Can an LLC Put Multiple Airbnbs on a Single Blanket DSCR Loan?

Can an LLC Put Multiple Airbnbs on a Single Blanket DSCR Loan?

The Quick Read: Usually yes, subject to the lender’s program: one LLC, or several LLCs under common ownership, can borrow on a single note secured by multiple short-term rentals, with the whole pool tested on combined rental income against combined payments. Not every program accepts short-term rental collateral in a blanket, and not every program accepts multiple entities on one note.

  • One note, one lien on each property, one coverage test for the whole pool.
  • Strong properties can carry weak ones, and one weak property can drag the pool down.
  • Separate LLCs do not separate the collateral once a blanket ties the properties together.
  • Release terms decide whether you can sell one property without paying off the note.
  • Short-term rental rules vary by city, county, HOA, and property type.

What Is a Blanket DSCR Loan for Airbnbs?

A blanket loan is one note secured by two or more properties, with one payment and one servicer. Each deed carries a lien for the same debt. That is cross-collateralization, and it is the defining feature. Nav’s overview of cross-collateralization explains that a lender can look to any pledged property if the borrower defaults, and that a release clause is what lets a borrower free one property.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

“Portfolio loan” is a different term. It can simply mean a lender keeps the loan instead of selling it. A blanket always means several properties under one lien structure. Plenty of people use the words interchangeably, and that causes confusion at the application stage.

The coverage test works like a standard rental loan, just pooled. Total qualifying monthly income is divided by total monthly principal, interest, taxes, insurance, and association dues. Corporate Finance Institute lays out the general formula. For the full mechanics of how these loans work, see the complete DSCR loans guide.

Can One LLC Hold Several Airbnbs?

Yes. Lenders see the LLC as the borrower and an individual as the guarantor behind it. Across the wholesale network Lendmire works with, a single LLC holding every property in the pool is the simplest arrangement to underwrite. Entity documents get reviewed once: articles of organization, operating agreement, EIN, and a good-standing certificate. A lapsed LLC can stall the whole file.

Multiple LLCs on one note are a different matter. Some programs take them when common ownership is clear. Others want one borrowing entity. Treatment varies by program, so confirm before you apply. Eligibility for any LLC-titled loan is subject to lender program requirements.

One LLC, Several LLCs, or a Series LLC?

Each structure trades liability separation against lender friction and admin cost.

Structure Liability separation Lender consideration Admin cost
One LLC, all properties Weakest Simplest review Lowest
One LLC per property Strongest on paper Program-dependent Highest
Series LLC State-dependent Lender and insurer acceptance varies Moderate

A series LLC may be recognized by a state, but that does not mean a lender or insurer will treat each series as its own borrower. Ask before restructuring around one.

Tax is rarely the deciding factor. A single-member LLC is generally a disregarded entity for federal income tax by default, as Nolo explains, so extra LLCs usually add bookkeeping rather than change the tax outcome. Tax treatment varies; consult a qualified professional before relying on any deduction.

The Trade-Off Nobody Mentions: Cross-Collateralization

Separate LLCs isolate liability from a lawsuit. A blanket loan re-links the collateral anyway. From the lender’s point of view, every property secures the whole debt, whichever entity owns it. An LLC per property does not undo that.

Two risks follow:

  • Cross-default. A missed payment can expose every property in the pool, and a lender can block the sale of one property while the loan is in default.
  • Release terms. A release clause lets you sell or refinance one property without repaying everything. Release clauses are common but not guaranteed, and the payoff required for a released property can exceed its original allocated balance. If the terms are not written into the loan agreement, a partial release is largely at the lender’s discretion. Negotiate the clause before closing, not after.

This is why a blanket suits uniform, seasoned holds better than a portfolio you plan to trade.

How Short-Term Rental Income Gets Counted

Programs in the network treat Airbnb collateral differently from long-term rentals. Typical short-term rental guidance runs lower on leverage: purchase up to 75% LTV, rate-and-term refinance around 70%, and a 70% cash-out ceiling on short-term rental collateral, versus 75% on standard rentals. Expect a credit score around 640 or higher and about 12 months of hosting history, with a 1.00 coverage floor on purchases and on refinances. These are typical ranges from select lenders, subject to lender guidelines.

Income can be documented through platform or property-manager statements, bank deposits, an appraiser’s short-term rental analysis, or a market projection from a data provider. Appraisals use the 1007 rent schedule for single-family and the 1025 for small multi-unit. If a program defaults to the 1007’s long-term rent, a property that clears on Airbnb income can fall short on paper. Ask what happens if the 1007 comes back low.

