Can You Get a Mortgage on a Condotel You Plan to Run on Airbnb?

Can You Get a Mortgage on a Condotel You Plan to Run on Airbnb?

The Quick Read: Yes, but usually not with a standard agency mortgage, because those programs exclude hotel-operated condo projects, so the realistic route is a DSCR loan placed with a smaller group of select lenders that will review a condotel.

  • Agency loans exclude the building, so a strong personal pre-approval does not fix it.
  • DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Short-term rental purchases typically run up to 75% LTV, with a 640 minimum score and a 1.00 coverage floor.
  • Expect about 12 months of hosting history, and expect the operator agreement to be part of the file.
  • Many condotels limit owner-listed Airbnb use, so read the declaration before you offer.

The question hides a contradiction. A true condotel usually runs rentals through a hotel operator, which may leave you no say over listing it yourself. The lending answer and the Airbnb answer have to be solved together.

What Counts as a Condotel (and What Doesn’t)?

A condotel is a condo project managed and operated like a hotel, even though individual units have separate owners. Typical traits are a front desk, daily housekeeping, a central reservation system, and mandatory participation in a rental pool. A condo that merely allows short-term rentals is a different animal.

That difference drives everything. Lendmire’s own piece How to Get a Short-Term Rental Loan on a Condotel Airbnb covers the file-level detail. The table below shows the three common situations.

Situation Who controls rentals How a lender views it
True condotel Hotel operator or rental pool Narrow lender pool, operator paperwork
Condo allowing STR You, within HOA rules Project review, no hotel exclusion
Condo banning STR Nobody (rentals barred) Not a short-term rental file

The middle row is the easier file, though it still depends on HOA rules and project eligibility. Some practitioners treat a project as primarily transient when most units rent short-term, and an underwriter’s judgment can tip a borderline building either way.

Why Do Standard Mortgages Reject Condotels?

Agency mortgages reject condotels because the building is ineligible, regardless of the borrower. Fannie Mae’s Selling Guide section on ineligible projects lists projects managed and operated as a hotel or motel, even when units are individually owned. Freddie Mac’s Seller/Servicer Guide likewise lists condominium hotels and similar transient housing, along with timeshare projects and projects in litigation.

Fannie Mae’s Condo Status Finder adds that projects managing daily or short-term rentals cannot be financed, and it names condotel characteristics and short-term rentals as common reasons for an ineligible status.

Two things follow. A large down payment does not change the outcome, because the exclusion never looks at your equity. And a conventional pre-approval can collapse once the lender reviews the project. Agencies are the contrast here, not the path. DSCR programs review the property and project on their own terms.

Can You Run It on Airbnb Yourself?

Often you cannot, or not fully. Where a rental program or operator holds exclusive rights, you may not control pricing, owner-use days, or the booking platform. Many condotels limit or bar owner-listed Airbnb use for that reason. Check the declaration and operator agreement before you offer, since neutral sources do not set one universal rule.

This matters for lending too. If the operator controls the rentals, then operator statements become your income history, and the operator agreement goes in the file. If your plan depends on self-listing and the documents forbid it, the plan fails before the loan does.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Loan Paths Exist for a Condotel?

DSCR is the main path. Across the wholesale network Lendmire works with, a DSCR loan compares rent to the full monthly obligation (principal, interest, taxes, insurance, and HOA dues). It does not lean on traditional personal-income documentation or debt-to-income ratios, which also helps investors who have outgrown agency limits on financed properties. For the broader mechanics, the complete DSCR loans guide walks through the structure.

Here is how short-term rental files typically look on most programs we place with, subject to lender guidelines:

Factor Typical STR guidance
Purchase leverage Up to 75% LTV
Cash-out or refinance Up to 70% LTV on STR collateral
Credit score 640 minimum
Coverage floor 1.00 on purchases and refinances
Hosting history About 12 months
Loan size Up to $3,000,000 standard

The ceiling is 75% on a purchase, never 70%. A condotel can land lower than those ceilings, because lenders willing to take one tend to price the added project risk into leverage and terms. Finding one of those lenders is the main challenge, and a broker with a deep lender network helps because appetite for condotels differs sharply from one program to the next. Scotsman Guide’s reporting on non-QM condotel financing makes the same point: non-QM offers the most flexibility, but specialist lenders are scarce and valuation is a hurdle.

