Does a 740 Score Get a First STR Buyer to Maximum Airbnb DSCR LTV?

Does a 740 Score Get a First STR Buyer to Maximum Airbnb DSCR LTV?

The Quick Read: Usually no. A 740 score clears the credit gate by a wide margin, but it does not raise the leverage ceiling on a short-term rental purchase. Across the wholesale network Lendmire places files with, that ceiling is typically 75% LTV on the strongest files, and credit is only one of several tests.

  • On a short-term rental (STR) purchase, leverage tops out around 75% LTV, whether your score is 680 or 780.
  • A 740 sits well above the 640 minimum score these programs typically expect for STR collateral.
  • Most STR programs also look for about 12 months of landlord or hosting experience, which a first-time buyer may not have.
  • The coverage ratio still has to clear 1.00 on a purchase, and your reserves and property type still have to fit.
  • A strong score buys you pricing, lender choice, and room for error, not a higher cap.

Key Terms Defined

Credit score: The three-digit number summarizing your borrowing history. For these loans, the lender checks it against a minimum and a pricing tier.

LTV (loan-to-value): The loan amount divided by the property’s value or price. A 75% LTV means you put down about 25%. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

DSCR (debt service coverage ratio): The property’s rental income divided by its monthly housing obligation. A result of 1.00 means income exactly covers the payment.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the full monthly obligation that income gets divided by.

Hosting history: A record of actually running a short-term rental or long-term rental. Lenders use it as a proxy for whether you can operate the property.

Reserves: Liquid cash you hold after closing, usually counted in months of PITIA.

Why Does 740 Feel Like the Magic Number?

Because on a primary-residence mortgage, scores in the 740 range often land in the best pricing tier. Nearly every consumer credit page repeats that message, so first-time buyers carry it into investing.

DSCR Investor Loans works differently. The loan is a business-purpose loan on a non-owner-occupied rental, so it is reviewed differently from a standard owner-occupied mortgage. The lender cares about your credit, but it cares at least as much about what the property earns and who will run it.

Here is the part that trips people up. Credit tiers do raise leverage on many long-term rental programs. Select high-leverage programs on standard long-term rentals reach 85% LTV on a purchase with a score of roughly 700 or higher. That tier does not extend to STR purchases. On an STR purchase, a 740 and a 700 land in the same place on the leverage cap.

So the honest answer is that 740 is good news, but it is not the key to the top shelf. The cap comes from the collateral type.

What Actually Sets the Maximum LTV?

The maximum comes from a matrix of inputs, not a single score. Some inputs are gates, meaning you either clear them or you do not. Others are levers that move pricing or leverage within the allowed range.

Factor Gate or lever What it does on an STR purchase
Credit score Both Must clear about 640; higher improves pricing
Coverage ratio Both 1.00 floor; stronger ratios help terms
Hosting experience Gate About 12 months usually expected
Collateral type Cap STR purchases top out near 75% LTV
Loan size Lever Up to $3,000,000 on standard programs
Reserves Gate Commonly around 6 months of PITIA

Reserves vary by lender, leverage, loan size, and transaction type. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to around 9 months. Treat 6 months as a common planning figure, never a promise.

Coverage deserves its own note. For many select programs, 1.00 is where eligibility starts, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and sometimes more leverage inside the cap.

How Does Purchase Leverage Compare With Refinance and Cash-Out?

Purchases get the most room. STR refinances and cash-out files sit lower, so a buyer planning to pull equity out later should size that plan around the lower cap.

Transaction (STR collateral) Typical maximum LTV Coverage floor
Purchase Up to 75% 1.00
Rate-term refinance Around 70% 1.00
Cash-out refinance Up to 70% Set by program

For comparison, cash-out on standard long-term rentals tops out around 75% LTV across most of the network, and about 6 months of seasoning (the waiting period after you buy) is the common expectation. The 70% ceiling belongs to short-term-rental collateral only. A first-time buyer does not get to a refinance until the property has a track record anyway, which is one more reason the purchase terms matter so much. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

How Is a First STR Underwritten With No Hosting History?

The lender needs a believable income number for a property that has never earned money under your management. Programs generally pick from three routes.

1. A market-data projection. An analytics report estimates what comparable STRs earn in that area. Corporate Finance Institute describes DSCR as income measured against debt obligations, and the projection feeds the income side.

2. An appraiser’s STR analysis. Some programs accept an appraisal that speaks directly to short-term income.

3. A long-term rent schedule as the fallback. This is the appraiser’s market-rent estimate. Fannie Mae’s appraiser guidance discusses the Form 1007 rent schedule and how it relates to short-term rentals. Fannie Mae’s form is used here only as a template for the rent schedule, since DSCR loans are not agency loans.

The fallback matters because it can understate what a good Airbnb earns. A property that clears 1.00 on projected STR income can miss it on paper if the program defaults to the long-term rent figure.

Most programs also apply a haircut to projected revenue before dividing by PITIA. The size of the haircut varies by program. You should assume your income counts at less than the gross projection, never at 100%.

Our piece How a First-Time STR Buyer’s Airbnb Income Is Sized for DSCR walks through that step in detail. If the choice between a market projection and your own platform statements is the question, AirDNA projections versus Airbnb statements covers it.

