Can a Portfolio Operator Buy More Airbnbs in an LLC With DSCR?

Can a Portfolio Operator Buy More Airbnbs in an LLC With DSCR?

The Quick Read: Yes, a portfolio operator can keep buying short-term rentals through an LLC with DSCR financing, as long as each new property is reviewed on its own income and the guarantor’s credit and liquidity hold up. DSCR loans carry no portfolio-wide cap on how many you can hold. Each purchase is still underwritten one property at a time.

  • DSCR (debt service coverage ratio) compares the property’s rent used for lender review to its full monthly payment of principal, interest, taxes, insurance, and any HOA dues, known as PITIA.
  • On short-term rental purchases, select lenders in the network typically go to 75% LTV (loan-to-value, the loan as a share of the price).
  • Expect a 640+ credit score and about 12 months of hosting history on short-term rental files.
  • The LLC holds title, but you still sign a personal guarantee.
  • Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Does an LLC Change How DSCR Qualification Works?

Barely. The LLC becomes the borrower and holds title, while an individual guarantor, usually any member above an ownership threshold, backs the loan personally. The lender still reviews the property’s rental income and your credit.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

A new LLC generally needs no business credit history. Many programs accept an entity that is still “to be formed,” provided it is formed, funded, and in good standing by closing. Across the wholesale network, the pattern is consistent: the entity is paperwork, and the guarantor is the real credit.

An LLC is also a liability-planning choice, not a requirement. Many lenders will lend to you personally. Lendmire’s page on DSCR cash-out loan types and guarantor rules covers that side of the decision.

What Does the LLC Not Protect You From?

The personal guarantee. Almost all DSCR loans on one-to-four-unit rentals are full recourse, which means the lender can pursue the guarantor’s personal assets after a default. Holding title in an LLC does not change that.

A guarantee on one loan does not automatically cross-collateralize your other properties. But each guaranteed loan adds to your contingent liability, and the next lender sees it when it reviews your liquidity. That is the quiet cost of scaling: the book grows, and so does the guarantor’s exposure.

Is There a Limit on How Many Airbnbs You Can Finance?

Market-wide, no. Agency-backed loans are different. The Fannie Mae Selling Guide caps investment borrowers at 10 financed properties when a loan is underwritten through its automated system. DSCR is not an agency product, so that cap does not apply.

Here is the catch. Individual lenders may limit their own exposure to one borrower. Some lenders cap how many loans they will hold for the same sponsor, sometimes with exceptions. Because Lendmire works with many lenders, the practical fix is spreading the book across several of them rather than stacking everything with one.

How Does a Lender Review Property Number Five?

Each purchase is its own file. The lender looks at five things:

1. Income documentation. Platform history, property-management statements, an appraiser’s short-term rental analysis, or a market projection.

2. The coverage ratio after any adjustment to the income.

3. The guarantor’s credit. Most programs want around 660, a 620 floor exists in parts of the network, and 700+ unlocks the strongest leverage. Short-term rental programs typically expect 640 or better.

4. Liquidity and reserves. Commonly about 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000. Reserves vary by lender, leverage, and transaction type.

5. Whether the property can legally operate as a short-term rental.

A strong first four items do not rescue a fifth that fails. Lender approval of the loan does not establish local zoning or permit eligibility.

How Is Short-Term Rental Income Counted?

Income is documented heavily, and it gets adjusted. Qualifying options typically include:

  • Twelve months of Airbnb or VRBO platform history, or property-management statements.
  • An appraiser’s short-term rental analysis.
  • On purchases with no history, a market-data projection such as an AirDNA-style report.
  • Long-term market rent from appraisal Form 1007 (single-family) or Form 1025 (two-to-four units) as a conservative fallback.

Estimating from your own booking calendar is not accepted. Lenders also average income across the full year rather than underwriting to peak months. Projections generally get discounted more than seasoned history, and the file may carry lower leverage or more reserves.

On the network’s short-term rental programs, purchases go to 75% LTV, refinances run around 70%, and cash-out tops out at 70% on short-term rental collateral. Standard long-term rentals reach 75% on a cash-out. The coverage floor is 1.00 on both purchases and refinances. Those are typical ranges from select lenders, subject to lender guidelines, not commitments to lend.

The mixed-portfolio wrinkle matters. A property with a year of hosting history is reviewed on actuals, while your newest acquisition may rest on a projection or on long-term rent. Run both versions of the ratio before you offer.

One LLC, One Per Property, or a Holding Structure?

This is a liability-planning decision, and lenders are mostly neutral on it. Their preferences are about entity type and good standing, not how many entities you form.

Structure Upside Trade-off
One LLC for all Simple books, one set of documents One claim can reach every property
One LLC per property Contains liability to one asset More filings, accounts, and policies
Holding company over LLCs Clean ownership layer Extra layer to document and explain

Trusts and layered entities are decided lender by lender. Irrevocable trusts and non-profits are broadly disfavored, because a personal guarantee cannot be enforced cleanly through them. Whatever you choose, keep separate bank accounts and property-level books. Lenders ask for them as the count grows, and your own numbers get clearer too.

