How Much a DSCR Refinance Releases on a Low-Mortgage Short-Term Rental

How Much a DSCR Refinance Releases on a Low-Mortgage Short-Term Rental

The Quick Read: The cash you walk away with is the smaller of two loans, the one the leverage cap allows and the one the rent can carry, minus your old payoff, closing costs, prepaids and funded reserves. A small mortgage raises the equity ceiling but does not guarantee the check. Rent against the new, larger payment often sets the number first.

  • On a short-term-rental cash-out, leverage typically tops out around 70% LTV, subject to lender guidelines.
  • Coverage is tested on the new payment, so taking cash pushes the ratio down even if bookings stay flat.
  • Lenders trim gross short-term-rental revenue before dividing by the full payment, which shrinks the loan.
  • Closing costs, prepaids, reserves and any prepayment charge on the old loan all come out of the proceeds.

Owners of low-balance Airbnb and vacation rentals tend to start with equity. “I own most of it, so I can pull most of it.” That instinct is half right. Equity sets one limit, and rent sets the other. This guide walks through how both limits work, step by step, so you can estimate the check before you apply.

What Does a Refinance Actually Release?

It releases the new loan minus everything the closing consumes. The new loan is whichever is smaller: appraised value times the leverage cap, or the loan the property’s income supports at the coverage floor.

Work through it in order:

1. Start with value. The appraisal sets the value used for the leverage cap.

2. Apply the cap. On short-term-rental collateral, cash-out typically runs up to 70% LTV across the network. Standard long-term rentals reach around 75% on a cash-out.

3. Test the rent. Divide the lender’s accepted income by the full monthly obligation on the new loan. Most programs we place files with start at a 1.00 floor on refinances.

4. Take the lower loan. Equity or coverage, whichever is smaller, becomes the loan amount.

5. Subtract the payoff. A low balance is where the benefit shows up. A paid-off property still counts as a cash-out refinance.

6. Subtract costs. Closing costs, prepaids, funded reserves and any prepayment charge on the old loan come out next. What remains is net cash.

If you hand back some of the cash, the file may be reviewed differently. Any cash above payoff and costs triggers the cash-out cap and seasoning rules. A payoff-only refinance is usually reviewed as rate-and-term, which has its own limits.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly property income divided by the monthly housing obligation on the loan. A reading of 1.00 means income equals the payment.

PITIA: Principal, interest, taxes, insurance and any association dues. It is the full payment the rent has to cover.

LTV (loan-to-value): The loan balance as a percentage of appraised value.

Seasoning: How long you must have owned the property before a cash-out. About 6 months is the common expectation, counted from the recorded deed.

Free and clear: A property with no mortgage. It still falls under the cash-out cap when you borrow against it.

Income haircut: The discount a lender applies to gross short-term-rental revenue before running the ratio.

The Two Tests That Cap the Check

A DSCR cash-out has to pass an equity test and a coverage test, and the lower result governs. Strong files clear both. Weak files usually clear one and stall on the other.

Factor Equity test Coverage test
What it measures Value times the LTV cap Income against the full payment
What moves it Appraisal, leverage cap Income evidence, loan size
STR cash-out limit Typically up to 70% LTV 1.00 floor on refinances
Effect of a low balance Raises the ceiling None

The right-hand column is where owners get surprised. A bigger loan means a bigger payment, so the ratio falls as you borrow more. The loan size where the ratio hits the floor is the rent-supported loan. A property with modest bookings and a large equity cushion can hit that wall well before the cap.

Coverage also isn’t one fixed line across the network. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A larger down payment on a purchase can lift the ratio, but it never erases leverage caps, credit floors or reserve rules.

How Short-Term-Rental Income Gets Counted

Short-term-rental income has no single standard form, which is why the coverage test is the harder of the two. Lenders in the network accept different evidence, and a few accept none of it.

Evidence Documents When it fits
Trailing history Platform payouts, bank deposits Property with about 12 months of hosting
Manager records Property-manager statements Professionally managed rentals
Market projection Third-party data report Newer listings, where the lender allows it
Long-term rent Appraiser’s rent schedule Thin history or a former mid-term rental

Expect most programs to ask for a 640 or higher credit score and about 12 months of hosting history on short-term-rental cash-outs. Some lenders don’t lend on short-term rentals at all, and some want a long-term-rent qualification. The pool is narrower than for standard rentals, so confirm the lender’s income path before you order an appraisal.

Whatever the evidence, the lender typically discounts gross revenue first. Then it divides by the full PITIA. The discount hits only the numerator. It never lowers the payment, which stays whole in the denominator. This is why a rental that looks strong on a booking dashboard can show a thinner ratio on paper.

What Does the Appraisal Add?

The appraisal supports value and market rent. It does not prove your business income.

The rent figure on a DSCR file usually comes from an agency appraisal form by convention. Fannie Mae’s Selling Guide names Form 1007 as the single-family rent schedule, and Form 1025 covers 2-4 units. Fannie Mae’s appraiser update says the 1007 documents monthly market rent, and McKissock adds that it does not capture nightly rates or business income. Income is ultimately the lender’s decision. HousingWire makes the same point from the lender side: the form was built for long-term rent.

So the nightly rate times thirty is not monthly rent for appraisal purposes. If your file falls back on the appraiser’s number, a property that clears 1.00 on Airbnb income can miss it on the long-term figure.

