Best Short-Term Rental Cash-Out Refinance Program to Build a Rental Property Portfolio

Best Short-Term Rental Cash-Out Refinance Program to Build a Rental Property Portfolio

The Quick Read: The best program depends on your situation, but the winning structure is the same for most portfolio builders. It pairs enough equity with enough documented short-term rental income, and it comes from a lender whose seasoning and leverage rules fit your timeline. A broker that shops many wholesale lenders matches the file to that program.

  • On a short-term rental cash-out, leverage tops out at 70% LTV.
  • A short-term rental purchase can reach 75% LTV on the strongest files.
  • Expect a 640 minimum credit score and about 12 months of hosting history.
  • Coverage starts at 1.00 on both purchases and refinances for these programs.
  • Equity and rental coverage are two separate tests. The lower result sets your loan size. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Lendmire is a mortgage broker. It arranges DSCR investor financing through select lenders in its wholesale network across 41 markets, including Washington, D.C. It does not lend, and every file is underwritten individually.

What Does a Cash-Out Refinance Do for a Portfolio Builder?

It turns trapped equity into the down payment on your next property. A cash-out refinance replaces your current mortgage with a larger one. The new loan pays off the old balance, and you keep the difference as a lump sum, minus closing costs.

That lump sum is the engine of portfolio growth. Buy a short-term rental, let it season and build a hosting record, refinance it, and use the cash toward the next purchase. Then repeat.

A DSCR loan makes the loop possible. DSCR means debt service coverage ratio. It compares the property’s rent to its full monthly obligation, which is principal, interest, taxes, insurance, and HOA dues (together called PITIA). Because the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, your personal debt-to-income ratio does not cap how many properties you can add.

Trade press describes this category as nonconforming, meaning loans that Fannie Mae and Freddie Mac cannot buy. Scotsman Guide reports that investor loans made up 28.5% of nonconforming originations in the period it tracked, citing Optimal Blue data. DSCR loans are business-purpose loans for non-owner-occupied investment properties. They are reviewed differently from a standard owner-occupied mortgage.

Key Terms Defined

Cash-out refinance: a new, larger loan that pays off the old one and hands you the difference.

LTV (loan-to-value): the loan balance divided by the appraised value of the property.

DSCR: the property’s rent divided by its full monthly payment, including taxes, insurance, and HOA dues.

Seasoning: the waiting period a lender wants after you buy or refinance before you can pull cash out again.

Hosting history: the record of bookings and payouts that proves a short-term rental earns what you say it earns.

Reserves: liquid savings, usually counted in months of PITIA, that you hold after closing.

What Does “Best Program” Actually Mean?

There is no single best program. There is a best fit for your property, credit, and plan. Across a wholesale network, programs differ on a handful of dials, and the best one is whichever sets those dials where your file is strongest.

Here are the dials a broker compares:

Factor Why it matters
Cash-out leverage Sets the equity ceiling
Coverage floor Decides whether rent supports the loan
Income method Hosting history, projection, or appraiser rent
Seasoning Controls how fast you can recycle equity
Prepayment structure Affects your exit or next refinance
Reserves Sets the cash you must hold back

Most programs in the network look similar on the surface. They split apart on how they count short-term rental income and how they treat a property with a short operating record. That is where a broker earns the fee. Lendmire’s wholesale network lets one file be shopped to several lenders, so the match depends on your numbers rather than one lender’s menu.

How Do Lenders Size the Cash-Out?

Two tests size the loan, and the lower result wins. This is the part many first-time portfolio builders miss.

The equity test. The lender multiplies the appraised value by the leverage cap. On short-term rental collateral, cash-out is capped at 70% LTV. Standard long-term rentals can go to roughly 75% on a cash-out. The old loan balance and closing costs come out of that amount, and what remains is your cash. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

The coverage test. The lender divides the income it accepts by the full new payment. For these short-term rental programs, the coverage floor is 1.00 on a refinance. A bigger loan means a bigger payment, so coverage thins as you pull more cash out. Taxes and insurance do not shrink when the loan does.

Picture a seasoned Airbnb with plenty of equity but only modest accepted income. The equity test says you could borrow a lot. The coverage test says the payment would be too heavy. The coverage test wins, and your cash-out shrinks. That surprises investors who assume equity alone sets the number.

One more point matters. Clearing 1.00 is not the same as positive cash flow. DSCR counts rent against PITIA only. Repairs, vacancy, management, utilities, cleaning, and capital expenses sit outside the calculation. A property can pass the test and still lose money in a slow quarter.

How Is Short-Term Rental Income Counted?

Lenders use one of three income methods, and which one applies changes your result. Acceptance varies by lender, program, property type, and local rules.

Method What the lender uses
Trailing history Platform payouts matched to bank deposits
Projection A market-data estimate for a new rental
Appraiser rent A long-term market rent analysis

On a refinance of an operating rental, expect to document about 12 months of hosting history. Lenders match Airbnb or Vrbo payouts against your bank deposits. Strong, consistent history is the cleanest path.

For a property with no short-term rental record, some programs accept a projection from a market-data tool. A projection supports income only. The appraisal still sets value and collateral. Rabbu is one example of a market-data vendor that publishes short-term rental guidance, and market surveys report seasoning ranges of 6 to 12 months. In Lendmire’s network, about 12 months of hosting experience is the usual expectation for short-term rental files.

