Can You Get a DSCR Loan for an Airbnb in South Carolina?

Can You Get a DSCR Loan for an Airbnb in South Carolina?

The Quick Read: Yes, in most cases: select lenders in Lendmire’s wholesale network underwrite short-term rentals on the property’s rental income, with purchase leverage up to 75% LTV (loan-to-value), a 640 minimum score, and about 12 months of hosting experience, as long as local short-term rental rules let the property operate. The loan product is the same in South Carolina as anywhere else. The local permission to host is the real variable.

  • STR purchase loans typically reach 75% LTV, and refinances and cash-outs on short-term-rental collateral typically reach 70%, subject to lender guidelines.
  • The coverage floor starts at 1.00 on purchases and at 1.00 on refinances for short-term rentals.
  • Lenders trim gross Airbnb revenue before they test coverage, so the booking total is not the number that counts.
  • A strong ratio does not fix a property that cannot legally host guests.

How Does a DSCR Loan Work on an Airbnb?

A DSCR loan qualifies a rental primarily on property-level income covering the payment, subject to lender guidelines. DSCR stands for debt service coverage ratio. For a short-term rental, the lender tests whether the property’s counted income covers the full monthly obligation.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

The formula is simple. Monthly qualifying income divided by monthly PITIA. PITIA is principal, interest, taxes, insurance, and any HOA dues. Income equal to the payment gives you 1.00. Income twice the payment gives you 2.00.

Here is where Airbnb files differ from a long-term lease. A tenant’s lease gives a fixed number. A short-term rental gives a moving one, so the lender has to decide which number to trust. That decision sits in each program’s guidelines, and our network does not apply one universal rule. Across the lenders we place files with, the treatment of Airbnb income ranges from conservative to generous.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. You will not be asked to prove personal income the way a conventional borrower is. You will still be asked to prove the property.

For the full mechanics of how the ratio, leverage, and documents fit together, see Lendmire’s complete DSCR loans guide.

How Is Airbnb Income Counted?

Lenders count Airbnb income one of three ways: documented trailing history, a market projection, or long-term market rent from the appraisal. Which path applies depends on the program and on whether the property has hosting history. Each path produces a different coverage number from the same house.

Income path What the lender uses Best fit
Trailing history Platform payouts or bank deposits over 12 months Existing hosts, refinances
Market projection Data-based estimate of STR revenue Purchases with no history
Long-term rent Appraiser’s rent schedule Fallback, conservative files

Trailing history is the cleanest. The lender sees what the property actually earned. Documents are usually platform payout statements or the bank deposits that match them.

A market projection comes from a data report on comparable short-term rentals nearby. It lets a buyer qualify before hosting a single night. Not every lender in the network accepts one, and those that do tend to apply tighter leverage or a larger haircut. Some lenders skip short-term rentals entirely, which is why a broker matters here.

The long-term rent path uses the appraisal’s rent schedule, a form that estimates what the home would rent for on a standard lease. That figure often sits below true short-term potential. It is also the safest number to underwrite against.

Two more mechanics matter.

The haircut. Lenders reduce gross STR revenue before dividing by the payment. The cut stands in for cleaning, platform fees, vacancy, and wear. The size varies by program, so ask for it before you model anything.

Annualizing. Income is typically averaged across twelve months. A strong peak season cannot erase a weak off-season. For coastal and vacation markets, that averaging is the whole story.

What Does the Same Property Look Like Two Ways?

A modeled example shows how the ratio moves. These are illustrative assumptions, not market data or a quote.

Picture a three-bedroom house in a South Carolina vacation market, bought at 75% LTV. Run it first on the appraiser’s long-term rent schedule. Say that gives coverage around 1.05x. It clears a 1.00 floor, but only just. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Now run the same house on a documented twelve-month Airbnb history, after the lender’s haircut. Say that gives coverage near 1.30x. The stronger ratio may support better terms, subject to lender guidelines.

