Fix and Flip Loan Requirements for an Airbnb With a DSCR Exit

Fix and Flip Loan Requirements for an Airbnb With a DSCR Exit

The Quick Read: Qualifying means clearing two gates in order. First come the rehab-loan requirements, which look at your credit, your project experience, your budget and your exit plan. Then comes a DSCR loan test on the finished property’s short-term-rental income, which looks at appraised value, rental coverage, credit, reserves and hosting history. The property generally cannot operate as an Airbnb while the bridge loan funds the rehab. The DSCR lender also sizes the exit on its own appraisal and its own income figure, never on your after-repair estimate.

  • The rehab loan is sized on project cost, and every tier is capped at 75% of after-repair value. Leverage depends on how many projects you have completed.
  • The DSCR exit is sized on appraised value and rent, and the smaller of the two results governs.
  • Short-term-rental exits generally ask for a 640+ score and about 12 months of hosting history, subject to lender guidelines.
  • Cash-out on the exit usually needs about 6 months of seasoning, measured from title recording.
  • Clearing the coverage test does not mean the property makes money. Repairs, vacancy, management and utilities sit outside the calculation.

Key Terms Defined

Bridge loan: a short-term, interest-only loan that buys the property and funds the rehab. Hard money is the usual form.

DSCR (debt service coverage ratio): the property’s rent used for lender review divided by its full monthly obligation. A DSCR loan is a long-term investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

PITIA: principal, interest, taxes, insurance and association dues. It is the payment figure the DSCR test uses.

ARV (after-repair value): what the property is expected to appraise for once the work is done.

Loan-to-cost: the loan as a share of what the project costs, meaning purchase plus rehab.

Seasoning: the waiting period a refinance lender wants after you take title before it will size a loan on appraised value.

Cash-out refinance: a new loan larger than the payoff, with the difference returned to you.

Why This Is Two Loans, Not One

No single loan is called a fix and flip for an Airbnb. You use two loans in sequence, and each does a different job.

The bridge loan buys the property and pays for the renovation. The DSCR loan replaces it once the property is finished, furnished and operating. AirDNA’s BRRRR explainer describes the same pattern: investors use short-term loans to buy and renovate, then refinance into a long-term mortgage, and the method works for vacation rentals. BRRRR (buy, rehab, rent, refinance, repeat) is a strategy, not a product. The refinance at the end is an ordinary cash-out or rate-and-term refinance.

DSCR loans are built for rent-ready properties and do not fund renovation. A house that needs heavy work generally cannot qualify, which is why the bridge comes first. A flip and a hold use the same bridge loan. Only the exit differs: you sell, or you refinance and keep the property.

That is why the exit has to be planned before the bridge closes. The bridge lender sizes on cost. The permanent lender sizes on value and rent. A deal can pencil as a flip and still fail as a hold.

AirDNA also suggests budgeting a 15-20% buffer for surprises and targeting properties priced 20-30% below market value. Treat both as rules of thumb, not underwriting rules.

Fix and Flip Loan Requirements for an Airbnb, Phase by Phase

Most of what a rehab lender asks is the same whether you plan to sell or hold. Lendmire’s wholesale network is built around asset-based underwriting: the property, the plan and the exit matter most. The figures below vary by lender, property and experience, and none of them is a commitment to lend.

Requirement Phase 1: Rehab loan Phase 2: DSCR exit
Sizing basis Project cost, capped at 75% of ARV Appraised value and rent
Credit 620 minimum, extra conditions below 660 640+ typical for STR files
Property Non-owner-occupied, 1-4 units Finished and rent-ready
Term 6-18 months, interest-only Long-term, 30-year fixed spine
Income proof Not the focus About 12 months of hosting history
Cash needed Down payment plus carry Reserves, about 6 months of PITIA

What the rehab lender wants from you

Credit starts at a 620 minimum, with additional conditions below 660. Experience sets your leverage. Fix-and-flip loans typically fund up to 93% of project cost at 5 or more completed projects, 90% at 2 or more, and 85% with fewer than 2. Every tier stops at 75% of after-repair value. First-time investors qualify at the lower tiers, so a first flip usually means more cash in.

The rehab budget itself can fund up to 100% in draws, released against completed work. That is a budget figure, not a purchase LTV. Loan amounts run up to $5,000,000, and larger loans are handled by exception. Terms run 6 to 18 months with no prepayment penalty, and the property must be a non-owner-occupied residential building of one to four units.

The paperwork

Have these ready before you apply:

  • A scope of work with a line-item budget and a contingency line.
  • A draw schedule and contractor details.
  • Entity documents if you buy through an LLC, subject to lender program eligibility.
  • Proof of cash for the down payment and carrying costs.
  • A written exit plan, which for this article means the DSCR refinance and a sale fallback.

