How Short-Term Rental Loans Work for Equity-Rich Owners Refinancing in 2026

How Short-Term Rental Loans Work for Equity-Rich Owners Refinancing in 2026

The Quick Read: An owner with plenty of equity in a short-term rental can refinance through a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Two separate tests set the result: enough equity under the leverage cap, and enough rental coverage on the new loan. The weaker test, not the stronger one, sets your loan.

  • On a short-term-rental refinance, leverage tops out around 70% LTV on the network’s STR programs, and cash-out is capped at 70% as well.
  • Expect a 640+ credit score and about 12 months of hosting history.
  • Coverage on STR refinances starts at 1.00 for select programs. Stronger ratios open better terms.
  • A bigger cash-out lowers coverage, because the new payment grows.
  • Clearing 1.00 does not mean the property is profitable. Repairs, vacancy, and management sit outside the ratio. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

You bought a vacation rental, it has appreciated, the loan balance has shrunk, and you want that equity working somewhere else. That is the classic equity-rich owner. The mechanics are simple once you see them in order. The surprises come from the edges.

What Is a Short-Term Rental Refinance Loan?

A DSCR version is underwritten mainly on what the property earns, not on your W-2s or personal debt-to-income ratio. The lender asks one question: can the property’s income cover the new payment?

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

You can refinance one of two ways. A rate-and-term refinance swaps the loan without pulling cash out. A cash-out refinance sets a larger new loan and hands you the difference. Equity-rich owners usually want the second. Lendmire is a broker: it arranges these loans through select lenders in its wholesale network across 41 markets, including Washington, D.C. The lenders review and approve.

Why Equity Alone Doesn’t Set Your Loan

Big equity feels like a blank check. It is not. Two gates stand between you and cash, and the lower result wins.

Gate What it tests What limits you
Equity Appraised value vs. leverage cap About 70% LTV on STR cash-out
Coverage Qualifying income vs. new payment 1.00 floor on select programs

Say you own a property worth a lot with a tiny balance. The equity gate lets you borrow up to the cap. But a loan that large carries a big payment, and the income may not cover it. Now coverage is the limiter. Pull less cash and the ratio rises.

The reverse happens too. A property with strong income and modest equity clears coverage easily, then hits the leverage cap. The strongest files clear both tests. A larger down payment on a purchase, or a smaller cash-out on a refinance, can lift coverage. Neither erases leverage caps, credit floors, reserve rules, or property eligibility.

How Underwriting Counts Short-Term Rental Income

Underwriting turns your booking history into one coverage figure, step by step. Here is the sequence across most programs we place files with.

1. Establish the income. For an operating STR, the property’s own records lead. Airbnb or Vrbo statements are the typical proof, and bank deposits should match them. Many programs average the trailing 12 months, zero-income months included.

2. Cross-check with a projection. A market projection or the appraiser’s rental analysis can back up the history. Some programs use one as an alternative when history is thin.

3. Apply the lender’s expense factor. Qualifying income is usually less than gross. Many lenders trim it by a set percentage, and the percentage differs by lender.

4. Divide by PITIA on the new loan. PITIA means principal, interest, taxes, insurance, and any HOA dues. The new payment depends on the loan size, so a larger equity pull lowers coverage.

5. Appraisal sets the value. Value fixes your maximum loan at the leverage cap. For an equity-rich owner, value, not coverage, often limits the cash-out.

6. Borrower and entity review. Credit, reserves, experience, entity documents, title, insurance, and property condition all still apply. Credit and reserves attach to the guarantor, not the LLC. LLC-titled borrowers are subject to program terms.

On the appraisal: it typically includes a market-rent schedule. Those forms reflect long-term market rent, so they can differ from your actual STR revenue. A program that leans only on the appraiser’s number can undercount a strong operator.

Cash-Out, Rate-and-Term, and the Other Routes

You have more than one path to the equity. Pick by what you want to happen to your existing loan.

Route Existing first loan Best for
Cash-out refinance Replaced Pulling a large lump of equity
Rate-and-term refinance Replaced Restructuring without cash
Purchase-money alternative Kept Buying the next property directly

A cash-out refinance puts a new, larger lien on a property that already works for you. The home is collateral, so the new debt carries real risk. Keep that in mind when you size the pull.

A Worked Example (Percentages and Ratios Only)

Run the numbers on a coastal cabin owner with a modest balance and a strong booking record. These are modeled assumptions, not market data.

