The Quick Read: The best program for your situation is the one whose income method, leverage cap, and seasoning rules match your property. On short-term rental collateral, select lenders in Lendmire’s wholesale network typically cap cash-out at 70% LTV, expect a 640+ credit score, and look for about 12 months of hosting history. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.
- Leverage: short-term rental cash-out tops out at 70% LTV on the strongest files. Standard long-term rentals can reach about 75% on a cash-out.
- Coverage: on a short-term rental refinance, 1.00 is where select programs start. Purchases start higher, at 1.10.
- History: about 12 months of hosting experience is the usual expectation.
- Two tests: the strongest files clear both the equity test and the rent-coverage test.
- Your owners’ paperwork: you do not need to hand over a full personal-income package, because the property’s rent carries the file. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Many small landlords hunt for a single “best” lender, but that may be the wrong search. A broker that shops many wholesale lenders can often match your property to a program that fits, subject to underwriting and eligibility, and that is the work this article walks through.

What Is a Short-Term Rental Cash-Out Refinance?
A cash-out refinance replaces your current mortgage with a larger one. You keep the difference as cash. The federal consumer-finance regulator describes a cash-out refinance as a way of tapping the equity you have built in a home.
On a short-term rental, the loan is sized from the property’s value and its rental income. Your W-2s and tax returns are not the center of the file. Think of a mountain cabin or a beach duplex that you host on a vacation platform. If it earns steadily and has equity, it can fund the next purchase or a renovation.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
If you want the broader picture first, Lendmire’s complete DSCR loans guide covers the basics.
Key Terms Defined
DSCR (debt service coverage ratio): the property’s rent used for lender review divided by its full monthly housing payment. A 1.00 means rent equals the payment on paper.
PITIA: principal, interest, taxes, insurance, and any association dues. It is the payment side of the DSCR math.
LTV (loan-to-value): the loan balance as a percentage of the appraised value.
Seasoning: the waiting period after you buy before a lender will lend against the new value.
Hosting history: the record of how long you have actually operated the property as a short-term rental.
Cash-out refinance: a new, larger loan that pays off the old one and hands you the difference.
How Underwriting Treats a Short-Term Rental, Step by Step
Here is how a file moves through a wholesale lender. The steps are the same whichever program you land in. The numbers differ.
Step 1: The lender picks an income basis. Three methods are common. The first is 12 months of documented platform income, often matched to bank deposits. The second is a market projection from a rental-data vendor. The third is long-term market rent from an appraiser’s rent schedule, used as a conservative fallback.
Which method a lender uses changes your coverage figure more than almost anything else. An operating rental with a strong year on record usually wants the documented method.
Step 2: The lender may discount the income. Some programs count only part of projected revenue. The discount is usually bigger on projections than on documented history. This is one reason two lenders can look at the same house and reach different coverage figures.
Step 3: The lender computes coverage. Qualifying income is divided by PITIA. This differs from the textbook version. The general real-estate formula, as Wikipedia’s DSCR entry lays out, divides net operating income by debt service. Investor DSCR programs more often use gross rental income over PITIA. Ask which one your lender uses.
Step 4: The appraisal sets value. A single-family home gets a standard appraisal for value, and a rent schedule estimates long-term rent. Two to four units use a different form that looks at operating income. A market-data report supports your income. It does not replace the appraiser’s job of setting value.
Step 5: The loan size is the lowest of three limits. The three limits are the LTV cap, the coverage floor, and reserves. Whichever binds first sets your proceeds. Reserves vary by lender, leverage, and loan size. They are commonly around 6 months of PITIA, and larger loans typically step up from there.
Step 6: Seasoning and title. Most programs want a stretch of ownership before they lend against new appraised value. About 6 months is the common expectation. Even in conventional lending, Fannie Mae’s selling guide treats time on title as a test for cash-out. The idea is the same, though DSCR programs run on their own guidelines.
Step 7: Closing structure. Expect LLC vesting where the program allows it, subject to lender program eligibility. Expect a personal guaranty, too. The LLC does not usually remove your personal liability. Prepayment penalties are also common, so think about your exit before you sign.
Which Limit Binds First? Equity or Rent
This is where small landlords get surprised. You can have plenty of equity and still be cut back by coverage. Or you can have strong rent and be cut back by the leverage cap.
Picture a seasonal cabin with a lot of equity. Appraised value supports the 70% cash-out ceiling on short-term rental collateral. But the new, larger loan raises the payment, and the coverage ratio drops toward 1.00. If rent no longer covers the payment, the lender trims the loan until it does. Coverage binds first. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Now flip it. A lightly leveraged rental in a strong demand pocket may clear coverage easily. The leverage cap stops you before rent does. Equity binds first.
| Situation | Limit that binds | What it means for you |
|---|---|---|
| High equity, modest rent | Coverage | Expect a smaller loan than the cap allows |
| Moderate equity, strong rent | LTV cap | Cash-out stops at the leverage ceiling |
| Recent purchase, strong rent | Seasoning | Waiting may unlock more proceeds |
| Thin hosting history | Income basis | Lender may fall back on long-term rent |
A bigger loan is not automatically a better one. Cash-out proceeds raise your payment. That lowers coverage and, in the real world, your monthly margin. One caution matters here. DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.
A larger down payment on a purchase can lower the payment and lift DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files have enough equity and enough rental coverage.
