Short-Term Rental Cash-Out Refinance Lenders Without Prior Landlord Experience

Short-Term Rental Cash-Out Refinance Lenders Without Prior Landlord Experience

The Quick Read: The lenders that write these loans care less about how many rentals you have owned and more about whether this property has an operating record. On a short-term rental (STR) cash-out, the property’s own hosting history usually stands in for your landlord history. Across Lendmire’s wholesale network, qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

  • Cash-out on STR collateral typically tops out at 70% LTV, versus 75% on standard rentals.
  • Most files expect a 640+ credit score.
  • Lenders usually expect about 12 months of hosting history on the property, not on you.
  • Rent must cover the full payment at a 1.00 coverage floor on refinances.
  • Reserves commonly run around 6 months of PITIA, though they vary by lender and file.

You can be a first-time landlord and still qualify. You cannot be a first-time host with no booking record and expect a cash-out on an existing STR. That difference is the whole article.

Key Terms Defined

Cash-out refinance: a new, larger loan that pays off the old one and hands you the difference as cash.

LTV (loan-to-value): the loan balance divided by the property’s appraised value.

DSCR (debt service coverage ratio): the property’s monthly rent divided by its monthly PITIA.

PITIA: principal, interest, taxes, insurance, and any association dues, which together make the monthly payment.

Hosting history: a documented record of operating the property as a short-term rental.

Seasoning: the waiting period a lender wants after you buy before it will refinance.

Non-QM: loans that fall outside standard owner-occupied mortgage rules. DSCR loans sit here.

Two Different “Experience” Questions

Lenders use the word experience for two separate tests, and mixing them up causes most of the confusion. One test is about you. The other is about the property.

Test What it asks Who it applies to
Landlord experience Have you owned rentals before? The borrower
Hosting history Has this property operated as an STR? The asset

On the files Lendmire places, the second test is the one that bites on an STR cash-out. The 12 months of hosting history belongs to the property. Some lenders do attach borrower experience to their highest-leverage tiers, so the strictest programs in a network can ask more of a first-timer than the typical one. That is exactly why a broker that sees many guidelines side by side is useful here.

Without a landlord track record, the file leans on four things: the rent figure, the appraised value, your credit, and your reserves. Strong numbers in all four can offset a thin résumé. Weak numbers in any one cannot be rescued by a good story.

How Underwriting Treats a New Owner, Step by Step

Step 1: The refinance is a new loan. It replaces the existing loan with a larger one and returns the difference. A paid-off property works the same way. A free-and-clear STR is treated as a cash-out with no payoff.

Step 2: The lender picks an income basis. Depending on the program, that can be documented platform history, a market-based projection, or the appraiser’s long-term rent schedule as a fallback. On an existing STR refinance, platform history is the typical evidence. Projections are more common on purchases. Programs vary.

Step 3: The rent test. Divide monthly rent by monthly PITIA. A cash-out raises the balance, which raises the payment and lowers the ratio. So the cash you take directly affects whether you clear 1.00. Some lenders also trim gross STR income for operating costs before running the ratio, so the number they count can sit below your booking totals. The size of that trim differs by program.

Step 4: The appraisal. The appraisal sets value for the LTV test. For rent evidence, the appraiser’s schedule is Form 1007 on one-unit properties, while Form 1025 covers 2-4 unit income properties. Form 1007 is a long-term lease schedule. It does not capture nightly revenue. That matters if a program falls back to it, because a property that clears 1.00 on Airbnb income can fall short on long-term rent.

Step 5: Sizing. Your cash-out check is the smaller of two loan sizes, minus the old payoff and closing costs. One is sized on appraised value at the leverage cap. The other is sized on the rent the property supports at the required coverage. Lots of equity does not help if the rent is thin. Lots of rent does not help if the equity is thin.

Agency cash-out rules do not govern DSCR loans. These are business-purpose investor loans, reviewed differently from a standard owner-occupied mortgage.

What Lenders Look for When You Are New

A new owner is mostly proving one thing: the property earns. Expect to assemble the following.

  • Hosting records: platform payouts and matching bank deposits, kept clean from day one.
  • Insurance: a policy that covers short-term rental use, not a standard landlord policy.
  • Permits or licenses: whatever your local rules require for short-term hosting.
  • Appraisal and credit: a 640+ score is the typical STR minimum, and most programs prefer higher.
  • Reserves: commonly around 6 months of PITIA, varying by lender, leverage, and loan size.

