The Quick Read: Usually yes, but only as a brand-new loan: a super jumbo DSCR lender approves the property on its own terms, pays off the private bank’s note at closing, and tests rent coverage, leverage, credit, reserves and appraisals at the new, larger balance, subject to underwriting. The private bank’s relationship pricing and goodwill do not carry over. Here is what matters most:
- Leverage steps down as the balance grows. On a purchase or rate-and-term refinance of an investment property, the ceiling is 80% to $1,000,000, 75% to $3,000,000, and 65% to $4,000,000. Above that it is 60%, on review.
- Cash-out shrinks fast. It tops out at 75% on a standard rental at the lowest balances and disappears above $3,000,000.
- The credit floor is 660, and 700 above $3,000,000. Two appraisals are required above $2,000,000. Reserves are typically six months on the subject property.
- Leverage often binds first on a luxury rental, because rent is modest next to value.
- Interest-only for 120 months is available up to 75% on 30- and 40-year terms, qualified on interest, taxes, insurance and dues.
All figures are ceilings through select wholesale programs, subject to underwriting.

What Does It Mean to Refinance Into Super Jumbo DSCR?
It means replacing an existing loan on a rental with a new loan sized by the property’s rent and value. The new lender does not look at your traditional personal-income documentation. It asks whether the property’s rent covers the full monthly obligation, and whether the loan size fits the leverage ladder for that balance.
That is a different test from the one your private bank used. Private banks usually lend on the whole relationship: deposits, net worth, and the borrower’s overall picture. A DSCR lender looks at one asset. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.
So the real question is not whether your bank will allow the switch. You are not asking permission. You are applying to a different lender, and the property has to stand on its own.
Lendmire is a mortgage broker. It arranges these files through select lenders in its wholesale network across 41 markets, including Washington, D.C. Lenders review and approve. Nothing here is a commitment to lend.
Key Terms Defined
Super jumbo: a lender label for loans well above the conforming limit. It has no regulatory definition, so cutoffs vary by program.
DSCR (debt service coverage ratio): monthly rent divided by the monthly housing obligation. A result of 1.00 means rent just covers the obligation.
PITIA: principal, interest, taxes, insurance and association dues. It is the full monthly obligation. On interest-only loans, lenders use ITIA, which drops the principal piece.
Rate-and-term refinance: a new loan that replaces the old balance without pulling extra cash out.
Cash-out refinance: a new loan larger than the old balance, with the difference paid to you.
Reserves: liquid money left after closing, counted in months of PITIA.
Interest-only period: a stretch when you pay interest but no principal, so the balance stays flat.
How Does a Private-Bank Loan Compare to Super Jumbo DSCR?
The two loans are built on different logic. One rewards the relationship. The other rewards the property.
| Factor | Private-bank loan | Super jumbo DSCR |
|---|---|---|
| Reviewed on | Whole relationship, personal finances | Property rent and value |
| Deposit tie | Often expected | None |
| Collateral | Can be cross-pledged | Single asset |
| Structure | Often balloon or hybrid | Fixed terms, interest-only option |
| Entity vesting | Case by case | Welcome, subject to program terms |
| Flexibility | Negotiated | Set by program guidelines |
The trade is simple. You give up the negotiated flexibility. You gain a rules-based loan that is portable and does not hinge on a banker’s view of your deposits.
One more point on the DSCR side. It does not test personal debt-to-income, so your other mortgages do not count against you the way they would on a bank-statement file. Lenders still check credit, and they still count reserves.
Which Gate Is Tightest? (Leverage, Coverage, Credit, Reserves, Appraisals)
Five gates decide the file. Leverage is the one that surprises luxury owners most.
