How Lenders Underwrite a Short-Term Rental Cash-Out Refinance on a Property Under $150,000

How Lenders Underwrite a Short-Term Rental Cash-Out Refinance on a Property Under $150,000

The Quick Read: Lenders underwrite a short-term rental cash-out refinance by checking documented hosting income, coverage against the larger new payment, appraised value against the leverage cap, and minimum loan size, so on properties under $150,000, coverage and loan size typically limit your cash before equity does, subject to lender guidelines.

  • Cash-out on a short-term rental typically tops out around 70% LTV, and expect a 640 minimum score and about 12 months of hosting history.
  • Coverage is income divided by the full payment. The cash-out raises the payment and the lender’s haircut lowers the income, so a file that looks strong on gross bookings can fall below 1.00.
  • A 10% low appraisal can cut roughly a third of your pre-cost cash, and fees weigh more heavily on small loans.
  • Balances below the standard-program minimum route through select lenders in the network, so fewer lenders write them.
  • Appraisal Form 1007 was not designed for single-family short-term rentals, so ask early which income figure the program uses.

The Quick Read: Lenders test four things in order: whether your hosting income is documented and counted, whether it still covers the larger new payment, whether the appraised value supports the leverage cap, and whether the loan clears the program’s minimum size on a small balance. On a lower-priced property, coverage and loan size usually limit your cash before equity does.

  • Leverage: Cash-out on a short-term rental typically tops out around 70% LTV, subject to lender guidelines.
  • Credit and history: Expect a 640 minimum score and about 12 months of hosting history.
  • Coverage: On a refinance, 1.00 is where select programs start. The haircut on your income can push a good-looking file under it.
  • Seasoning: About 6 months of ownership is the common expectation.
  • Small balances: Loans below the standard-program minimum route through select lenders in the network.

What Is a Short-Term Rental Cash-Out Refinance?

The property is a rental you host for guests, usually on a platform like Airbnb or VRBO. The lender repays your old balance, then pays you the leftover from the new loan.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The lender looks mainly at the property’s rental income, not your paycheck.

That is the appeal. It is also why a small, inexpensive property gets its own set of problems.

For the broader picture, Lendmire’s complete DSCR loans guide covers how the product works from the ground up.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s qualifying rental income divided by its full monthly payment. A result of 1.00 means income equals the payment.

PITIA: Principal, interest, taxes, insurance, and any HOA dues. It is the full payment the income must cover.

LTV (loan-to-value): The new loan as a percentage of the appraised value. It sets the ceiling on how much cash you can pull.

Seasoning: The time you have owned the property. Lenders often want about 6 months before they will lend against appraised value.

Hosting history: The record of guest bookings and payouts. Lenders look for roughly 12 months of it on a short-term rental refinance.

Haircut: The discount a lender applies to short-term rental income before running the coverage ratio.

Non-QM: A loan that sits outside standard mortgage guidelines. DSCR loans fall in this group.

How Lenders Underwrite a Short-Term Rental Cash-Out Refinance, Step by Step

The review follows a fairly consistent order across the lenders in Lendmire’s wholesale network. Each step can end the file, so the order matters.

1. Classify the property. The lender confirms it is an eligible type used as a short-term rental. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

2. Check ownership time. Cash-out usually wants about 6 months on title. Inside that window, loan sizing often leans on cost plus documented improvements instead of appraised value.

3. Confirm legal use. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Lenders ask for permit evidence where a local rule requires one.

4. Pick the income path. On a refinance, that is normally your actual hosting history.

5. Apply the haircut. The lender discounts gross booking income before it is counted.

6. Test coverage. Adjusted income is divided by the new, larger payment.

7. Order the appraisal. Value sets the LTV cap, which sets the maximum loan.

8. Subtract the payoff and costs. What remains is your cash.

9. Review credit, reserves, and entity documents. Reserves vary by lender, leverage, and loan size. Around 6 months of PITIA is common.

