Does a DSCR Lender Accept Airdna Projections for a Condotel Airbnb?

Does a DSCR Lender Accept Airdna Projections for a Condotel Airbnb?

The Quick Read: Sometimes. Select DSCR lenders will count an AirDNA-style projection on a condotel purchase, but usually as a fallback when the unit has no rental history, and the lender typically discounts the number before using it. Acceptance is lender-specific, so the program matters as much as the report.

  • Projections are mainly a purchase tool; refinances generally lean on actual operating history.
  • Short-term-rental purchases reach up to 75% LTV on the strongest files, with 1.00 coverage as the purchase floor on select programs.
  • Operator or platform statements are usually stronger evidence than any projection.
  • Condo dues sit inside the payment, so a condotel’s coverage ratio runs tighter than the gross revenue suggests.
  • Everything is subject to lender guidelines, credit approval, and property review. This is not a commitment to lend.

Why a Condotel Lands With a DSCR Lender at All

A condotel ends up in the DSCR lane because standard agency financing rejects hotel-style projects. Fannie Mae’s Selling Guide section on ineligible projects lists hotel or resort licensing, rental-pooling requirements, owner-occupancy restrictions, and hotel-type services such as daily rentals as triggers. Its Condo Status Finder says the same about projects that manage daily or short-term rentals, even when units are individually owned.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That is the whole agency contrast. Those rules explain why the buyer is shopping DSCR lenders. They do not govern how a DSCR lender underwrites the file. DSCR loans are designed for non-owner-occupied investment properties, and because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

How a DSCR Lender Treats the Projection

A lender treats the projection as supporting evidence, not automatic income. Across the wholesale network Lendmire works with, programs differ on whether they accept projections at all, how much they discount them, and whether they limit them to purchases.

Here is what a lender typically looks at inside the report:

  • Comp quality. Are the comparables the same unit type, size, and amenity tier, or a mix of houses and hotel rooms?
  • Comp count and strength. AirDNA’s Rentalizer pulls comps from Airbnb, Vrbo, and Booking.com and scores its own Comp Set Strength as Low, Medium, or High. A Low score invites a bigger haircut.
  • Revenue basis. AirDNA states that it estimates host revenue, not the guest’s checkout total. That is a better basis for underwriting, but still not net income.
  • Adjustments. Lenders usually apply a discount or expense factor to the gross projection. The size varies by program, and a few lenders in the network will not use projections at all.

There is no single standard haircut. The practical rule is to ask each lender which income it will use before paying for anything.

Why Condotels Break the Projection Model

The condotel is where the projection is weakest. A model built on nearby listings struggles when the subject unit sits inside a hotel-style operation.

Comp mix. A condotel should be compared with similar hotel-style or condo units of the same size and amenity tier. Nearby houses and standalone condos inflate or distort the number.

Rental-program economics. Many condotels run a rental pool or desk. Revenue splits, management fees, owner-use limits, and resort fees all reduce what the unit actually nets. A projection that ignores the pool split overstates income. How a given lender treats those splits varies, so the only safe move is to ask.

Project review. The lender is underwriting the building as well as the income: its rental program, HOA documents, and whether short-term rentals are permitted. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A strong projection cannot rescue a project the lender will not accept.

Dues inside the payment. DSCR compares rent to the full housing payment: principal, interest, taxes, insurance, and association dues. Condotel dues can be heavy, so the same revenue produces a thinner ratio than on a house.

Income Evidence Options Compared

Evidence Best use Main weakness
Operator or pool statements Units with history Reflects pool splits and fees
Platform or deposit history Self-run units Needs about 12 months
AirDNA-style projection Purchase, no history Discounted; comp-dependent
Appraiser rent schedule Fallback baseline Often below nightly potential

On the appraisal side, Form 1007 estimates long-term market rent. Fannie Mae’s statement on short-term rentals and Form 1007 says the form documents estimated monthly market rent, and McKissock notes the lender decides how income is ultimately treated. Valuation voices such as Class Valuation argue the form cannot capture business-driven nightly income. The consequence is simple: if a program defaults to long-term rent, a condotel that clears coverage on nightly income can miss on paper. That gap is exactly why a projection or operator statements matter here.

