The Quick Read: Yes, you can, as long as the lender program accepts short-term rental income and the property can legally operate as a short-term rental at its exact parcel. Tennessee has no statewide ban on short-term rentals, and the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The real gatekeepers are the program, the permit, and the numbers.
- Short-term rental (STR) purchase leverage tops out at 75% LTV on the strongest files.
- STR refinance and cash-out files top out around 70% LTV.
- Expect a 640 minimum credit score and a 1.00 coverage floor on both purchases and refinances.
- Lenders usually expect about 12 months of host or landlord experience.
- Local permit, zoning, and HOA rules decide whether the income counts at all.
The loan question is easy. The legal question is the one that sinks deals, so this article covers both, in the order they matter.

What Does a DSCR Loan Actually Measure?
A DSCR loan measures whether a property’s income covers its own debt. DSCR stands for debt service coverage ratio. You divide the property’s qualifying monthly income by its monthly PITIA, which is principal, interest, taxes, insurance, and any HOA dues. Personal W-2s and traditional personal-income documentation is not the center of the file.
A ratio of 1.00 means income equals the full monthly obligation. Across the wholesale network Lendmire works with, 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage.
One caution before the Tennessee details. Clearing 1.00 is not the same as positive cash flow. The ratio compares income to PITIA only. Repairs, vacancy, cleaning, utilities, management, and capital expenses sit outside the calculation. On a short-term rental, those costs run heavier than on a long-term lease.
For a broader foundation, the complete DSCR loans guide walks through the basics.
Will Lenders Accept Airbnb Income?
Some do, some don’t. Most programs in the network can handle short-term rentals, but plenty of DSCR lenders in the wider market will not touch them. You need a program that explicitly allows STR income before you sign a purchase contract.
Programs that do accept STR income generally use one of these methods:
- Booking history. The lender uses a trailing 12-month platform statement or a property manager’s 12-month statement.
- Bank deposits. Twelve months of deposits show what the property actually collected.
- Appraiser analysis. The appraiser provides a short-term rental analysis alongside value.
Which of these counts depends on the program. Many files that use a projection or gross history apply a factor, so the lender counts something less than 100% of gross revenue. The reason is simple: PITIA ignores cleaning, platform fees, and management, so lenders trim the income to stay conservative. The exact factor varies by lender, so ask for it before you model a deal.
Appraisals add one more wrinkle. A standard rent survey (Form 1007, the appraisal form for single-family rent schedules) often lands below what an STR can earn. Its multifamily counterpart is Form 1025. If the lender reviews the file on that figure instead of STR income, a property that looks strong on a booking platform can look thin on paper.
Ask every lender one blunt question: which income method do you use on this file? A property can clear coverage on STR income and fail on long-term rent. That gap is how a promising deal turns into a denial.
What Loan Terms Apply to a Tennessee Airbnb?
The terms for STR collateral are tighter than for a standard long-term rental, and they are the same in Tennessee as anywhere else. The network carries no Tennessee-specific LTV overlay. These are typical ranges, subject to lender guidelines, credit approval, and property review.
| Factor | STR Purchase | STR Refinance / Cash-Out |
|---|---|---|
| Max LTV | Up to 75% | Up to 70% |
| Min credit score | 640 | 640 |
| Min DSCR | 1.00 | 1.00 |
| Host experience | About 12 months | About 12 months |
A standard long-term rental can reach higher leverage, so STR collateral does carry a cost. On a purchase, 75% LTV means about 25% down at best. Credit score matters too. Many programs want around 660, and the strongest leverage tiers want 700 or more. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.
Loan amounts on standard programs run up to $3,000,000, and smaller balances route through select lenders in the network. Reserves vary by lender, leverage, loan size, and transaction type. About six months of PITIA is common, and larger loans typically step up.
A bigger down payment helps in one way. It lowers the monthly obligation and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Term structures start with the 30-year fixed. Select lenders in the network also offer interest-only periods and 40-year terms, and ARM structures exist for investors who want them.
How Does the Math Look on a No-History Cabin?
A purchase with no booking history leans on a projection, so the income gets trimmed and the ratio shrinks. Run the numbers on a cabin you plan to buy at 75% LTV. The projection looks strong, but the lender applies its factor to that figure and then divides by PITIA. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Say the trimmed income covers the monthly obligation by around 1.15x. That clears a 1.00 floor with some cushion. Now picture the same cabin after taxes and insurance come in higher than expected. Coverage slips toward 1.00, and a small change in the factor or the HOA dues could push it below.
When that happens, you have options a lender would review:
- Lower the leverage by putting more down.
- Look at a select-lender path that takes coverage below 1.00, with leverage and terms adjusted.
- Choose a program that uses a different income method.
- Wait to buy until the property has a documented history.
Each path is a conversation with a lender, not a promise. Qualification stays subject to lender guidelines, credit approval, and property review.
Here is the practitioner pattern worth knowing. Files on seasonal or tourism-driven properties often come in with coverage that looks fine on peak months and tight on a full-year view. The stronger files usually present the full trailing 12 months, show the property’s slow stretches honestly, and get an insurance quote built for STR use before the file goes to the lender. Surprises at the underwriting stage are what hurt, and a fresh quote prevents most of them.
Does Tennessee Law Block Airbnb Loans?
No. Tennessee has no statewide ban on short-term rentals and no statewide STR license, according to the STR Law Map summary of Tennessee law. Permits and zoning are set locally. That means the answer changes from one parcel to the next.
The state’s role is mostly tax. It decides who owes sales tax and local occupancy tax. Its short-term rental reporting article says that when a platform is required to collect sales tax, the host does not pay that sales tax on platform bookings. Hosts still keep records, and business licensing and business tax remain the owner’s job.
