How to Refinance an Airbnb Portfolio on DSCR Past Conventional Limits

How to Refinance an Airbnb Portfolio on DSCR Past Conventional Limits

The Quick Read: An Airbnb portfolio can be refinanced on DSCR once agency financing stops working, because the loan is sized on each property’s rental income against its housing payment instead of the borrower’s personal income. The two main structures are a set of separate cash-out refinances and one blanket loan secured by every property.

  • On short-term rental collateral, the network’s typical ceiling is about 70% LTV on a refinance or cash-out, with a 640+ score and about 12 months of hosting history, all subject to lender guidelines.
  • Agency financing typically caps the number of financed properties a borrower can carry. DSCR loans are generally not sold to the agencies, so that cap does not usually govern them.
  • “No agency cap” does not mean “no lender review.” Each lender sets its own exposure limits, and a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Short-term rental refinances typically lean on actual platform history rather than projections.
  • A blanket loan pools income and collateral. Separate loans make each property stand alone. Clearing 1.00 on coverage is not the same as positive cash flow.

Most investors reach this question the same way. The fifth, eighth or tenth Airbnb closes, and the next lender conversation stalls. The stall is almost never about the properties. It’s about a rule written for a different kind of borrower.

Why Conventional Limits Bind on an Airbnb Portfolio

The wall is an agency eligibility rule, not a law. Fannie Mae’s Selling Guide sets a maximum of 10 financed properties for second-home and investment loans run through its automated underwriting, and it adds reserve requirements as the count grows. The count follows personal obligation on 1-4 unit residential properties. A secondary guideline summary notes that properties held in an LLC where the borrower is not personally on the mortgage generally are not counted.

DSCR loans are non-QM. They are designed for non-owner-occupied investment properties and are reviewed as business-purpose loans, not as standard owner-occupied mortgages. Because they are not sold to the agencies, the agency count does not apply. That is the whole contrast. Everything after this point runs on program rules from the wholesale network.

For an Airbnb owner the conventional wall is several walls at once:

Constraint Conventional path DSCR path
Property count Agency cap on financed properties Set by each lender’s exposure limits
Income test Personal income and DTI Property rent against PITIA
Short-term income Hard to document Platform history and deposits
Title Often personal name Entity vesting, per lender program eligibility

The right-hand column is not a free pass. Each lender decides how many loans it will hold per borrower, and aggregate guarantor exposure matters. Across the wholesale network, the lenders that welcome portfolios still look hard at concentration.

How DSCR Underwriting Reads an Airbnb Portfolio

The coverage ratio is rent divided by PITIA: principal, interest, taxes, insurance and any HOA dues. Across the network, 1.00 is where select programs start for short-term rental files, on both purchases and refinances. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

Two cautions belong here. First, this is the residential rent-to-PITIA calculation, not the commercial net-operating-income version that some education pages quote with 1.25-style cutoffs. Second, clearing 1.00 does not mean the property cash-flows. Repairs, vacancy, management, utilities and capex sit outside the calculation.

For a refinance, short-term income is usually established from about 12 months of actual Airbnb or Vrbo history, matched against bank deposits. Projections from market-data tools are generally a purchase-side tool. Some programs use the higher of actual or projected income on a refinance, but that varies, so each program’s guidelines decide it.

Some lenders also trim reported short-term income for volatility. If a lender falls back to long-term market rent from an appraisal rent schedule (Form 1007 on one unit, Form 1025 on two to four units), the Airbnb upside disappears from the number. A property that cannot legally operate as a short-term rental may be underwritten on long-term rent alone.

The programs that matter for this topic, in plain terms:

  • Short-term rental refinance: around 70% LTV, 640+ score, about 12 months of hosting history, 1.00 coverage floor.
  • Short-term rental cash-out: around 70% LTV, with the same score and history expectations.
  • Standard long-term rental cash-out: tops out around 75% LTV across most of the network, with about 6 months of seasoning the common expectation. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Mixed pools matter. If one property in a pool is a long-term rental and another is a short-term rental, leverage differs by collateral type. A 70% ceiling applies to short-term rental collateral, and a 75% ceiling applies to standard rentals.

Separate Loans or One Blanket Loan?

Separate loans are right when the properties differ a lot in quality or when you expect to sell one soon. A blanket loan is right when the pool is uniformly strong and you want one note, one payment and one closing. Either way, every property still gets its own appraisal and rent schedule.

A blanket is one note secured by several properties. Closing five separate loans on the same day is not a blanket. Cross-collateralization means every property secures the whole debt.

Factor Separate loans Blanket loan
Qualification Each property alone Pooled income over pooled PITIA
Weak property Can fail on its own Can be carried by a strong one
Selling one asset Independent Depends on release clause
Default exposure Contained Can reach every property
Paperwork Per-property Per-property plus pool terms

Many people expect a blanket to be five loans with less paperwork. It isn’t. Appraisals and title work largely remain, and cross-collateral terms get added.

Release terms need real attention. A release clause lets one property leave the pool, but it is contractual and priced. Some lenders may allow no release at all, so treat that as a possibility to check rather than a rule. Read your own note.

Choose separate loans if:

1. One or two properties have thin coverage or under 12 months of history. 2. You plan to sell an asset within the loan term. 3. You don’t want a default on one property touching the others.

Choose a blanket if:

1. Every property clears coverage on its own with room to spare.

2. You value one payment and one set of loan terms.

3. A negotiated release clause is on the table in writing.

A Worked Pool: Where the Blend Helps and Hurts

Run the numbers on a modeled pool of five Airbnbs. These are hypothetical coverage figures for illustration, not market data.

