How to Refinance a Hard Money Flip Into a DSCR Loan Early

How to Refinance a Hard Money Flip Into a DSCR Loan Early

The Quick Read: A finished, rentable flip can move into a DSCR loan before the bridge matures, as long as the new appraisal retires the payoff, rent covers the new payment, and the loan is built as a payoff-only refinance rather than a cash-out, which carries a wait of about six months from title recording on most programs in the network.

  • Payoff-only versus cash-out decides the clock. A refinance that only retires the hard money balance and closing costs has no cash-out wait on most files. Any cash back to you triggers the seasoning requirement.
  • Early usually means sized on cost. Inside the waiting window, the new loan is typically built from your purchase price plus documented rehab, not from your after-repair estimate.
  • Two tests run side by side. The value test asks what the lender’s appraisal supports. The rent test asks whether rent covers the full monthly obligation.
  • Early costs you trapped equity. Exiting at cost leaves the value you created locked up until a later, separate cash-out.

A hard money flip is a short-term loan built to get you through the purchase and rehab. A DSCR investor loan is the long-term exit that pays it off once the property can carry itself on rent. Getting from one to the other early is mostly a matter of knowing which clock applies to your loan structure.

Key Terms Defined

Seasoning is the waiting period a lender wants between buying a property and refinancing it, counted from the date the deed is recorded.

Payoff-only (rate-and-term) refinance is a new loan that repays the existing loan and closing costs with no cash back to you.

Cash-out refinance is a new loan that returns cash to you after paying off the existing loan and closing costs.

Cost basis is your purchase price plus documented rehab spending. It is the value a lender uses when it will not yet rely on an appraisal.

DSCR (debt service coverage ratio) is monthly rent divided by the full monthly housing obligation: principal, interest, taxes, insurance, and any association dues.

LTV (loan-to-value) is the new loan balance as a percentage of the lender’s appraised value.

Can You Refinance a Hard Money Flip Early?

Yes, with a condition: you can go early when the new loan only repays the bridge. Cash back to you changes the rules. A payoff-only refinance on most files in our wholesale network does not wait out the seasoning period. A cash-out refinance does.

Here is how the two structures compare on an investment property:

Factor Payoff-only Cash-out
Cash back to you None Yes, after payoff and costs
Typical clock No cash-out wait About 6 months from recording
Leverage ceiling Up to 85% LTV Up to 75% LTV
Value used early Often cost basis Appraised value after the clock
Best fit Bridge nearing maturity Pulling equity after stabilizing

These are typical ranges from select lenders in the network, subject to lender guidelines. Programs change, and every file is underwritten individually.

The reason for the split is simple. A lender worries most about a property bought and refinanced on an inflated value. Waiting gives the market time to confirm the number. When no cash leaves the deal, that risk shrinks.

What Starts the Seasoning Clock?

The recorded deed starts it. Nothing else does. The clock does not begin when the rehab ends, when the tenant moves in, or when you sign a lease.

Event Starts the clock?
Deed recorded at your purchase Yes
Rehab completed No
Lease signed or tenant moved in No
Strong rent or a larger down payment No
Moving title between your own entities Depends on the lender

Strong rent and extra equity are good for your file, but they do not shorten the wait. They help the rent test and the leverage math instead.

Title changes deserve a caution. Some lenders count ownership from your original recording. Others restart or question it after a transfer. Do not move a flip into an LLC mid-project without asking first. Closing in an LLC works with many DSCR lenders, subject to lender program eligibility.

How Does a DSCR Lender Underwrite the Exit?

A DSCR lender runs two separate tests, and the loan is the lower of what each one supports. The value test looks at the appraisal. The rent test looks at the lease. Strong rent cannot repair a value shortfall, and a high appraisal cannot repair weak rent.

The value test. The new loan equals the leverage cap times the lender’s appraised value. Cash back equals the new loan minus your payoff minus closing costs. If that number is negative, you bring cash to closing.

Your after-repair estimate does not set the loan. The new lender’s appraisal does. That surprises many flippers who priced the bridge off their own number.

