The Quick Read: On a DSCR HELOC, nightly Airbnb income generally does not qualify the line, because the rent that counts comes from a signed lease. Owners of short-term rentals usually get there by documenting a medium-term lease, or by using a cash-out refinance instead. Everything below is subject to underwriting.
- A DSCR HELOC is a revolving line on a rental, qualified on the rent rather than your personal income.
- The rent counted is the lesser of the lease or the appraiser’s Form 1007 market rent.
- Coverage must reach 1.10x on a stress payment for the whole credit limit, not just what you draw.
- A furnished unit on a medium- or long-term lease can fit. A pure nightly listing with no lease does not fit this lane.
- A DSCR cash-out refinance is the more common route for operating Airbnbs.
What Is a DSCR HELOC on a Rental?
A DSCR HELOC is a revolving line of credit secured by a rental you own, qualified on the property’s rent instead of your paycheck. DSCR stands for debt service coverage ratio: the rent divided by the payment it has to cover. Across Lendmire’s wholesale network, it comes in two shapes.
The first is a standalone second lien. That means a line that sits behind the first mortgage you keep. The second is a standalone first lien on a rental with no mortgage. It is never a third lien, never closed alongside a purchase, and never written on your own home or a second home.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
There is no traditional personal-income documentation, such as W-2s or pay stubs, and no personal debt-to-income ratio requirement. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, the lease and the valuation still get reviewed. If you want the full background on how these loans work, the complete DSCR loans guide covers the basics.
DSCR HELOC is a market label, not a standardized product. Lenders build these lines differently, which is why program details matter more than the name.
Does Airbnb Income Count on a DSCR HELOC?
Usually not as nightly revenue. A lease in place is required on this line, and the rent counted is the lesser of the lease or the appraiser’s Form 1007 market rent. Form 1007 is a monthly-lease rent schedule. It cannot turn a nightly rate into monthly rent.
That is where most Airbnb owners get stuck. Many DSCR purchase and cash-out programs can count short-term rental income, usually backed by about 12 months of hosting history or a market-data report. A HELOC lane built on a lease works differently.
So what does fit?
- A furnished unit on a medium- or long-term lease. The lease carries the file.
- A former Airbnb now on a long-term lease. Same logic. Once the listing is gone, the lease is what gets underwritten.
- A converted Airbnb. The lease requirement and the seasoning rule both apply.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
How Underwriting Treats the Rent, Step by Step
Underwriting runs in a fixed order, and each step can end the file. Here is how it works on a rental line.
1. Lien position. A rental with a mortgage you keep takes a second-lien line. A paid-off rental takes a first-lien line.
2. Seasoning. Seasoning is the waiting period between buying or refinancing and applying. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
3. Rent. You need a lease in place. The rent counted is the lesser of the lease or the Form 1007 figure. A lease above market counts only with three months of rent receipts. On a two-to-four-unit property, at most one unit can sit vacant.
4. Coverage on the whole line. Gross monthly rent is divided by a qualifying payment. That payment is fully amortizing, calculated on the entire credit limit at a stressed rate. The minimum is 1.10x.
5. Combined leverage. The cap applies to the first mortgage plus the new line, divided by value.
6. Credit. The tier comes from the lender’s own credit report.
7. Valuation and title. The valuation sets the value, and title is reviewed. Hazard insurance covers both liens, with flood coverage where required.
On a second lien, the lender’s own coverage calculation governs how your first-mortgage payment is treated. That is why one property can pass at one lender and miss at another.
A Quick Coverage Picture
Say a duplex has a lease and an appraiser rent figure that land close together. The rent clears roughly 1.2x on the stressed payment for the full credit limit. That passes the 1.10x test.
Now say you plan to draw only part of the line. Coverage does not improve. It was tested on the limit, not the draw.
Ask for a larger limit against the same rent, and the ratio drops. A line that is a bit too big can push the same property below 1.10x. Sizing the limit to the rent is the fastest way to fix a thin file. These are illustrative ratios, and the lender’s own calculation governs.
Leverage, Draws and Terms
Leverage depends on the lien position, and the figures below are ceilings, not offers. Through select programs and subject to underwriting:
| Lien | Credit score | Maximum | Line size |
|---|---|---|---|
| Second lien (behind your first) | 720 or better | 70% CLTV | $50,000 to $500,000 |
| First lien (no mortgage) | 740 or better | 75% LTV | Up to $500,000 |
| First lien (no mortgage) | 700 to 739 | 70% LTV | Up to $500,000 |
| First lien, larger lines | 720 or better | 65% LTV | Above $500,000 to $1,000,000 |
CLTV is combined loan-to-value: the first mortgage balance plus the new line, divided by value. Below a 720 score, there is no second-lien option. The first-lien floor is 700.
The draw rules are simple. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. The draw period is 5 years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.
That structure matters for planning. You cannot open a large line and leave it untouched. The program wants most of it used up front.
Valuation, Credit and Property Rules
On lines up to $400,000, the valuation is either an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted.
On credit, the program wants:
- A 720 minimum on a second lien and 700 on a first lien.
- No 30-day mortgage late in the last 12 months.
- 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.