Treat that as a net-income issue, not a loan issue. Guests pay the taxes, but the true margin you underwrite should reflect them. Tax treatment varies; consult a qualified professional.
Nashville vs. the Smokies: Where “Yes” Gets Conditional
Nashville is the clearest case where a strong projection can mean nothing. An operating permit from Metro Codes is required for a property rented for fewer than 30 consecutive days to the same occupant. Operator guides describe different permit types for owner-occupied and non-owner-occupied properties, and they say non-owner-occupied permits are restricted by zone. Those are secondary sources, so check current rules with Metro Codes directly.
The investor takeaway is blunt. A house with no permit may be unable to run as an STR, even when a data service shows great income. Confirm permit eligibility before you rely on the projection. Permits also may not transfer on a sale, which is one more reason to ask before you make an offer.
The Smokies work differently. Sevier County is broadly friendly to STRs, but jurisdiction follows the parcel, not the mailing address. A cabin with a Gatlinburg or Pigeon Forge address can sit in unincorporated county territory, according to Haven Vacation Rentals’ Sevier County guide. That guide, written by a local operator, also describes an annual permit and inspection program for unincorporated areas. One data source reports that Gatlinburg bars STRs in certain residential zones, per STRCityRegs. Confirm current fees and program dates directly with the county or city.
HOA and condo bylaws are a third, separate check. Many mountain neighborhoods limit rental terms, and some effectively block weekend stays. City zoning can say yes while the HOA says no.
Mid-term rentals, meaning stays of 30 days or more, are treated differently for local occupancy tax.
What Should You Verify Before You Make an Offer?
Verify the legal right to operate before the loan, not after. Sequence matters because a lender can only count income the property is allowed to earn. Work through this list in order:
1. Program fit. Confirm the lender program accepts STR income and ask which income method it uses.
2. Jurisdiction. Identify whether the parcel sits in a city or unincorporated county.
3. Permit and zoning. Confirm with the local government that this address can hold an STR permit, and whether it transfers on sale.
4. HOA or condo rules. Read the bylaws for minimum stays and rental limits.
5. Insurance. Get coverage written for STR use, since a standard landlord policy may not fit.
6. Coverage test. Run the ratio on the lender’s method, not the platform’s headline number.
Lenders may ask for proof of a local permit. Whether one is required is a program question, so ask early.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
How Does DSCR Compare to Other Financing Routes?
DSCR fits a pure investor best. If you plan to stay in the property part of the time, other routes may fit better, and the occupancy you intend changes the loan. A DSCR investor loan is built for non-owner-occupied investment properties. Because it is a business-purpose investor loan, it is reviewed differently from a standard owner-occupied mortgage.
| Factor | DSCR Loan | Conventional / Second Home |
|---|---|---|
| Reviewed on | Property rental income | Personal income and DTI |
| Best for | Pure investors | Owner use or part-time stays |
| Paperwork | Property and entity documents | Heavy personal documentation |
| Cost | Often somewhat higher | Often lower |
Personal-use boundaries matter here. A vacation home you mostly use yourself is a different file from a rental you never occupy. Be honest with the lender about intent, because the program is chosen around it.
Borrowing through an LLC is common, subject to lender program eligibility. It keeps the debt off your personal credit report, though lenders still review the borrower’s credit and the entity’s documents.
Why Do STR DSCR Deals Stall?
Most stalls trace back to a short list of causes:
- No permit. The projection assumed income the property cannot legally earn.
- Wrong program. The lender does not accept STR income, or uses long-term rent only.
- Thin history. The program wants about 12 months of hosting experience and the borrower has none.
- HOA bans. The bylaws prohibit short stays.
- Insurance mismatch. Coverage does not fit STR use, or costs reshape the ratio.
- Ineligible property. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, and that matters for rustic mountain listings.
Notice how many of these are decided before the loan application. A fix usually costs less early in a search than after a contract is signed.
Key Terms Defined
DSCR (debt service coverage ratio): Qualifying monthly rental income divided by monthly PITIA.
PITIA: Principal, interest, taxes, insurance, and any HOA dues, the full monthly obligation on the property.
LTV (loan-to-value): The loan amount as a share of the property’s value.
Seasoning: The waiting period a lender wants between buying a property and refinancing it, commonly around six months on cash-out files.
Reserves: Cash a borrower keeps after closing to cover payments, commonly around six months of PITIA but variable.
Haircut: The reduction a lender applies to gross STR income before testing coverage.
Frequently Asked Questions
Can first-time investors qualify for an Airbnb DSCR loan?
Often not on an STR file. Programs usually expect about 12 months of landlord or host experience, so a first-time buyer may need a different structure or a select lender. Qualification is subject to lender guidelines, credit approval, and property review.
Do I need booking history to get the loan?
It depends on the program. Some lenders accept a market projection on a property with no history, and others want a documented trailing 12 months. Ask which method the lender uses before you commit to a property.
Does the local permit affect approval?
It can, because permits are set locally and a lender may ask for proof. Even where a lender does not, a property that cannot lawfully operate as an STR cannot earn the income you are counting on.
What if the coverage ratio comes in below the lender’s minimum?
You have paths to review. Lowering leverage with a larger down payment can lift the ratio, and a select-lender path takes coverage below 1.00 with leverage and terms adjusted. Neither is automatic.
Can I refinance an existing Airbnb?
Yes, on programs that accept STR income. Refinance and cash-out files top out around 70% LTV on STR collateral, with a 640 minimum score and a 1.00 coverage floor. Seasoning of about six months is a common expectation. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
