How to Refinance a 4-Unit Turnkey STR Portfolio on a DSCR Loan

How to Refinance a 4-Unit Turnkey STR Portfolio on a DSCR Loan

The Quick Read: You refinance a turnkey short-term rental portfolio onto a DSCR loan by proving that each property’s documented rental income covers its full monthly housing payment, then sizing the loan to the lower of the equity test and the coverage test. The lender reviews the property, not your paycheck, so your hosting records carry the file. Every file is underwritten individually, subject to lender guidelines.

  • Select programs in the network cap short-term-rental refinance leverage at about 70% LTV, with a 640 credit score and about 12 months of hosting history typically expected.
  • Coverage starts at 1.00 on select programs. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • “Four units” can mean four separate houses or one fourplex, and the paperwork differs for each.
  • You can use one blanket loan or four separate loans. The tradeoff is convenience against cross-collateralization.
  • Passing the coverage test does not mean the property cash flows.

Key Terms Defined

DSCR (debt service coverage ratio): Rent divided by the full monthly housing payment. A result of 1.10 means rent exceeds the payment by 10%.

PITIA: Principal, interest, taxes, insurance, and any association dues. It is the payment side of the DSCR test.

LTV (loan-to-value): The loan balance as a percentage of the appraised value.

Seasoning: The waiting period a lender wants after you acquire a property before it will lend against its full value.

Blanket loan: One loan, under one note, that covers several properties.

Cross-collateralization: Each property in a blanket backs the whole loan, not just its own share.

Haircut: A discount a lender applies to short-term-rental revenue before running the coverage test.

Hosting history: Your own record of bookings and deposits from the platforms you list on.

Form 1007 and Form 1025: Two appraisal forms. Form 1007 is a rent schedule for one-unit properties. Form 1025 is the small-income-property report used for two to four units.

What Does a DSCR Refinance Actually Test?

A DSCR refinance tests the property, not the borrower’s personal income. The lender compares documented rent to PITIA and checks the loan against an appraised value. Loans like this qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Residential DSCR files usually divide gross rent by PITIA. The textbook version is different. AirDNA defines the ratio as net operating income divided by annual debt service, and market surveys there report lenders looking for 1.25 to 1.5 on that basis. Across the wholesale network Lendmire places files with, 1.00 is where select programs start. Stronger ratios open better pricing and leverage. Some select lenders go below 1.00 with leverage and terms adjusted.

For short-term rentals, the select programs in the network typically reach about 70% LTV on a refinance and about 70% on cash-out. Typically that comes with a 640 credit score and about 12 months of hosting history. Loan sizes run up to $3,000,000 on standard programs. The 70% cash-out ceiling applies to short-term-rental collateral, while standard long-term rentals reach about 75%. On a refinance of an STR, the coverage floor is 1.00 on select programs.

Four Properties or One Fourplex?

Find out which one you own before you call a lender. “4-unit” shows up in both senses, and the underwriting path changes.

Factor Four separate STRs One fourplex
Appraisals Four, one per property One building, four rents
Rent form One-unit schedule logic Small-income-property report (Form 1025)
Risk spread Different markets possible One roof, one location
Vacancy hit One house empty, three earn All units share building risk
Loan structure Four notes or one blanket One note

Four houses give you four independent tests. A fourplex gives you one valuation and one coverage test, with income from several doors. A fourplex run as nightly rentals is a harder fit than one run as long-term units, because appraisers have fewer comparable properties to lean on. Expect the lender to ask how the building is managed and whether the units are rented individually or as a block.

Blanket Loan or Four Separate Refinances?

Choose a blanket when the four properties are similar in quality and you want one closing and one payment. Choose four separate loans when one property is weaker or you may sell one later.

Factor Blanket loan Four separate loans
Closings One Four
Coverage test Pooled rent vs. pooled payments Each property alone
Weak property Dragged up by strong ones Fails or passes alone
Cross-default Yes No
Selling one later Needs a release clause Simple payoff
Refinancing one later Hard Easy

A blanket pools rent against pooled payments, so one strong Airbnb can offset a soft one. Every property still gets its own valuation. Release terms are negotiated lender by lender, so read them before you sign. Where title sits in an LLC, that structure is accepted subject to lender program eligibility, and the entity documents become part of every file.

The pooled test has a catch. A strong property can mask a failing one, and a later sale of the strong property can leave the rest short of coverage. Separate loans keep each property’s performance visible, at the price of four sets of costs.

How Is STR Income Proven on a Refinance?

On a refinance, lenders generally want your actual platform history: Airbnb or Vrbo statements, matched against bank deposits. Programs that accept projections tend to limit them to purchases. That is why refinance underwriting rewards the borrower who kept clean records.

Appraisal standards add friction. Form 1007 documents monthly market rent for one-unit properties and was not built for nightly income. McKissock, an appraisal education provider, says it is unsuited to short-term rental appraisals. HousingWire reports that misusing it on STRs can produce artificially low coverage ratios, including in non-QM channels. Class Valuation says narrative STR income analyses are the alternative, and that the industry’s move to UAD 3.6 will retire legacy forms. Treat that last point as a trend to watch, not a settled rule.

For contrast only, the agency appraiser guidance at Fannie Mae says Form 1007 is required when rental income qualifies a one-unit investment property, and that its Selling Guide does not say whether short-term rentals count as rental income. DSCR programs in the network run on their own guidelines, not those.

If a lender falls back on a long-term market rent figure, the appraiser’s number is often much lower than your STR income. That can make the coverage floor much harder to reach.