Here is why a strong-looking file can still fail. If the lender falls back to appraiser long-term rent, the accepted income can come in well below what the property actually earns. Seasonality adds another trap. A refinance application filed in an off-season stretch can show trailing income that fails the coverage test on a genuinely strong property. Timing the application matters.

Raw market-data averages are another common reason files stall. Averages do not capture your property’s condition, finishes, or guest appeal, so underwriters lean on your actual record when you have one.

Which Structure Fits Which Stage?

Match the structure to where your property sits in its life. The situation decides the path more than the lender does.

Situation Typical path
Seasoned single STR Cash-out on hosting history
New conversion Wait for history, or projection program
Recent all-cash purchase Watch seasoning closely
Primary or second home converted Occupancy flips to investment at refinance
Two or more STRs Underwrite each property separately

A converted home must be genuinely non-owner-occupied. If you still live in the property as your primary residence, a DSCR loan does not fit. A borrower who has moved out can refinance with proof of a new address.

Each property is underwritten as its own file on its own income. That cuts both ways. A strong Airbnb cannot rescue a weak property, and owning several financed rentals does not by itself block you, because the file is judged on the income of the property in front of the lender.

How Do You Recycle the Proceeds Into the Next Purchase?

Use the cash for the next down payment, then test both properties. The recycling loop only works if the refinanced property still covers its larger payment and the new purchase clears its own coverage test.

On a short-term rental purchase, leverage reaches 75% LTV on the strongest files, so your cash needs to cover about 25% down plus closing costs, furnishing, and reserves. Do not forget the last three. Furnishing a short-term rental is real money, and reserves are commonly around 6 months of PITIA, though they vary by lender, leverage, and loan size.

Run the numbers on this modeled sequence. Property One is a seasoned Airbnb with a full hosting record. You refinance it at 70% LTV on short-term rental collateral, and coverage after the bigger loan lands around 1.2x. That passes the 1.00 floor with some room. You use the proceeds for the down payment on Property Two, a purchase at 75% LTV. Property Two must clear 1.00 on its own projected or documented income. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Now stress it. Imagine a soft season that cuts accepted income on Property One. Coverage drops toward the floor. If you had pulled cash right to the 70% cap, you now have little cushion. A cautious builder takes slightly less than the maximum. The cycle also depends on the prepayment terms of the old loan, so read the prepayment terms on yours before you refinance.

How much cash to take is a real trade-off. Maximum cash-out speeds growth, but a thinner buffer raises risk. Taking a bit less cash often keeps the portfolio resilient through a slow year.

Where the General Rule Breaks

Coverage below 1.00. Select lenders in the network offer a separate path for coverage below 1.00, with leverage and terms adjusted. It is a different program from the 1.00-floor programs, not a lower floor on the same one.

No-ratio structures. These are available only through select lenders, generally for borrowers who already own a primary residence.

Rules that change the math. If a local ordinance forces a rental into long-term use, coverage can collapse. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Permits may or may not transfer on a sale.

Fast flips and bridge plans. If you plan to refinance within 6 to 12 months of a rehab, seasoning and prepayment terms can clash with the plan. A short-term bridge loan may fit that timeline better than a DSCR loan.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Credit and loan size. Short-term rental files expect a 640 minimum score, and higher scores improve pricing and options. Loan sizes run up to $3,000,000 on standard programs, and balances below the standard-program minimum route through select lenders. Above $2,500,000, the network generally holds to 30-year fixed structures.

Term structures. The 30-year fixed is the spine. Extended terms, interest-only periods, and ARM structures are available through select lenders for investors who want them.

When Not to Cash Out

Skip the refinance if coverage is thin, the cash has no clear job, or permit status is uncertain. Pulling equity to sit in a bank account adds a payment without adding an asset. Pulling it when income is trending down invites trouble.

A larger down payment on a purchase lowers the monthly payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

What Should You Prepare Before You Apply?

Have the file ready before you talk to a lender. A typical refinance package includes:

  • An appraisal with a rent analysis
  • Platform and payout history matched to bank deposits
  • A credit report
  • Entity documents, if the property sits in an LLC (subject to lender program eligibility)
  • Proof of reserves

Also confirm the property’s short-term rental status and any HOA limits. Rely on your own platform records and the appraiser’s analysis to support the income figures.

Other investors face the same hurdles. Regulatory uncertainty and financing access both appear among the constraints on buying in a Rabbu short-term rental investor survey. Check local rules before you commit to a property.

Frequently Asked Questions

Can I use a cash-out refinance on a short-term rental to buy my next property?

Cash-out on short-term rental collateral reaches 70% LTV. Each property is underwritten on its own income, so the new purchase must qualify separately. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Is the best program the one with the highest leverage?

Not necessarily. Leverage only helps if coverage still clears. A program that counts your actual hosting income, fits your seasoning timeline, and carries a manageable prepayment structure often beats a higher-leverage option your income cannot support.

Does clearing a 1.00 DSCR mean my rental makes money?

No. DSCR compares rent to PITIA only. Vacancy, repairs, management, utilities, and capital costs are not in the calculation, so a property can pass and still lose money.

What if my property has no Airbnb history yet?

Some programs accept a market-data projection or appraiser analysis, but acceptance varies by lender and property. Short-term rental programs usually expect about 12 months of landlord or host experience, so waiting can give you a stronger file.

Do I need a perfect credit score?

No. Short-term rental programs expect a 640 minimum score, and stronger scores open better options. Eligibility depends on lender guidelines, credit review, and property review, and nothing here is a commitment to lend.
