The Quick Read: Yes, in most cases an LLC can be the borrower on a short-term-rental DSCR loan, and many programs also accept a partnership entity, because the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, while the individual owners usually still sign a personal guarantee and go through credit review. The entity holds title. The people behind it still get reviewed.
- The entity can be the borrower, but acceptance of a given entity type depends on the program.
- Owners above a lender’s ownership threshold typically guarantee the loan personally.
- The Airbnb itself is tested on its income, not on your personal income or debt-to-income ratio.
- On short-term-rental collateral, a purchase typically reaches up to 75% LTV, and a refinance or cash-out reaches up to 70%.
- Partners change who signs and who gets a credit check. They do not change how the property is tested.
Who Can Actually Be the Borrower?
An individual, a single-member LLC, and a multi-member LLC are the most common borrowers on these files. Partnerships, trusts, and layered entities are accepted by some programs and not others. Across our wholesale network, the answer depends on the lender, and a broker’s job is to match the structure to a lender that takes it.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Short-term-rental (STR) means a property rented by the night or week, usually through a platform like Airbnb. DSCR means debt service coverage ratio, which is the property’s rental income divided by its monthly housing payment.
| Borrower type | Typically accepted? | Who usually guarantees | Friction point |
|---|---|---|---|
| Individual | Yes | The borrower | No entity shield on title |
| Single-member LLC | Yes, per program | The sole owner | Entity papers must be in order |
| Multi-member LLC | Yes, per program | Owners above the threshold | Weak credit for one owner |
| General or limited partnership | Program-specific | Partners, per program | Fewer lenders accept it |
| Trust | Program-specific | Trustee or grantor | Vesting rules vary |
| LLC owned by another LLC | Program-specific | Underlying individuals | Owners must be identified |
LLC-titled loans are available subject to lender program eligibility, so confirm the entity type before you sign a contract.
What About a Handshake Partnership With No Entity?
A verbal or informal partnership is not a borrower. A lender cannot lend to an agreement that has no legal existence. The partners generally have two clean choices: form an LLC and buy in its name, or let one person take title individually and settle the economics privately.
Most partners choose the LLC. It puts the ownership split in writing and gives the lender a defined entity to review.
Does the LLC Remove My Personal Liability?
Not on the loan. The LLC can help with property-level claims, but the owners’ personal guarantee usually makes the loan recourse to them. If the property fails to pay, the lender can look past the entity to the guarantors.
Guarantee waivers exist only in special programs and are rare. A first-time investor should not plan around one. The LLC protects some things and not others, and the loan falls on the not-others side.
Here is the one regulatory point worth knowing. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Truth in Lending summary treats credit to acquire or improve non-owner-occupied rental property as business-purpose credit. The ABA Banking Journal adds that an individual’s consumer-purpose loan stays covered even when an LLC guarantees it. The entity is not a magic wrapper, because the loan’s purpose still counts.
How Do Lenders Treat Each Partner?
Each guarantor is reviewed on credit, reserves, and identity. Reserves are cash left over after closing, usually counted in months of PITIA. PITIA means principal, interest, taxes, insurance, and association dues, the full monthly housing cost.
Most programs set an ownership threshold. Owners at or above it must guarantee, and the cutoff varies by lender. Owners below it may be excluded from the guarantee, but only if the program allows that.
Here is what that means in practice:
- A weak-credit partner can hurt the file. Across our network, most programs want a score around 660, and a 620 floor exists in parts of the network. STR files typically expect 640 or higher, and 700+ unlocks the strongest leverage tiers.
- A silent investor may be able to stay off the loan. That works only if the investor sits below the guarantee threshold and the program permits it.
- Reserves are reviewed at the guarantor or entity level. Reserves commonly run around 6 months of PITIA, but they vary by lender, leverage, and loan size, and the entity’s account has to document them.
- Credit files are pulled per guarantor. The lender looks at each person’s credit, and the program decides how those scores are weighed.
Pick your guarantors before you pick a lender. That choice narrows the field more than any other single decision.
How Does the Airbnb Itself Qualify?
The property is tested on its income, whoever owns it. Rental income is divided by PITIA, and no personal debt-to-income ratio is calculated. The result is the coverage number, and it works the same for one owner or five.
For an STR, the income can come from a few places. Some programs use actual booking history. Others accept a market projection from a data provider. Some accept an STR-specific appraisal. AirDNA explains that DSCR asks whether rental income covers the loan payments and that its data is used for revenue forecasts. Programs differ on which method they accept, and the choice can decide whether a deal clears.
An STR appraisal is different from the standard rent schedule, Form 1007, which reflects long-term rent. A 1007 can understate what a well-run Airbnb earns.
In our network, the program floor on STR files is 1.00 on a purchase and 1.00 on a refinance. Stronger ratios open better pricing and leverage. Where select lenders take coverage below 1.00, leverage and terms adjust accordingly.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
What Leverage and Credit Should an Entity Expect?
These ranges come from the select lenders in our wholesale network. They are typical, not promised, and every file is underwritten individually.
