The Quick Read: Yes, usually, when the lender’s program accepts short-term rentals and the home can legally operate as one at that address. The file qualifies primarily on property-level rental income covering the full payment, subject to lender guidelines, not on traditional personal-income documentation. Two gates decide the outcome: program eligibility and local legal use.
- Short-term-rental purchases typically reach up to 75% LTV on the strongest files; refinances and cash-outs on short-term-rental collateral run up to 70%.
- Expect a 640 minimum credit score and about 12 months of host experience.
- Coverage floors are 1.00 on purchases and refinances.
- Zoning, permits and HOA rules are checked before underwriting starts.
- Clearing 1.00 is not the same as positive cash flow.
Most DSCR lenders do not touch Airbnb-style properties at all, so the first job is matching the property to a program that does. Across a wholesale network of DSCR lenders, a minority of programs accept short-term rentals, and each one writes its own income rules. That is why brokers sort STR files by program before anything else. Lendmire arranges DSCR investor loans through select lenders in its wholesale network across 41 markets, including Washington, D.C., and the details below come from that day-to-day file work.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
What Makes a DSCR Loan Fit an Airbnb?
A DSCR loan fits an Airbnb because the file is built on the property’s income, not the borrower’s traditional personal-income documentation. The ratio is qualifying monthly rent divided by the monthly PITIA: principal, interest, taxes, insurance and any HOA dues. Investors with heavy write-offs or many financed properties can still qualify on the property’s own numbers.
For anyone new to the product, Lendmire’s complete DSCR loans guide covers the basics. Here the focus is what changes when the rental is short-term.
A DSCR loan is for investment use, designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. You cannot live in the property, and a personal vacation-home plan does not fit.
How Do Lenders Count Short-Term Rental Income?
Lenders count Airbnb income from one of three sources: a track record, a market projection, or an appraiser’s rent analysis. Which one applies depends on whether the property has history and which program you use. Nothing about the ratio changes. Only the evidence behind the income number changes.
| Evidence | Who produces it | Where it fits | Common friction |
|---|---|---|---|
| Trailing statements | Host or property manager | Refinance, cash-out, existing STR | Gaps, partial months, mixed personal use |
| Market projection | Third-party data tool | Purchase with no history | Program may discount the number |
| Appraiser rent analysis | Appraiser | Purchase or refinance | Appraiser unfamiliar with STR comps |
| Long-term market rent | Appraiser (Form 1007) | Fallback on any file | Lower income than STR would show |
Programs that accept a projection often apply a haircut to it, and the size of that haircut differs by lender. Treat any single published factor as one lender’s choice, not a rule.
On the network’s side, short-term-rental files typically expect a 640 minimum score and about 12 months of landlord or host experience. The coverage floor is 1.00 on purchases and refinances. Those are select-program minimums, not guarantees. Stronger ratios open better pricing and leverage.
What Leverage Applies to an Airbnb Purchase or Refinance?
Short-term-rental purchases typically go up to 75% LTV on the strongest files. Refinance and cash-out loans on short-term-rental collateral go up to 70%. Standard long-term rentals run higher, at roughly 75%-80% on purchases, so the Airbnb label costs leverage.
Run the numbers on a hypothetical cabin purchase at 75% LTV. The investor puts down at least 25%, plus reserves, which commonly run around six months of PITIA across the network. Reserves vary by lender, leverage, loan size and transaction type, so the number on a given file can be higher or lower.
A bigger down payment lowers the payment and can lift the ratio. It does not erase the leverage cap, the credit floor, the reserve rule or a property-eligibility problem. The strongest files clear both tests: enough equity and enough rental coverage.
Loan sizes go up to $3,000,000 on standard programs. Smaller balances route through select lenders in the network.
Some property types are not offered. Manufactured homes (single- and double-wide), log homes and barndominiums fall outside the network’s DSCR programs. That matters in the North Carolina mountains, where log cabins are a common vacation-rental type. A log-built cabin is not eligible collateral here, so the search moves to conventionally built homes.
Is Your Address Allowed to Operate as an STR in North Carolina?
Legality is the second gate, and it is local. North Carolina has no statewide STR license, and the state’s Vacation Rental Act does not ban short-term renting. The Act governs the rental contract, so zoning, permits and HOA documents decide whether a specific address can host guests.
The NC Vacation Rental Act, Chapter 42A covers written rental agreements, trust-account handling of deposits and advance payments, and expedited eviction. It does not issue permits. A commentary on North Carolina short-term rental regulation makes the same point: no state STR license, zoning entirely local.
Asheville shows what that means in practice. A City of Asheville compliance page on homestays and short-term rental violations (a mirror copy of the city’s page; confirm current terms with the city directly) says whole-dwelling rentals under a month are short-term vacation rentals, permitted only in the resort zoning district. Homestays of one or two bedrooms with a full-time resident are allowed. For an investor-owned whole home outside that district, there may be no legal short-term income to underwrite.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A workable check before you make an offer:
1. Ask the city or county planning office whether the address allows whole-home short-term rentals.
2. Ask whether a permit or registration is required and whether it transfers to a new owner.
3. Read the HOA or condo documents for rental-term minimums or outright bans.
4. Ask the insurance carrier to quote the property as a short-term rental.
5. Confirm lodging-tax registration with the host’s platform or the local authority.
Skip the offer if step one or step three comes back negative. No lender can work around a ban.