Within a pool, a newer property with no hosting history sits beside a seasoned one. The seasoned property can lift the combined number. A new, unpermitted, or weak one can drag it down. A property lacking a required permit can impair the whole pool.

Keep one point straight: clearing 1.00 is not positive cash flow. The test compares rent to the monthly housing payment only. Repairs, vacancy, management, utilities, and capex sit outside it.

A Three-Airbnb Pool, Illustrated

Picture an LLC with three short-term rentals. Property A has two years of strong hosting history and runs near 1.35x on its own. Property B is solid at roughly 1.10x. Property C, purchased recently, sits near 0.85x. Pooled, the combined number can land comfortably above 1.00x because A and B carry C.

Run the same trio as three separate loans and C is tested alone. It is below 1.00x, so it needs a different path. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A 1.00 floor is where many select programs start, and the sub-1.00 route is a separate path.

The blanket makes the pool pencil. It also means C’s problems now belong to A and B. These ratios are illustrative modeled assumptions, not market data.

Pool All, Pool Some, or Keep Loans Separate

Situation Likely better fit
Uniform, seasoned properties you plan to hold Full blanket
Most properties strong, one needs fixing Partial pool, fix the weak one separately
You may sell individual properties soon Separate loans
Properties in different entities with mixed ownership Separate loans or a program that accepts multiple LLCs

Separate loans keep each asset independent, at the cost of more closings, payments, and entity reviews. Another route for individual LLC-held properties is a DSCR cash-out refinance. For a deeper comparison, Lendmire’s piece Single Blanket Loan vs Several DSCR Loans at Ten Doors in an LLC Portfolio covers the portfolio math.

Property count matters too. Agency financing counts financed properties against a cap, and Fannie Mae’s Selling Guide describes the limit on financed second homes and investment properties. That limit is the reason many investors with growing portfolios move to non-agency structures. It does not govern how DSCR files are underwritten.

Match Everything to the Borrowing LLC

Name mismatches delay files. Before applying, line these up:

  • The deed and title vesting
  • The insurance policy’s named insured
  • The platform payout account and the bank account receiving deposits
  • The loan application

If one platform account serves several LLCs, flag it early. Underwriters look for income that traces cleanly to the borrower.

Moving properties into an LLC before or during a refinance adds timing questions around existing loan terms, title, and seasoning. Settle the structure first. For vesting mechanics, see Lendmire’s article DSCR Cash-Out Vesting Rules for a Single-Member LLC Rental.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Typical Program Guardrails

Most files land at 75%–80% LTV on a purchase. Cash-out tops out around 75% on standard rentals. Credit tiers start at a 620 floor in parts of the network, with most programs wanting around 660 and 700+ unlocking the strongest leverage. Reserves are commonly about 6 months of PITIA, stepping up to about 9 months above $1,500,000. Standard loan sizes run up to $3,000,000. Manufactured homes, log homes, and barndominiums are not offered. Everything is subject to lender guidelines, and every file is underwritten individually.

A bigger down payment can lift coverage, but it never erases credit floors, reserve rules, or property eligibility.

Key Terms Defined

Blanket loan: one loan secured by two or more properties, with one payment.

Cross-collateralization: pledging several properties as security for the same debt.

Release clause: a loan term that frees one property from the lien, usually on payoff terms.

Disregarded entity: an LLC treated as the same taxpayer as its owner for federal income tax.

Guarantor: the individual who signs personally behind the borrowing LLC.

Common Mistakes

  • Assuming every program accepts short-term rental income in a blanket.
  • Skipping the release clause until after closing.
  • Counting an unpermitted property as income.
  • Treating separate LLCs as full protection once a blanket is in place.
  • Reading a passing coverage ratio as proof of profit.

Frequently Asked Questions

Do I need an LLC to get a blanket DSCR loan on Airbnbs?

Most programs require business-purpose investment properties, and many investors hold them in an LLC, though individual ownership may be accepted by some programs. Either way, an individual guarantor typically signs behind an entity borrower, subject to lender guidelines.

Can I sell one property out of the pool?

Only if the loan has a release clause, and its payoff terms decide the cost. Without written terms, release is largely at the lender’s discretion.

What if one Airbnb underperforms?

The pool is tested on combined income, so stronger properties can offset it. Persistent weakness still raises cross-default exposure and can limit your options.

Can a property with no hosting history be included?

Often, if the pool’s combined coverage holds up. Programs generally expect about 12 months of hosting history on short-term rental collateral, so confirm how a newer property is treated.

Does a series LLC work as the borrower?

Sometimes. State recognition does not guarantee lender or insurer acceptance, so ask the program first.
