DSCR vs Asset Depletion Loan for a First-Time Airbnb Host in Retirement

DSCR vs Asset Depletion Loan for a First-Time Airbnb Host in Retirement

The Quick Read: A DSCR loan is reviewed for a retiree buying a pure Airbnb primarily on property-level rental income covering the payment, subject to lender guidelines. An asset depletion loan is reviewed for the person by turning savings into imputed monthly income, which suits a retiree whose portfolio is large but whose property cannot carry its own payment.

  • DSCR tests the property. Asset depletion tests your balance sheet.
  • A first-time host usually has no hosting history, and short-term rental programs typically expect about 12 months of experience, so lender treatment of that gap matters.
  • Staying in the property part of the year can change which loan applies at all.
  • Clearing the coverage ratio is not the same as making money.

Picture a retiree with a healthy brokerage account, a pension, and a dream of hosting guests at a lake cabin. Two loans might fit. They work on opposite logic.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

The honest answer: DSCR fits most retirees who are buying a true rental and want the rent to do the qualifying. Asset depletion fits the retiree whose savings are strong and whose rental income is thin, or who plans to use the home personally. Neither is better in the abstract. Your intended use decides it.

Side-by-Side

The asset depletion column shows published industry norms. Programs differ, so treat it as a general picture. The DSCR column reflects the short-term rental guidelines Lendmire’s wholesale network applies on most files, subject to lender guidelines.

Factor DSCR (STR) Asset Depletion (industry norms)
What gets tested Property rental income vs. full payment Your eligible assets, converted to income

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing payment, covering principal, interest, taxes, insurance, and association dues. That payment is called PITIA.

Asset depletion: a method that totals your eligible liquid assets and treats a portion as monthly income, without selling anything.

Imputed income: income a lender assigns to you on paper. You never receive it.

Divisor: the number of months a lender spreads your assets across. A shorter divisor produces more income from the same portfolio.

DTI (debt-to-income): your monthly debts compared with your monthly income.

Seasoning: the time assets have sat in your accounts, or the time you have owned a property.

How Each Loan Reads You

Think of DSCR as an inspection of the building. The lender asks whether the rent covers the payment. For a purchase with no booking history, the income figure typically comes from an appraiser’s short-term rental analysis or a third-party market projection. Lenders often trim projections before using them. If short-term income is not credited, some programs fall back to long-term market rent. Appraisers use the Fannie Mae Form 1007 rent schedule for one-unit properties and Form 1025 for two-to-four units. Those are only form names. DSCR loans are not agency products.

Asset depletion inspects you. The lender totals eligible bank, brokerage, and retirement balances and applies haircuts by account type. It subtracts money you need for the down payment, closing, and reserves. It divides the rest over its divisor to produce monthly income. That income then goes into a DTI calculation against your new payment and other debts. Nothing is sold.

That subtraction step is where retirees overestimate themselves. Money cannot be your down payment, your reserves, and your income all at once. Retirement accounts are usually discounted, often more heavily if you are below the age for penalty-free withdrawals. The details vary by program.

When DSCR Is the Better Fit

DSCR is the stronger path when the property will be a business, not a second home. Choose it when these describe you:

  • You will not stay in the property beyond minimal time.
  • The projected short-term rent can comfortably cover the full payment.
  • You want personal income, pension draws, and DTI out of the qualification.
  • You may want the property held in an LLC, subject to lender program eligibility.

Across our wholesale network, short-term rental purchases typically reach up to 75% LTV on the strongest files, with a 640 minimum credit score and a 1.00 coverage floor on purchases. Programs below 1.00 coverage are available through select lenders in the network, with leverage and terms adjusted. Stronger coverage and credit generally open better terms. Most programs want around 660 on standard rentals, while short-term programs start at 640. Loan amounts run up to $3,000,000 on standard programs.

Here is the first-time host wrinkle. Short-term programs usually expect about 12 months of host or landlord experience. A retiree with none is not automatically out, but the file gets closer scrutiny, and reserves often run higher for a first-time investor. The practical move is to ask early how a lender treats a new host. Lendmire’s piece AirDNA Projections vs Airbnb Statements for a First-Time STR Buyer covers the income side.

