The Quick Read: Yes, an LLC or a multi-member LLC can borrow to buy or refinance an Airbnb, usually through a business-purpose DSCR loan where the entity takes title, one or more owners sign a personal guaranty, and the lender looks mainly at the property’s rental income rather than the owners’ personal income. A general partnership or limited partnership is a harder fit, so most partners hold the deal in an LLC instead. Passing the rent test does not mean the property makes money.
- The LLC is the borrower and owns the property. The owners usually guarantee the debt personally.
- Agency loans (the standard owner-occupant mortgage products) are built for individuals, so an entity-owned Airbnb typically goes the DSCR route.
- On short-term rentals, select programs in Lendmire’s wholesale network go up to 75% LTV on a purchase, with a 640 minimum score and about 12 months of hosting history.
- An LLC does not shield you from a debt you guaranteed.
What Kind of Business Loan Are You Actually Asking For?
Two very different products hide behind the phrase business loan. One is an operating loan for a company: working capital, equipment, a credit line. The other is a loan secured by the Airbnb itself, sized on what the property earns. For buying or refinancing a rental, you want the second one.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
A DSCR loan is that second product. DSCR stands for debt service coverage ratio, which compares the property’s rent to its full monthly housing payment. Lenders call that payment PITIA: principal, interest, taxes, insurance, and any association dues. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide walks through the full mechanics.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
Agency loans are the exception for entities. Those programs are built around individual borrowers who sign the note and hold title personally, so an LLC cannot be the borrower on one. If you want the LLC on title from day one, you are in non-agency territory. The tradeoff is more flexible documentation in exchange for terms that differ from agency products.
Which Entities Can Borrow, and Which Ones Struggle?
A single-member or multi-member LLC is the cleanest vehicle. LLC borrowers are accepted on these programs, subject to lender program eligibility, and lenders see them constantly. A general partnership or limited partnership is far less common as a DSCR borrower. Eligibility for those structures is program-specific, and many lenders simply prefer an LLC. If your deal is currently a handshake partnership, the practical move is to form an LLC and put the partners in it.
| Entity | Who signs | Guaranty expectation | Airbnb fit |
|---|---|---|---|
| Single-member LLC | The one member | Owner guarantees | Common, clean |
| Multi-member LLC | Authorized member(s) | One or more owners guarantee | Common, extra paperwork |
| General partnership | Partners | Partners already liable | Rare, program-specific |
| Limited partnership | General partner | Varies by program | Rare, program-specific |
Liability matters here too. Owners of a general partnership are personally responsible for the business’s debts. Limited partners and members of a limited liability partnership typically have protection. An LLC gives its members that protection by default, which is one more reason lenders and investors favor it.
Key Terms Defined
Business-purpose loan: a loan made to buy, improve, or refinance a property you rent out rather than live in.
DSCR: the ratio of a property’s monthly rent to its full monthly housing payment.
PITIA: principal, interest, taxes, insurance, and association dues, the payment the rent has to cover.
Personal guaranty: a separate signed promise by an owner to repay the loan if the LLC does not.
Operating agreement: the document that lists a LLC’s members, ownership shares, and who may sign and borrow.
Vesting: how the property’s title is held, meaning the exact name on the deed.
Due-on-sale clause: a mortgage term that lets the existing lender demand repayment if the property is transferred.
How the Loan Works, Step by Step
1. Form the entity before you contract. You need articles of organization, an operating agreement, and an EIN. Many lenders also ask for a good-standing certificate and a borrowing resolution.
2. Make sure the operating agreement grants authority. Underwriters want to see members, ownership percentages, and who can sign, borrow, and pledge the property. Silence on borrowing usually triggers an amendment or resolution. Manager-managed and multi-member LLCs get the closest look.
3. The entity borrows and the owners guarantee. The LLC signs the note and mortgage. One or more members sign a separate guaranty. The lender then reviews your personal credit and assets.