Property Standalone coverage Reads as
A About 1.35x Strong
B About 1.25x Strong
C About 1.15x Clears
D About 1.05x Thin
E About 0.85x Below 1.00

Separate loans: A through D can each stand alone. E is the problem. It may need a select-lender path for coverage below 1.00, with leverage and terms adjusted, or it may be left out.

Blanket: pooled income over pooled PITIA lands comfortably above 1.00, so E rides along. That’s the attraction. It’s also the risk. If E’s performance keeps sliding, it sits inside the same collateral pool as the properties that carry it. Pull E out of the pool and the blended number rises, but only if the lender lets you release it, and some lenders retest the remaining pool after a release.

Portfolio triage before applying does more for a file than any structure choice. Sort the properties into clears-now, needs-seasoning and leave-out.

Step-by-Step: How the Refinance File Actually Moves

1. Triage the portfolio. Pull trailing 12 months of platform statements for every property. Flag anything under 12 months of history. Those usually need an alternate income path or a different structure.

2. Reconcile income. Platform payouts, bank deposits and tax forms rarely match on the first pass. Timing of payouts, platform fees and cleaning-fee treatment create gaps. Mismatched income is the most common thing that stalls these files, so reconcile every property before submission. Seasonality matters too: a trailing window that includes the off-season is the honest number.

3. Clean up the entity. If you hold title in an LLC, have formation documents, operating agreement and good-standing evidence ready, subject to lender program eligibility.

4. Order appraisals on every property. Each gets its own value and rent schedule, blanket or not. Consolidation does not skip valuation.

5. Compute coverage each way. Compute it per property for separate loans, and as total income over total PITIA for a blanket.

6. Size to the tighter limit. Loan size is capped by LTV and by the payment the income can support. Both can bind at once. A larger down payment on a purchase lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: equity and rental coverage.

7. Review release and exit terms. Check the release clause, release price, whether the remaining pool gets retested, and any prepayment structure.

8. Settle and record. Title and escrow pay off the old liens and record the new ones on each property. Settlement reconciliation matters here, especially when old conventional loans and any bridge debt come off in sequence. Confirm payoff order and exit costs on existing loans in advance.

On files like this, the reserve line gets underestimated. Reserves vary by lender, leverage, loan size and transaction type, commonly around 6 months of PITIA, and they scale with the pool because every added property adds PITIA. Loans above $1,500,000 typically step up to about 9 months. Documenting reserves across accounts before submission prevents a late-file scramble.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Cash-Out Discipline Past the Wall

Past the conventional ceiling, cash-out proceeds can fund the next acquisition. That’s the main reason investors refinance a portfolio. It’s also where coverage quietly erodes.

Every re-lever adds PITIA. A pool that cleared at 1.20x can drop toward 1.00x after a second cash-out, and a thin month then matters. Stress the pool on your own worksheet before you pull cash. Run it with an occupancy dip, a drop in nightly pricing, and one property going offline.

Loans run up to $3,000,000 on standard programs (smaller balances route through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures. Extended terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.

Where the General Rule Breaks

Cross-default. In a blanket, a default on one property can affect every property until the lien is formally released.

No release clause. Selling one property then means holding the pool or refinancing the entire remaining loan.

Local rules and permits. Lofty’s city-by-city guide describes regulation as a primary risk in Airbnb investing, decided locally and subject to change. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit gap or HOA ban inside a portfolio drags blended coverage down.

Short history. A property under 12 months of hosting history may not fit short-term rental guidelines at all.

Adding a property mid-loan. This is not automatic. It often means refinancing the whole pool.

Ineligible property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in the network’s DSCR programs.

Guarantor exposure. With no agency cap, aggregate personal guarantee exposure is typically what lenders watch.

Key Terms Defined

DSCR: monthly rent divided by the full housing payment (PITIA), used to size the loan on a property’s own income.

PITIA: principal, interest, taxes, insurance and any HOA dues.

Blanket loan: one note secured by several properties.

Cross-collateralization: every property in the pool secures the whole debt.

Release clause: contract language that lets one property leave the pool, usually for a price.

Seasoning: the minimum ownership or hosting period before a refinance or cash-out is available.

What the Decision Looks Like in Practice

The practical order is simple. Triage first, decide structure second, size third. A lender that knows how it treats short-term income, releases and reserves before the file goes in will cost you less friction than one that finds out in review. Ask each of them how they treat platform income, whether they allow release or substitution, and how they measure reserves.

Credit matters too. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Short-term rental files expect 640+. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction. Frequently Asked Questions

Is there a cap on how many DSCR loans I can hold?

The agency 10-property cap does not govern DSCR loans, which are not sold to the agencies. Each lender sets its own exposure and concentration limits, so a given lender may cap loans it holds with one borrower. Ask before you build a plan around it.

Can I refinance existing conventional loans into a DSCR portfolio loan?

Yes, subject to lender guidelines. The new loan pays off the old liens at settlement, and each property still needs its own appraisal, rent schedule and title work. Confirm payoff sequencing and any exit costs on the old debt first.

Do I need an LLC?

Not always. Entity vesting is common on DSCR files, subject to lender program eligibility, and it requires formation documents and good standing. Personal-name title can also work on some programs. Lenders also look at guarantor exposure either way.

How is seasonal Airbnb income handled?

Lenders typically want about 12 months of actual platform history matched to bank deposits, so peak and off-season months both count. Some trim reported short-term income for volatility. If history is short or income doesn’t reconcile, the lender may fall back to long-term market rent from the appraisal.

What if one property underperforms?

On separate loans it has to qualify alone or be left out. In a blanket, strong properties can carry it, but it sits in the same collateral pool. A negotiated release clause is the cleanest way out, if the lender offers one.