- Purchase: up to 75% LTV on the strongest STR files. LTV means loan-to-value, the loan as a share of the property’s value.
- Refinance or cash-out: up to 70% LTV on short-term-rental collateral, versus up to 75% on cash-out for standard long-term rentals.
- Credit: typically 640 or higher on STR files.
- Experience: about 12 months of hosting history is typically expected.
- Loan size: up to $3,000,000 on standard programs. Above $2,500,000 the network generally holds to 30-year fixed structures.
Property type matters too. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs, so an entity buying one of them needs a different financing path.
A bigger down payment can lower the payment and lift the coverage number. It does not erase leverage caps, credit floors, or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage.
Two Partner Scenarios
These are modeled examples, not market data.
Scenario one: two partners, 50/50, one stronger credit profile. Both owners are above any typical guarantee threshold, so both would normally be reviewed. The property clears roughly 1.1x on the income method the program accepts. Partner A has strong credit. Partner B sits near the minimum score. The weaker score can limit the leverage tier or the lender choices, even though the property’s coverage is fine. The fix is usually a lender with a lower credit floor, a lower LTV, or a restructured ownership split, subject to program terms.
Scenario two: one active partner and one silent investor. The active partner owns a large majority through the LLC, and the silent investor holds a small minority. If the program’s guarantee threshold sits above the minority stake, the silent investor may not need to guarantee. The active partner carries the loan personally. The operating agreement should say so clearly, along with how the investor gets paid.
In both cases, the property test stayed the same. Only the guarantee and credit review changed.
What Documents Does an Entity File Need?
Assemble these before you apply:
- Articles of organization or the partnership agreement
- Operating agreement, showing ownership percentages and who can sign and borrow
- Certificate of good standing
- EIN letter
- Entity bank account statements, for reserves
- Government ID for every guarantor
- Insurance quote naming the entity
Lenders also want the borrowing authority in writing. A resolution authorizing a named person to sign for the entity heads off a common delay.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Form the Entity First, Not After
Buy directly into the LLC. Moving a mortgaged property into an LLC afterward can trigger the due-on-sale clause, which lets a lender call the loan. Forming the entity before you go under contract avoids that problem.
If the property is already owned in a partnership, the vesting question is different. The complete DSCR loans guide explains the loan basics behind all of this.
What Do Partners Need to Settle Before Applying?
The lender reviews the operating agreement for authority, but it does not referee your partnership. Settle these among yourselves, with an attorney:
- What happens if one partner stops contributing cash
- How a buyout or exit is priced
- Who decides to sell or refinance
- How each partner shares the exposure if the loan goes into default
A DSCR file with a fuzzy operating agreement is a stalled file. A more affordable fix is a clear document before the contract is signed.
Common Mistakes
- Assuming the LLC replaces the guarantee. It usually does not.
- Treating 1.00 as profit. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.
- Letting a weak-credit partner hold a large stake. That can limit leverage tiers and lender options.
- Skipping the income method question. Booking history, a projection, and an STR appraisal can produce different coverage numbers.
- Moving title after closing. That can set off the due-on-sale clause.
Across STR files we place, the weakest ones are rarely the property. They are usually an entity paper trail that does not match what the borrower described.
Key Terms Defined
Borrower: the person or entity named on the note and the title.
Guarantor: an individual who personally promises to repay the loan if the entity does not.
Vesting: the exact name that appears on the note, title, and insurance.
PITIA: principal, interest, taxes, insurance, and association dues, the monthly cost the rent must cover.
Non-recourse: a loan where the lender can only claim the property, not the owners personally. It is rare on these files.
Seasoning: the waiting period a lender wants before a refinance. About 6 months is the common expectation on cash-out refinances.

Frequently Asked Questions
Can a limited partnership or general partnership borrow directly on an Airbnb DSCR loan?
Some programs accept it, and many prefer an LLC. A partnership is a legal entity, so it can be a borrower where the program allows. Acceptance is program-specific, so the structure should be matched to a lender before you commit to a contract.
Who has to sign the personal guarantee in a multi-member LLC?
Typically, owners at or above the lender’s ownership threshold sign. The cutoff varies by lender. Owners below it may be left off if the program permits, but a lender can still ask for additional guarantors.
What if one of my partners has weak credit?
It can limit the leverage tier or the lender choices, even when the property’s coverage is strong. STR files typically expect a score of 640 or higher. Options include a lender with a lower floor, lower leverage, or a different ownership split.
Can we use a refinance or cash-out instead of a purchase?
Yes, subject to program terms. On short-term-rental collateral, refinance and cash-out typically top out at up to 70% LTV, and about 6 months of seasoning is the common expectation. The coverage floor on a refinance is 1.00, and the entity and guarantor reviews work the same as on a purchase. For that case in more depth, read Lendmire’s piece on whether an LLC partnership can borrow on a DSCR Airbnb cash-out: Can an LLC Partnership Borrow on a DSCR Airbnb Cash-Out?
Do I need an LLC to get a DSCR loan on an Airbnb?
No. Many programs let an individual take title. The LLC is a choice about liability, privacy, and partner structure. It does not change how the property is tested.
