Can a New Short-Term Rental Refinance on Projected Income?

Can a New Short-Term Rental Refinance on Projected Income?

The Quick Read: Usually not. Across Lendmire’s wholesale network, a refinance on a short-term rental typically expects about 12 months of real hosting history before the lender counts the income, and projections are mainly a purchase tool. Without that history, the file generally falls back to the appraiser’s long-term market rent, which is often much lower than what the property earns nightly.

  • A purchase with no hosting record can often use a projection or an appraiser analysis, with the income discounted.
  • A refinance or cash-out leans on trailing history, usually about 12 months.
  • Short-term rental (STR) refinance and cash-out leverage tops out around 70% LTV, subject to lender guidelines.
  • Hosting history and ownership seasoning are two separate clocks.
  • Clearing 1.00 coverage is not the same as positive cash flow.

Why Refinances Get Treated Differently Than Purchases

A purchase is a forecast. A refinance is a report card. When you buy, no lender expects the property to have a track record under your ownership, so a projection from a data service or an appraiser’s analysis can stand in. When you refinance, the property already operates. The lender can look at real payouts and bank deposits, so most programs ask to see them.

That is the pattern across most programs we place files with. A few lenders in the network will review projection-based refinances, with more discounting and tighter terms. They are the exception, not the rule. Some marketing pages say DSCR is reviewed on projected income “from day one.” That is true for many purchases. On refinances, the network is stricter.

DSCR stands for debt service coverage ratio. It divides the property’s qualifying monthly income by the full monthly payment: principal, interest, taxes, insurance, and HOA dues (together, PITIA). A result of 1.00 means income equals the payment. The complete DSCR loans guide walks through the basics.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

What Counts as Income Evidence?

Four sources show up on these files. Each has a different job.

Income source Typical use Main weakness
Actual platform history Refinance, cash-out Needs about 12 months
Appraiser STR analysis Purchase, select refinances Appraiser opinion, not results
Data-service projection Purchase fallback Modeled from nearby listings
Long-term rent schedule Fallback with no history Often understates STR income

Actual history is the cleanest. Typical documents are platform payout exports, a property manager’s trailing-12-month report, and bank deposits that match the statements. Mismatched numbers slow a file down more than almost anything else.

A projection is a model. AirDNA describes its Rentalizer tool as built from the nearest similar listings. Thin comparable data weakens that. Vaultstr, an STR analytics blog argues the tool skews optimistic at the address level, with a comparable pool that favors winners. Other hosts report the opposite, so the error runs both ways. Programs that accept projections generally apply a haircut to the headline number rather than taking it at face value.

Why the Appraiser’s Rent Schedule Won’t Show Your Airbnb Income

Many new owners expect the appraisal to confirm their nightly income. It won’t. The rent schedule is Form 1007 for a single unit or Form 1025 for two to four units. Per the Fannie Mae appraiser update, Form 1007 calls for indicated monthly market rent. It treats multiplying a nightly rate by 30 as incorrect, and it cannot estimate a nightly fee. A lender can still request one on an STR.

DSCR loans are not agency products. The form definition is the only reason that update matters here. The appraiser also values real property only. As McKissock explains, the appraiser does not value the business, the furnishings, or the income stream. The lender decides what income counts.

So a brand-new STR with no history usually lands on a long-term rent figure. That figure can leave coverage thin on the new loan.

Rate-and-Term vs. Cash-Out on a New STR

Rate-and-term means replacing the existing loan without pulling cash out. Cash-out means borrowing more than the payoff and keeping the difference. The two behave differently.

A payoff-only exit, such as a hard-money loan reaching maturity, behaves like a rate-and-term refinance. Ownership seasoning rarely blocks it. The hosting-history expectation still applies on its own track.

Cash-out carries two clocks. Ownership seasoning, the waiting period since you bought, is commonly about 6 months on standard rentals. Hosting history, the record of actual bookings, is about 12 months on STR files. They are separate. Six months of ownership does not satisfy a 12-month history expectation, and a year of hosting does not erase seasoning.