Sizing, with the exit in mind

Back-solve before you buy. Start with a conservative ARV from sold comps. Apply the exit lender’s LTV cap. Subtract the bridge payoff, which includes accrued interest, extension fees and any exit fee. The result is the most you can afford to pay all-in.

If that math only works on an optimistic ARV, the flip may be fine and the hold will not be. Lenders also use the exit to judge the file. A fix-to-rent exit works when the finished property can plausibly meet the DSCR test, so the lender will often test the stabilized property against area income data at application.

What the DSCR Exit Lender Checks on an Airbnb

On a short-term-rental exit, the DSCR lender looks at five things: leverage, coverage, credit, reserves and proof of income. Short-term-rental collateral gets tighter terms than a standard rental because nightly income is less predictable.

Across the network, short-term-rental purchases reach up to 75% LTV. Short-term-rental refinances sit around 70%, and short-term-rental cash-out is 70%. A standard long-term rental cash-out goes up to 75%. Expect a 640+ score and about 12 months of hosting history. Coverage is where select programs start at 1.00 on a short-term-rental purchase, and 1.00 is also where they start on a short-term-rental refinance. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Reserves commonly run about 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000.

The DSCR test divides the rent the lender uses by the full PITIA on the new, larger loan. A larger loan lowers the ratio. Two gates apply, and the lower result wins:

  • The value gate: the LTV cap produces a maximum loan.
  • The rent gate: the coverage floor produces a maximum loan.

A larger down payment lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests.

Which income number counts

There is no national rulebook for short-term-rental income on DSCR loans. Each lender picks its own method. Common ones are an appraiser’s short-term-rental analysis, a 12-month property-manager statement, 12 months of platform or bank-deposit history, and, on some purchases, a projection from market data. Some programs also fall back to the long-term rent on the appraisal.

That fallback cuts both ways. It can fail a file where nightly revenue far exceeds long-term rent. It can rescue a file in a weak short-term-rental market. The same Airbnb can pass on one lender’s method and fail on another’s, so ask which method applies before you buy.

DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow. If you want a safer exit, underwrite your own repairs, vacancy, management and utility costs separately.

The Appraisal Question

The appraisal supports value and monthly market rent. It does not by itself prove Airbnb income. Appraisers borrow form names from the agency world: Form 1007 is the single-family rent schedule, and Form 1025 covers 2-4 units.

Fannie Mae’s appraiser update says Form 1007 documents estimated monthly market rent on a single-family investment property for conventional lending. It also says the Selling Guide does not address whether short-term rental counts as rental income. ClassValuation, an appraisal firm, adds that the form was built for long-term monthly rent and cannot support nightly income. It also notes that non-QM lending is not bound by agency eligibility rules.

As a contrast only, Fannie Mae’s Selling Guide applies a 50% haircut to validated gross short-term-rental rent on agency loans. DSCR loans are not agency products, so do not read that as a DSCR rule. The practical lesson is simpler: never convert a nightly rate times 30 into monthly rent and call it qualifying income. That math ignores vacancy and expenses.

Seasoning, Timing and the Handoff

Seasoning is lender policy, not law. On a cash-out exit, the network commonly expects about 6 months of ownership, measured from title recording. Finishing the rehab early does not shorten that clock. A stronger ratio or a bigger down payment does not waive it either.

Many lenders apply seasoning and the tighter LTV limits only to cash-out refinances, not to a straight payoff. Before the clock runs out, sizing tends to follow cost basis, meaning purchase plus documented rehab. After it, sizing follows appraised value.

Hard money does not escape this. The seasoning rule belongs to the refinancing lender, and a recorded bridge lien is visible to the new lender.

The awkward stretch is the dead zone between finished rehab and DSCR closing. You need to know four things, and each is a lender-by-lender question:

  • When you may start taking bookings under the bridge loan.
  • What the exit lender counts as operating: a listing, a completed booking, or a full year of history.
  • What date the seasoning clock starts from.
  • How you will document income history for the refinance.

Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income. Permits and licenses may be needed before you can take bookings.

The calendar problem is simple. A bridge term of 6 to 18 months can be shorter than the rehab, the hosting history and the seasoning wait combined. When that happens, the options are an extension, a payoff-only exit, a cash-in refinance or a sale. Start the exit conversation well before the bridge matures. Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire arranges that path through the hard money exit refinance program.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

A Worked Example

These are modeled assumptions, not market data. Index everything to after-repair value, so ARV equals 100%.

Say you buy at 60% of ARV and spend 20% of ARV on the rehab. Project cost is 80% of ARV. You qualify for the 90% loan-to-cost tier, which is allowed because it sits under the 75%-of-ARV cap. The bridge loan reaches 72% of ARV. Accrued interest and fees push the payoff a little above that.

