The Quick Read: Start by learning what the lender wants, then price short-term-rental coverage, rerun your coverage ratio at the real premium, and only then bind the policy. The premium sits inside the monthly payment the lender tests, so a surprise quote can move the file before it is underwritten.
- Standard homeowners policies typically exclude paid nightly hosting, so a cheap quote may be the wrong policy.
- Airbnb’s host protection is not your property policy.
- Run DSCR at your own quote, not the seller’s old premium.
- A quote is not proof of coverage. Lenders want evidence of a bound policy.
- On short-term-rental collateral, refinance leverage runs up to 70% LTV with a 1.00 coverage floor, subject to lender guidelines.
Here is the order that saves files. Insurance gets shopped before the refinance application, not after the appraisal. Most of the stalled STR files a broker sees trace back to a policy that did not match how the property is actually used.

Key Terms Defined
DSCR (debt service coverage ratio): The property’s monthly rent divided by its monthly payment. The lender checks whether the rent covers the payment.
PITIA: Principal, interest, taxes, insurance, and association dues. It is the payment figure DSCR divides into rent.
Named insured: The person or entity the policy protects. It should match the borrower on the loan, subject to lender program eligibility if the borrower is an LLC.
Declarations page: The summary page of a policy showing the insured, address, limits, deductibles, and dates.
Mortgagee clause: The line that names the lender as a party with an interest in the property.
Loss of rents: Coverage that pays lost rental income after a covered loss, such as a fire.
Why Does Insurance Come Before the Application?
Because the premium is part of PITIA, it lowers your coverage ratio dollar for dollar. A higher premium means a lower ratio. A short-term rental with a hosting-appropriate policy usually costs more than a basic landlord policy, and that gap can decide whether a deal clears its program floor.
DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. That cuts both ways: insurance counts in the ratio, but your deductible exposure and lost-income risk do not.
Across our wholesale network, short-term-rental refinances run up to 70% LTV, with a 640 minimum credit score and about 12 months of hosting history typical. The coverage floor is 1.00 on a refinance. These are eligibility guidelines for select programs, not promises, and every file is underwritten individually. Our complete DSCR loans guide covers the full structure. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Does My Homeowners Policy Cover Airbnb Hosting?
Usually not. Triple-I, the insurance industry’s research body, says standard homeowners insurance typically does not cover commercial activity, including short-term renting. It adds that failing to tell your insurer can lead to denied claims, reduced liability coverage, higher deductibles, or cancellation.
The state regulators’ association agrees. The NAIC’s home-sharing paper says homeowners policies usually exclude or limit business activity run from the home. It also says a renter’s policy carries the same exclusions.
Landlord policies are not an automatic fix. Many are built for long-term leases. Read the form, and ask the agent in writing whether nightly guests are covered.
Airbnb’s own help page says AirCover for Hosts is not a substitute for personal insurance. It also separates host damage protection from host liability insurance. Treat it as a supplement, not the policy your lender will look for.
How Do You Shop the Policy, Step by Step?
Work the steps in order. Skipping the first one is the usual mistake.
1. Get the lender’s insurance requirements first
Ask your broker what the specific lender wants: liability minimums, loss-of-rents coverage, flood, and named-insured rules. Requirements vary by lender, so confirm before you bind. Do this before you call a single agent.
2. Gather the facts an agent needs
Have the property type, how many nights it is rented, the platforms you use, any pool, hot tub, or stairs, your loss history, and the entity that owns it. Tell every agent the property is a nightly or weekly rental, even if bookings fill only part of the year. Understating use is how claims get denied.
3. Request like-for-like quotes
Pick the policy form first. The options are a hosting endorsement on a personal policy, a standalone short-term-rental policy, or a commercial policy that includes hosting. Then ask each agent to quote the same terms. Try an independent agent who can place with several carriers, plus a carrier that specializes in rentals.
4. Compare quotes in a grid
A more affordable quote is often the one missing something.
| Item | What to check |
|---|---|
| Policy form | Hosting endorsement, standalone STR, or commercial |
| Dwelling limit | Replacement cost vs. actual cash value |
| Liability limit | Meets the lender’s stated minimum |
| Deductibles | Separate wind/hail deductible, if any |
| Guest-damage sub-limits | Caps on damage caused by guests |
| Loss of rents | Included, and how long it pays |
| Booking channels | Airbnb, Vrbo, and direct stays all covered |
| Named insured | Matches the borrower or entity |
5. Rerun the ratio at the final premium
Use your own quote, not the seller’s current premium. The seller’s policy may be older or written for a different use. The premium at your renewal is what lands in PITIA.
6. Bind, then collect evidence
A quote is not proof of coverage. Lenders want evidence of the bound policy. Typically that means:
- the declarations page showing the correct named insured
- the property address and effective dates
- the mortgagee clause for the new lender
- the premium receipt
Ask your broker which items the specific lender requires.
What Does a Premium Swing Do to Your Ratio?
Run a property through three premium scenarios. Assume the rent and every other payment component stay fixed and only the insurance changes.