On leverage, STR refinance runs around 70% LTV and STR cash-out tops out at 70%. Standard rentals reach 75% on a cash-out. STR purchases can reach 75%. A 640 credit score is the typical minimum on STR files, and the coverage floor is 1.00 on both purchases and refinances. All of that is subject to lender guidelines, credit approval, and property review.

How the Loan Actually Gets Sized

Lenders size to the lower of two tests.

1. The LTV cap. Appraised value times the cap sets the maximum loan.

2. The coverage test. The largest loan at which discounted income still clears the coverage floor.

The haircut hits income only. The payment is never discounted. On many cash-out files, coverage binds first, so a bigger loan request can fail even when equity is plentiful. Strong equity and strong rental coverage both have to show up.

Picture a new STR where the raw projection clears coverage comfortably. Apply the lender’s discount and the ratio drops closer to 1.00. Swap to the appraiser’s long-term rent and it can fall below. Same property, three answers. The sensitivity is the point: a small extra trim can flip a pass into a fail.

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. Don’t plan around it as a default.

If the Lender Says No: Four Paths

If this is you Better path
Long-term rent still covers the loan Refinance on long-term rent, accept a smaller loan
Hosting started recently, no urgency Wait and build clean records
Loan is maturing soon Bridge or short-term financing, then refinance
Strong projection, thin comps Ask about select lenders that review projections

Waiting a few months is often cheaper than forcing a no-history structure. Plan on roughly a year of clean hosting records after closing on a projection. In seasonal markets, apply once the trailing 12 months include a full peak season. A lender looking at only the slow months sees a weak picture.

Prepayment terms also matter. Many DSCR loans carry multi-year prepayment structures, which affects how long to plan to hold before refinancing again.

Partial History and Condotels

A few months of bookings is an in-between case. Lenders may blend actuals with a projection or take the lower supported figure. Present the seasonality plainly instead of hiding it.

Two to four units get a Form 1025 appraisal, and part of the income can come from long-term leases. Condotels are cleaner when the operator provides statements, with a projection as the fallback.

Practitioner View: What Actually Trips Up These Files

Across the network, the most common stumbling block on a new-STR refinance is a mismatch between platform statements and bank deposits. The second is a refinance request sized for a projection the lender never agreed to count. Ask before ordering an appraisal which income the lender will use, how it is discounted, and whether history is required. That one conversation can save an appraisal fee.

Pre-Application Checklist

  • Platform payout exports and a trailing-12-month report from any manager.
  • Bank deposits that tie to those statements.
  • Your purchase or conversion date, for seasoning.
  • Entity details. If the property is in an LLC, eligibility is subject to lender program requirements.
  • Permit and HOA status. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.
  • A reserve cushion for the ramp-up period.

Coverage is not cash flow. DSCR compares income to PITIA only. Cleaning, platform fees, utilities, repairs, vacancy, and management all sit outside the ratio, and STR operating costs generally run higher than long-term rental costs. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I refinance a brand-new Airbnb on projected income?

Usually not. Most programs in the network expect about 12 months of hosting history on a refinance. A few select lenders will review projections with heavier discounting and adjusted terms. Without history, the file typically falls back to long-term market rent.

Does cash-out work differently?

Yes, with a tighter ceiling. STR cash-out tops out around 70% LTV, while standard rentals reach about 75%. Ownership seasoning, commonly around 6 months, runs separately from the hosting-history expectation.

What if my bookings run below the forecast?

Lenders generally use actual results when they exist. A shortfall against the projection lowers qualifying income and can trim the loan size. Because the error in projection tools runs both ways, some hosts beat the forecast instead.

Can I use a market report instead of an appraisal?

No. The appraisal sets value, and value drives the maximum loan. A market report can support an income figure on a purchase, but it does not replace the appraisal.

Is a bridge loan the alternative?

Sometimes. If the current loan is maturing and history is short, bridge financing buys time to build records. The cost of carrying it should be weighed against simply waiting.

The Bottom Line

A new STR can often be bought on a projection, but it usually cannot be refinanced on one until the hosting record builds. Plan a year of clean records, size the loan to the lower of the LTV and coverage tests, and keep a long-term-rent fallback in mind.