A Worked Example

Run the logic on a hypothetical condotel purchase. The gross projection comes back strong. The lender discounts it, then divides the remaining income by the full payment, dues included. Say the raw report implies a coverage ratio near 1.6x. After the lender’s adjustment, the file lands closer to 1.1x. That clears the 1.00 floor that select short-term-rental purchase programs start at, but with little room.

Now flip it. If dues are higher than the investor assumed, the same file slips below 1.00. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted, but that is a different path than a 1.00 file. If the investor is reaching for it because the numbers fail everywhere, the better move is revisiting the unit, not the loan structure.

One more caution. Clearing 1.00 is not the same as positive cash flow. DSCR sees rent against the payment only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, and condotels often carry meaningful operating costs.

Across files like this, the stronger ones model net-of-haircut income against the full payment before making an offer, not raw AirDNA revenue. Projections can miss in both directions, and comp selection drives most of the variance.

What to Hand the Lender

A condotel file moves more smoothly with these in hand:

1. The saved projection report, with comp settings documented. 2. HOA declaration and rental-program documents, including pool terms. 3. Operator, pool, or platform statements if the unit has any history. 4. The condo budget showing current dues. 5. Proof of hosting or landlord experience; short-term-rental programs typically expect about 12 months. 6. Entity documents if the unit will be held in an LLC, subject to lender program eligibility.

Credit expectations for short-term-rental files start around 640 in the network, with stronger scores supporting stronger terms. Purchase leverage tops out at 75% on the best files, while refinance and cash-out run up to 70% on short-term-rental collateral.

When the Projection Won’t Be Enough

Expect a heavy discount or a decline when:

  • The comp set mixes houses, hotel rooms, and condos.
  • The building’s rental program is mandatory and the pool split is steep.
  • The HOA restricts short-term rentals or the documents are unclear.
  • The deal is a refinance with no operating record.
  • The unit is in a project the lender will not accept at all.

In those cases, the fallbacks are gathering operator statements, using the appraiser’s rent schedule, or choosing a different lender in the network whose program fits the building. Operating history built before a refinance often supports a stronger ratio than any projection did at purchase.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Choosing the Right Lender Path

The decision comes down to investor profile. A buyer purchasing a unit with no history, in a building with a clear rental program, is the best fit for a projection-friendly lender. An owner refinancing a unit with a year of statements should lead with history instead. And a buyer whose math only works on the raw report, not the discounted one, is looking at a thin deal.

Lendmire’s complete DSCR loans guide covers the baseline mechanics. For related reading, see Lendmire’s piece AirDNA Projections vs Airbnb Statements for a First-Time STR Buyer.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

  • Condotel: A condo unit in a hotel-style project with a rental program, desk, or pool.
  • Projection: A third-party estimate of a unit’s likely short-term-rental revenue from comparable listings.
  • DSCR: Qualifying rental income divided by the full housing payment (PITIA), including dues.
  • Haircut: The discount a lender applies to gross projected income before using it.
  • Rental pool: A program where owners share revenue from rented units, usually after fees.

Frequently Asked Questions

Do DSCR lenders always accept AirDNA?

No. Some select lenders in the network use it on purchases; others want operating history or an appraiser’s rent figure. Even when accepted, the number is usually discounted. Ask each program which income it will use before you pay for a report.

Does a condotel need rental history to qualify?

Not always on a purchase, where a projection can stand in. Short-term-rental programs generally expect about 12 months of hosting experience from the borrower, though. On a refinance, actual statements usually carry more weight.

Is a projection or operator history better?

History, generally. Operator or platform statements show what the unit really produced, including pool splits and fees. A projection is a fallback when no record exists.

What if my projection is higher than the appraiser’s rent figure?

The lender decides which governs, based on its program. Many default to the more conservative evidence, so the gap can pull coverage down. Operator statements or a stronger comp set can help bridge it.

Can an LLC hold a condotel?

Often yes, depending on program guidelines, though project eligibility is reviewed separately from the borrower’s entity.