Buy in the LLC or Transfer Later?

Buy in the LLC from the start. Moving a property you already financed personally into an LLC can trigger a due-on-sale clause on a conventional loan, meaning the lender may demand payment in full. Originating directly in the entity avoids that post-closing transfer. Lendmire’s explainer Do You Need an LLC for a DSCR Loan? walks through the entity side.

Worked Example: Adding a Fifth Airbnb

Say you hold four short-term rentals and want a fifth. Treat the ratios below as modeled assumptions, not market data.

Property Basis of income Modeled coverage
Rentals 1 and 2 12+ months of history About 1.35x
Rental 3 12 months, softer season About 1.10x
Rental 4 Under 12 months, projection About 1.05x
Rental 5 (target) Adjusted projection About 1.15x

Each loan stands on its own number, so rental 5 clears at 1.00 or better and the others do not drag it down. Now suppose rental 4’s income slips and its ratio drops below 1.00. That does not disqualify rental 5. It does change your story: a guarantor holding a weakening asset looks thinner on liquidity, and the next lender may ask for more reserves.

The clearing-1.00 point deserves a warning. DSCR compares rent to PITIA only. A property can clear 1.00 and still lose money after repairs, vacancy, management, utilities, and capital expenses. Ratio is a lending test, not a profit statement.

Some operators prefer one blended loan across several properties. A blanket loan uses a pooled ratio but involves cross-collateralization, and releasing one property can require paying down its allocated balance. Individual loans are simpler and keep each property separable. Pooling tends to make sense when you want one payment and one lender, and your properties have similar coverage. If one weak asset would drag a pooled ratio down, separate loans protect you better.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

When Should You Use Something Other Than DSCR?

Some files fit better elsewhere. If a property is not rent-ready, a bridge or renovation loan may come first, then a DSCR refinance once the unit is operating. If you are converting a long-term rental, underwriting often falls back to long-term market rent until you have a year of hosting history. A refinance after those twelve months can capture the short-term upside.

The strongest files clear both tests: enough equity and enough rental coverage. A larger down payment lowers the payment and can lift the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility.

Two limits to know. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. And manufactured homes, log homes, and barndominiums are not offered in these programs.

Lendmire’s complete DSCR loans guide covers the full set of programs and terms.

Who This Does Not Fit

Skip this approach if the property sits where short-term renting is banned or capped, if an HOA covenant prohibits it, or if your reserves are already stretched across the existing book. Local rules run from effectively closed to investors in some cities to broadly open in others, per Lofty’s overview of short-term rental laws. Cities can also prohibit rentals in certain zones or cap them as a share of housing stock, as Minut’s guide notes. Regulatory change can erase an Airbnb’s income premium overnight, so underwrite your own downside too.

One more distinction. Business-purpose treatment depends on the facts of the loan, not just the label on the property, and a consumer-purpose loan misclassified as business-purpose carries risk. The CFPB’s Truth in Lending exam procedures treat credit to acquire non-owner-occupied rental property as business-purpose, and credit to an entity like an LLC is exempt as well. Tax treatment varies; consult a qualified professional before relying on any deduction.

Key Terms Defined

  • DSCR: the property’s rent used for lender review divided by its full monthly payment.
  • PITIA: principal, interest, taxes, insurance, and any HOA dues.
  • LTV: the loan amount as a percentage of the property’s value or price.
  • Personal guarantee: your personal promise to repay if the LLC does not.
  • Cross-collateralization: using several properties to secure one debt.
  • Reserves: liquid savings the lender wants you to hold after closing.

Frequently Asked Questions

Does the loan report to the LLC or to me personally?

Entity-vested DSCR loans generally do not land on your personal credit report the way personal mortgages do. That can keep personal debt-to-income room open for later financing. Reporting practices differ by lender, so ask before you commit.

Do I need a business bank account before closing?

Most lenders ask for entity documents and asset statements, and many expect the LLC to be funded and in good standing. A separate business account is the cleanest way to show that. It also keeps property-level books readable as you add doors.

Can I add the next Airbnb to my existing LLC?

Usually yes, and some lenders prefer it. The trade-off is liability: one claim against that LLC can reach every property inside it. A new LLC contains the risk but adds paperwork. Neither choice changes how the property itself is underwritten.

Does unlimited mean any property qualifies?

No. Each deal must clear its own ratio, and short-term rental income is typically adjusted before the number is run. Credit, reserves, leverage caps, and the property’s legal status all still apply.

Can I use a cash-out refinance to fund the next purchase?

Often yes. Cash-out tops out around 75% LTV on standard rentals and about 70% on short-term rental collateral, with about 6 months of seasoning commonly expected.
