How to Get a Short-Term Rental Loan as a First-Time Airbnb Buyer

How to Get a Short-Term Rental Loan as a First-Time Airbnb Buyer

The Quick Read: A first-time Airbnb buyer gets a short-term rental loan mostly through a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A third-party revenue projection can usually stand in for hosting history on a purchase; you still bring a down payment, cash reserves, and a credit score that meets the program floor.

  • No loan product is literally called an Airbnb loan. The DSCR loan is the main route.
  • On a purchase, select programs let a revenue projection or an appraiser’s analysis stand in for booking history.
  • Short-term rental purchases top out at 75% LTV, so plan on at least 25% down.
  • Clearing the coverage test does not mean the property cash flows. Repairs, vacancy, and management sit outside it.
  • Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Is There Really an Airbnb Loan?

No. Lenders do not sell a loan with Airbnb in the name. They sell investment-property loans, and some programs are built to count nightly-rental income instead of a standard long-term lease.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That difference matters for you. A DSCR loan checks whether the property’s income covers its own payment. The program you pick decides which income figure the lender uses. A standard long-term-rent program may default to the appraiser’s monthly rent estimate. A short-term-rental program is built to use nightly-rental income. Those two numbers can differ a lot on the same house.

Lendmire’s walkthrough of short-term rental loans for the first-time vacation rental buyer covers the buyer’s side of this in more depth. The rest of this article follows the lender’s side: how the file actually gets decided.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s monthly income divided by its monthly housing payment. A result of 1.00 means income exactly covers the payment.

PITIA: principal, interest, taxes, insurance, and HOA dues. It is the full monthly payment the income gets divided by.

Projection: an estimate of what a property will earn, built from comparable nearby listings. It is used when the property has no booking history of its own.

Booking history: actual platform records showing what the property earned. Lenders prefer it, but a first-time buyer usually does not have it yet.

Reserves: liquid cash you hold after closing, usually counted in months of PITIA.

Seasoning: the waiting period a lender wants before it counts certain events, such as owning a property before a cash-out refinance.

LTV (loan-to-value): the loan size as a percentage of the property’s appraised value or price.

How Does a Lender Underwrite a First Airbnb With No History?

The lender swaps booking history for an outside estimate, trims that estimate, and divides it by PITIA. The steps below show the order in which most files move.

1. Pick the program. Choose one built to count short-term income. If you pick a standard long-term-rent program, the lender may use the appraiser’s rent figure instead.

2. Choose the income source. With no history, you generally have three options. One is a market projection. Another is an appraiser’s short-term-rental analysis. The third is a long-term rent schedule, which for a single-family home is the appraisal form known as the 1007.

3. Pull the projection. AirDNA’s Rentalizer models revenue, average daily rate, and seasonality from comparable listings. The report can be exported as a PDF to hand to a lender.

4. Apply the factor. Many programs cut projected gross income before dividing. The size of the cut varies by lender, so two programs can show different ratios for the same house.

5. Divide by PITIA. Annual projected revenue becomes a monthly figure. The lender then divides that figure by the full monthly payment.

6. Appraise and size the loan. The appraisal still sets the loan amount. It follows appraised value, not what you hoped the property was worth.

Each evidence type has a weakness, and the table shows where.

Evidence type What it is Main weakness
Market projection Revenue modeled from nearby listings Averages comps; can miss local changes
Appraiser STR analysis Appraiser’s short-term income opinion Varies by appraiser and available comps
Long-term rent schedule Standard monthly rent opinion Often sits below nightly-rental potential
Booking history Actual platform income A first-time buyer has none yet

Which Loan Path Fits You?

DSCR fits most first-time Airbnb buyers who are buying a pure rental. The other paths each solve a different problem, and the table shows how they differ.

Path Who gets judged First-timer fit
DSCR loan The property’s income Strong for pure rentals
Conventional Your income and debts Paperwork-heavy; caps financed properties
Second-home loan Your income and debts Limits how often you can rent it out
Owner-occupied house hack Your income, plus living there Works if you live in one unit

Conventional loans are standardized and often cost less. They are also paperwork-heavy, and they limit how many financed properties one borrower can carry. Second-home loans restrict how much you can rent the property, which makes them a poor match for a full-time Airbnb. Lendmire’s DSCR vs conventional for a first-time short-term rental buyer goes deeper on that tradeoff.

The owner-occupied route is the real exception. If you buy a two- to four-unit building and live in one unit, a primary-residence loan can work. Once you stop living there and want to rent every unit, the file usually moves to DSCR.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

DSCR trades some cost for flexibility. You skip the W-2 and personal debt-to-income review. That helps self-employed buyers, buyers with heavy write-offs, and anyone planning to buy more than one property. Buying through an LLC is generally allowed, subject to lender program eligibility.

What Do Leverage, Credit, and Reserves Look Like?

On a short-term-rental purchase, the network’s strongest files reach 75% LTV, which means about 25% down. Short-term-rental refinances and cash-out refinances reach up to 70% LTV on short-term-rental collateral. A standard long-term rental can go higher, but that does not carry over to nightly-rental properties. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

These ranges come from the select lenders in the wholesale network Lendmire places files with. They are typical guidance, not promises, and every file is underwritten individually.