Now the caution. DSCR compares rent to PITIA only. Clearing 1.00 does not mean positive cash flow. Vacancy, repairs, management, utilities, and capital expenses sit outside the ratio, and short-term income swings season to season. A retiree who cannot absorb a bad first year should size reserves well beyond the minimum.

When Asset Depletion Is the Better Fit

Asset depletion wins when your portfolio is the strong part of the file and the property is not. It tends to suit three situations.

First, the rent is thin. Say a cabin projects only modest coverage on the DSCR test, below the 1.00 mark. A large portfolio may carry the DTI test even though the property cannot carry itself.

Second, you plan real personal use. A vacation home you will enjoy for a month and rent the rest of the year is a different animal. Under CFPB Regulation Z §1026.3, a property the owner expects to occupy more than 14 days in the coming year is not treated as non-owner-occupied. The agency’s own example is a beach house used for a month and rented the rest of the year. DSCR loans are designed for non-owner-occupied investment properties. If your plan includes meaningful stays, an asset-based, personal-purpose structure may be the honest fit.

Third, you prefer personal vesting and a conventional-style review, accepting heavier portfolio documentation.

The tradeoffs are real. You face a DTI analysis, deeper statements, and a divisor that can swing results dramatically. Market explainers report divisors ranging from roughly 60 months to well over 200. The same portfolio can produce very different qualifying income depending on the program, so shop the divisor, not just the headline.

Asset depletion is also a different product from the one on the DSCR side. Both sit under the non-QM umbrella, per Scotsman Guide’s reporting on non-QM lending, which describes DSCR as serving investors and asset depletion as serving asset-rich households, including retirees. Lendmire’s piece Asset Depletion Mortgage Rules for Retirement vs Liquid Assets goes deeper on account treatment.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

One Retiree, Three Scenarios

Run these as modeled scenarios, not market data. Same retiree, same Airbnb.

Strong rent, modest portfolio. The projected income clears roughly 1.2x coverage. DSCR is the natural route. The portfolio only needs to cover down payment and reserves.

Thin rent, large portfolio. Coverage lands near or below 1.00. A DSCR file would need a select-lender path with leverage and terms adjusted. Asset depletion may qualify you more cleanly, provided the property will not be a pure rental.

Middle case. Coverage sits right around 1.00. A larger down payment can lift the ratio by lowering the payment. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Can You Combine Them?

Usually not on a single loan. They are separate underwriting logics. Some retirees use one path for a primary residence and the other for the rental, or bridge into the property and refinance once hosting history exists. Short-term refinances typically reach around 70% LTV, with cash-out at 70% on short-term collateral, and about 12 months of hosting history expected. Do not assume a blended approach unless a lender’s written guidelines say so.

Before You Apply

A short checklist keeps the surprises down.

  • Decide how many nights you will personally use the property.
  • Confirm local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
  • Price insurance for short-term use.
  • Document where your down payment and reserves come from.
  • Ask how a lender treats a host with no history.
  • Remember that manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

This one is a genuine toss-up for the middle-case retiree. The coverage math may favor DSCR, while the personal-use plan may point the other way. Settle the use question first.

Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Can a retiree with no income get a DSCR loan on an Airbnb?

Possibly. DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and property review still apply, and a short-term rental typically needs a 640 minimum score on the network programs.

Does a brand-new Airbnb qualify without history?

On a purchase, projected income is commonly used, often from an appraiser’s short-term analysis or a market-data projection. The harder question is your own hosting experience, since short-term programs usually expect about 12 months. Treatment differs by lender.

Do retirement accounts count under asset depletion?

Usually yes, but at a discount. Lenders commonly haircut retirement balances, especially if you are younger than the penalty-free withdrawal age. Specifics are program-dependent.

Can I stay in the property part of the year?

Heavy personal use changes the classification. Business-purpose treatment does not apply if you expect to occupy the home more than 14 days, per the federal rule. A DSCR loan is meant for non-owner-occupied investment property.

Do I need an LLC?

No. DSCR commonly allows LLC vesting, subject to lender program eligibility, but personal vesting is also common. Asset depletion files lean toward personal names.
