Can an Out-of-State Buyer Get a DSCR Loan With No Local Airbnb History?

Can an Out-of-State Buyer Get a DSCR Loan With No Local Airbnb History?

The Quick Read: Yes, in most cases, because a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and the lender does not care which state the buyer lives in. For a purchase, a third-party income projection or an appraiser’s rent analysis stands in for the property’s missing booking record, so no local Airbnb history is needed to apply.

  • Where you live is not an underwriting category. The property, its income evidence and its legal STR use are.
  • Short-term rental purchases typically run up to 75% LTV, with a 640 credit score minimum and a 1.00 coverage floor on purchases.
  • Refinances and cash-outs run lower: up to 70% LTV on short-term-rental collateral.
  • Most programs expect about 12 months of landlord or host experience. That is the one “history” item that can matter, so confirm it before you pick a property.
  • Legality is on you. Underwriting does not confirm that the property can lawfully operate as an STR.

What “No Local Airbnb History” Actually Means to a Lender

“History” gets used for three different things, and lenders weigh them differently.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

1. Your hosting experience. Many programs in the wholesale network expect about 12 months of landlord or host experience on STR files. It does not have to be in the state you are buying in.

2. Your location. Not an underwriting factor. DSCR loans are business-purpose loans on investment property. They do not carry the distance-from-primary-residence rule that second-home loans use.

3. The property’s booking record. A new purchase may have none under your ownership, or none at all. This is where a projection or appraisal replaces actuals.

So the question splits cleanly. Out-of-state is not the obstacle. Missing evidence is, and evidence can be built from a distance. Lendmire’s complete DSCR loans guide covers the basic mechanics if you want the fundamentals first.

The Three Evidence Paths on a Purchase

Across the wholesale network, a short-term-rental purchase file usually is reviewed on one of three income bases. Which one applies depends on the program and the property.

Path What it is Who produces it Main risk
Actual history 12 months of platform or manager statements Prior owner or manager Seller records can be thin
Market projection Revenue estimate from comparable listings Data tool such as AirDNA Comp set quality
Appraiser rent analysis Market rent on Form 1007 or 1025 Licensed appraiser Long-term rent can run low

Actual statements are the cleanest document when they exist. A projection is the usual fallback on a purchase with no record. The appraiser’s rent schedule (Form 1007 for one unit, Form 1025 for two to four units) is the third option, and some programs have the appraiser add an STR analysis on top.

Most programs also haircut a projection before it counts as qualifying income. The size of the haircut varies by lender, so ask for it up front. It moves the coverage ratio more than most buyers expect.

How the Projection Gets Built When You Are Not There

A remote buyer has no personal data on the property. That is exactly the gap a projection tool fills. AirDNA says its Rentalizer estimates annual revenue from the weighted performance of comparable listings within a 10-mile radius, so the estimate depends on the comp set, not on where the buyer lives.

Two details matter for the file. AirDNA’s help center says its revenue figures include the nightly rate and cleaning fee but not Airbnb host fees, so the number is not net income. And AirDNA’s own guidance on analyzing a short-term rental says a good comp set is built on structural and feature similarity and actual performance, not just proximity. Check that the comps share bedroom count, amenities and a similar guest profile.

Treat the projection as an estimate, not a forecast. An independent review of AirDNA says Rentalizer estimates can run 15 to 30 percent off in thin markets. That is one review, so use it as a caution, not a rule. In small or seasonal markets, build your own numbers on the conservative side.

The Math: Same Property, Two Income Bases

DSCR divides qualifying monthly income by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues. Run it twice before you make an offer.

Picture a remote buyer under contract on a cabin. On the haircut STR projection, coverage lands around 1.25x. The appraiser’s long-term rent schedule on the same cabin comes in lower and the same file sits near 0.95x. The first clears the 1.00 floor that select STR programs use. The second does not.

That gap is the single most useful number a remote buyer can find before offering. If the file only works on the STR basis, confirm that the chosen program actually uses it.

If the long-term basis falls under 1.00, there are paths a lender would review. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A larger down payment can also lift the ratio by reducing the payment. It does not override leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

One caution. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the housing payment only. Repairs, vacancy, management, utilities and capex all sit outside it. Underwrite your own conservative numbers for what you will really earn. National occupancy and daily-rate averages are useful background, but they are not a basis for any one property’s coverage ratio.