Now flip the season. Suppose summer bookings carried the year, and the twelve-month average lands under 1.00 after the haircut. The file has a few paths. A select lender in the network may review sub-1.00 coverage with leverage and terms adjusted. You could add equity. You could also fall back to the long-term rent number if the program allows it.

One caution belongs here. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, utilities, management, and capex sit outside it. An Airbnb can pass the lender’s test and still eat your cash if you ignore those costs.

What Do You Need to Qualify?

For short-term-rental collateral, the typical profile is a 640 minimum credit score, about 12 months of hosting experience, and coverage that starts at 1.00. Purchases reach up to 75% LTV on the strongest files. Refinances on short-term-rental collateral typically reach 70%. These are guideline ranges from select lenders, not promises.

Here is how the leverage sits side by side.

Transaction Typical STR leverage Typical standard rental
Purchase Up to 75% 75%-80%
Rate-term refinance Around 70% Varies by lender
Cash-out Around 70% Around 75%

Cash-out on short-term-rental collateral tops out around 70% LTV, while cash-out on a standard long-term rental reaches around 75%. That gap is the price of income volatility. Lenders hold back more equity when the revenue swings. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Coverage and leverage work as a pair. The coverage floor starts at 1.00 for short-term rentals on both purchases and refinances. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.

Other file basics:

  • Loan size. Standard programs run up to $3,000,000. Above $2,500,000 the network generally holds to 30-year fixed structures. Lendmire’s piece on super jumbo DSCR loans in South Carolina covers that size tier.
  • Reserves. These are cash set aside after closing. They vary by lender, leverage, and loan size. About 6 months of PITIA is common, and larger loans typically step up from there.
  • Property type. Manufactured homes, log homes, and barndominiums are not offered in these programs.
  • Entity. Buying in an LLC is common for investors, subject to lender program eligibility.
  • State overlays. No South Carolina-specific leverage overlay applies. The standard tiers above are what you see.

A bigger down payment helps. It lowers the monthly obligation and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files pass both tests: enough equity and enough rental coverage.

Is the Property Allowed to Be an Airbnb?

Sometimes the answer is no, and no loan fixes that. South Carolina has no statewide short-term-rental permit, so each city or county decides what a property can do.

That matters for your loan in three ways. First, a lender will not count income the property cannot lawfully earn. Second, some jurisdictions limit or prohibit investor-owned rentals, as one regulatory explainer notes. Third, some permits must be issued to an individual rather than a company, which can clash with an LLC plan.

There is also movement at the state level. A bill introduced in the legislature, Bill 3861, would bar local governments from prohibiting short-term guest rental of a residential dwelling. The page shows it as introduced, not as law. Do not underwrite around it.

Use this pre-offer checklist before you sign a contract:

1. Confirm in writing that the address can operate as a short-term rental.

2. Ask whether the permit or license transfers on sale or must be reissued to you.

3. Check whether it can be held in an LLC or must be in your name.

4. Read the HOA or condo documents. A planned-community association may require an approval letter.

5. Ask your lender whether it will count short-term income on this property type.

6. Price STR-appropriate insurance before you finalize your numbers.

Lenders may also ask for licenses or registrations as proof of lawful operation. Collect them early.

What If You Have No Hosting History?

You can still be a candidate, but the path narrows. The typical STR program expects about 12 months of hosting experience from the borrower. That is separate from the property’s own booking history, and some lenders weigh each differently.

If you are a first-time host buying a property, the order of operations looks like this:

1. Pick a market where the property’s rules allow hosting.

2. Ask your broker which lenders in the network accept projected income on purchases.

3. Run the file on both the projection and the appraiser’s long-term rent number.

4. Prepare credit, reserves, entity documents, and the appraisal.

5. Close, host, and build the payout record that supports a later refinance.

That last step is the one most buyers skip. Twelve months of platform payouts is what turns a projection-based purchase into a clean documented refinance. Not glamorous. It works.

