The Quick Read: Usually no. A super jumbo DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so personal and business income documentation are typically not part of the income review. Size changes the paperwork on the property and your assets, not on your paycheck.
- Rent against the full monthly obligation drives the file, not your personal income.
- W-2s, pay stubs, and a personal debt-to-income ratio are generally not part of it.
- Bigger balances add appraisal, credit, reserve, and leverage requirements.
- Owner-occupied or personal-use property is a different product and can pull traditional personal-income documentation back in.
- Every file is underwritten individually, subject to underwriting. Nothing here is a commitment to lend.
Picture an investor with a $2.4 million rental and a tax return full of depreciation write-offs. That return makes the investor look like they earn little. A property-income test sidesteps the mismatch, which is why this loan exists.

Lendmire is a DSCR-focused mortgage broker arranging business-purpose investment financing through select wholesale lenders across 41 markets, including Washington, D.C. It does not lend. The lenders review each file.
Key Terms Defined
DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing obligation, including principal, interest, taxes, insurance, and any HOA dues.
PITIA: principal, interest, taxes, insurance, and association dues, the full payment the rent has to cover.
Super jumbo: a lender-set size tier for very large loans. No regulator defines it.
Reserves: liquid cash left after closing to cover payments if rent dips.
Business-purpose loan: credit for a non-owner-occupied rental, made to run as an investment.
LTV (loan-to-value): the loan amount as a percentage of the property’s value.
Why Don’t Super Jumbo DSCR Lenders Want Your Returns?
They don’t need them. The loan is judged on what the property earns, not what you report to the IRS. For many investors, a personal return understates real cash flow because depreciation and write-offs shrink reported income. A rent-based test is the cleaner measure.
A fully documented jumbo loan works the other way. It leans on your income, your debt load, and often years of returns. Add a few properties and your personal debt ratio can cap you. A DSCR file has no personal debt ratio, so existing mortgages don’t stack against you the same way. Lendmire’s complete DSCR loans guide walks through the full mechanics.
What Does “Business-Purpose” Actually Mean Here?
Business-purpose means the loan is for a rental you will not live in. Because these are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That is the whole reason income paperwork looks different.
Later in the file, the legal frame matters. The CFPB’s commentary on Regulation Z treats credit to buy, improve, or maintain a non-owner-occupied rental as business purpose. That treatment stops applying if you expect to use the property personally for more than 14 days in the coming year. A signed certification alone does not settle it; substance controls. If you plan to stay there, this is the wrong loan.
“No Tax Returns” Does Not Mean “No Documents”
Lighter paperwork is not no paperwork. On the borrower side, expect to provide:
- Credit authorization, with a 660 floor on most files and 700 above $3,000,000.
- Bank statements showing the down payment and reserves.
- Entity documents if you vest in an LLC, subject to lender program eligibility. Layered entities are not accepted.
- Identity checks.
On the property side, expect an appraisal with a rent schedule, plus a lease where the property is leased. Above $2,000,000, expect two appraisals. That is lender policy on large balances, not an income test.
Why might a lender ask for anything personal? Large balances raise the stakes on liquidity and sourcing of funds. That tends to show up as asset statements and questions about where the cash came from. It does not usually show up as an income review. Practice varies by lender, and across our wholesale network the strictest overlays are on credit and reserves rather than on returns.
What Changes as the Balance Grows?
Leverage steps down and the credit bar rises. The income method stays the same. These figures are ceilings through select wholesale programs for coverage at 1.00 or higher, subject to underwriting.
| Loan size | Purchase LTV | Cash-out LTV | Credit |
|---|---|---|---|
| $150K–$1M | 80% | 75% | 660+ |
| $1M–$1.5M | 75% | 70% | 700+ |
| $1.5M–$3M | 75% | 60% | 720+ |
| $3M–$4M | 65% | — | 700+ |
| $4M–$10M | 60%, on review | — | 700+ |
Above $4,000,000, every request is reviewed case by case before submission, purchase or rate-and-term only. Cash-out proceeds are unlimited at 60% LTV or below and capped at $1,500,000 above that, with none above $3,000,000. Programs run up to $10,000,000. Lendmire’s standard DSCR program stops at $3,000,000. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Reserves typically run six months of PITIA on the subject property, and twelve for first-time investors. Cash-out proceeds don’t satisfy reserves. Interest-only is available for 120 months on 30- and 40-year terms, to 75% LTV, with coverage of 0.75 or better, qualified on the interest-only payment. Lendmire’s piece Interest-Only vs Amortizing Super Jumbo When Tax Returns Run Lean covers that choice.