Across the wholesale network, leverage drops as the loan grows. The table shows the best available cell in each band at coverage of 1.00 or higher, subject to underwriting.
| Loan size | Purchase / rate-and-term (investment property) | Cash-out (investment property) | Credit for this leverage |
|---|---|---|---|
| $150K–$1M | 80% | 75% | 660+ |
| $1M–$1.5M | 75% | 70% | 700+ |
| $1.5M–$2M | 75% | 60% | 720+ |
| $2M–$3M | 75% | 60% | 720+ |
| $3M–$4M | 65% | — | 700+ |
| $4M–$10M | 60%, on review | — | 700+ |
Read the credit column carefully. The program floor is 660 at every size. The one floor that changes is 700 above $3,000,000, an overlay for super jumbo balances. A lower score does not kill the file. It moves you to a lower-leverage cell in the same band.
Above $3,000,000, the overlay adds more. You need a clean mortgage history (0x30x24), and you must be a U.S. citizen or permanent resident. Rural property is excluded, and acreage is capped at ten acres. Above $4,000,000, every request is reviewed case by case before submission, and cash-out is off the table.
Coverage. A 1.00 ratio earns full leverage. Below 1.00, a path exists through select programs, but LTV and terms adjust, subject to underwriting.
Reserves. Six months of PITIA on the subject property is typical, and twelve for first-time investors. On interest-only loans the count uses ITIA. Cash-out proceeds cannot satisfy reserves above $3,000,000.
Appraisals. Two are required above $2,000,000. Unique luxury homes have thin comparable sales, so the valuation is where files wobble. If value comes in low, leverage is applied to the lower number. Your balance has to shrink to fit.
Which gate binds first? Leverage often does. On a trophy property where rent is thin compared with value, coverage can bind instead. It is a genuine toss-up until the appraisal lands.
Why Can Rent Pass at Purchase and Fail at Refinance?
Because the new payment is usually bigger and the gates are stricter. Run the numbers on a modeled example. These are assumptions, not market data.
Picture an investor who bought a luxury rental with a private-bank note on an interest-only schedule. At purchase, rent covered that obligation at about 1.3x. Now the investor wants out of a balloon and into a fully amortizing 30-year loan at a higher balance, taking some cash out. Same rent. The new coverage ratio slides to roughly 0.95x.
That file is not dead. Several fixes are worth testing:
- Use the interest-only option. Interest-only is reviewed on ITIA, which lifts the ratio. The period runs 120 months on 30- and 40-year terms, up to 75% LTV.
- Trim the balance. Skip the cash-out and refinance rate-and-term only. A smaller loan means a smaller obligation.
- Look at sub-1.00 programs. A handful of lenders in the network review coverage below 1.00 on files with stronger compensating factors.
- Raise documented rent. A lease at a higher rent, or a stronger appraisal rent schedule, moves the numerator. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Interest-only is not cheaper, though. It changes when the cash goes out. The balance stays where it is.
What Are the Steps to Refinance Out of a Private-Bank Loan?
The process runs in a set order. Skipping early steps is what causes late surprises.
1. Pull the private bank’s note. Check for a prepayment penalty. Check whether pricing depended on deposit balances. Check whether an interest-only or adjustable period resets soon.
2. Confirm the loan is business-purpose. The property must be a non-owner-occupied rental.
3. Check for cross-collateral. If the bank pledged other properties or deposits, you may need a release or partial payoff first.
4. Calculate coverage. Divide rent used for lender review by the full obligation.
5. Order the appraisal and rent analysis. Expect a full interior appraisal and a rent schedule.
6. Assemble the entity, credit and reserve documents. That means LLC paperwork (no layered entities), a credit report, proof of reserves, and a hazard insurance quote.
7. Close. The new loan pays off the private bank.
If the property sits in your personal name and you want it in an LLC, sort that out before you apply. Title changes can touch the old note’s due-on-sale terms. A lender will want vesting settled, subject to program terms. Lendmire’s guide to cash-out refinancing a super jumbo home as a private bank client covers the cash-out side of this.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Why Is This Structure Allowed at All?
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
The federal rule that sets this up gives two useful facts. Credit extended to someone other than a natural person, such as an LLC, is exempt from the consumer-credit framework, per the eCFR text of the regulation. The CFPB’s official commentary also treats credit to buy, improve or maintain non-owner-occupied rental property as business purpose.