Worked Example: Index Points, Not Dollars

These numbers are modeled assumptions for illustration. Think of them as index points, not dollars. Subtract and compare, and the dollars follow.

Low-balance property. Value is 100 and the payoff is 30. At a 70% short-term-rental cash-out cap, the equity-based loan is 70. Gross cash is 70 minus 30, or 40.

Now suppose the discounted rent supports a loan of only 60 at the coverage floor. The loan becomes 60, and gross cash falls to 30. Rent, not equity, set the check.

Paid-off property. Value is 100 and the payoff is zero. The cap allows a loan of 70, so gross cash is 70 if the rent can carry it. If the rent supports only 50, gross cash is 50.

Net cash. Take the gross figure and subtract closing costs, prepaids, funded reserves and any prepayment charge. Reserves commonly run around 6 months of PITIA, stepping up on larger loans. Smaller costs matter less on big checks and more on small ones.

Where Does the Binding Limit Flip?

The binding limit flips as the balance falls, the income softens or the appraisal moves. Here is the same property under different conditions, still in index points.

Scenario Equity-test loan Rent-test loan Gross cash
Payoff 30, strong rent 70 70 or more 40 (equity binds)
Payoff 30, softer rent 70 60 30 (rent binds)
Payoff 30, value appraises at 90 63 70 or more 33
Paid off, strong rent 70 70 or more 70
Paid off, soft rent 70 50 50 (rent binds)

Two things stand out. First, a low appraisal comes straight out of the cash. The payoff doesn’t shrink when the value does, so every point the loan loses is a point you don’t receive. Second, a lower balance never rescues a weak coverage ratio. It only helps when equity is the limit.

Test the weakest quarter, not peak season. A trailing history that includes a strong summer can flatter the average, and a lender or a careful owner should see what the slow months do to the ratio.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Keep the Low Loan or Replace It?

A cash-out refinance reprices the entire balance, not only the new money. That changes the decision when the existing mortgage is cheap.

Factor Keep the old loan Replace with DSCR cash-out
Existing terms Preserved Replaced in full
Cash released None Gross loan minus payoff and costs
Coverage test Not applied Applied to the larger payment
Prepayment charge on old loan Avoided Paid from proceeds

Compare the whole new loan against the old loan, not only the extra cash. If the old terms are favorable and you need modest cash, replacing everything may cost more than it returns. If you need substantial cash, or the old loan has other problems, replacing can be the cleaner path. Lendmire’s piece How Much More a Cash-Out Refinance Releases Behind a Low First Mortgage covers that comparison in depth.

Where the General Rule Breaks

The cap-and-coverage rule holds for most files. These named edge cases are where it bends.

The rate-and-term trap. Purchase leverage does not carry over. A short-term-rental purchase can reach 75% LTV, but cash-out on the same property is capped around 70%. A payoff-only refinance is reviewed under its own limits, and once you take cash, the deal works to the cash-out cap. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Thin hosting history. Short-term-rental programs usually expect about 12 months of hosting. An owner with less history, or a former mid-term rental, may qualify on long-term-style income instead. Terms vary by program.

Small balances. Standard programs run up to $3,000,000, and smaller balances route through select lenders in the network. A minimum-loan-size rule can block a low-balance file even when the coverage passes.

Permits and association rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If the rules don’t allow the rental, the income may not count at all.

A listed property. A home on the market usually has to come off before funding. For a short-term rental, a listing may mean a booking-platform page.

Personal use. Ongoing personal use conflicts with business-purpose treatment. A second home you also live in heavily is a different file.

Title. LLC vesting is possible, subject to lender program eligibility. Confirm how the lender treats entity title before you transfer the deed.

Ineligible property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in these DSCR programs.

Passing the Ratio Is Not the Same as Cash Flowing

A DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the ratio, and short-term rentals carry more of them than long-term leases.

Treat the lender’s test as a minimum, not a profit forecast. If the property clears the floor with thin room, stress your own numbers for a slow quarter before borrowing against it. Keep platform exports, bank deposits and manager statements organized, because the file will be only as strong as the records behind the income.

Frequently Asked Questions

Does a lower mortgage balance always mean more cash?

No. A lower balance raises the equity ceiling, but rent against the new payment can cap the loan first. When the coverage test binds, extra equity doesn’t add proceeds.

Why is short-term-rental cash-out leverage lower than on a standard rental?

Income on a short-term rental is harder to document and swings seasonally, so programs generally hold leverage lower. On short-term-rental collateral, cash-out typically tops out around 70% LTV, while standard rentals reach around 75%. Purchase leverage on short-term rentals can reach 75% on the strongest files, and that figure does not carry over to a cash-out.

Can I use my nightly rate to prove income?

Not on its own. Lenders look for trailing payouts and deposits, manager statements, a market projection or the appraiser’s long-term rent, depending on the program. Each path has different documents and different discounts.

How long must I own the property before a cash-out?

About 6 months of seasoning is the common expectation, counted from the recorded deed.

Can coverage below 1.00 still work?

Select lenders in the network offer a path below 1.00, with leverage and terms adjusted. It is a separate path from programs that start at a 1.00 floor, and eligibility depends on the borrower, the property and current lender guidelines.
