The Quick Read: A lender counts income on an Airbnb with no operating history by taking a projection from an appraiser’s rental analysis or a market-data service, trimming it, and dividing it by the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues. Where you live does not change that math. The property’s legal status and your own operating experience do.
- On a short-term-rental purchase, leverage tops out at 75% LTV on the strongest files. Refinance runs around 70%, and cash-out on short-term-rental collateral is 70%.
- Most short-term-rental programs want a credit score of 640 or higher.
- Coverage of 1.00 is where select short-term-rental programs start, on purchases and on refinances alike. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Programs usually expect about 12 months of hosting or landlord experience from you. That is separate from the property’s own history.
- All of this is subject to lender guidelines, and every file is underwritten individually.
Key Terms Defined
DSCR (debt service coverage ratio) is the property’s monthly rent divided by its monthly housing obligation. A result above 1.00 means the income covers the payment on paper.
PITIA stands for principal, interest, taxes, insurance, and association dues. It is the bottom half of the DSCR fraction.
Projection is an income estimate for a property that has not operated yet. It comes from comparable listings, not from the property’s own bookings.
Haircut is the reduction a program applies to a projection before it divides by PITIA. The size varies by lender.
Seasoning is the waiting period between two events, such as buying a property and refinancing it.
LTV (loan-to-value) is the loan balance as a share of the property’s appraised value.

Short-term rental income is documented with a 12-month history or a market data report. Program parameters update from Lendmire’s centralized guideline source.
As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
What “No Local History” Actually Means
The phrase covers three different situations, and lenders treat each one differently.
1. The property has no operating history. This is the normal case on a purchase. A projection or an appraiser’s analysis stands in for bookings that do not exist yet.
2. You have no short-term-rental experience. Programs usually expect about 12 months of hosting or landlord experience from the borrower. A thin track record can shift the structure, the leverage, or the lender.
3. You have no presence in that market. This matters mostly through who manages the property and whether the use is legal. It does not change how the ratio is calculated.
Most of the confusion online comes from blending these three. A first-time buyer in a new state may have all three gaps at once, and each gap has a different fix.
How Underwriting Counts the Income, Step by Step
Step 1: Pick the income source. With no history, the lender needs a source it accepts. Across the wholesale network Lendmire works with, the options look like this:
| Income source | When it is used | Main weakness |
|---|---|---|
| Appraiser rental analysis | Purchase, alongside the appraisal | Depends on comp quality |
| Market-data projection | Purchase, no history | Starting figure, gets trimmed |
| Long-term market rent | Fallback on many files | Usually the lowest number |
| Actual platform history | Refinance or operating property | Not available on a fresh buy |
Step 2: Build the projection. Data services model revenue from nearby listings. AirDNA’s Rentalizer estimates revenue, nightly rate, and occupancy from the past performance of similar active listings. Its algorithm searches for comparables within a 10-mile radius, and users can swap in their own comp set. That last feature matters when the default comps include a lakefront cabin and your property is a suburban three-bedroom.
Step 3: Apply the haircut. Programs commonly reduce projected short-term-rental income before dividing by PITIA. The projection is a starting figure, not the qualifying figure. The size of the cut varies by lender, which is one reason the same house can show different ratios under different programs.
Step 4: Divide by PITIA. The adjusted income goes over the full monthly obligation. The result must clear the program’s floor.
Step 5: Check the rest of the file. The ratio is one gate among several. Appraised value sets LTV. Credit, reserves, and property eligibility get their own review. Reserves vary by lender, leverage, and loan size, and they commonly run around 6 months of PITIA.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
A Worked Example With Ratios Only
These are modeled assumptions, not market data. They show how the steps interact.
Pass case. Say the raw projection runs about 1.40x the full PITIA. The program’s haircut trims it to roughly 1.1x. That clears a 1.00 floor with some cushion, subject to the rest of the file.
Near-miss case. Say the raw projection runs about 1.15x, but the haircut pulls the adjusted figure to roughly 0.9x. That falls short of a 1.00 floor. Several paths exist, and a lender would review each one:
- A larger down payment lowers the loan and the payment, which can lift the ratio. It never erases leverage caps, credit floors, or reserve rules.
- Select lenders in the network offer a separate path below 1.00, with leverage and terms adjusted.
- Select lenders also offer interest-only periods and extended 40-year terms. These can ease the monthly obligation, and they are not available on every file.
- The long-term market rent can serve as a fallback on some files, though it often produces a lower figure.
The strongest files clear both tests: enough equity and enough rental coverage.
What Out-of-State Changes (and What It Doesn’t)
Buying in another state does not change the DSCR formula. Residency is not a qualifying factor. What changes is the logistics around the income.
