The Quick Read: Yes, usually, when the property is legally allowed to operate as a short-term rental, the booking income is documented, and the rent covers the full monthly obligation at the program’s coverage floor. Across the wholesale network Lendmire works with, refinances on short-term-rental collateral are reviewed on actual host history rather than projections, subject to lender guidelines.
- Short-term-rental refinance leverage tops out around 70%, versus 75% on a purchase.
- A credit score of 640 or higher and about 12 months of hosting history are typical expectations.
- Coverage of 1.00 is the floor for a refinance on short-term-rental collateral in these programs.
- Lenders discount gross Airbnb revenue before dividing it into the payment.
- Legal use, HOA rules, and rental-appropriate insurance can sink a file even when the income is strong. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Why Airbnb Income Confuses Conventional Underwriting
A conventional underwriter reads traditional personal-income documentation. Short-term rentals often show thin profit or paper losses there, because depreciation and expense write-offs shrink the income on the page. Debt-to-income also climbs with every financed property.

Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
DSCR financing moves the test to the asset. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Personal W-2s and DTI are not the focus.
The catch: not every DSCR program accepts short-term-rental collateral. Many are built around long-term leases only. Across the network, a smaller group of lenders writes true Airbnb and Vrbo files, and they set their own income rules. That’s why “yes” comes with conditions.
Which Income Number Counts on a Refinance?
On a refinance of a property already operating as a short-term rental, lenders typically underwrite actual trailing history. A purchase can often lean on projected income. A refinance usually can’t, because real results exist to look at.
| Income path | When it applies | Evidence | Watch-outs |
|---|---|---|---|
| Trailing host history | Operating STR | Payout reports, bank deposits | Totals must reconcile |
| Manager statements | Professionally managed | Monthly statements | Fees affect the net |
| Appraiser STR analysis | Supporting value | Appraisal addendum | Opinion, not proof |
| Market projection | Short or no history | Data-service report | Larger haircut, lower leverage |
Most programs we place files with expect about 12 months of hosting experience on short-term-rental collateral. Some will weigh partial history alongside market data. A few accept projections with tighter terms. All of it is program-dependent.
What the appraisal does and doesn’t prove
The appraisal supports value. It also carries a rent opinion, but that opinion is usually a long-term figure. Form 1007, the single-family comparable rent schedule, is the appraiser’s estimate of monthly market rent for a one-unit investment property. Treat the appraisal as one piece of the file, never as proof of Airbnb income.
Data services work the same way. AirDNA’s Rentalizer finds comparable listings within a 10-mile radius, weights them by bedroom, bathroom, and guest-count similarity, and returns a weighted average of their historical performance. That’s a comps-based inference, useful for sizing a deal and weak as verified income.
How the Coverage Number Gets Built
DSCR compares monthly qualifying income to PITIA: principal, interest, taxes, insurance, and any HOA dues. For short-term rentals, the lender first reduces gross platform revenue with an expense factor or haircut. The haircut applies only to the income side. The payment side stays whole.
That’s why the gross-revenue ratio in a marketing screenshot overstates the number that counts. Say a property’s gross bookings cover its payment at roughly 1.45x. After the lender’s discount, qualifying coverage might land near 1.10x. Still clears 1.00. Now say a heavier discount or a larger balance pulls it to around 0.95x. That file sits below the standard short-term-rental floor.
Here’s what a short file can do, in rough order of effectiveness:
- Lower the leverage. Less debt means a smaller payment against the same income, which lifts coverage. A larger down payment or smaller cash-out request does this directly.
- Strengthen the documentation. Reconciled payout reports and deposits may support a stronger qualifying figure than a thin paper trail.
- Wait for more history. Another stretch of operation can move a file from a projection-based program to a history-based one.
- Ask about other paths. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Interest-only periods and extended terms are also available through select lenders.
Be careful with that last item. A sub-1.00 structure trades lower leverage and different terms for flexibility. If the property only pencils there, it’s worth asking whether the property or the structure is the problem.
One more distinction. Clearing 1.00 is not the same as positive cash flow. The calculation ignores repairs, vacancy, management, utilities, and capital expenses. A file can pass and still run thin in a slow season.
The Gates That Income Can’t Fix
Strong numbers don’t rescue a property that fails these checks.
Legal use. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit gap or an HOA ban can disqualify a property regardless of its booking history.
Insurance. A standard landlord policy often doesn’t contemplate nightly guests. Lenders typically want coverage written for rental use, and a mismatch can stall a file late.
Personal use. A refinance on a vacation home is an investment-property loan only if the property truly operates as a rental. IRS Publication 527 treats a dwelling as a home for tax purposes when personal use exceeds the greater of 14 days or 10% of the days rented at a fair rental price. That’s a tax test, not a lending rule. But it’s a useful gut check: if family and friends occupy the place most of the year, expect questions, and possibly a different loan type. Limited owner stays are generally tolerated in DSCR documents.
Property type. Manufactured homes, log homes, and barndominiums aren’t offered in the network’s DSCR programs. Condos, multi-unit buildings, and rural properties can face narrower eligibility depending on the lender.