On the experience gate, programs differ. The strictest overlays want a documented year of hosting or landlording. A few lenders in the network lean on market data to open STR financing to first-timers, usually with tighter terms. Which camp your file lands in depends on the program, the property, and your profile. Subject to lender guidelines, your broker’s job is to match you with the right camp before you make an offer.

Same 740 Score, Three Different Outcomes

Run the numbers on three buyers who all hold a 740 score and want the same kind of STR purchase. The prices are modeled assumptions, and the results are described as ratios and percentages.

Buyer one owns long-term rentals. She has years of landlord history and is buying her first STR. Her projected income clears roughly 1.25x. She meets the experience expectation through her landlord record. This is the file that most plausibly reaches the 75% LTV cap, subject to lender review, reserves, and property eligibility.

Buyer two has never owned an investment property. He has a 740 score and healthy savings but no landlord or hosting record. His coverage clears around 1.15x on a market-data projection. He may reach the cap only through a program that accepts market data in place of history. Otherwise he should expect lower leverage, meaning a larger down payment, or a wait. The score did not change that.

Buyer three has a borderline property. She has the same score and the same experience as buyer one, but her projected coverage lands around 0.92x once the haircut is applied. A coverage ratio below 1.00 is available through select lenders in the network, with leverage and terms adjusted. She should plan on a down payment well above the minimum and expect a narrower field of lenders.

The pattern is simple. The score is identical, and the outcome is driven by experience, coverage, and the property.

A pattern we see often is a first-time buyer fixing on the score and ignoring the income method. The file looks strong on credit, then the program defaults to a long-term rent figure and the coverage ratio drops. Asking which income method a program uses, before you offer, prevents most of those surprises.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Does a 740 Still Buy You?

A lot, just not the cap. Think of it as cushion rather than height.

  • Pricing. Stronger credit generally improves loan pricing, so the same leverage costs less than it would at a lower score.
  • Lender choice. Some programs set their scores near the middle of the range. At 740, more of the network is open to you.
  • Room for error. If appraisal or reserves come in tight, a high score gives the lender a reason to work with you.
  • Better odds on exceptions. A request for flexibility on experience tends to land better when the rest of the file is strong.

The CFPB’s explanation of loan-to-value makes a point that applies here. A bigger down payment lowers your LTV, and a lower LTV can improve loan terms. It never lifts the maximum the program allows, though.

The same logic applies to cash. A larger down payment lowers the monthly payment and can lift the coverage ratio. It will not erase a leverage cap, a credit floor, a reserve rule, or a property-type exclusion. The strongest files clear two tests at once: enough equity and enough rental coverage.

Why Do Files Get Resized or Rejected Late?

A file that looks fine at the start can change before closing. Common reasons include:

  • The appraisal’s income figure comes in below the projection you used.
  • The program defaults to the long-term rent schedule, and coverage slips under 1.00.
  • Reserves are verified at a lower number than you estimated.
  • The property type turns out to be ineligible. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.
  • Short-term rental use is restricted at the address. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Pre-Application Checklist for a First STR Buyer

1. Confirm your score is above the 640 minimum, and note how far above it you are. 2. Decide the realistic cap for your profile: 75% LTV on a purchase is the ceiling, not the plan. 3. Ask the broker which income method each program uses for a first-time STR purchase. 4. Document any landlord or hosting experience, even from a long-term rental. 5. Line up reserves, commonly around 6 months of PITIA, and ask how they are counted. 6. Check that the property type is eligible and that STR use is allowed at the address. 7. Budget for vacancy, repairs, management, and utilities on top of the loan payment.

That last item matters more than first-timers expect. DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property produces positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Common First-Timer Mistakes

1. Treating the headline as the expectation. A top-of-range leverage figure is a ceiling for the strongest files.

2. Assuming 740 means maximum LTV. Score is one input among several.

3. Counting projected income at 100%. Programs apply a haircut.

4. Skipping the income-method question. The same property can pass or fail depending on it.

5. Confusing first investment with first STR. A landlord buying a first STR may be treated differently from a true first-time investor.

6. Assuming the loan protects the income. If local rules restrict STRs after closing, the loan stays in place while the income may not.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does a 740 score get 85% on a first STR purchase?

No. STR purchase leverage typically tops out at 75% LTV across the network, regardless of score. An 85% tier exists on select high-leverage programs for standard long-term rentals at around a 700 score, but it does not extend to STR purchases.

Do I need hosting history to buy my first Airbnb?

Most programs expect about 12 months of landlord or hosting experience. A few lenders accept market-data projections in its place, often with tighter terms. Whether you qualify without it depends on the program and the property, so ask before you shop.

Can an LLC buy the property?

Yes, subject to lender program eligibility. Entity documents are added to the file, and the personal credit of the guarantor is still reviewed. The leverage caps do not change because the buyer is an LLC.

Does a score above 740 help beyond that?

Mostly with pricing and flexibility. The STR purchase cap stays near 75% LTV, so a higher score improves terms inside the range rather than extending it. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

What if my coverage lands under 1.00?

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Expect a larger down payment and fewer lender options. A stronger income projection or a lower price can also bring the ratio up.