The rent test. DSCR is monthly rent divided by the full monthly obligation. Because a refinance often makes the loan larger than the flip’s cost basis, the ratio tends to drop. Say your coverage sits near 1.25x on a payoff-only loan. Add enough cash-out to raise the loan balance by about 15%, and coverage slides to roughly 1.09x. Nothing about the property changed, only the loan.

Coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage.

Clearing 1.00 does not mean the property produces positive cash flow. DSCR compares rent to the payment only. Repairs, vacancy, management, utilities, and capital reserves sit outside the calculation.

Three other file items matter:

  • Credit: a 620 score exists as a floor in parts of the network. Most programs want around 660, and 700 or higher unlocks the strongest leverage tiers.
  • Reserves: commonly about six months of the full monthly obligation. Conservative payoff-only files at modest leverage under $1,500,000 can see reserves waived. Larger loans typically step up to about nine months.
  • Loan size: standard programs run up to $3,000,000, with smaller balances routed through select lenders.

What Do Three Appraisal Outcomes Look Like?

Run the numbers on a flip where the hard money payoff plus closing costs equals 68% of your planned value. These are modeled assumptions, not market data. Only percentages and ratios appear because the dollars depend entirely on your deal.

At plan. The appraisal lands on your number. A DSCR cash-out refinance, which is a separate loan from the hard money bridge and is sized on the appraised value of the property, can leave about 7% of value in cash back at a 75% loan-to-value, before any other costs. A payoff-only loan clears easily. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Small miss. The appraisal comes in 5% below plan. Your payoff now equals about 71.6% of the lower value. A cash-out at 75% still works but leaves only about 3.4% of value as cash back. The miss ate roughly half your proceeds. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Large miss. The appraisal comes in 12% below plan. Your payoff now equals about 77.3% of the lower value. That exceeds the 75% cash-out cap by roughly two points. A cash-out cannot retire the bridge, so you bring cash, extend the bridge, or shift to a payoff-only structure sized for what the property supports. The payoff-only ceiling is higher than the cash-out cap, but it still depends on lender guidelines, and early files may be sized on project cost instead.

The maxed-out bridge. This case catches many flippers. A hard money loan funded near its 75% after-repair-value cap keeps accruing interest and fees until payoff. Even if the appraisal matches your estimate exactly, payoff plus closing costs can land above 75% of that value. The DSCR cash-out cap then leaves a gap you must fill with cash. Size the bridge backward from the exit test, not forward from the purchase.

If a low appraisal surprises you, ask whether comparable sales support a higher figure. Bring documented recent sales and renovation records. A reconsideration request works best with specific comps, not general disagreement.

What Are the Steps From Rehab Closeout to Payoff?

Follow this order. Skipping ahead is how files stall.

1. Choose the structure first. Decide between payoff-only and cash-out before you apply. That choice sets the clock, the leverage ceiling, and the value the lender uses.

2. Confirm your clock. Check the recorded deed date. Count from there.

3. Close out the project. Gather permits, final inspections, and receipts. Switch your insurance from a builder’s or vacant policy to a landlord policy.

4. Document the rent. A signed lease with a deposit receipt works. A vacant property can rely on an appraiser’s market rent schedule instead.

5. Request a payoff letter. It shows the balance, daily interest, and the date through which the figure is good. Interest keeps accruing until payoff, so waiting to reappraise later has a carrying cost.

6. Assemble the file. Typical items include the payoff letter, entity documents, verified reserves, the lease or rent schedule, and rehab records that support cost basis.

7. Appraisal, title, and lien release. The appraisal sets the value. Title work confirms the old lien comes off.

Hard money loans arranged through Lendmire typically carry no prepayment penalty, though terms vary by lender, property, and experience. If your bridge came from elsewhere, read its payoff terms before you plan the exit. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path through its hard money exit refinance program.

Plan backward from your maturity date. Hard money terms commonly run 6 to 18 months, interest-only. Start the exit well before the bridge matures, because the appraisal, the lease-up, and the payoff letter each take their own time to line up.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where Does the General Rule Break?

The general rule is that payoff-only goes early and cash-out waits. These cases bend it.