Documents to Gather Before You Apply
Qualifying on property income doesn’t mean skipping paperwork. It means the paperwork is about the property.
| Document | Why it matters |
|---|---|
| Platform payout reports | Show actual booking income |
| Bank deposit statements | Reconcile to the payouts |
| Local permit or registration | Proves legal operation |
| HOA rules | Confirms rentals are allowed |
| Rental-use insurance declarations | Shows appropriate coverage |
| Deed and entity papers | Confirm vesting, subject to program terms |
| Management agreement | Documents fees and operator |
Mismatched numbers are the most common snag. If the dashboard says one thing and the bank deposits say another, a reviewer will trust the deposits. Reconcile the two before the file goes anywhere.
Practitioner note from the broker side: in files where the owner self-manages and income flows through several platforms, the cleanest submissions line up each monthly payout with its matching deposit in a simple summary. Underwriters read a tidy reconciliation as a sign of an organized operator, and it tends to cut the back-and-forth.
Rate-and-Term Versus Cash-Out on an Airbnb
Investors refinance short-term rentals for a few reasons. Some are replacing short-term or bridge-style debt, some want a long-term structure, and some want to pull equity for the next purchase. The spine of most programs is a 30-year fixed, and the network also offers extended terms, interest-only periods, and ARMs through select lenders.
Leverage differs by purpose. On short-term-rental collateral, refinance and cash-out run up to about 70% LTV, while standard long-term rentals can reach about 75% on a cash-out. That gap is a real tradeoff. Equity that looks plentiful on a standard rental may be less accessible when the property runs on Airbnb income. Cash-out also adds seasoning expectations, commonly around six months, and scrutiny rises with the amount requested.
Reserves vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common, and larger loans typically step up. Standard programs go up to $3,000,000.
If the plan is to use the proceeds for another rental, the coverage test on that next property matters as much as this one. Pulling equity into a deal that doesn’t clear the floor just moves the problem.
Edge Cases Worth Planning Around
Short or partial history. A property bought recently, listed mid-year, or switched from long-term to short-term may not meet the 12-month expectation. Some programs fall back to long-term market rent, which is often well below a property’s short-term potential. The usual fix is to season the property as a short-term rental, then refinance into a program built for it.
Seasonality. A strong summer and weak winter get blended, because qualifying income is annualized. Beach and ski properties can look modest on a trailing basis even when peak months are excellent. For context, AirDNA reported U.S. short-term rentals averaged 57.2% occupancy and a $258.91 average daily rate in May, but local results vary widely and national averages say little about any one address.
Management structure. A property manager’s fees reduce what the owner nets, and statements document it clearly. Self-managed properties lean on payout reports and deposits.
Entity ownership. LLC vesting is common for investor files, subject to program terms.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
DSCR Versus Conventional and Bank-Statement Loans
| Factor | DSCR | Conventional | Bank statement |
|---|---|---|---|
| Income basis | Property rent | Traditional personal-income documentation | Business deposits |
| STR income credit | Program-dependent | Needs history | Owner’s business |
| Entity vesting | Often available | Limited | Varies |
| Best fit | Portfolio investors | Few properties | Self-employed owners |
Conventional can be the right call for a W-2 borrower with one rental and a clean tax return, since pricing is typically lower. DSCR tends to win when traditional personal-income documentation understates cash flow, when the entity holds title, or when financed-property counts climb. Lendmire’s complete DSCR loans guide covers the broader comparison.
Self-Check Before You Apply
- The property is legally permitted to operate as a short-term rental.
- You have roughly 12 months of hosting history, or a plan to season it.
- Payout reports reconcile to bank deposits.
- Insurance is written for rental use.
- Credit sits at or above 640, with 660 to 700+ opening stronger terms.
- Coverage clears 1.00 after the lender’s discount, not before.
- You’ve considered what happens if the number lands just short.

Key Terms Defined
DSCR: The ratio of a property’s monthly qualifying income to its monthly PITIA.
PITIA: Principal, interest, taxes, insurance, and any HOA dues on the property.
Haircut: The reduction a lender applies to gross short-term-rental revenue before calculating coverage.
Trailing history: The actual record of past bookings and deposits used to document income.
Form 1007: The appraiser’s long-term market-rent schedule for a one-unit investment property.
Frequently Asked Questions
Can I refinance an Airbnb I just bought?
Possibly, but a short record limits the options. Most short-term-rental programs expect about 12 months of hosting experience. With less, a file may fall back to long-term rent or a projection-based program with lower leverage. Seasoning the property first often opens better terms.
Do I need traditional income documentation for a DSCR refinance on a vacation rental?
Qualification runs primarily on property-level rental income, so personal income documents aren’t the focus. Property documents still matter: payout reports, deposits, permits, insurance, and HOA rules. Requirements differ by program.
Does gross Airbnb revenue count as qualifying income?
No. Lenders reduce gross revenue with an expense factor before dividing by PITIA, so the qualifying ratio is lower than the gross-revenue ratio. The income also has to be documented and reconciled to deposits.
Can I hold the property in an LLC?
Often yes, subject to program terms. Entity papers become part of the document package, and some lenders add their own conditions on vesting.
What if my coverage comes in under 1.00?
A 1.00 coverage floor is where the standard short-term-rental refinance programs start. A separate path exists: coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Lowering the loan amount or documenting stronger income can also improve the ratio, depending on lender guidelines.