Reserves and cash to close are not required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program. Borrowers must be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
Eligible property includes single-family homes, PUDs, townhomes, two-to-four units, and warrantable and non-warrantable condominiums. Not eligible:
- Condotels and row homes
- Rural-designated property
- Leaseholds and land trusts
- Commercial, agricultural and mixed-use property
- Age-restricted communities
- A rental listed for sale in the prior 2 months
A declining-market flag can lower the leverage ceiling by 5 points.
An LLC can stay on title for this line, subject to program eligibility. The members sign as guarantors. Some other second-lien products require personal or trust title, so check before you assume.
Where the General Rule Breaks
The rule that nightly income does not qualify has a few edges. This table maps common Airbnb situations to the structure that usually fits.
| Your situation | Usual fit |
|---|---|
| Nightly Airbnb, no lease | DSCR cash-out refinance |
| Furnished unit on a medium-term lease | DSCR HELOC |
| Recently converted from Airbnb | HELOC after seasoning, with a lease |
| Delisted, back on a long-term lease | DSCR HELOC |
| Paid-off Airbnb with a lease | First-lien DSCR HELOC |
| Airbnb behind a DSCR first mortgage | Depends on the first loan |
The last row deserves more attention. Short-term rentals behind an existing DSCR first mortgage face three gates. The first loan’s documents must allow a second lien. Title must be in a form the program accepts. Combined leverage must stay under the ceiling. Many DSCR first-mortgage documents bar a second lien outright.
A second payment can also pull a thin first loan below 1.00x. A property that passes alone can fail with two payments. A cash-out refinance puts the whole payoff balance through the test, while a modest line may clear it.
Do not expect your bank to fill the gap. BiggerPockets members report that few lenders still offer HELOCs on investment property, and the ones that do tend to carry short terms. Where banks do lend, they usually review your personal income.
Line or Cash-Out: Which Fits an Airbnb Owner?
Choose by how much cash you need and what documents you can produce, not by the product name.
A DSCR cash-out refinance replaces the first mortgage with a larger one. Select programs can count short-term rental income, typically with about 12 months of hosting history. The cost is that the whole balance is repriced, including a first mortgage you may like.
A DSCR HELOC leaves the first mortgage alone and taps equity beside it. The cost is the lease requirement and the second payment.
A rent-qualified closed-end second is a third option. It pays one lump sum and leaves the first mortgage in place. Fewer lenders offer it, and eligibility varies.
Here is the honest way to think about it. If you want to keep a first mortgage you like and can document a lease, the line is the cleaner tool. If the property runs on nightly bookings and you need the cash, a cash-out refinance is usually the better match. The lender’s HELOC disclosures spell out the line’s terms, and the cost of each route belongs in your comparison.
One more point. This HELOC does not itself buy the next property. Investors often use the proceeds as a down payment, but the line is never closed together with a purchase.
What Makes a Program the Best Fit for Your Situation?
The best program depends on your property, credit, leverage need and documents. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and matches the file to a program.
Across that network, guidelines differ in ways a single lender’s page will not show. A few things to compare:
- Lien position. Second lien, first lien, or neither.
- Income method. Lease-based rent, nightly history, or a market-data report.
- Combined leverage. Often the number that decides the file.
- Credit tier. A 720 versus a 700 changes the options.
- LLC treatment. Some programs allow it; some do not.
- Property exclusions. Condotels and rural property are common reasons for a decline.
- Draw rules. Required first draw size and minimum later draws.
Programs change, and every file is underwritten individually. Lendmire’s work is lining up your property, rent, equity and goals with the lenders whose guidelines fit them.

Common Mistakes
Assuming platform revenue counts. Nightly income counts on some purchase and cash-out programs. It does not carry this line.
Testing coverage on the draw. The test uses the full limit. Size the limit to the rent.
Ignoring the first mortgage’s documents. A DSCR first mortgage may forbid a second lien. Read it before you apply.
Skipping the local rules check. Income from a unit that cannot legally operate as a short-term rental is unusable.
Treating the line as long-term money without a plan. Payments change when the draw period ends. The CFPB’s HELOC booklet defines how draw and repayment periods work and warns that falling behind can cost you the property. Bankrate adds that the line stops accepting new borrowing when repayment begins, and that some lines carry early-repayment charges. Experian notes some lines end in a balloon payment. Read the actual terms on any line you consider.

Frequently Asked Questions
Do nightly Airbnb bookings count toward qualifying a DSCR HELOC?
Generally no. The line is built on a lease, and rent counts at the lesser of the lease or the Form 1007 market rent. Nightly bookings can count under select DSCR cash-out programs, often with about 12 months of hosting history. Qualification is subject to lender guidelines.
Can I qualify if my Airbnb has no history yet?
History matters less on a lease-based line, but you still need a signed lease and a rental that has cleared the seasoning rule. Without a lease, a new listing generally fits purchase or cash-out programs better. Those programs may use market data when history is thin.
Can my LLC hold title on the line?
Yes, this program allows an LLC on an investment property, subject to program eligibility. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. Other second-lien products may require personal or trust title.
Is a DSCR HELOC better than a cash-out refinance for a short-term rental?
It depends on how the rent is documented and what you want to keep. The line preserves a first mortgage you like but needs a lease. A cash-out refinance can count nightly income through select programs, but it reprices the whole balance.
Does the coverage test use what I draw or the full line?
The full line. Rent must reach 1.10x on a stress payment for the entire limit, even if you draw less. That is why a smaller limit can pass when a larger one fails on the same rent.
