The Quick Read: To refinance out of hard money with a DSCR loan, an investor orders a new appraisal and rent schedule, passes the lender’s seasoning, value and rent-coverage tests, then has the new loan pay the hard money lender directly at closing. Plan the exit before the note matures, because each month of carry raises the payoff.
- The new DSCR loan is sized by the lower of what value supports and what rent supports.
- A payoff-only refinance returns no cash. A cash-out refinance returns equity and carries its own seasoning and leverage limits.
- On the DSCR loan, cash-out tops out at 75% LTV on standard rentals, with about 6 months of ownership measured from title recording.
- A low appraisal is the most common way the exit fails, so test the numbers before the purchase.
- Lendmire is a broker. It arranges these loans through select lenders in its wholesale network, and every file is underwritten individually. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Hard money is built to be temporary. The Lendmire hard money program typically runs 6-18 month interest-only terms with no prepayment penalty, which varies by lender, property, and experience. That short runway is the point, and it also sets the deadline. The exit has to be ready before the maturity date, not after.

What Does the Refinance Actually Swap?
The refinance replaces short-term, interest-only bridge debt with long-term debt that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The new DSCR loan is a business-purpose loan for non-owner-occupied investment property. It is reviewed differently from an owner-occupied mortgage.
| Factor | Hard Money Loan | DSCR Loan |
|---|---|---|
| Job | Buy and rehab | Hold and rent |
| Property stage | Needs work | Stabilized |
| Sizing basis | Project cost, after-repair value | Appraised value, rent coverage |
| Payment | Interest-only | Principal and interest, typically a 30-year fixed term |
| Main risk | Maturity date | Appraisal and rent |
Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path through its hard money exit refinance program. The loan amount ranges up to $3,000,000 on standard DSCR programs, and smaller balances route through select lenders.
The Three Gates: Seasoning, Value, Rent
Three independent tests decide the exit, and passing one does not clear the others.
Seasoning. This is the clock. On the DSCR loan, cash-out typically wants about 6 months of ownership, counted from title recording. It does not start when the rehab ends or the tenant signs. Market surveys report a wider range: US Realty Training says most lenders want roughly 6 to 12 months of ownership or rental history, and Proplab notes that some lenders shorten it. Those are market-wide statistics, not network terms. Across a wholesale network, the pattern is consistent: cash-out is where seasoning bites hardest.
Value. A cash-out refinance on the DSCR loan tops out at 75% LTV on a standard rental. A rate-and-term refinance, which returns no cash at closing, can go as high as 85% LTV. Both are subject to credit, reserves and property review. The new lender’s appraisal sets the value, not your after-repair estimate. If the clock is not met, many lenders size off cost basis, meaning purchase price plus documented rehab.
Rent. DSCR is monthly rent divided by PITIA: principal, interest, taxes, insurance and any HOA dues. Utilities, repairs and management sit outside the calculation. Select programs start at 1.00 coverage, and stronger ratios open better terms. A separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because vacancy, repairs and capex are not in the test.
The lower of the value limit and the rent limit controls the loan. A property can have plenty of equity and still fail on rent. Lofty reports that many investors aim for a post-refinance DSCR of 1.20 to 1.25. That is investor convention, not a program rule.
What Does the Pre-Payoff Timeline Look Like?
Work backward from the maturity date. The exact sequence depends on the lender and the file, but the milestones hold.
| Stage | Actions | If it slips |
|---|---|---|
| Far out | Confirm seasoning date, get insurance quotes, line up a lease or rent evidence | Ask about an extension now |
| Mid-range | Submit the file, order the appraisal and rent schedule | Open a backup lender conversation |
| Final stretch | Clear conditions, request a fresh payoff statement | Price in extra carry |
| Closing week | Confirm the good-through date, wire flows through title | Update the payoff before closing |
Ask the hard money lender about extensions while the loan is still performing. That conversation goes better before the deadline is tight. Short-term costs pile up with every stalled month, so a delayed appraisal or a vacant property is expensive.
The usual stall points are a low appraisal, no lease, unmet seasoning and accumulating carry. Each one is easier to fix early.
Decode the Payoff Statement
The payoff statement is the number the new loan must clear. Read it line by line.
- Principal and per diem interest. Interest keeps accruing daily until the payoff.
- Good-through date. If closing slips past it, the figure changes. A stale payoff can leave the file short.
- Fees. Look for exit fees or extension charges. Lendmire’s hard money program carries no prepayment penalty, though terms vary by lender, property, and experience.
- Lien release. The new lender needs first position, so title must receive release instructions.