Now the DSCR exit. It is a short-term-rental refinance at 70% of appraised value. If the property appraises at your full ARV, the new loan is 70% of ARV. That falls short of the 72% payoff, before fees and interest. You bring cash to close, even with a perfect appraisal.

Next, stress the appraisal and the rent.

Scenario Appraised vs ARV Exit loan vs ARV Result
Appraisal hits ARV 100% 70.0% Short of payoff, cash in
Appraisal 5% light 95% 66.5% Gap widens
Appraisal 10% light 90% 63.0% Large cash-in or sale
Appraisal hits, rent gate binds 100% Below 70% Smaller loan, more cash in

In the last row, the rent gate produces a smaller maximum than the value gate. The smaller number governs. A modest rehab overrun does the same damage, because it raises the payoff while the exit loan stays put.

This is also why the flip and the hold can diverge. The flip needed only a buyer at your ARV. The hold needed an appraiser, a rent figure and a coverage ratio to all land together.

Where the General Rule Breaks

  • Delayed financing. This exception is built for cash buyers and waives only the waiting period. A purchase financed with bridge or hard money generally does not fit it, and even where it applies it returns documented cost, not ARV.
  • 2-4 units. The appraisal uses Form 1025, and part of the income can come from long-term leases. The income mix changes the coverage math.
  • Purchase versus refinance documentation. A refinance often wants actual short-term-rental history. A purchase can lean on a projection. Programs vary.
  • Weak short-term-rental market. The long-term-rent fallback may be the number that clears.
  • Ineligible property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in the network’s DSCR programs, so a rehab plan built on one has no DSCR exit.
  • Appraisal format changes. Agency appraisal forms are reportedly being restructured. Non-QM lenders set their own requirements, so ask your lender what the exit appraisal will include.

Sell, Hold as an Airbnb, or Hold Long-Term?

You do not have to decide at purchase, but you should know which exit each number supports.

Factor Sell Hold as Airbnb Hold long-term
Capital recovery Full Partial Partial
Income method None STR history Appraisal rent
Main risk Resale market Seasoning and STR data Weak rent-to-value
Exit test Buyer Value and coverage Value and coverage

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

A sale gives full capital recovery. A hold gives partial recovery plus rental income. Recovery after a BRRRR depends on the spread between ARV and all-in cost, and you should not assume your cash comes back whole. Airbnb is not automatically the better hold. Short-term rentals are often described as earning two to three times long-term rent, but that is a market claim, not a guarantee, and a lender can count the lower number.

If the Exit Does Not Clear

Every exit needs a fallback, and you should write it down before closing on the bridge.

  • Extend the bridge. It costs extension fees and added interest, so price it into the deal up front.
  • Payoff-only exit. Clears the bridge with little or no cash back, and often avoids the cash-out seasoning rule.
  • Cash-in refinance. You bring cash to cover the gap between the payoff and the exit loan.
  • Coverage below 1.00. Available through select lenders in the network, with leverage and terms adjusted.
  • Sell. The fallback if the appraisal or the coverage fails. A sale fits any property type the bridge lender financed.

The complete DSCR loans guide covers the permanent side.

Five Misconceptions Worth Clearing Up

  • Hard money has no seasoning. Seasoning belongs to the lender doing the refinance, and your hard-money lien shows up in its file.
  • The appraiser will use my projected ARV. The exit lender uses its own appraisal.
  • Form 1007 proves Airbnb income. It documents monthly market rent only.
  • A DSCR of 1.00 means I make money. It means rent equals PITIA. Operating costs sit outside it.
  • Every lender counts Airbnb income the same way. Each lender writes its own method.

Frequently Asked Questions

Can the property run as an Airbnb while the rehab loan is open?

Generally not. Bridge lenders expect the property to be in transition during the rehab term, and some also restrict occupancy afterward. Confirm with your lender when bookings are allowed and what the exit lender will count as operating.

How soon after the rehab can I refinance into a DSCR loan?

It depends on the transaction. Cash-out typically needs about 6 months of seasoning, measured from title recording. Some programs apply seasoning only to cash-out, so a payoff-only refinance may be treated differently. Rehab completion does not shorten the clock.

What happens if the exit appraisal comes in low?

The value gate shrinks the loan, and the shortfall becomes cash you bring or a reason to extend or sell. That is why the worked example above tests appraisals at 95% and 90% of your ARV before you buy.

Do I need traditional personal-income documentation for the DSCR exit?

The DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves and entity documents still matter, and the lender reviews the file individually. Qualification runs on the property’s income rather than on personal income documentation.

Does a bigger down payment waive seasoning or fix a low ratio?

It lowers the payment and can lift coverage, but it does not waive seasoning, credit floors, reserve rules or property eligibility. The strongest files clear both enough equity and enough rental coverage.