4. Match names everywhere. The LLC name should be identical on the application, the title, and the insurance policy. A named insured that differs from the vesting is a classic file snag.
5. Order the appraisal. On a short-term rental, appraisers typically use forms that estimate market rent and operating income, and an appraiser with short-term-rental experience helps.
6. Prove the income. More on that below.
Four things decide the outcome: how well rental income covers the payment, guarantor credit and reserves, clean entity documents, and whether short-term rental is allowed at the address.
What Leverage, Credit, and Coverage Look Like on an Airbnb
Short-term rental files sit under tighter limits than standard rentals. Across the select lenders in Lendmire’s network, a short-term-rental purchase typically reaches up to 75% LTV on the strongest files. Short-term-rental refinances and cash-out refinances top out around 70% LTV. A standard long-term rental cash-out goes to about 75%, so the short-term-rental ceiling is lower.
Credit is the next filter. Short-term rentals generally need a 640 minimum score, and stronger scores open better leverage. Lenders also look for about 12 months of landlord or hosting history. Loan sizes run up to $3,000,000 on standard programs.
Coverage works the same way. On a short-term-rental purchase the coverage floor is 1.00. On a short-term-rental refinance it is also 1.00. For rentals generally, 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Stronger ratios usually earn better pricing and more leverage.
Reserves vary by lender, leverage, loan size, and transaction type. About six months of PITIA is common. These are typical ranges from select wholesale-network guidelines, not commitments, and every file is underwritten individually.
One more limit: manufactured homes, log homes, and barndominiums are not offered through these DSCR programs.
A bigger down payment helps, but only so far. It lowers the payment and can lift the ratio. It never erases a leverage cap, a credit floor, a reserve rule, or a property-eligibility rule. The strongest files clear both tests: enough equity and enough rental coverage.
How Is Airbnb Income Proven When an LLC Owns It?
Lenders evidence short-term-rental income in one of three ways: booking history, a projection, or a rent schedule from the appraiser. If you have a track record, the history carries weight. If you are buying your first Airbnb, a projection built on comparable listings usually stands in, and that is where hosting-experience requirements come into play.
Expect to provide the address and unit count so the projection runs on the right comparables. Expect to document that short-term rental is permitted at the address, including association documents where they apply. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Here is the part that trips up new investors: DSCR compares rent to PITIA and nothing else. Repairs, vacancy, management fees, utilities, cleaning, and capital expenses all sit outside the calculation. A property can clear 1.00 and still lose money each month. Treat the coverage number as an entry ticket, not a profit forecast.
Personal Guaranty and Partner Risk
The guaranty is the piece most investors underestimate. When you guarantee an LLC’s loan, you are promising to pay it personally. Don’t expect the LLC to protect you from the loan itself.
Multi-member deals add questions:
- Who has to sign? Programs differ on how much ownership triggers a guaranty. A minority partner may or may not need to sign, depending on the lender’s threshold.
- Whose credit counts? With two guarantors, some programs blend scores and others let the lower score drive terms. Check before you pick which partner is on the application.
- What if one partner pays? Have an attorney line up the operating agreement with the guaranty, so a partner who covers a shortfall can be repaid.
Partner disagreement is the biggest non-credit risk. Settle buyout, default, and exit terms in writing before you apply, not after a bad month.
A LLC’s protection also depends on how you run it. Courts can look past an LLC when records and finances are mixed together, as InCorp’s overview of personal asset protection explains. Keep a separate bank account, route Airbnb payouts into it, and carry insurance written in the LLC’s name.
Can You Move an Already-Mortgaged Airbnb Into an LLC?
Technically yes, but it is the messy route. A deed transfer can trigger the due-on-sale clause in your existing mortgage. WealthCounsel notes that the federal law protecting certain transfers does not cover transfers into an LLC. Many servicers never act on a performing loan. That is luck, not protection.