What Happens With No Operating History?
A first Airbnb has no trailing statements, so the file rests on a projection or on long-term market rent. Some programs accept the projection. Others qualify the property as a long-term rental only, and a few price short-term use differently.
The safer plan is a deal that works either way. Picture an investor buying a coastal home where long-term rent alone gives coverage near 1.0x, while the short-term projection runs well above it. If the lender uses the projection, leverage and ratio improve. If it falls back to long-term rent, the loan still pencils. That is a sturdier file than one that only works on the optimistic number.
Mid-term stays are a gray area. Programs define short-term and long-term stays differently, so a mid-term tenant can be underwritten differently depending on the program and lender.
Coverage below 1.00 is a separate path. 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Eligibility depends on lender guidelines, credit profile, reserves and the property. No-ratio structures exist too, available only through select lenders, generally for borrowers who already own a primary residence, and they price differently.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What Does the DSCR Number Leave Out?
The ratio compares rent to PITIA and nothing else. Repairs, vacancy, management fees, utilities, furnishing and capital expenses sit outside it. A file can clear 1.00 and still lose money in a slow season.
Lendmire’s own piece How to Choose DSCR or Conventional for Your First Airbnb makes the same distinction. Seasonality matters most at the coast and in the mountains, where income swings between peak and off months. Stress-test an offer by asking what coverage looks like on an average month, not a peak one.
North Carolina hosts also owe lodging taxes, and G.S. 160A-215 gives facilitators the same responsibility under the occupancy tax that they carry under state sales tax. These costs do not enter the DSCR ratio, but they reduce real returns. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Why Do STR DSCR Files Stall?
Most stalled short-term-rental files trace back to a short list of documentation gaps. They are fixable when caught early.
- Unpermitted use. The address cannot legally host short-term guests, so there is no income to count.
- HOA or condo ban. The questionnaire or governing documents restrict rental terms.
- Thin history. Statements skip months, mix personal stays, or come from several platforms that do not reconcile.
- Appraiser mismatch. The appraiser lacks STR comps and returns a low rent figure. A reconsideration packet with comparable hosted properties can help.
- Insurance mismatch. The policy covers a long-term rental, not guest stays.
- Entity paperwork. Many investors buy in an LLC, subject to lender program eligibility, and incomplete operating agreements or mismatched names slow the file.
- Reserves not documented. Assets sit in accounts the lender cannot source.
Clean documentation does not guarantee approval, but it leaves fewer preventable gaps for the lender to review.
DSCR or Another Way to Finance an Airbnb?
DSCR is often the cleaner route for scaling, while other financing can cost less for a borrower with strong personal income and few properties. The tradeoff is documentation: conventional loans test personal income and debt ratios, DSCR tests the property.
| Factor | DSCR loan | Conventional loan |
|---|---|---|
| Income test | Property rental income | Personal income and DTI |
| Traditional personal-income documentation | Not the qualifying basis | Required |
| STR income | Program-dependent | Often limited |
| Property count | Scales with property income | Limited by DTI |

Key Terms Defined
DSCR: Debt service coverage ratio, the property’s qualifying monthly income divided by its monthly PITIA.
PITIA: Principal, interest, taxes, insurance and association dues, the full monthly housing obligation.
Short-term rental (STR): A property rented to guests for stays shorter than the lender program’s defined cutoff, which varies by program and lender.
Haircut: A discount a lender applies to projected income before computing the ratio.
Form 1007: The appraiser’s single-family rent schedule, used as a long-term rent fallback.
Seasoning: The ownership period a lender expects before a cash-out refinance, about six months across most of the network.
Frequently Asked Questions
Can I use a DSCR loan if I plan to stay in the Airbnb sometimes?
No. A DSCR loan finances an investment property, not a primary residence or personal vacation home. Personal use beyond incidental stays can raise questions on the appraisal and insurance, so keep the property in rental use.
Does North Carolina require a state license to run an Airbnb?
No. There is no statewide STR license, and the Vacation Rental Act governs the rental agreement, not permitting. Local zoning, permits and HOA rules are where restrictions appear, so confirm them with the city or county before relying on projected income.
What if my first Airbnb has no rental history?
Some programs accept a market projection or an appraiser’s analysis, and others qualify the property on long-term rent. Network programs typically expect about 12 months of host experience from the borrower on short-term-rental files, and a deal that works on long-term rent is the safest fit.
Can I buy the Airbnb in an LLC?
Often yes, subject to lender program eligibility. The entity documents, names on the insurance and title, and the operating agreement need to match, since mismatches are a common reason files get kicked back.
Can a DSCR below 1.00 still work on an Airbnb?
Sometimes. Select lenders in the network offer paths below 1.00, with leverage and terms adjusted. A separate no-ratio route exists through select lenders, generally for borrowers who already own a primary residence. Everything stays subject to credit approval and property review.