What the Lender Reviews When You Are Remote

The file is reviewed on the property and the guarantor, not on distance.

  • Credit. STR programs typically look for a 640 score or better. Higher scores open stronger leverage tiers.
  • Leverage. Purchases run up to 75% LTV on the strongest STR files. Refinances and cash-outs on STR collateral run up to 70%.
  • Reserves. They vary by lender, leverage, loan size and transaction type. Around 6 months of PITIA is common, and larger loans step up. Reserves tend to carry more weight on STR files because the income swings.
  • Loan size. Standard programs reach $3,000,000, with smaller balances routed through select lenders.
  • Entity papers. Buying in an LLC is common, subject to lender program eligibility. Have the operating agreement, certificate of good standing and EIN letter ready. If the property’s state requires a foreign-entity registration for an out-of-state LLC, sort that out before closing.
  • Insurance. The quote must match the actual use as an STR. A standard landlord policy may not cover it.
  • Property type. Manufactured homes, log homes and barndominiums are not offered in the network’s DSCR programs.

In files like these, the quiet failure is rarely distance. It is usually an incomplete insurance quote, an entity document that is out of date, or an income basis the borrower never confirmed with the lender.

Verify Legality From a Distance (This Step Gets Skipped)

Underwriting does not verify that you can legally run the property as a short-term rental. That is your job, and an out-of-state buyer skips it most often. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

A remote checklist:

1. Ask the seller or listing agent whether the property has operated as an STR and request any permit or license.

2. Read the HOA or condo documents for rental-term minimums and STR bans.

3. Confirm with the local permitting office whether new permits are available or capped.

4. Get the insurance quote in writing, naming STR use.

5. Only then trust the projection, because income that cannot be used legally does not count.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

The Thin-Market Appraiser Problem

In a small resort or rural market there may be few STR comps and few appraisers who have valued one. The projection gets shakier and the appraisal may lean on long-term rent. When that happens, go back to the two-basis math above. If the long-term basis does not clear, the options are more equity down, a lower purchase price, or a program that takes the lower coverage with adjusted terms. Reserves also help the file, though they do not replace coverage.

Buyer Profiles and Likely Friction

Buyer Evidence path Likely friction
First STR purchase Projection plus appraisal Experience expectation
Long-term landlord adding STR Projection, landlord record Income basis choice
Remote buyer, seasonal market Projection, strong reserves Thin comps, volatility

Refinances differ. Most refinance files lean on actual operating history, so a property you just bought with a projection will usually need a track record before an STR-basis refinance. Lendmire’s piece How an Out-of-State STR Buyer Qualifies With No Local Rental History covers that sequence.

Key Terms Defined

DSCR. Debt service coverage ratio: qualifying monthly income divided by the monthly housing obligation.

PITIA. Principal, interest, taxes, insurance and association dues, the full monthly obligation.

Rentalizer. AirDNA’s tool that estimates STR revenue from comparable listings.

Form 1007 / Form 1025. Appraisal forms for market rent on one-unit and two-to-four-unit properties.

Haircut. The reduction a lender applies to projected income before it counts.

Red Flags in a Lender Match

  • A lender that quietly uses long-term rent without telling you.
  • No clear answer on how much of a projection is counted.
  • No active lending in the property’s state.
  • A promise to approve before the file is reviewed. Every file is underwritten individually.

Frequently Asked Questions

Do I need my own Airbnb track record to buy out of state?

Usually not an Airbnb record on this specific property, but most STR programs expect about 12 months of landlord or host experience. Ask each lender whether long-term landlord experience counts.

Does my home state affect approval?

No. The review focuses on the property, its income evidence, your credit and your reserves. The distance rule applies to second-home loans, not DSCR investor loans.

Can projected income qualify a purchase with no history?

Yes, on many programs, usually after a haircut. Refinances generally ask for actual history instead.

What if the projection is too low?

Run the long-term rent basis, add equity, lower the price, or look at a select lender that accepts lower coverage with adjusted leverage and terms. Subject to lender guidelines.

Can I buy in an LLC?

Often yes, depending on program guidelines. Have your entity documents current before you submit.