There is a catch. That special treatment does not apply if you expect to occupy the property for more than 14 days in the coming year. Then the lender must weigh a broader test. So a luxury rental you use as your own getaway needs a careful look first.
On the jumbo side, the term is simpler than people think. Jumbo just means above the conforming limit, and the current high-cost ceiling for a one-unit property is $1,249,125, according to Orrick’s summary of the FHFA announcement. Agency rules do not govern DSCR files. Super jumbo is a trade label, and each program sets its own cutoffs.
Edge Cases That Change the Answer
Short-term rentals. A luxury vacation rental can qualify, but the income test is stricter. It needs coverage of 1.00 or higher, and loans are capped at $2,000,000. Income is twelve months of operating history on a refinance, or the appraisal’s short-term-rent analysis on a purchase, counted at 80% of gross. The program is for experienced investors only. A first-year property with no history leans entirely on the appraisal’s analysis and is weaker. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Municipal permission is documented for each property, never assumed.
Cash-out above 60% LTV. Proceeds at or below 60% LTV are unlimited, and a $1,500,000 cap applies above that. There is no cash-out above $3,000,000. Above $1,500,000, borrowers with 680-and-below credit cannot take cash out. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Condos. Warrantable and non-warrantable condos are eligible. Non-warrantable condos go to 75% and $1,500,000. Condotels go to 75% on a purchase and 65% on a refinance, also to $1,500,000, with $250,000 cash-in-hand.
Rural or acreage property. Rural collateral of five acres or less goes to 75%, but only at or below $3,000,000. Acreage up to twenty acres is possible to $3,000,000, and ten acres above it.
Entity versus individual. A loan to an LLC fits the business-purpose frame cleanly. A loan to an individual on a one- or two-unit rental turns on the occupancy and purpose analysis instead.
Exit risk. A refinance is never assured. If your balloon hits and the property does not clear the gates, you are exposed. Test the file before your private bank’s clock runs short.
Should You Switch or Stay?
Switch when the old note has a balloon or reset coming and your private bank will not extend on acceptable terms. Switch when the pricing was tied to deposits you would rather move. Switch when cross-collateral is blocking other deals. Single-asset loans are cleaner.
Stay when the numbers fail at the new size, and no restructuring fixes them. Stay if the old note carries a heavy prepayment penalty and no event forces your hand. Stay when you plan to use the property personally for more than a few days a year. Also stay when you need more cash out than the ladder allows. A balance above $3,000,000 gets no cash-out in this program, and portfolio or bank-statement alternatives may suit you better.
Be honest about the costs of freedom, too. Larger loans bring lower leverage and more reserves. DSCR also ignores repairs, vacancy and management, so you model those yourself.
(One practical habit from the files Lendmire places: a fresh insurance quote and a rent schedule in hand before the appraisal helps avoid surprises on the coverage number.)
Frequently Asked Questions
Is super jumbo DSCR the same as a jumbo mortgage?
No. A jumbo mortgage is any loan above the conforming limit. Super jumbo is a lender label for balances well above that, and it has no regulatory definition. Programs set their own cutoffs. The network’s ladder runs from $150,000 to $10,000,000, with the standard program stopping at $3,000,000.
Will my private bank approve the refinance?
It does not need to. The new lender reviews the property’s rental income independently, and the new loan pays off your private-bank note. Your bank’s only role is the payoff, plus any release if it holds cross-collateral.
Can I take cash out when I refinance into super jumbo DSCR?
Sometimes. Cash-out is available up to $3,000,000, and the leverage ceiling drops as the balance rises. Above $3,000,000 there is none. Proceeds are unlimited at or below 60% LTV, with a $1,500,000 cap above that, all subject to underwriting. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
What credit score do I need?
The floor is typically 660, and 700 above $3,000,000. The score also sets which leverage cell you reach inside each loan-size band. A higher score supports a higher ceiling, but nothing is guaranteed.
What if the rent does not cover the new obligation?
Several paths may apply: interest-only qualified on ITIA, a smaller balance, higher documented rent, or a sub-1.00 program through select lenders.