One point of confusion: super jumbo is not a legal category. The only fixed federal number is the conforming limit, which HousingWire reports is $832,750 for a one-unit home in most areas for 2026. DSCR loans are not agency loans, so that figure doesn’t govern them.
Which Situations Change the Paperwork?
| Situation | Effect on documents |
|---|---|
| Personal-use or owner-occupied | Different product; returns may return |
| Coverage 0.75–0.99 | Same structure; LTV and terms adjust |
| No-ratio | Select programs only, to $2,000,000 |
| Short-term rental | Operating history or appraisal STR analysis |
| LLC vesting | Entity documents added |
Below 1.00 coverage. Select lenders in the network offer programs from 0.75 to 0.99 coverage up to $2,000,000, with LTV and terms adjusted, subject to underwriting. Income is still measured at the property.
No-ratio. Through select wholesale programs, no-ratio files reach $2,000,000 within a defined envelope: a seven-year clean housing history, 0x30x24, and reduced leverage, subject to underwriting.
Short-term rentals. These qualify on documented operating history at 80% of gross: twelve months on a refinance, or the appraisal’s STR analysis on a purchase. Coverage must be 1.00 or higher, loans reach $2,000,000, and experienced investors only. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Cash-out versus purchase. The income method doesn’t change, but leverage does, as the table shows. Lendmire’s article Super Jumbo Bank Statement Cash-Out Documentation Without Tax Returns goes deeper.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What If a Lender Asks for Returns?
Ask why. If the request is a secondary check on liabilities or liquidity, a bank statement or asset letter may answer it. If the lender’s program is a full-documentation product, that is a different loan and a different file.
You have three options: supply the return, offer a substitute, or move to a program that doesn’t ask. Don’t pay for an appraisal until you’ve confirmed the program’s documentation list in writing. This is where a broker earns its keep, because guidelines differ by lender and one lender’s overlay is another’s non-issue.
Before applying, ask:
- Does this program use returns anywhere in the file?
- What must the guarantor provide?
- How must reserves be sourced?
- Is a second appraisal required at this balance?
Should You Use DSCR, Bank Statements, or Full-Doc Jumbo?
A rent-strong property suits DSCR. A trophy asset that rents thin may suit a large retail lender that knows your balance sheet and accepts full documentation. Bank-statement programs fit self-employed owners whose deposits show income better than their returns.
| Option | Best fit | Reviewed on |
|---|---|---|
| Super jumbo DSCR | Rent-strong rentals | Property rent vs. payment |
| Bank statement | Self-employed, strong deposits | Documented deposits |
| Full-doc jumbo | Strong W-2 or return income | Personal income and DTI |
The tradeoff is real. Business-purpose loans sit outside the consumer ability-to-repay framework, so you get less regulatory scaffolding. Reserves matter if rent dips. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Do I need two years of traditional personal-income documentation for a super jumbo DSCR loan?
Typically no. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Expect credit, assets, and appraisal documents instead.
Does a thin coverage ratio mean they’ll ask for returns?
Not usually. Select programs allow 0.75 to 0.99 coverage up to $2,000,000, with reduced LTV and adjusted terms, subject to underwriting. Thin coverage costs you leverage more than it costs you paperwork.
Can I close in an LLC without personal documents?
Entity vesting is welcome, subject to lender program eligibility, with no layered entities. You still provide entity documents and credit, and the guarantor’s credit and assets are reviewed.
Do short-term rentals change the answer?
The income test changes, not the return question. Income comes from twelve months of operating history on a refinance or the appraisal’s STR analysis on a purchase, at 80% of gross, up to $2,000,000.
What if I might live in the property part of the year?
Stop and reassess. Personal use beyond 14 days under the CFPB’s business-purpose rule can take the loan out of business-purpose treatment, and a different program with full income documentation may apply.