The Turnkey Reality Check

A turnkey seller’s pro forma is a projection, not your history. Lenders generally want your own record, built from the platforms and your own bank account after you took over. If you bought recently, count your months of hosting before you apply. Under 12 months usually means a lower-income fallback, a longer wait, or tighter terms on select programs.

Step by Step: Building the Refinance File

1. Audit the existing loans. Check each note for prepayment terms and balances. If the portfolio sits on a bridge or hard-money loan, a payoff-only refinance returns no cash.

2. Pick the structure. Choose a blanket or four separate loans, based on the tables above.

3. Pull the income evidence. Gather platform statements and matching bank deposits for each property, covering your full hosting history.

4. Apply the haircut. Some programs discount STR revenue before the coverage test. The discount hits only the income side. The payment side stays the full PITIA.

5. Order the appraisals. The new lender sizes the loan on its own appraisal, never on your estimate or a projected after-repair value.

6. Size the loan at the lower of two tests. The equity test caps the loan as a percentage of value. The coverage test back-solves the largest payment that your discounted income can carry. Cash-out is limited by whichever test gives the smaller loan.

7. Assemble the rest. Expect entity documents, a personal guarantee, STR-appropriate insurance, title work, and proof of reserves. The spine is a 30-year fixed loan. Interest-only periods, 40-year terms, and adjustable structures exist through select lenders.

8. Check seasoning. It is lender policy, not law.

Reserves vary by lender, leverage, loan size, and transaction type. They are commonly around six months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, while larger loans typically step up to about nine months. Investment files run on their own reserve rules.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

A Worked Example

Run the numbers on four modeled properties. All inputs are assumptions, not market data. Assume equal payments on each property, and assume the lender applies a 20% haircut to STR revenue. Real haircuts vary by program.

Property Gross coverage After 20% haircut
House A 1.60x 1.28x
House B 1.40x 1.12x
House C 1.30x 1.04x
House D 1.00x 0.80x

Tested one at a time, Houses A, B, and C clear 1.00 and House D falls short. Pooled in a blanket, the average is 1.06x, so the whole group clears. That is the blanket’s appeal and its risk. House D’s problem hides inside the pool, and House A’s strength keeps carrying it.

Now change one input. If House A sells later, the remaining three pool to about 0.99x. A blanket without clean release terms can leave you refinancing again.

House D has options. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. You can also pay the balance down, add reserves, or carve it out onto its own loan. Each path is reviewed subject to lender guidelines, credit approval, and property review.

Where the General Rule Breaks

  • Under 12 months of hosting. Many programs fall back to a long-term rent figure or want more seasoning. STR collateral also tends to get tighter leverage and stricter credit than long-term rentals.
  • Appraiser declines Form 1007. Some appraisers refuse to use it for STR income. Ask the lender early whether a narrative income analysis is accepted.
  • Platform and deposit mismatch. If statements and bank deposits do not tie out, expect questions. Running revenue through a management company’s account can add steps.
  • Prepayment penalties. If a property already sits on a DSCR loan, step-down prepayment terms in the early years can make the exit expensive. Treat the penalty as a real cost in the decision.
  • Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
  • Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

A standard blanket of stabilized properties is the cleanest case. A mix of strong, weak, and newly acquired properties is the hardest.

When Should You Not Refinance?

Skip it when the math only works on paper. The costs of the exit are real: prepayment terms, closing costs, and a new amortization schedule that restarts your payoff clock. A new loan can also bring reserves, a personal guarantee, and cross-default exposure you did not have before.

Hold off when your hosting history is thin and you are close to a longer track record. Waiting a few months can improve both leverage and coverage. Hold off, too, if you plan to sell one property soon and the blanket’s release terms are vague.

What If One Property Falls Short?

You have four main moves:

1. Carve it out. Refinance the other three and leave the weak property on its current loan.

2. Pay it down. A lower balance lowers the payment, which lifts coverage.

3. Add reserves. Stronger reserves can support a borderline file, subject to lender review.

4. Restructure. A sub-1.00 path, an interest-only period, or an extended term through select lenders can change the coverage math.

A larger down payment never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Cash-Out and What Comes After

If you pull cash out, the new payment is higher on every property, and coverage drops with it. Run the coverage test on the post-refinance loan, not the current one. Passing 1.00 also does not mean the property cash flows. Repairs, vacancy, management, utilities, and capex all sit outside the calculation. Budget for them separately.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I refinance all four properties in one closing?

Often yes, through a blanket loan that pools the four properties under one note. Each property is still appraised, and each needs its own income evidence.

How long do I need to own a turnkey property before a cash-out refinance?

About six months of ownership is a common expectation for maximum cash-out, and some programs allow less. Seasoning is lender policy, not law. Separately, STR programs typically want about 12 months of your own hosting history.

Does a DSCR refinance need my traditional personal-income documentation?

No personal income documentation is part of the qualification, since it runs on the property’s income. The file still needs appraisals, platform statements, entity papers, insurance, and reserves. Traditional personal-income documentation also tends to understate STR income because of depreciation and write-offs, which is one reason investors choose this route.

Can I refinance out of a hard-money or bridge loan?

Yes, in many cases. A payoff-only refinance returns no cash, and cash-out typically requires the seasoning period to have run. The new lender sizes the loan on its own appraisal, not on your projected after-repair value.

Does the loan have to be in an LLC?

Many DSCR borrowers vest title in an LLC, subject to program terms. Some files allow personal ownership. Either way, expect a personal guarantee.