The appraisal still sets value. A rent schedule on Form 1007 (single-family) or Form 1025 (2-4 units) is the usual rent component. Fannie Mae’s appraiser guidance describes Form 1007 as documenting estimated monthly market rent on a single-family investment property. DSCR loans are not agency products. The form is simply a shared tool.
Here is the catch. Class Valuation argues that Form 1007 cannot support short-term-rental income because it was built to estimate long-term rent. That is why a short-term-rental analysis, or a data-service projection, sits alongside it on these files.
Remote ownership also needs systems. AirDNA says out-of-state owners need things like a local property manager or automation. Lenders look for the same thing once a property operates, so a manager lined up before closing strengthens the story.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. This is a financing issue, not just a hosting one. Rabbu notes that lenders increasingly verify regulatory compliance before approving loans. A projection means little if the property cannot legally host.
How to Check a Projection in a Market You Don’t Know
You cannot lean on local instinct, so lean on process. Before you apply, run through this list:
- Read the comps. Check that they match your bedroom count, property type, and general location. A beach house and an inland house are not comparable.
- Swap in your own comp set. Compare the result against the default projection. A wide gap tells you the projection is fragile.
- Look at the seasonality. Rabbu says ski and beach markets with short peak seasons face more scrutiny. A strong peak can hide weak shoulder months.
- Test the thin-market risk. An operator review from 10XBNB says projections are most reliable in dense markets with many comparables. Where listings are scarce, estimates can drift.
- Stress-test the ratio. Re-run coverage at a figure well below the projection. If the deal only works on the optimistic number, the margin is too thin.
- Check legality first. Confirm permits, zoning, and any HOA restrictions before you spend money on appraisals.

DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Where the General Rule Breaks
Some programs exclude short-term-rental income entirely. Not every DSCR program counts it. Some use only the long-term rent schedule, and a few lenders in the network accept a pure projection. Matching the property to the right program matters more than the ratio itself.
The long-term fallback gives a different number. When a program falls back to Form 1007 rent, the ratio often drops. That is the same-house, different-ratio problem.
Purchase and refinance are not the same. A refinance generally needs actual platform history. A purchase can use a projection.
| Factor | Short-term-rental purchase | Short-term-rental refinance |
|---|---|---|
| Max LTV | Up to 75% | Around 70% |
| Cash-out LTV | Not applicable | 70% on short-term-rental collateral |
| Income source | Projection or appraisal analysis | Actual history |
| DSCR floor | 1.00 on select programs | 1.00 on select programs |
Condos and HOA buildings carry restriction risk. The HOA can bar short-term rentals regardless of what a lender accepts.
Some property types are not offered. Manufactured homes (single- and double-wide), log homes, and barndominiums fall outside these programs.
First-time operators may face more cash down. Rabbu says first-time short-term-rental investors sometimes face higher down payment requirements. That fits what the network shows. A thin operating record can pull leverage down toward the lower end of the range.
Entity structure does not exempt local rules. Holding title in an LLC is possible subject to lender program eligibility, but the city’s rules apply either way.
For a closer look at how a remote buyer is reviewed on these files, Lendmire has a separate guide to how an out-of-state STR buyer qualifies with no local rental history that covers the borrower side.
Coverage Is Not Cash Flow
Clearing 1.00 does not mean the property makes money. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.
Short-term rentals make this gap wider. Furnishing, cleaning turnovers, platform fees, and a remote manager’s cut all land outside the ratio. A file can pass underwriting and still lose money each month. Treat the ratio as a gate, then build your own budget behind it. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions
Can I get a DSCR loan on an Airbnb that has never hosted a guest?
On a purchase, usually yes, with conditions. The lender relies on a projection or an appraiser’s short-term-rental analysis in place of bookings. Programs typically want a 640 or higher credit score and about 12 months of hosting experience from you. Approval depends on lender guidelines and property review.
Does the seller’s Airbnb income count?
Not automatically. Revenue claimed by a seller or listing is not qualifying income unless the program accepts that kind of documentation. A purchase file typically leans on a projection or appraisal analysis instead. Actual history becomes useful once the property has operated under your ownership.
What if the projection and the appraisal disagree?
The program decides which number controls, and the lower figure often wins in practice. If the gap is wide, you can bring in a custom comp set, restructure with more down payment, or look at a program that uses long-term rent. Disputes are easier to resolve before the appraisal is ordered.
Does being out of state hurt my application?
Not by itself. Residency does not change how the ratio is calculated. Remote logistics matter more, including a local manager, legal verification, and whether you meet the experience expectation. Strengthening those points helps the file.
Is a ratio below 1.00 always a decline?
No. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. That path generally costs you something, such as lower LTV or different terms. Eligibility depends on the lender, your credit, reserves, and the property.