The lender reads all of this together. A strong credit score will not rescue a file with weak coverage, and strong coverage will not lift a loan above the leverage cap.

Programs for short-term rentals generally want a 640 score. Most standard rental programs in the network prefer around 660, and 700 or higher opens the strongest leverage tiers. Your short-term-rental floor is a little lower, but leverage is tighter.

How Lenders Count Short-Term Rental Income

On a refinance, history beats projection. A lender wants proof that this property, as you run it, earns what you say it earns. Purchases lean more on projections because the new owner has no record.

Income path What it needs Main risk
Platform history Airbnb or VRBO payout reports Seasonal dips lower the average
Bank deposits Statements matching payouts Gaps or mixed accounts
Manager statement Property manager’s income report Fees may reduce net
Appraiser analysis Narrative rent addendum Thin comps on small properties
Long-term rent Appraiser’s monthly market rent Usually the lowest figure

Trailing twelve months is the cleanest basis. A strong summer cannot hide a weak winter, because the lender averages the whole year.

If you have under 12 months of history, a lender may blend projected and actual income or use the lower of the two. That is a common pattern, not a rule, and it varies by program.

Platform reports and bank deposits should agree. Unexplained mismatches are one of the most common reasons files get questioned.

Worked Example 1: Coverage After the Haircut

Run the numbers on a modeled file, using ratios only. These inputs are assumptions, not market data.

Coverage is built on the same formula every time: qualifying income divided by the full payment. AirDNA’s explainer gives the general version as net operating income divided by annual debt service. Many DSCR programs simplify that to adjusted rent divided by PITIA. The haircut lowers the top number only. The payment on the bottom stays whole.

Step Modeled result
Gross booking income vs. current payment About 1.45x
Same income vs. new, larger payment About 1.15x
After lender’s income haircut Below 1.00x
Outcome Fails the 1.00 refinance floor

Look at what happened. The property looked strong on gross income. The cash-out made the payment bigger, which cut coverage. Then the haircut pushed it under 1.00.

The investor has three levers. Take less cash, so the payment grows less. Wait until more hosting history raises the average. Or ask a broker to look at a select-lender path that accepts lower coverage.

Programs below 1.00 are available through select lenders in the network, with leverage and terms adjusted. Most programs treat 1.00 as where they start on a refinance. The sub-1.00 route is a separate path with its own pricing and caps.

One more point. Clearing 1.00 is not the same as making money. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

Worked Example 2: How Much Cash a Small Property Yields

Percentages of value show the pattern without dollar math. Say the property appraises at 100% of its expected value and you owe 50% of it.

Item Share of original value
Cash-out cap at 70% LTV (short-term rental) 70%
Less existing payoff 50%
Cash before costs 20%
Appraisal 10% low: new cap 63%
Cash before costs, low appraisal 13%

A modest value slip took about a third of the cash. Costs then come out of what is left. Fees tend to sit at similar levels whether the loan is small or large, so they take a bigger bite from a small loan.

That is the real squeeze on a property under $150,000. Equity looks fine on paper, but the net after payoff and costs can be thin.

This is also why appraisals matter more here. The appraisal sets value, and value sets the cap. Small properties often have fewer close comparable sales, so the number can move.

Why Small Balances Are Harder

The standard programs in the network run up to $3,000,000. Balances below the standard-program minimum route through select lenders in the network. Fewer lenders write them, and small-balance pricing tends to adjust to reflect that.

Run the cap first. At 70% LTV on a short-term-rental cash-out, a lower value means a smaller maximum loan. After the payoff, the new loan can land very close to what you already owe. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

When that happens, the question is not “does this qualify?” It is “does this produce enough cash to justify the costs?”

Lendmire’s piece Can You Get Approved for a Short-Term Rental Cash-Out Refinance Under $150,000? walks through that threshold in more detail.

