The Quick Read: A DSCR refinance qualifies the Airbnb primarily on property-level rental income covering the new payment, subject to lender guidelines, so your traditional personal-income documentation and W-2s are not the deciding documents. The loan size is set by whichever test binds first: the leverage cap on appraised value or the coverage ratio on the new payment. Equity alone does not decide it.
- Short-term-rental refinances typically run up to about 70% LTV, on both cash-out and rate-and-term, per select wholesale-network guidelines.
- Most files expect a 640+ credit score and roughly 12 months of hosting history.
- Coverage of 1.00 is where these programs start; stronger ratios open better pricing and leverage.
- The income method (actual history, projection, or long-term rent) can change the loan more than equity does.
- Clearing 1.00 is not the same as positive cash flow.
What “Better Terms” Actually Means
Better terms means a loan that fits how the property earns, not just a smaller payment. For an equity-rich Airbnb, the improvement usually comes from one of four places: qualifying on the property’s income instead of yours, replacing short-term or bridge debt with a long-term structure, restructuring the amortization, or pulling equity out for the next deal.

A practical scorecard for comparing your current loan against a candidate:
| Term | Current loan | Candidate loan |
|---|---|---|
| Qualifying basis | Personal income? | Property income |
| Structure | Balloon, ARM, bridge? | 30-year fixed spine |
| Amortization | Fully amortizing | Interest-only option |
| Entity | Personal name only | LLC, if program allows |
| Exit friction | Prepayment penalty? | New prepay terms |
Price is only one row. A loan that looks cheaper but resets in a few years, or forces you to document personal income you can’t cleanly show, may be worse than it looks. The reverse also holds: if your current loan is fixed, fully amortizing, and priced well, a refinance may not earn back its costs. Run the breakeven (total closing costs divided by the monthly savings) before assuming a refinance helps.
How Underwriting Treats an Airbnb, Step by Step
Underwriting turns the Airbnb’s income into one coverage figure, then tests it against three limits. The lender does not need your traditional personal-income documentation as the core document, but it does need evidence about the property.
DSCR is monthly rental income divided by the monthly PITIA: principal, interest, taxes, insurance, and any association dues. Repairs, management, and vacancy are not deducted in this residential version, which is why it differs from a commercial NOI-based test.
Step 1: Pick the income method. Across the wholesale network, three methods show up. Some programs use trailing 12-month platform history. Some use a third-party projection. Some fall back on the appraiser’s long-term market rent. A few take the lower of actual and projected. The method matters because a busy Airbnb underwritten on long-term rent can leave equity stranded.
Step 2: Gather the documents. Platform earnings exports, bank deposits that match them, and management statements if a manager runs the unit. Most short-term-rental programs expect about 12 months of hosting history.
Step 3: Order the appraisal. One appraisal gives value plus a rent schedule. The common rent form, Form 1007, was not designed for short-term rentals. Fannie Mae’s appraiser update says it calls for monthly market rent from monthly-leased comparables, and that multiplying a nightly fee by 30 is incorrect. McKissock adds that the form documents monthly rent, not nightly rent or business income, and that the lender decides how income is treated. DSCR programs use these forms as appraisal inputs, not as agency rules.
Step 4: Apply the lender’s income treatment. Many programs discount reported or projected short-term-rental income. The discount shrinks the income side only. PITIA stays at 100% in the denominator.
Step 5: Run the three tests. The tightest one sets the loan:
1. Seasoning, which decides whether the lender sizes on cost or on appraised value.
2. The LTV cap on appraised value.
3. Coverage on the new, larger payment.
Step 6: Check reserves. They vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and larger loans typically step up.
Which Limit Binds First: Equity or Coverage?
For an equity-rich Airbnb, coverage often binds before equity does. A cash-out raises the payment, which lowers the ratio, so the loan can stop growing even when plenty of equity remains.
Run the numbers on a modeled property worth $900,000 with a modest existing balance. At a 70% short-term-rental cash-out cap, the leverage test sets one ceiling. Now suppose the lender discounts the Airbnb income and the larger payment pushes coverage toward 1.00. The coverage test can then cap the loan below the leverage ceiling. These are modeled assumptions, not market data.
| Scenario | Binding test | Result |
|---|---|---|
| Strong booking history, modest cash-out | LTV cap | Equity sets the loan |
| Heavy discount, large cash-out | Coverage | Income sets the loan |
| Thin history, long-term rent used | Coverage | Equity stays stranded |
If coverage binds, you have three levers. Take less cash out. Use a program that counts actual history. Or put the loan on a longer structure. Extended terms (40-year) and interest-only periods are available through select lenders in the network, and both lower the monthly obligation relative to a standard 30-year fixed. They also change long-term cost, so weigh them against your hold period.