DSCR does not mean no documents. It means qualification runs on property income rather than personal income documentation. That helps self-employed owners and anyone with no landlord tax history.

Keep one distinction straight. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.

Where the General Rule Breaks

The rule is simple: no hosting record, no cash-out. These situations bend it.

Situation What lenders typically look at Likely path
Just bought, no bookings Ownership seasoning plus hosting history Wait, or use a purchase loan up front
Converted your own home Hosting record since conversion Build history, then apply
Paid-off STR Same income evidence, sized at the 70% cap Cash-out with no payoff
Hard-money or bridge exit Whether seasoning applies to the takeout Refinance once history exists
A few months of bookings Partial record Usually early; check program minimums

Recently purchased, no history. Both tests apply: ownership seasoning (about 6 months is the common expectation on standard rentals) and hosting history. The cleaner route is a purchase loan sized on a market projection. Purchases run to 75% LTV on STR files. Then refinance once the record exists. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Projection versus history. Projections can get you in. They are weaker as a cash-out tool. If the income figure underwriting counts comes in below the one you offered on, taxes, insurance, and dues stay the same, so the maximum loan falls by a larger percentage than the income did.

Existing DSCR loan. Refinancing out of one can trigger a prepayment charge. Check before you plan the exit.

Coverage below 1.00. A coverage of 1.00 is where select programs start. A separate path through select lenders in the network takes coverage below 1.00, with leverage and terms adjusted.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Ineligible properties. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

A Worked Example

Say you own a paid-off STR with 14 months of platform history and a 700 score. The appraisal supports the value. At the 70% cash-out cap on STR collateral, the equity test sizes the loan. Then the rent test runs on the same loan. If trailing income covers the new payment at roughly 1.15x, both tests clear. If it lands near 0.95x, the rent test governs, and the loan shrinks or the file looks to a select lender with adjusted terms. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

The strongest files clear both tests: enough equity and enough rental coverage. A bigger down payment elsewhere never erases leverage caps, credit floors, or reserve rules.

If You Can’t Qualify Yet

Waiting often strengthens the file more than any structuring trick. Each month adds booking history, and the 12-month mark is the main hurdle for a new owner. Meanwhile:

  • Keep payouts landing in one account so deposits match platform reports.
  • Hold reserves instead of spending them.
  • Confirm the permit and insurance are in place now, not at application.
  • Ask whether a lower-leverage cash-out fits better than waiting.

How to Find the Right Lender Fit

The lenders that write this loan depend on your property type, credit profile, leverage need, and documentation. Programs differ on projections for refinances, seasoning, and how much they trim STR income. No single lender page shows that spread.

A broker that shops multiple wholesale lenders can match the scenario to the program. Questions worth asking any channel:

1. Does this program use platform history, a projection, or the long-term rent schedule?

2. Does the 12-month history need to be under my ownership?

3. How is STR income adjusted before the ratio runs?

4. Is there a prepayment charge, and for how long?

5. What leverage applies to cash-out on STR collateral specifically?

Sorting those answers is where a file lands in the right program. The complete DSCR loans guide walks through the broader mechanics.

Common First-Timer Mistakes

  • Assuming a cash-out works like a long-term rental refinance with a bigger rent number. Leverage is lower and the income approach differs.
  • Assuming no landlord experience means no hosting history is needed.
  • Expecting the appraiser’s rent figure to reflect Airbnb income.
  • Treating a paid-off property as not a cash-out. It is one.
  • Pulling the maximum and discovering the coverage ratio no longer clears.

Frequently Asked Questions

Can I do an STR cash-out refinance with no landlord experience?

Often yes, if the property has about 12 months of hosting history. Qualification runs primarily on property-level rental income, subject to lender guidelines. Your credit, reserves, and appraised value carry the file.

What if I just bought the property?

Usually you wait. Both seasoning and hosting history apply, so a cash-out right after purchase is difficult. A purchase loan sized on a market projection, then a refinance once history exists, is the common sequence.

How much can I take out?

Cash-out on STR collateral typically tops out at 70% LTV, versus 75% on standard rentals. The rent test can cap it lower. You get the smaller of the equity-based and rent-based sizes.

Does the appraisal capture my nightly income?

Usually not. Form 1007 is a long-term rent schedule. Platform records and bank deposits do that job on a refinance.

Can I go below 1.00 coverage?

Select lenders in the network offer sub-1.00 paths, with leverage and terms adjusted. Most STR refinances start at a 1.00 floor.