The Two Clocks: Hosting History and Ownership
Two timers run at once, and they do not run together. Ownership seasoning counts months since you bought. Hosting history counts months since you started renting short term. Short-term rental programs usually expect about 12 months of hosting experience.
| Your scenario | Ownership clock | Hosting clock | Likely path |
|---|---|---|---|
| Bought and hosted from day one | Running | Running | Wait for 12 months of hosting |
| Converted a long-term rental | Often already seasoned | Just starting | History is the bottleneck |
| Finished a renovation, then listed | Running | Starts at listing | Both clocks matter |
| Seasonal property | Running | Uneven months | Show a full cycle of seasons |
If your hosting history is thin, lenders may underwrite on long-term market rent instead. That can lower your coverage and your proceeds. Some select lenders in the network will look at thinner histories, with leverage and terms adjusted. Waiting a few extra months can open better options.
For seasonal properties, the lender wants to see a full year of income, not just the peak months. Apply when your trailing 12 months captures a complete cycle.
One Rental at a Time or Several Together?
If you hold two to four properties, you may wonder about combining them. There is no universal answer. Each route trades simplicity for flexibility.
| Factor | One at a time | Combined |
|---|---|---|
| Paperwork | More files | One file |
| Weakest property | Stays isolated | Can drag down the whole file |
| Flexibility | Refinance when each is ready | All must be ready together |
| Prepayment terms | Per loan | One schedule for everything |
For a small landlord, one at a time often fits better. You can season each rental on its own timeline. A strong rental will not be held back by a weaker one. Combining can save paperwork, but it ties your properties together. A mixed portfolio, say one short-term rental and two long-term rentals, is simply treated property by property. Each gets its own income method and leverage cap. DSCR loans carry no cap on how many loans you can hold, which is one reason investors with a few doors use them.
Program-Fit Guide for Small Landlords
No single program wins for everyone. Here is how a broker thinks through the match.
| You are… | Best-fit approach | What to watch |
|---|---|---|
| One seasoned, high-earning rental | Documented-income cash-out at the 70% STR cap | Appraiser rent may understate income |
| STR plus long-term rentals | Refinance the property with the most equity first | Each property has its own cap |
| Recently converted to hosting | Wait for history, or accept a lower leverage path | Fallback to long-term rent |
| Fresh renovation | Wait for seasoning and appraisal | Value must be supported |
| Two to four short-term rentals | Stagger refinances | Reserves across all loans |
Credit matters too. A 620 floor exists in parts of the network for standard programs. Short-term rentals expect 640+. Most programs want around 660, and 700+ unlocks the strongest leverage tiers.
Loan sizes run roughly up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures. Term options center on the 30-year fixed. Extended terms and interest-only periods are available through select lenders in the network, and adjustable structures exist too.
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That is a separate path from the programs that start at 1.00. It usually means a lower LTV and a different pricing profile.
Not every property fits. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.
True Cost and Alternatives
A cash-out refinance reprices the whole balance, not just the cash you take. If your current loan is favorable, think hard before replacing it. The extra cash is also priced differently than a plain rate-and-term refinance, as Corporate Finance Institute explains. Compare these options:
| Option | Strength | Tradeoff |
|---|---|---|
| Cash-out refinance | Large lump sum, one loan | Reprices the whole balance |
| Rate-and-term refinance | Changes terms without new cash | No equity access |
| Waiting | More seasoning and history | Delays your next move |
| Selling | Frees all equity | Ends ownership and triggers costs |
Prepayment penalties belong in this math. Many DSCR loans carry them, and a short hold can erase the benefit of a refinance. Ask about the schedule and whether it can be reduced.
Documents and Local Rules
Plan for a file that looks like this:
- Twelve months of platform earnings reports, matched to bank deposits.
- Current insurance that covers nightly rentals, not just a standard landlord policy.
- Entity documents if the property sits in an LLC.
- Current leases on any long-term units.
- Association or condo documents, if they apply.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
From the Broker’s Desk
On these files, coverage is usually where the surprises show up. The appraiser’s long-term rent figure can come in well below what a busy listing really earns. When that happens, the stronger approach is to bring a full year of documented income and discuss it before the appraisal, not after. A broker also knows which lenders weigh documented income more heavily.
If You Don’t Qualify Yet
You have three honest paths. Wait for more hosting history. Take a smaller loan that clears coverage. Or restructure, using a lower leverage tier or a select-lender path that adjusts terms. A broker can show which of the three costs you the least.
Frequently Asked Questions
Can I do a cash-out refinance on an Airbnb with only a few rentals?
Yes, if the property has the history and coverage the program expects. DSCR programs do not cap how many loans you hold. On short-term rental collateral, expect up to 70% LTV and about 12 months of hosting experience, subject to lender guidelines.
Do I need tax returns or W-2s?
The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lenders still review credit, reserves, and the property itself.
Can an LLC hold title?
Often yes, subject to lender program eligibility. Expect to sign a personal guaranty anyway.
How soon after buying can I pull cash out?
Seasoning of about 6 months is the common expectation. Delayed-financing exceptions exist in conventional lending. DSCR programs set their own rules, so ask about your specific timeline.
Does passing the coverage test mean I make money?
No. DSCR counts rent against the housing payment only. Vacancy, repairs, management, and utilities sit outside it.