  • Value gate: the appraisal supports the property. The STR cash-out cap of about 70% LTV sets the maximum new loan. The existing payoff comes out of that first.
  • Coverage gate: qualifying income after the lender’s expense factor, divided by PITIA on the full new loan, lands near 1.05x.
  • Result: coverage clears 1.00, but narrowly. A smaller pull would lift it toward 1.20x and widen the set of programs the file fits. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Now flip it. The same owner has weaker income. The ratio lands at 0.92x. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A separate path is 1.00 on standard STR programs. They are different paths, not one program with a moving floor. The owner may also reduce the cash-out, or consider an interest-only period (available through select lenders) to lower the payment.

Notice what is missing: personal income. Qualification runs on the property, subject to lender guidelines, credit approval, and property review.

Where the General Rule Breaks

Rules of thumb fail at the edges. These are the named ones.

  • Thin or no history. The program expects about 12 months of hosting history on a refinance. If you have less, some lenders fall back on a projection or appraiser analysis. Others insist on the full year.
  • Actual versus projected income. If actuals run below a market projection, a program using actuals shows lower coverage. Programs differ on which figure they take.
  • Appraisal disconnect. A rent schedule built on long-term rent may not reflect a strong nightly-rate property.
  • Seasonal markets. A 12-month average smooths seasonality but can hide a declining trend. Underwriters notice.
  • Seasoning. Cash-out files typically expect about 6 months of ownership. Programs differ on how that is counted.
  • Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

DSCR (debt service coverage ratio): monthly qualifying income divided by the monthly PITIA. A result of 1.00 means income equals the payment.

LTV (loan-to-value): the loan amount as a percentage of the appraised value.

PITIA: principal, interest, taxes, insurance, and HOA dues, the full monthly obligation on the property.

Seasoning: the waiting period between buying a property and cash-out refinancing it.

Expense factor: the reduction a lender applies to gross STR revenue before counting it as qualifying income.

Guarantor: the person whose credit, reserves, and experience back a loan held in an LLC.

Costs, Trade-Offs, and Stress-Testing

A cash-out refinance has costs. Closing costs shrink your net proceeds. Many DSCR loans carry prepayment penalties, which means a fee if you pay the loan off early. Weigh those before you commit.

Then stress-test the new loan. Ask what coverage looks like in your slowest quarter. If one soft season pushes you below break-even, size the pull smaller. Reserves matter here too. They commonly run around 6 months of PITIA, vary by lender, leverage, and loan size, and step up on larger balances.

Remember what the ratio leaves out. DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation. Treat the number as a lender test, not a profit report.

One practitioner observation: files with strong equity but a first-year booking record often fail on documentation, not math. Clean platform statements that tie to bank deposits move a file forward more than almost anything else.

Using the Proceeds

Where the cash goes changes how the debt behaves. Owners commonly recycle equity into a down payment on another rental. AvantStay’s financing guide notes that owners holding coverage above 1.25 can pull equity for down payments elsewhere, and that 1.5 or higher can mean better terms. Others fund renovations or build reserves. Each is a different bet on the same collateral.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Who This Fits, and Who Should Look Elsewhere

This fits you if you have 12 months of clean hosting records, a 640+ score (most programs want closer to 660, and 700+ unlocks stronger tiers), and equity you plan to redeploy. It also fits owners who want to scale without personal income limits.

It fits poorly if your history is under a year, your coverage is thin even before cash-out, or you need a bigger pull than a 70% cap allows. For standard long-term rentals the cash-out ceiling is around 75% LTV, but STR collateral sits lower at 70%. Rate-and-term at lower leverage may suit you better. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Frequently Asked Questions

Can I refinance a short-term rental with a DSCR loan?

Yes. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Expect about 12 months of hosting history, a 640+ score, and refinance leverage up to about 70% LTV on STR collateral.

Do I need traditional personal-income documentation?

DSCR files skip personal income documentation, since qualification runs on the property’s income. Borrower, entity, asset, credit, and property documents still apply, and a booking history with matching deposits is the core proof.

Can a paid-off property do a cash-out?

Yes, it is still a cash-out refinance. Value and the 70% STR cap set the maximum, then coverage on the new payment may limit it further. Owners often find coverage, not equity, is the binding test.

Does coverage under 1.00 disqualify me?

Not always. Standard STR programs start at 1.00. Reducing the cash-out amount is the simplest fix.

How long after buying can I cash-out refinance?

About 6 months of seasoning is the common expectation, though programs differ. You also need enough operating history for the lender to document income.