Where the General Rule Breaks

The appraisal form does not prove your Airbnb income. The rent schedule form for a single-family home is Form 1007. For 2-4 units it is Form 1025. Fannie Mae’s appraiser guidance says Form 1007 was not designed for single-family short-term rentals. It calls for monthly market rent from comparables leased monthly. It also says the form cannot estimate a nightly fee, and that an appraiser should not multiply a nightly rate by 30. That is agency material used only for the form. DSCR loans are not agency products.

McKissock, an appraiser-education provider, notes the form cannot capture vacancy or business expenses, and says appraisers may turn to another tool such as AirDNA. HousingWire argues that pushing short-term income onto that form can produce artificially low coverage ratios, even in non-QM lending.

The practical result: if a program defaults to the appraiser’s long-term rent, a property that clears 1.00 on booking income can fail on paper. Ask early which figure the program uses.

No hosting history. Without 12 months, the file may rely on a projection or the appraiser’s analysis. Expect a lower leverage tier or a haircut, and sometimes the lower of projected and actual income.

A recent purchase or renovation. Seasoning is lender policy, so it varies. Inside the window, a lender may size the loan on cost plus documented improvements. If you just fixed the property up, an improvement may support a higher appraised value, depending on comps and underwriter review.

Active bookings. Guests already booked can change how the lender views the income and the occupancy timing.

A former Airbnb now rented long-term. The lender counts the income the current use produces. Switching back to monthly leases means long-term rent, not past nightly income.

Permit or rule problems. If local rules do not allow short-term use, the property is not a short-term rental in the lender’s eyes. That alone can end the file.

Structures and Variations

The spine of the product is the 30-year fixed. Select lenders in the network also offer extended terms such as 40-year, interest-only periods, and adjustable-rate structures for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed structures.

Interest-only periods lower the payment during the interest-only stretch, which can lift the coverage ratio. That can help a borderline file. It does not change leverage caps or credit floors.

No-ratio structures exist too. They are available only through select lenders, generally for borrowers who already own a primary residence. Both sub-1.00 and no-ratio paths trade flexibility for adjusted leverage and terms, so the cash you can pull is usually smaller.

A larger down payment on a purchase lowers the payment and can lift the ratio. On a refinance, the same idea works through taking less cash. Neither erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files pass both tests: enough equity and enough rental coverage.

Should You Do It? A Decision Test

Cash-out is not always the right move on a small property. Ask four questions.

1. Is the net cash big enough? After the payoff and costs, does what remains justify the new loan?

2. Does coverage hold after the haircut? If not, take less cash or wait for more history.

3. Is the appraisal a risk? Thin comps on a low-value property can shave the cap.

4. Would a rate-and-term refinance do the job? If you mainly want better terms, a no-cash refinance can carry a higher leverage ceiling than cash-out, which tops out around 70% on short-term rentals.

If the answer to the first question is no, skip it. A small payout wrapped in a bigger payment is rarely worth it.

Documentation matters too. Gather your platform payout history, matching bank statements, any permit evidence, entity documents if the property sits in an LLC (subject to lender program eligibility), and proof of reserves.

Frequently Asked Questions

Do lenders check my personal income on a short-term rental cash-out?

Not in the usual way. These loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and entity paperwork are still reviewed.

Why did my strong Airbnb numbers fail the coverage test?

Three things stack up. The cash-out raises the payment, the lender discounts your income, and the ratio compares only that discounted income to the full payment. A file at 1.15x on gross income can end up below 1.00 once all three apply.

Can I refinance with less than 12 months of hosting history?

Sometimes. Programs typically want about 12 months, but a lender may use a projection or the lower of projected and actual income. Expect adjusted leverage or a haircut.

What if the appraisal comes in low?

The cash shrinks fast. The LTV cap applies to the lower value, and your payoff stays the same. A 10% drop in value can cut a third or more of your pre-cost cash on a small property.

Does a property under $150,000 have a minimum loan problem?

It can, because standard programs have minimum loan sizes, and small balances route through select lenders in the network. Run the cap and payoff first to see whether the loan is large enough to matter.
