Current Carrier vs Re-Quote for an Airbnb DSCR Refinance

Current Carrier vs Re-Quote for an Airbnb DSCR Refinance

The Quick Read: Staying with your current carrier fits best when its program already accepts actual short-term rental history and your existing loan carries no prepayment penalty, while a re-quote through a broker fits best when the carrier does not handle Airbnb income, the penalty window has ended, or the file needs a different program. A refinance is a new loan either way, so nothing obliges you to stay. The right call depends on program fit, not loyalty. Lendmire is a broker, so it sees both sides of this choice.

  • The review basis is the same on both paths: the property’s rental income against its full monthly obligation, subject to lender guidelines.
  • Program appetite for Airbnb income is what differs, and it differs a lot.
  • Records decide the outcome. About 12 months of hosting history is the usual expectation for short-term-rental files.
  • Check the prepayment terms on your existing loan before you shop.
  • Asking a second source for options costs little, and you decide afterward.

Who Each Option Is Really For

The current carrier suits an investor whose property already sits inside a program built for short-term rentals. If the loan balance, leverage and term are changing only a little, and the existing loan has cleared its penalty period, there is little reason to move.

A re-quote suits an investor whose situation has changed. Maybe the old loan was written as a long-term rental. Maybe the property moved into an LLC, or the investor wants a different structure. In those cases a broker can place the file across many lenders instead of one.

That is the whole tradeoff. One path is a single lender’s view of your file. The other is many lenders’ views, with a bit more coordination on your side.

Side-by-Side

This table shows published industry norms for each path. Both options can be arranged through a broker’s wholesale network, and every file is reviewed individually.

Factor Current Carrier Re-Quote Through a Broker
Review basis Property rent vs. monthly obligation Same: property rent vs. obligation
Documentation Often a lighter refresh of existing file Full new file, usually with STR records
STR income treatment Depends on that one lender’s program Can be matched to STR-friendly programs
Property types Limited to that lender’s list Wider menu across the network
Entity vesting Depends on that lender’s entity rules Programs vary; LLC subject to program terms
Prepayment on old loan Same payoff cost either way Same payoff cost either way
Timeline Often simpler to coordinate More moving parts, more options
Reserves Set by that lender and loan size Vary by lender, leverage, and loan size

Notice the prepayment row. The payoff cost on your old loan does not change depending on who writes the new one. That surprises many investors, and it matters later here.

How a Short-Term-Rental Refinance Gets Qualified

Lenders compare monthly rent to the full monthly housing obligation: principal, interest, taxes, insurance and any HOA dues. That ratio is the coverage number. Where the number sits relative to a program’s floor drives leverage and terms.

For an existing Airbnb, the lender wants proof of what the property actually earns. That usually means a full year of platform payout statements or a manager’s statement, plus bank statements showing the deposits. Across our wholesale network, short-term-rental refinance files typically expect about 12 months of hosting history. Purchases are where projected market income plays a bigger role. Refinances lean on real records.

The appraiser reports value and market rent. For a one-unit property, the rent schedule form is the 1007. For a two- to four-unit property, it is the 1025 operating income statement. Both were built with long-term rent in mind, so short-term-rental files often rest on an appraisal that includes a short-term-specific analysis.

One honest caution: clearing the coverage threshold is not the same as positive cash flow. The calculation includes the loan payment, taxes, insurance and dues. It leaves out repairs, vacancy, management, utilities and capital expenses. An Airbnb carries more of those than a long-term rental does, so a file that clears the lender’s test can still be thin in practice.

When Staying With Your Current Carrier Is the Better Fit

Staying works when four things line up.

1. Its program accepts actual short-term-rental income. If the carrier will underwrite on your real host history, the central question is answered.

2. Your records are complete. If you have about 12 months of statements and deposits that match, you are ready for either path anyway.

3. The old loan has no meaningful prepayment penalty left. If the penalty has expired or is close, staying avoids a fight over timing.

4. Your goals are modest. A small change to balance or term, with no entity change and no new property type, rarely needs a wide search.

Simplicity has real value. A lender that already knows your file may need less from you. If you are happy with the structure and only want a cleaner one, a quick call to the current holder is a reasonable first step.

Remember what “current carrier” often means. The company you pay each month may only be the servicer, not the original lender. Servicers collect payments and do not make loans, so a refinance still goes through a lender. Find out who holds the loan and who originated it before assuming anything.

When a Re-Quote Is the Better Fit

A re-quote earns its keep in these situations.

The carrier does not lend on Airbnb income. Lender appetite for short-term rentals falls into roughly three groups. Some will not touch them. Some lend conservatively, either by qualifying the property as a long-term rental or by requiring a full year of documented history. Others are built for them. If your current carrier sits in the first group, nothing else on this page matters. You need a different lender.

Your leverage or structure needs to change. For short-term-rental collateral, the network generally allows up to 70% LTV on refinance and cash-out, against 75% on standard rentals. The score expectation is about 640 or higher. Those figures vary by lender, borrower and property, and a single carrier may sit outside them.

The property is moving into an LLC. Entity treatment varies by program, and LLC vesting is subject to program terms. A broker can match the file to lenders that handle entity-held rentals.

Your coverage is thin. Many select programs start at a 1.00 coverage floor, and stronger ratios open better leverage and terms. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A carrier with one program cannot show you both.

