Can You Get a Business Loan for an Airbnb in an LLC vs Your Own Name?

Can You Get a Business Loan for an Airbnb in an LLC vs Your Own Name?

The Quick Read: Yes, an Airbnb bought as an investment can be financed with a business-purpose DSCR loan whether title sits in an LLC or in your own name, because the loan’s purpose and the property’s rental income drive the file, not the vesting. Both paths work; each carries different paperwork, liability and eligibility questions.

  • Most programs accept an LLC, a personal name or a revocable trust, subject to program terms.
  • Every program wants a personal guarantor, so an LLC does not make the loan non-recourse.
  • Short-term rental purchases typically reach up to 75% LTV, with refinance and cash-out up to about 70% on short-term-rental collateral.
  • Expect a 640+ credit score and roughly 12 months of host history on most STR files.
  • Clearing 1.00 coverage is a program floor, not a measure of profit.

The honest answer: the LLC is a liability and title choice, not a qualification requirement. Investors who want separation between the property and their other assets, or who are scaling a portfolio, lean toward the entity. First-time buyers with one property, a simple setup and a preference for fewer documents often close in their own name. The loan underneath looks the same either way.

What “Business Loan” Means for an Airbnb

A “business loan” for an Airbnb usually means a business-purpose investor mortgage, not an operating loan such as a term loan or a line of credit. Operating products fund working capital or furnishing. The loan that buys or refinances the property is a DSCR loan.

A DSCR loan is reviewed primarily on property-level rental income covering the full monthly obligation (principal, interest, taxes, insurance and any HOA dues), subject to lender guidelines. Lendmire’s complete DSCR loans guide walks through the mechanics.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That purpose test is what makes the loan “business,” and it applies to an individual borrower as much as to an LLC. Federal commentary on the business-purpose exemption makes the same point: the CFPB’s Regulation Z commentary says the creditor decides case by case whether a transaction is primarily for a business purpose, and the exemption is not decided by the borrower’s name.

Side-by-Side

The LLC column and the personal-name column describe how files are typically structured. The personal-name column reflects how the wholesale network places these files; the table does not compare pricing, and pricing lives in the calculator only.

Factor LLC as Borrower Personal Name
Review basis Property rent vs. full obligation Property rent vs. full obligation
Guaranty Personal guaranty from a real person Borrower is the guarantor
Entity documents Operating agreement, articles, good standing, EIN None
Title and policy Issued to the LLC Issued to the individual
Liability layer Separate entity holds the property No entity layer
Reserves and credit Guarantor’s credit and reserves Borrower’s credit and reserves
Best fit Portfolios, partners, liability planning Single property, simple file

Vesting does not change the coverage math. The guarantor’s credit, reserves and experience still drive the file in both columns.

When the LLC Is the Better Fit

The LLC is the better fit when you want a separate entity holding the property, you are building a portfolio, or you have partners. Subject to program terms, most programs placed through the wholesale network accept an LLC, so the structure rarely blocks a purchase.

Consider these situations:

  • Buying a second or third Airbnb. A separate entity per property or per group keeps title and records clean as the portfolio grows.
  • Partners on title. A multi-member LLC puts ownership terms in an operating agreement. Guarantor rules vary by program: some want the majority owner, others want every significant member on the guaranty.
  • Liability planning. Short-term rentals bring more guest traffic than a long-term lease, so some owners want the property held in an entity. An attorney should confirm what protection actually applies.

The LLC route also has a real documentation load. Lenders typically ask for the operating agreement, articles of organization and proof of good standing or an EIN. Names must match across borrower, title, insurance, appraisal, lease or platform records. Stale good-standing certificates and operating agreements that are silent on borrowing authority are common causes of stipulations. A new LLC has no credit history, so nobody underwrites the LLC’s credit. They underwrite the guarantor.

Here is the part that trips people up. An LLC does not make the loan non-recourse. The guarantor signs a separate personal guaranty, so the lender can look to the guarantor’s personal assets. Forum anecdotes say the same: a BiggerPockets thread on multi-member LLC DSCR loans shows members expected to guarantee even when the LLC holds title.

Sequencing matters too. Buying directly into the LLC avoids a later transfer. If you already own a financed property and deed it into an LLC, the transfer can trigger a due-on-sale clause. The Garn–St Germain Act generally keeps due-on-sale clauses enforceable and carves out specific transfers, such as certain trust transfers. It does not clearly protect a transfer of mortgaged property into an LLC. The cleaner path on a refinance is to vest in the LLC at the same closing instead of deeding first. Lendmire’s piece Cash-Out Refinance a Rental in an LLC vs in Your Own Name covers that sequence.

When Your Own Name Is the Better Fit

Your own name is the better fit when you are buying one property, want the fewest documents, or plan to keep ownership simple. The individual signs the note, the security instrument and the guaranty. There is no entity layer to form, maintain or keep in good standing.

That fits several investors:

  • First-time Airbnb buyers. No entity paperwork, no name-matching across an operating agreement, one signer.
  • Owners with a simple structure. One person, one property, no partners.
  • Investors who want to hold off on the entity decision. Many close personally first, then reassess as the portfolio grows. If you take that route, ask your lender and an attorney before moving title later.