  • Credit score: short-term-rental programs typically want a 640 or higher.
  • Coverage: a 1.00 floor applies on a purchase. A separate 1.00 floor applies on a refinance. Stronger ratios open better pricing and leverage.
  • Below 1.00: coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.
  • Host experience: short-term-rental files usually expect about 12 months of landlord or host experience. For a first-timer, that makes the program choice the key question. Ask which programs weigh experience differently when the file is a purchase.
  • Loan size: standard programs go up to $3,000,000.
  • Reserves: commonly around 6 months of PITIA. They vary by lender, leverage, loan size, and transaction type.
  • Property types: manufactured homes, log homes, and barndominiums are not offered through these DSCR programs.

A bigger down payment lowers the payment and can lift the coverage ratio. It never erases the leverage caps, credit floors, or reserve rules. The strongest files clear both tests: enough equity and enough rental coverage.

Worked Example: One Clean File, One Thin One

These two files use modeled assumptions. They are not market data, and no dollar figures are used.

File A: a comfortable pass. Say a buyer has a score well above the 640 floor and puts 25% down on a purchase. The projection, after the lender’s trim, produces coverage near 1.3x. The file clears the 1.00 floor with room to spare, and the lender sees cushion if bookings dip. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

File B: a thin pass. Now take a similar buyer on a pricier house. After the trim, coverage lands near 0.95x. Here are the fallback paths, in rough order:

  • Put more down. A lower loan balance lowers the payment, which lifts the ratio.
  • Ask about a sub-1.00 program. It is available through select lenders in the network, with leverage and terms adjusted.
  • Try a program that counts income differently, such as a different factor or an appraiser’s analysis instead of a model.
  • Look at a different property with a lower payment against similar income.

Even a file that clears 1.00 deserves a stress test. If the file barely clears 1.20x, trim the income until the ratio shows 1.10x and see whether you are comfortable. If the deal only works at the optimistic number, it is too thin.

Remember what the ratio leaves out. DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow, because repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.

In files like these, the program choice often matters more than the pricing. Two lenders can look at the same house and show different ratios, because they count the income differently. Experienced brokers shop how a program counts short-term income before they shop anything else.

Where Does the General Rule Break?

Projections open the door for first-time buyers, but several edge cases cut the other way.

  • Refinances need history. Projections generally apply to purchases. A refinance usually relies on actual booking records. A cash-out refinance also commonly expects about 6 months of seasoning.
  • New construction. A DSCR loan is a take-out loan on the finished, appraised property. It does not pay the builder, so you need a separate construction loan or cash first. The loan is sized on appraised value, not cost.
  • Model blind spots. A projection averages nearby listings, so it cannot see a town that has just stopped issuing permits, a gap Haus STR points out in its look at predictive revenue tools. Data also refreshes on a lag. An operator review of AirDNA notes monthly updates and cleaning fees folded into revenue, which can make the nightly picture look better than it is.
  • Experience requirements. If a program expects hosting history, a projection will not replace it. A different program might.

What Cash Do You Need Before You Offer?

More than the down payment. Build the whole number before you write an offer.

Cash item What to plan for
Down payment At least 25% on a short-term-rental purchase
Closing costs Lender, title, and appraisal fees
Reserves Commonly around 6 months of PITIA
Startup costs Furnishing, supplies, and listing setup

Ask your lender early whether the down payment funds must be your own. Borrowed funds can interact with program rules, and the answer depends on the lender.

What Should You Check Before You Make an Offer?

Confirm the property can legally operate as a nightly rental.

A lender can approve the loan without confirming that the rental is allowed. AirDNA’s Rentalizer Agent flags regulation risk for a given address, but a flag is not a permit. Check with the municipality and the HOA before you go under contract.

Then talk to a lender before you shop. A lender conversation before the property search tells you what program fits, what coverage you need, and what the projection has to show.

What Mistakes Do First-Timers Make?

  • Trusting a projection as if it were approval. It is a starting range.
  • Picking a program that defaults to long-term rent, then wondering why the ratio is low.
  • Treating a 1.00 ratio as a cash-flow guarantee.
  • Skipping the reserves and startup-cost math.
  • Buying where nightly rentals are restricted.
  • Chasing a no-requirements promise. Every file is still reviewed on property documents, credit, and reserves.

What Happens After Closing?

Season one gives you real booking history. That history is what a later refinance or a second purchase will lean on, so keep clean records from day one. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I use an FHA or VA loan for a short-term rental?

Generally not for a pure rental. Those programs are built for primary residences. The exception is a two- to four-unit building where you live in one unit. If you want to rent every unit, DSCR is usually the practical route.

Can I buy through an LLC?

Often yes, subject to lender program eligibility. DSCR is a business-purpose product, so entity ownership is common. Expect entity documents and, typically, a personal guarantee.

What credit score do I need?

Short-term-rental programs typically want 640 or higher. A higher score can open better leverage and pricing. Exact eligibility depends on the lender, the property, and the file.

Can I finance a house that needs work?

A DSCR loan is sized on appraised value and underwritten on the finished property’s income. A property that needs heavy work may need a short-term renovation loan or cash first, then a DSCR take-out.

Does a first-time buyer with no hosting history have a chance?

Yes, on a purchase, when the program accepts a projection or an appraiser’s analysis. Some programs expect about 12 months of host experience, so ask up front which ones weigh it differently.