Your loan size is unusual. The network handles loans up to $3,000,000 on standard programs. Above $2,500,000, it generally holds to 30-year fixed structures. Smaller balances route through select lenders.

Lendmire’s complete DSCR loans guide walks through these program tiers in more detail.

The Prepayment Penalty Problem

Look at the penalty first. A refinance pays off the old loan, and any prepayment charge on that loan is part of the payoff. It is a real cost. It lands whether you stay or switch.

Prepayment schedules often step down over several years. Some loans use a shorter schedule, and some have none. No-penalty or short-penalty options are generally traded for other terms. Read your note before you do anything else.

The practical test is simple. If you are deep inside the penalty window, waiting may beat refinancing now, no matter which lender you choose. If the window is close to ending, timing the refinance after it can save real money. And the new loan sets its own prepayment schedule from scratch, so the old one does not carry over.

Does Shopping Hurt Your Credit?

Usually it does not, and many investors are more cautious about shopping than the credit-check rules require. The Consumer Financial Protection Bureau explains that multiple mortgage credit checks within a 45-day window are recorded as a single inquiry. It also notes that shopping is generally still worthwhile even if a check falls outside that window.

Keep the scope in mind. That guidance is written for consumer mortgages. DSCR loans are business-purpose investor loans, so they are reviewed differently from an owner-occupied mortgage. The standard consumer disclosures, including the Loan Estimate, do not apply to them because these loans are exempt from TRID. The CFPB’s shopping guide recommends comparing several offers. The idea carries over to investment loans, but the paperwork you compare will look different. Ask each lender or broker for a written summary of terms and fees, and compare them line by line.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

A Quick Look at Edge Cases

Under 12 months of history. If you bought or converted recently, many short-term-rental programs will not use your actual income yet. The lender may lean on the appraiser’s market rent instead, and you will not know whether the file clears until the appraisal returns. Build the track record first if you can.

A fresh cash-out after a recent purchase. Seasoning matters. On cash-out refinances, about 6 months of ownership is the common expectation across the network. Some lenders ask for more, especially after a hard-money or conventional purchase. Lendmire’s piece Bank Statement Loan vs DSCR When You Plan to Refinance an Airbnb covers one alternative path for borrowers whose documented history is short.

Reserves. They vary by lender, leverage, loan size and transaction type. Around 6 months of the full monthly obligation is common. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months. Do not assume one number.

Local rules. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Ineligible property types. Manufactured homes, log homes and barndominiums are not offered through the network’s DSCR programs, whichever path you choose.

A Practitioner’s Note on How These Files Go

Across files like these, the strongest outcomes tend to come from preparation more than from the choice of path. Investors who gather platform statements, bank deposits, entity documents and the payoff statement before asking anyone for terms often get cleaner answers from lenders. Investors who start from scratch may lose time on both paths.

Key Terms Defined

Servicer: The company that collects your monthly payment, which may not be the lender that made the loan.

Coverage ratio (DSCR): Monthly rental income divided by the full monthly obligation, including principal, interest, taxes, insurance and dues.

PITIA: Principal, interest, taxes, insurance and association dues, the full monthly obligation lenders measure rent against.

Seasoning: The length of time you have owned the property before a lender will allow a cash-out refinance.

Prepayment penalty: A charge for paying off a loan before a set date, which comes due at payoff.

Trailing 12-month income: The last full year of actual rental income, shown through statements and deposits.

A Balanced Verdict

Neither path wins in general. Stay with the current carrier when its program already fits an Airbnb, your records are in order, and the penalty is behind you. Re-quote when the carrier avoids short-term-rental income, when your structure is changing, or when you simply want to see what other programs offer before committing.

The deciding questions are short. Does the current program accept actual host history? Is a prepayment penalty still running? Do you have the 12 months of records? If the first answer is no, re-quote. If the second is yes, the timing deserves a hard look. If the third is no, fix that before anything else.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage and investor goals, through select lenders in its wholesale network across 41 markets, including Washington, D.C. Qualification is subject to lender guidelines and is not a commitment to lend.

Frequently Asked Questions

Do I have to refinance with the company I pay today?

No. A refinance is a new loan, so you can pick any lender. The company you pay may only be a servicer, which collects payments but does not make loans. Compare what your current holder offers with at least one other source before deciding.

Will getting a second quote lower my credit score?

Usually the effect is small. Mortgage inquiries made within a short window are typically counted as one, and the CFPB gives 45 days as the window for many scoring models. Business-purpose loans may be handled differently by individual lenders, so ask before you apply.

Can a re-quote help if my current lender won’t use Airbnb income?

Yes, that is the strongest case for it. Programs differ in how they treat short-term rentals. A broker can look for lenders that qualify on documented host history. Across the network, expect about 12 months of hosting history, a 640 or higher score, and up to 70% LTV on refinance and cash-out for short-term-rental collateral. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Does the prepayment penalty on my old loan follow me to a new lender?

The cost is paid at payoff, so it applies whichever lender writes the new loan. The new loan then carries its own schedule. If you are early in the old loan’s penalty period, compare the cost of paying now against waiting.

Is clearing 1.00 the same as making money on the property?

No. The coverage calculation compares rent to the full monthly obligation only. Repairs, vacancy, management, utilities and capital expenses sit outside it, and an Airbnb tends to carry more of them. Treat the lender’s test as a floor, not a profit measure.