The Structures and Variations
Lendmire arranges these loans through select lenders in its wholesale network, and the options differ by goal.
| Option | Best fit | Main risk |
|---|---|---|
| Rate-and-term refinance | Fix a bad structure | Closing costs paid again |
| Cash-out refinance | Fund the next deal | Higher payment, thinner coverage |
| Bridge-to-permanent exit | Leave short-term debt | Needs seasoning and history |
| Interest-only or 40-year | Lift borderline coverage | Slower principal paydown |
Rate-and-term keeps the balance roughly the same and changes the structure. Cash-out pulls equity, and across most of the network it requires about 6 months of seasoning. Loans reach up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures. For the cash-out side of the decision, Lendmire’s piece How to Cash Out an Equity-Rich Airbnb With a DSCR Refinance goes deeper.
A larger equity cushion lowers the loan relative to value and can lift the ratio, but it never erases credit floors, reserve rules, or property eligibility. Manufactured homes, log homes, and barndominiums are not offered in these programs. The strongest files clear both tests: enough equity and enough rental coverage.
Where the General Rule Breaks
The general rule, that income sets the loan, bends in several places.
Thin hosting history. A recent purchase or a conversion from a long-term rental may fall back to long-term rent. That often understates a busy Airbnb.
Income method differences. One program may take actual history, another a discounted projection. Whether the lender uses the higher or lower of the two varies, so ask each lender directly.
Seasoning is lender policy, not law. It varies by program. Wait if your file is close and a few more months of history would change the income method.
Coverage below 1.00. 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Ask whether the trade is worth it before reaching for it.
Second-home loans. A second-home loan is built for a property you use personally, and it typically limits how much the property can be rented out. An actively hosted Airbnb usually exceeds that limit, so this route is a poor fit. An investment-property DSCR refinance is the structure that matches the use.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Coverage Is Not Cash Flow
A 1.00 ratio means rent covers the payment. It says nothing about repairs, vacancy, management, utilities, or capital expenses, all of which sit outside the calculation. An Airbnb carries heavier operating costs than a long-term rental, including cleaning, supplies, platform fees, and furnishing turnover.
Seasonality adds another wrinkle. Lenders average a trailing year, so a strong summer can offset a weak winter inside that average. Your cash account, however, still feels the winter. Stress-test the property on its weakest months before choosing cash-out size, and keep reserves beyond what the program requires.
Readiness Checklist Before You Apply
- Platform earnings exports for the full history window
- Bank deposits that match those exports
- Management statements, if applicable
- Insurance written for nightly rental use
- Permit or license status, plus HOA rules
- Entity and title in order (LLC borrowers are subject to lender program eligibility)
- Payoff statement and any prepayment terms on the current loan
- Credit at 640 or higher, with most programs preferring around 660 and 700+ unlocking the strongest tiers, subject to lender guidelines
Mistakes That Cost Owners Better Terms
Multiplying a nightly rate by 30 and expecting the appraiser to agree. Applying before enough history exists. Taking maximum cash-out when a smaller draw would keep coverage healthy. Ignoring a prepayment penalty on the old loan. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
After Closing
The new payment becomes the baseline for your next purchase’s debt picture, and proceeds used to buy another short-term rental start a fresh history clock on that property. Equity recycling is the logic, and the cost is more debt and thinner coverage. Key Terms Defined
DSCR: Monthly rental income divided by the full monthly PITIA.
PITIA: Principal, interest, taxes, insurance, and association dues.
Seasoning: The time you have owned the property or held the current loan before a lender will size on appraised value.

Cash-out refinance: A new, larger loan that pays off the old one and returns the difference as cash.
Frequently Asked Questions
Can I refinance an Airbnb without selling it?
Yes. A refinance replaces your current loan and keeps the property. Rate-and-term changes the structure, while cash-out also returns equity, subject to lender guidelines and property review.
Do I need traditional personal-income documentation?
Usually not as the core document. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You still document the property’s income with platform records and matching deposits.
How much history do I need?
Short-term-rental programs typically expect about 12 months of hosting experience. Thinner history may push the lender to long-term market rent, which can understate a busy unit.
What if my coverage is borderline?
Reduce the cash-out, try a program that counts actual income, or consider interest-only or extended terms through select lenders. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted.
What if I bought recently?
Seasoning matters. Cash-out commonly expects about 6 months, and a recent purchase may be sized on cost rather than appraised value until that clock runs.
