The Quick Read: Yes, but only if the property is re-declared as a non-owner-occupied investment property at the refinance. The new loan then qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, instead of on your personal income.
- Occupancy flips from second home to investment property at the refinance.
- Short-term-rental refinances typically run up to 70% LTV across select lenders in Lendmire’s wholesale network.
- Expect a 640 credit minimum and about 12 months of hosting history.
- Coverage is tested on the new payment, with 1.00 as the floor on select programs.
You can’t relabel the old loan. You replace it with a different loan, and the property’s use has to match the paperwork.

Why Does the Second-Home Label Have to Change?
A second home is meant for the owner’s own use, and a full-time Airbnb is a rental business. The two don’t fit on one loan. Fannie Mae’s Selling Guide shows the conflict. Its second-home definition requires the borrower to occupy the property for part of the year and keep exclusive control. It also excludes rental properties and timeshares. Rental income found on a second home can’t be used to qualify. That is agency contrast only. DSCR loans are not agency products, and agency rules don’t set their terms.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The business-purpose exemption in 12 CFR 1026.3 turns on the primary purpose of the credit. The federal consumer-finance regulator’s commentary says the creditor determines that case by case. It isn’t a label a borrower picks.
Second Home vs. DSCR Investment Property
| Factor | Second-home loan | DSCR investment loan |
|---|---|---|
| What is tested | Borrower income and debts | Property rent vs. payment |
| Rental income | Can’t qualify the borrower | The basis of the file |
| Personal use | Required | Not the purpose |
| Entity title | Usually individual | LLC possible, subject to program terms |
| Airbnb as a business | Doesn’t fit | Fits on programs that allow STR |
How Does the Conversion Work, Step by Step?
The refinance is a new loan that pays off the old one. Each step below has a place where files fail.
1. Confirm the rental is legal. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A lapsed permit or an unread HOA rule is a common failure point.
2. Re-declare occupancy. The property becomes non-owner-occupied investment at the refinance. Your own stays are no longer the purpose of the loan.
3. Document the hosting income. Lenders typically want about 12 months of history, shown through platform payout statements and matching bank deposits. Gaps and mismatches slow review.
4. Order the appraisal. The appraiser sets value and supplies a rent schedule on Form 1007 for single-family or Form 1025 for two to four units. That schedule is long-term market rent. It often runs well below what a busy Airbnb earns.
5. Test coverage. Monthly rent divided by PITIA (principal, interest, taxes, insurance, HOA dues) gives the ratio. Run it on the new payment, not the old one.
6. Test leverage. Equity against the LTV cap is one test. Rental coverage is the other. The weaker test sets the loan amount.
7. Close and pay off the old loan. The proceeds retire the second-home mortgage. Any remainder is cash to you, if you took cash out.
What Do Lenders Look At?
Across the wholesale network, the same handful of items decide most files. Lenders typically weigh hosting history, appraised value, credit, reserves, legal STR status, and coverage on the new payment.
On leverage, STR refinances typically top out around 70% LTV, and an STR cash-out is also around 70%. An STR purchase can reach 75%. Standard long-term rentals run higher, so owners often find they can pull less equity than they expected. Credit minimums for short-term rentals sit around 640 on most files. Select programs start at 1.00 coverage on a refinance, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common. Loan sizes run up to $3,000,000 on standard programs. Not offered: manufactured homes, log homes, and barndominiums. They fall outside these DSCR programs. Everything here is subject to lender guidelines and individual underwriting, and none of it is a commitment to lend.
Programs also differ on how they count STR income. Some accept actual hosting history, some allow a market projection from a data tool, and some prefer the appraiser’s rent schedule. Ask which path applies before you apply. Many DSCR lenders don’t lend on short-term rentals at all, so program choice matters.
No Hosting History? Here Are Your Options
This is a common snag with second homes. Personal use means thin records, and a lender can’t count income that isn’t documented.
You have three realistic paths. First, keep the second-home loan, host in line with its rules, and build records until the history is there. Second, refinance on a program that leans on the appraiser’s long-term rent schedule, accepting that the coverage number may be lower. Third, wait out the gap and decide then whether a refinance still makes sense. Waiting is a legitimate plan. A file with a clean 12-month record usually gets a cleaner review than a rushed one.
Three Scenarios
These are illustrative, not quotes of current terms.
Strong history, modest cash-out. An owner has a full year of platform statements and bank deposits that match. Coverage on the new payment clears the floor with room to spare. Equity is the only limit, so the file sizes to the 70% STR refinance cap.
Coverage binds before equity. Another owner has plenty of equity and wants to pull the maximum. The larger loan raises PITIA, and coverage drops toward 1.00. The file has to be sized down to clear both tests. Here’s the catch: the equity cap wasn’t the problem. The payment was.
Thin history. An owner who mostly uses the cabin has four months of bookings. The honest answer is to wait, or to use a program that relies on appraiser rent and accept the tradeoffs.
Clearing 1.00 is also not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the ratio, and a short-term rental carries more of those than most long-term rentals.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Should You Switch or Keep the Second-Home Loan?
| Your situation | Likely fit |
|---|---|
| Light hosting, regular personal stays | Keep the second-home loan |
| Mixed use, thin records | Keep, build history, revisit |
| Run as a rental business, 12+ months of history | DSCR refinance |
| Want to pull equity for the next purchase | DSCR cash-out, sized to both tests |
Switching costs you something. You give up a possibly lower second-home payment, you take on closing costs, and your coverage is tested on a new, larger balance. If the property is really a rental business, those costs usually buy you the right label. If it’s mostly your getaway, they usually don’t.
Mistakes That Sink These Files
Keeping the second-home label while renting full-time is the big one. Agency second-home rules bar rentals and management-firm control of occupancy, and lenders are expected to look into red flags such as a property listed for rent online right after closing. Misstating occupancy is treated as fraud. Skip that route.
Other common problems: assuming the appraiser will count Airbnb revenue, running coverage on the old payment, missing entity documents on LLC files (subject to program terms), and treating DSCR as meaning no paperwork. Documentation is lighter on personal income, but property evidence still matters: hosting history, appraisal, credit, and reserves.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined
Second home: A property the borrower occupies part of the year for personal use, financed on the borrower’s income.
Non-owner-occupied: A property the borrower doesn’t live in, financed as an investment.
PITIA: Principal, interest, taxes, insurance, and HOA dues, the payment side of the DSCR ratio.
Form 1007: The appraiser’s single-family rent schedule, which reflects long-term market rent.
Hosting history: Platform payout statements and matching bank deposits showing past short-term-rental income.
Frequently Asked Questions
Can I keep my second-home loan and just rent the place on Airbnb?
Not as a full-time business. Second-home rules require personal use and bar rental properties, and rental income can’t qualify the borrower. If the property operates as a rental business, the loan should be an investment loan.
Do I need booking history to refinance?
Typically about 12 months of hosting history is expected on short-term-rental files. Some programs lean on the appraiser’s rent schedule instead, though coverage may come out lower.
Can I take cash out when I switch?
Yes, on an STR cash-out up to around 70% LTV, subject to lender guidelines. Coverage is tested on the larger payment, so coverage often binds before equity does.
Can I still stay at the property after the refinance?
The loan is written as an investment property, so the purpose is rental, not personal use. Talk through your intended use with your broker before you apply so the file matches reality.
Does a 1.00 coverage ratio mean the property cash flows?
No. The ratio compares rent to PITIA only, so repairs, vacancy, management, utilities, and capex fall outside it.