- Low quote: the ratio lands comfortably above 1.20x.
- Middle quote: the ratio drops to around 1.10x.
- High quote: the ratio slides to the edge of 1.00x.
These are illustrative ratios, not market data. The point is the direction. A premium that looks like a small line item can erase the cushion above a program floor. Stronger coverage ratios open better pricing and leverage, so a cushion matters beyond just clearing the minimum.
The reverse trap is real too. A premium that looks great may come from a policy that does not cover short-term use. That helps the ratio on paper and leaves you exposed. It can also create a rework when the lender or insurer spots the mismatch.
Which Coverage Layers Matter for a Short-Term Rental?
Think in layers, and ask your agent about each one.
Dwelling. Confirm the valuation basis. Replacement cost pays to rebuild. Actual cash value subtracts depreciation.
Liability. Guests, pools, hot tubs, and stairs raise the stakes. Check the limit against the lender’s minimum.
Loss of rents. This replaces income after a covered loss. Ask exactly what triggers it and how long it pays.
Flood. Most homeowners and renters policies do not cover flood. FEMA’s floodsmart.gov says so, and notes that federal flood policy rates are set by location and needs, not by insurance provider. Flood premiums count toward PITIA too. Federal flood coverage normally carries a waiting period, though it is generally waived when the purchase is tied to a loan closing, so ask early.
Condo master policy. One owner’s rental activity can affect premiums or terms for the whole building. Check the association’s own rules on hosting as well.
Where Does the General Rule Break?
Several edge cases catch investors who followed the steps correctly.
A flood policy with no income protection. FEMA’s page lists business-interruption losses among federal flood exclusions, and Triple-I’s flood explainer says the same about loss of use. You can satisfy a flood condition and still have no protection for lost rent. Private flood carriers may offer loss-of-rents coverage, so ask about it when comparing policies.
Flood requirements on non-agency loans. DSCR loans are business-purpose investor loans, so a flood requirement is a lender program condition, not a statute. Your broker confirms what the specific program wants.
Multi-channel hosts. AirCover applies to Airbnb bookings. Direct and Vrbo stays need your own policy.
LLC ownership. The policy’s named insured should match the borrowing entity, subject to lender program eligibility. Match the deed, the platform account, and the policy where you can.
Vacant or renovating properties. These may need vacant-property or builder’s-risk coverage. Ask your broker and agent before assuming the standard form applies.
Premium creep after closing. On a fixed-rate loan, PITIA changes mainly through taxes and insurance. A renewal increase can erode the ratio you underwrote. Re-shop at renewal.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What If the Real Quote Breaks the Ratio?
Do not under-insure to rescue the number. Work the options in this order:
1. Re-shop. Try another agent or carrier with identical terms.
2. Adjust the deductible. A higher deductible lowers the premium, but you need cash on hand to absorb it.
3. Add mitigation features. Ask which safety upgrades earn credit.
4. Request a smaller loan. Less debt lowers the payment and can lift the ratio.
5. Ask about structure. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Extended 40-year terms and interest-only periods are also available through select lenders. Qualification stays subject to lender guidelines, credit approval, and property review.
Remember that a larger down payment or paydown lifts the ratio but never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. Mistakes That Stall the File
| Symptom | Likely cause | Fix |
|---|---|---|
| Ratio drops after underwriting | Used the seller’s premium | Rerun at your own quote |
| Insurer questions the use | Hosting not disclosed | Disclose and rewrite the policy |
| Lender rejects the policy | Landlord form excludes nightly stays | Move to an STR-appropriate form |
| Evidence rejected | Wrong named insured | Match the borrower or entity |
| Condition left open | Only a quote was provided | Bind and send the declarations page |
Pre-Submission Checklist
1. Confirm the lender’s insurance requirements with your broker.
2. Disclose nightly-rental use to every agent.
3. Collect like-for-like quotes and compare them in a grid.
4. Rerun the coverage ratio at the final premium.
5. Check flood status and loss-of-rents coverage.
6. Match the named insured to the borrower or entity.
7. Bind the policy and gather the declarations page and premium receipt.
Frequently Asked Questions
Is Airbnb’s AirCover enough for a lender?
No. Airbnb says it is not a substitute for personal insurance, and it covers only Airbnb bookings. Lenders look for a property policy that fits short-term use, with evidence it is bound.
Can I use my existing landlord policy?
Only if the form covers nightly or weekly guests. Many landlord policies are written for long-term leases and exclude business activity. Get the agent to confirm in writing.
How early should I shop insurance?
Before you submit the refinance application. The premium feeds the coverage ratio, and a late surprise can force a smaller loan or a restructure.
Is a quote enough, or do I need to bind?
Lenders want evidence of a bound policy, usually the declarations page plus a premium receipt. A quote proves nothing. Ask your broker when the lender needs it.
Does a flood policy protect my rental income?
Typically not. The federal program excludes business-interruption losses. Ask about private flood options that include loss of rents.