Delayed financing does not fit your flip. Some investors hear that a cash-purchase exception lets them refinance right away. That exception belongs to conventional agency loans for buyers who paid cash. Fannie Mae’s Selling Guide on cash-out refinance transactions describes it, and its eligibility matrix treats a property bought within the prior six months as ineligible for cash-out unless that exception is met. DSCR loans are non-agency products, so neither document governs them. A hard money purchase is a financed purchase, and the exception caps proceeds at documented cost anyway.

Short-term rentals. The cash-out ceiling is 70% LTV on short-term-rental collateral, versus 75% on standard rentals. Expect a 640 or higher score, about 12 months of hosting history, and a 1.00 coverage floor on refinances. A freshly flipped Airbnb with no hosting record is not ready. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Vacant property. Lease it first, or rely on an appraiser’s market rent schedule. If the bridge matures before the lease-up finishes, extending the bridge may beat forcing the refinance.

Becoming your residence. If you move in, a conventional owner-occupied loan may apply. That is a different product with different rules, outside DSCR.

Ineligible property types. The network’s DSCR programs do not offer manufactured homes (single- and double-wide), log homes, or barndominiums. A flip on one of those cannot exit into a DSCR loan here.

Several flips at once. Pooling bridge loans into one DSCR loan has its own structure. See Lendmire’s piece Can You Refinance Several Hard Money Loans Into One DSCR Loan?.

Structure options. The usual DSCR spine is a 30-year fixed loan. Select lenders in the network also offer 40-year terms and interest-only periods, and ARM structures exist for investors who want them.

When Is Going Early the Wrong Move?

Going early is wrong when the exit leaves you worse off than the alternative. A payoff-only loan sized on cost basis ends your carrying costs, but it locks up equity. Getting that equity later means a second loan, a second closing, and possibly a prepayment penalty, since some DSCR programs attach one.

Option Best when Watch for
Refinance early (payoff-only) Bridge matures soon, rent clears Equity stays locked in
Extend the bridge Seasoning ends shortly after maturity Extension charges and added interest
Wait for cash-out Appraisal likely above cost Carry cost of waiting
Sell Margin is thin, rent is weak Giving up the hold strategy

Leave margin in the plan. Your all-in cost, meaning purchase, rehab, carry, and refinance costs, should land a few points below the LTV cap on the appraised value. Tight margins turn a small appraisal miss into a cash call at closing.

Common Myths and Mistakes

Seasoning is a federal rule. It is lender policy. Windows vary widely from one lender to the next.

My after-repair value sets the loan. The new lender’s appraisal does.

Finishing the rehab or signing a strong lease shortens the clock. Neither does. Only the recorded deed date counts.

Every hard money payoff is a cash-out. Only cash returned above payoff and costs makes it one.

Bridge leverage is the same as DSCR leverage. Hard money is sized on project cost, with a cap against after-repair value. The DSCR exit is sized on appraised value and rent. Hard money cost-based tiers do not carry over.

Clearing 1.00 means the property makes money. It means rent covers the payment. Operating costs sit outside the ratio.

A common mistake is buying the bridge first and planning the exit second. Run the DSCR math before you close the flip.

Frequently Asked Questions

Can I refinance before the rehab is finished?

Usually not into a DSCR loan. These loans are built for stabilized rentals, and lenders want a finished property that can be leased or supported by a rent schedule. If the bridge matures mid-project, extending it is typically the safer route.

Do I need a lease in place?

Not always. A signed lease with a deposit receipt is the cleanest evidence. A vacant property can often rely on an appraiser’s market rent schedule instead, subject to lender guidelines.

What counts as cash-out?

Any cash returned to you above the payoff and closing costs. A loan that only covers the hard money balance and costs is a payoff-only refinance. That distinction determines whether the seasoning wait applies.

What if the appraisal comes in low?

First, check the comparable sales behind the number and submit documented comps if you have them. If the value holds, your options are bringing cash to closing, shifting to a smaller structure, or extending the bridge. A low appraisal changes the value test, and strong rent cannot fix it.

Does an LLC change anything?

It can. Many banks decline LLC-held property, while DSCR lenders commonly accept it, subject to program terms. The risk is moving title mid-project, which some lenders treat as resetting ownership.
