTV caps, credit floors, reserve rules, or property eligibility.

Key Terms Defined
Blanket (portfolio) loan: One mortgage secured by liens on two or more properties.
Cross-collateralization: Each property backs the whole debt, not just its own share.
Release clause: A term in the note that lets you sell one property by paying a set amount.
PITIA: Principal, interest, taxes, insurance, and association dues; the monthly obligation in the coverage test.
Seasoning: The waiting period between acquiring or refinancing a property and refinancing it again.
Vesting: How title is held on the deed, such as in a LLC’s name.

Frequently Asked Questions
Can LLC-held Airbnbs really go into one DSCR loan?
Often, yes, subject to lender program eligibility. The lender needs your entity documents, a personal guarantee, and a clean story on how each LLC holds title. Several LLCs on one note is a program-by-program question. Ask before you order appraisals.
Does each Airbnb need its own appraisal?
Yes. Value, condition, and rent are reviewed property by property. The coverage test is then run on the pooled rent against the pooled PITIA.
Can a strong property cover for a weak one?
Yes, within limits. Pooled coverage lets a high performer offset a thin one. But one weak property can drag the blend down, and the lender still reviews each asset’s eligibility.
What happens to prepayment penalties on my old loans?
They become a cost at closing when the old loans are paid off. They do not carry over. The new loan starts its own prepayment schedule, so check how long it runs.
Can I sell one Airbnb after the blanket closes?
Only if the note has a release clause, and only on its terms. Expect a release price set at a premium over that property’s allocated debt. Negotiate this before you sign.