If you already host the property, the file gets easier. Bring the payout statements and matching bank deposits. A refinance on short-term-rental collateral typically reaches around 70%, and a cash-out on that same collateral also tops out near 70%, subject to lender guidelines. DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Does a DSCR Loan Beat a Conventional Loan for an Airbnb?

For many investors, yes, because the test moves from your traditional personal-income documentation to the property. Conventional loans follow agency guidelines and your debt-to-income ratio. Those lenders often discount short-term income or refuse to count it. Depreciation and write-offs can also shrink the income on your returns.

Factor DSCR loan Conventional loan
Reviewed on Property income covering payment Your income and DTI
STR income Counted by select programs Often discounted
Typical pricing Usually higher Often lower
Entity vesting Common, program-dependent Often personal name

Conventional financing is often cheaper, and if you qualify on your personal income and the lender counts the rental, it may be the better tool. DSCR wins when your traditional personal-income documentation understates your income, when you hold several properties, or when the lender will not count the Airbnb.

What If Your Coverage Number Is Too Low?

Start by finding which lever is more affordable. A low ratio is a math problem, and math problems have several fixes.

  • Add equity. A larger down payment lowers the monthly obligation and can lift the ratio.
  • Change the structure. Select lenders in the network offer interest-only periods and extended terms such as 40-year amortization. These reduce the payment the ratio is tested against.
  • Switch the income path. If the haircut hurts, a documented history may beat a projection, or the reverse.
  • Renegotiate price. A lower price cuts the payment and lifts the ratio.
  • Look at sub-1.00 programs. Select lenders in the network review coverage below 1.00, with leverage and terms adjusted.
  • Skip the deal. If the house only works in July, that is information.

Know who this loan is not for. If the property cannot legally host guests, if you need cash-flow cushion the ratio does not measure, or if you want a manufactured home or a barndominium, a DSCR program is the wrong tool. Those property types are not offered.

One more practical note. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s counted monthly income divided by its monthly PITIA.

PITIA: principal, interest, taxes, insurance, and any HOA dues, which together form the monthly obligation.

LTV (loan-to-value): the loan balance as a percentage of the property’s value.

Haircut: the reduction a lender applies to gross short-term-rental revenue before testing coverage.

Trailing 12-month history: a year of actual platform payouts or matching bank deposits.

Reserves: liquid cash a borrower holds after closing, usually measured in months of PITIA.

Rent schedule: the appraiser’s estimate of long-term market rent for the property.

Frequently Asked Questions

Do all DSCR lenders accept Airbnb income?

No. Some lenders will not touch short-term rentals. Others accept them conservatively, requiring documented history or long-term rent qualification. A few accept projections. That spread is the reason to work through a broker who sees many guidelines, since one lender’s answer is not the market’s answer.

Can I qualify if my Airbnb has no booking history?

Often, yes, through select lenders. A purchase can be underwritten on a market projection or on the appraiser’s long-term rent number. Expect tighter terms than a documented-history file. The program still looks for about 12 months of hosting experience from the borrower, subject to lender guidelines.

Can I buy the property in an LLC?

Usually, subject to lender program eligibility. The catch is local rather than financial. Some jurisdictions issue short-term-rental permits only to individuals, which can conflict with a plan to hold title in a company. Confirm that before you choose how to take title.

What leverage can I expect on a South Carolina Airbnb?

Purchases typically reach up to 75% LTV on the strongest files. Refinances and cash-outs on short-term-rental collateral typically reach 70%. South Carolina carries no special leverage overlay. Your actual terms depend on credit, coverage, reserves, and the property.

Does clearing 1.00 mean the Airbnb will be profitable?

No. The ratio compares counted income to PITIA only. It leaves out repairs, vacancy, management, utilities, and capital expenses. Treat 1.00 as a lender test, then run your own operating budget before you buy.