The tradeoff is plain. Liability on the property sits with you directly, with no entity between you and a claim. Whether an LLC would have changed the outcome in a given dispute is a question for an attorney, since the guaranty reaches personal assets either way.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Does Not Change Either Way

The loan terms depend on the property and the guarantor, not on the vesting choice. These figures apply on typical files through select lenders in the network, subject to lender guidelines.

  • Purchase leverage: up to 75% LTV on the strongest short-term-rental purchase files.
  • Refinance and cash-out: up to about 70% LTV on short-term-rental collateral. Standard long-term rentals reach up to about 75% on a cash-out.
  • Credit: a 640 minimum on STR files, with stronger tiers rewarding higher scores.
  • Coverage: 1.00 on purchases and refinances for STR files, as program floors rather than universal rules. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Experience: about 12 months of hosting history is the usual expectation.
  • Loan size: up to $3,000,000 on standard programs; smaller balances route through select lenders in the network.
  • Reserves: they vary by lender, leverage, loan size and transaction type, commonly around 6 months of PITIA, stepping up on larger loans.

A bigger down payment can lift the coverage ratio, but it does not erase leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Clearing 1.00 is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside the calculation.

Manufactured homes, log homes and barndominiums are not offered in these programs, whether the borrower is an LLC or an individual.

How STR Income Gets Counted

Short-term rental income is documented the same way for an LLC or an individual. The common routes are 12 months of platform history from Airbnb or VRBO payouts, a market-data projection when there is no history, or the appraiser’s long-term rent schedule as a fallback. Many lenders discount STR income before counting it, so a strong platform history carries real weight.

The appraisal rent schedule uses Form 1007 on one-unit properties and Form 1025 on 2-4 units, purely as the rent-schedule vehicle. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Two Files, Side by Side

Picture an investor buying a single Airbnb cabin with solid platform history. Title goes into their own name. The file needs ID, credit, reserves documentation, the platform payouts and the appraisal. Coverage clears the program floor, and the file has no entity documents to chase.

Now picture an investor buying a fourth unit with a partner through a two-member LLC. The file adds articles of organization, an operating agreement, a good-standing certificate and an EIN. The lender decides which member or members guarantee. Insurance and title must match the LLC’s exact name. The coverage ratio is identical; the paperwork is not.

Neither file is easier on the math. The entity file is heavier on documents, and that is where preventable gaps show up.

Entity Checklist for the LLC Path

1. Form the LLC and get the EIN before applying.

2. Order a current certificate of good standing.

3. Confirm the operating agreement names the managing member and permits borrowing.

4. Match the exact entity name on the application, title, insurance, appraisal order and platform account.

5. Identify the guarantor or guarantors and confirm credit and reserves documentation for each.

6. Check whether the state where the property sits requires registration of the LLC there, and ask an attorney if unsure.

Under the personal-name path, the checklist shrinks to identity, credit, reserves and the property documents.

Common Misreads

“A business loan has to be in an LLC.” No. Business purpose turns on what the loan is for. An LLC borrower can fall under a separate exemption for credit extended to someone other than a natural person, as America’s Credit Unions’ compliance summary notes in discussing the business-purpose exemption, but the LLC is a liability-separation choice, not a qualification requirement.

“An LLC makes me non-recourse.” Usually not. A guaranty is typical.

“I can deed my financed rental into an LLC at any time.” That can raise a due-on-sale question. Talk to your lender and an attorney first.

“DSCR loans ignore the numbers.” They qualify on property income. The rent has to cover the full monthly obligation, and STR income is often discounted.

The Verdict

Neither structure wins on qualification. Pick the LLC if you want a separate entity on title, are scaling, or have partners, and accept the extra documents and the continuing guaranty. Pick your own name if you want one property, one signer and a light file, and accept that no entity layer sits between you and the property.

If you are unsure, talk through liability with an attorney and tax questions with a CPA before closing. Vesting is easier to set correctly at purchase than to change afterward. Frequently Asked Questions

Can I get a business loan for an Airbnb in an LLC?

Yes, subject to program terms. Most programs placed through the wholesale network accept an LLC as borrower, with a personal guarantor behind it. The loan is reviewed primarily on rental income covering the payment, subject to lender guidelines.

Do I have to put the Airbnb in an LLC?

No. Many borrowers close in their own name, and most programs also take a revocable trust. The LLC is a liability and title choice.

Does an LLC remove my personal liability on the loan?

Usually not. The guarantor signs a separate personal guaranty, so the lender can reach the guarantor’s personal assets. An attorney can explain what protection the entity still provides against other claims.

Can I move the property into an LLC after closing?

It can trigger a due-on-sale clause, because the federal carve-outs in Garn–St Germain cover certain trust transfers and do not clearly cover LLCs. Ask your lender and an attorney before any transfer. On a refinance, vesting in the LLC at closing avoids the issue.

Do I need rental history to qualify on an Airbnb?

Most STR files expect about 12 months of hosting history, though a market-data projection or the appraiser’s rent schedule can support a file without it. Terms and leverage can adjust depending on the program.