The cleaner paths are to buy in the LLC from the start or to refinance into it.
Across DSCR files like this, entity-document problems cause more delays than credit problems do. An operating agreement that never mentions borrowing authority, or a deed in a name that does not match the application, are routine problems. Fixing them before the file reaches a lender keeps the deal moving smoothly.
Owner Use, Business Status, and Reporting
Business-purpose treatment depends on you not living in the property. The CFPB’s Regulation Z commentary treats credit to acquire, improve, or maintain a non-owner-occupied rental as business credit, but the special treatment fails if you expect to occupy the property more than 14 days in the coming year. For an Airbnb owner who likes using their own listing, that matters. Plan your personal stays accordingly.
Business-purpose loans also carry fewer consumer-style disclosures. That is not a perk. It means you should read the note and the guaranty closely yourself.
As for ownership reporting, FinCEN’s beneficial ownership page states that the rule now exempts U.S.-formed entities and their owners, while foreign-formed companies registered in the U.S. still report. Lenders run their own entity and identity checks regardless. Treat the current exemption as a present fact, not a permanent one.
Three Quick Scenarios
Single-member LLC, first Airbnb. Picture an investor buying a cabin-style rental through a new LLC. There is no hosting history, so the file leans on an appraiser’s rent schedule and a projection. The investor needs a 640 or better score, reserves, and written confirmation that short-term rental is allowed. The purchase tops out at 75% LTV. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Multi-member LLC, two partners. Say two friends own the entity 60/40. The larger partner clears the lender’s guaranty threshold, and the smaller partner may or may not need to sign. If both sign, the lower score might drive terms. Their operating agreement should say who can sign and how a defaulting partner is handled.
Partnership already owns the Airbnb. Consider a general partnership that has hosted for over a year. The history helps the income case. The entity type is the obstacle. The simplest fix is forming an LLC, moving title in a refinance, and confirming the lender’s eligibility for that structure. Coverage between 1.00 and low 1.2 territory would be typical to review, with sub-1.00 files available through select lenders with adjusted leverage and terms.
Mistakes That Cost Investors Time
- Taking payouts into a personal account. It muddies the income trail and weakens the LLC.
- Buying personally, then deeding to the LLC later. This risks the due-on-sale clause.
- Vague ownership splits. Lenders want percentages that match the operating agreement.
- Assuming the LLC’s credit drives lender review. A new LLC has no credit history, so lenders look to the owners.
- Confusing coverage with cash flow. Clearing 1.00 only means rent covers the payment.
- Mismatched names. The deed, insurance, and application should all show the same entity.

Frequently Asked Questions
Can a brand-new LLC get a loan on an Airbnb?
Usually yes, because the lender looks to the property’s income and your personal credit rather than the LLC’s history. A new LLC has no credit file of its own. Expect to provide entity documents, reserves, and, for a short-term rental, either hosting history or a projection, subject to lender guidelines.
Do all partners have to sign the personal guaranty?
Not always. Programs set their own ownership thresholds, so a minority owner may be excused while a larger owner must sign. If two partners guarantee, the lower score can influence terms on some programs. Ask about the threshold before you decide who goes on the application.
Can I get an LLC loan as a first-time Airbnb host?
Often yes, but short-term-rental programs typically expect about 12 months of hosting experience. Without it, a file may need a different structure, more cash down, or a long-term-rental underwriting approach. A projection from comparable listings can help support the income side.
Does the LLC protect me from the loan?
No. Once you sign a guaranty, you are personally responsible for that debt if the LLC does not pay. The LLC still helps with other liabilities, such as guest or premises claims, as long as you keep finances and records separate and carry proper insurance.
Will an LLC loan show a positive cash flow if DSCR clears 1.00?
Not necessarily. DSCR measures rent against the housing payment only. Vacancy, repairs, management, utilities, cleaning, and capital expenses are outside the calculation. Run your own operating budget before you buy.