Here is the trap. If the payoff plus costs lands above what a payoff-only structure allows, the file may get reclassified as cash-out. That brings the 6-month seasoning expectation and the 75% LTV ceiling into play. Lendmire’s piece Is a Hard Money Payoff With a DSCR Refinance Treated as Cash-Out? covers that classification in depth. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
A Worked Break-Even in Plain Ratios
Use one formula. The appraised value must be at least (hard money payoff plus exit costs) divided by the refinance LTV cap. Below that value, the borrower brings cash to closing. This is a planning formula, not a sourced figure.
Take three hypothetical scenarios on the same property.
| Scenario | Value test | Rent test | Result |
|---|---|---|---|
| Clears | Appraisal supports payoff plus costs | Coverage near 1.2x | Payoff-only or cash-out possible |
| Short appraisal | Loan cap falls below payoff | Coverage fine | Cash to close or smaller loan |
| Rent shortfall | Equity is ample | Coverage under 1.00 | Adjust leverage, or use a select-lender sub-1.00 path with terms adjusted |
US Realty Training names a low appraisal as the biggest BRRRR risk, because the refinance is a percentage of appraised value. Its worked example uses a $230,000 purchase, $50,000 of rehab, a $400,000 ARV and a 75% refinance. That is the source’s own illustration, not a Lendmire parameter. Stress the appraisal down a notch before you buy. If a modest miss breaks the exit, the deal is thin.
A bigger new loan also means a bigger payment, which lowers coverage. Value and rent pull against each other, so test both together.
If a Gate Fails: The Decision Tree
| Failure | Options | Trade-off |
|---|---|---|
| Appraisal short | Bring cash to close, take a smaller loan, or contest with better comps | Cash in, or a smaller refinance |
| Rent short | Raise rent evidence, lower leverage, or consider a select-lender path below 1.00 | Terms adjust |
| Seasoning not met | Wait, extend the bridge, or refinance payoff-only now | Carry costs rise |
| Vacant property | Sign a lease, or rely on market rent evidence | Lenders may use the lower of actual and market rent |
| Lien or title issue | Clear rehab liens before applying | Delays the file |
A payoff-only loan first and a cash-out later means two closings and two sets of costs. It buys time, not proceeds. If none of the fixes pencil, selling is a legitimate exit. The investor decision is whether the deal still works after all costs. If it does not, forcing the refinance is the wrong call.
Key Terms Defined
Seasoning: The ownership period a lender expects before sizing a refinance on appraised value.
Per diem: The daily interest that keeps accruing on the hard money payoff.
Good-through date: The last day the payoff figure is valid.
Payoff-only refinance: A refinance that repays the bridge and costs and returns no cash.
Cash-out refinance: A refinance that returns equity at closing.
ARV: The after-repair value, which is an estimate until an appraiser confirms it.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What Documents Does the File Need?
Standard files include the hard money note and settlement statement, draw history and rehab invoices, bank statements, the executed lease, and a payoff statement with lien release. If the property sits in an LLC, add entity documents, subject to lender program eligibility. DSCR loans to entities are common and are generally full recourse to the members. Reserves typically run about 6 months of PITIA, and about 9 months above $1,500,000, varying by lender, leverage and loan size.
Short-term rentals differ. They usually need hosting history and sit at lower leverage, and the rules vary by city, county, HOA and property type, so confirm local rules before relying on projected income.
On credit, the network floor is 620, with tiers at 660, 680 and 700. Properties like manufactured homes, log homes and barndominiums fall outside these programs. For the full picture, see the complete DSCR loans guide.
The new loan may carry its own prepayment terms, commonly a multi-year step-down, with zero-prepay options usually costing more. Factor that in if you might refinance again soon. Tax treatment varies; consult a qualified professional before relying on any deduction.
Frequently Asked Questions
Can I refinance right after the rehab finishes?
Often, if seasoning is met. On the DSCR loan, cash-out wants about 6 months of ownership from title recording. A payoff-only refinance faces a lighter test. Lender policy decides, since no law sets a waiting period.
Does paying off hard money count as cash-out?
It depends on structure. A payoff-only refinance returns no cash. If the loan returns cash to you, it is cash-out, with the 75% LTV ceiling. Lender classification controls the outcome. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
What if the property is vacant?
There is no lease to support the rent figure. Selltohomepros says DSCR is calculated from the lower of actual and market rent, so a signed lease can help.
What if the appraisal comes in low?
The loan shrinks while the payoff stays fixed. You can bring cash to close, take a smaller loan, extend the bridge or sell. Run the break-even before you buy.
Can I start before the rehab is done?
Lenders generally want finished, insurable property with supportable rent. Start gathering documents and quotes early, then submit when the work is complete.
If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Programs vary by lender and borrower, and nothing here is a commitment to lend.