Reserves vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common, and larger loans typically step up.

How Do Lenders Count Airbnb Income?

Lenders count documented income, not projected gross bookings. Short-term income is typically documented with a 12-month history or a market data report, and for a condotel the operator’s or rental program’s statements are the natural history document. Gross revenue is not qualifying income, because the lender looks at what the unit actually produced or what market data supports.

Coverage works like this. Take the monthly rental income and divide it by the full PITIA. If a unit earns rent that comfortably covers the obligation, the file lands above 1.00, and stronger ratios open better pricing and leverage. If coverage lands below 1.00, a separate path exists through select lenders in the network, with leverage and terms adjusted. Those are different programs, not one program with a moving floor.

Here is the part that trips people up. Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishing, and capex sit outside the ratio. In a condotel the operator’s cut sits outside it too, so a file can pass on coverage and still leave thin cash flow. Lendmire’s how to run your numbers before calling a mortgage lender is a good place to stress-test that gap.

A practitioner note: condotel files that stall rarely stall on the borrower. They stall on the project, when the operator agreement, HOA financials, or litigation disclosures raise questions the lender cannot get past. Gathering those documents before you make an offer saves the most pain.

What Do Lenders Review in the Building?

Lenders review the project as closely as the borrower. Expect them to look at the condo documents, the rental or operator agreement, HOA financial health, litigation, and investor concentration. An investor-side forum post from a lender-side contributor on why condotels are difficult to fund lists the recurring concerns: income uncertainty, operator risk, market volatility, HOA issues, and valuation.

Valuation deserves its own mention. Comparable sales for hotel-operated units are scarce, so appraisals can come in light, and a light appraisal shrinks the loan at a given LTV.

Pre-Offer Checklist

Request these before committing:

  • Rental or operator agreement. It shows who controls listings, pricing, and owner use.
  • Operator income statements. They stand in for hosting history.
  • HOA budget and financials. Lenders weigh the association’s health.
  • Litigation disclosures. An active suit can sink a project.
  • Declaration and owner-use limits. They decide whether Airbnb self-listing is even allowed.

Declare your intended use honestly. Misstating occupancy or rental plans is a real risk to the file.

Is a Condotel a Good Investment Decision?

It depends on what you are optimizing for. A condotel can work for an investor who wants hands-off operation, accepts the operator’s split, and has the cash position to absorb a narrower lender pool. It tends to be the wrong choice for an investor whose plan depends on controlling pricing and guest experience, or who needs an easy exit.

Exit is the quiet risk. Resale buyers face the same financing limits, so the buyer pool is thinner. Investor commentary on condo hotel economics describes slow sales and fees that make deals look weak. That is opinion, not data, but it matches what the file math suggests: pass the coverage test, then check what is left after the operator’s share.

If a condotel does not fit, the practical alternative is an ordinary condo or house where short-term rentals are allowed and you control the listing. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

  • Condotel: a condo project operated like a hotel, with individually owned units.
  • Rental pool: an arrangement where owners’ units are rented together under one operator.
  • DSCR: monthly rental income divided by the full monthly housing obligation.
  • PITIA: principal, interest, taxes, insurance, and association dues.
  • Non-warrantable: a project that agency programs will not buy loans in.

Frequently Asked Questions

Can you get a mortgage on a condotel?

Yes, but through select lenders offering DSCR or other non-QM programs, not through agency mortgages. The pool is smaller, and each lender reviews the project as well as the borrower, subject to lender guidelines.

Can I finance a condotel I plan to use on Airbnb?

Possibly, if the declaration and operator agreement allow your plan. Many condotels route rentals through an operator, so self-listing may not be permitted. When it is, short-term purchase files typically run up to 75% LTV with a 1.00 coverage floor.

Is a condo listed on Airbnb a condotel?

No. A condo whose owners list on Airbnb is not a condotel unless the project operates like a hotel. It still faces HOA and project-eligibility questions, but it avoids the hotel-operation exclusion.

Do I need rental history to qualify?

Short-term programs typically expect about 12 months of hosting history or a market data report. For a condotel, operator statements usually serve as the history.

Can I buy a condotel through an LLC?

Often yes, subject to lender program eligibility.
