Top Investment Property HELOC Providers to Fund Other Investments

Top Investment Property HELOC Providers to Fund Other Investments

The Quick Read: The lenders that write these lines are a short list, and which one fits depends on how you hold title, your credit, and how much equity you have. Lendmire is a broker, so it matches your file to the wholesale lender whose program fits, instead of sending you to one provider.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
  • Lines run from $25,000 up to $500,000 on investment property.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
  • Pricing floats and never converts to fixed. At least 75% of the line is drawn at closing.
  • If the property is in an LLC or you need more leverage, a DSCR cash-out is the usual alternative.

What an Investment-Property HELOC Is, and Who Writes One

A home equity line of credit (HELOC) is a revolving loan secured by property you already own. On an investment property, that collateral is a rental. The lender checks your equity, your credit, and your debts, then sets a limit.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Most big banks and large retail lenders avoid rentals. Investors on BiggerPockets say many banks offer lines only on a primary home and that community banks and credit unions are the likelier path. That matches how the market works: rentals look riskier to a lender because a tenant can stop paying.

You can’t pick a provider off a ranked list, because availability changes by lender, region, and borrower. What you can do is understand the provider types.

Provider type Strength Trade-off Best fit
Community bank Local relationship Policy varies; may cap rentals Existing customers
Credit union Member-focused terms Membership rules apply Strong personal credit
Wholesale lender via broker Many programs, one application Footprint limited by state Files needing a match
Specialty lender Flexible property types Narrower product menu Unusual scenarios

A broker changes the search. Lendmire works with select wholesale lenders, compares their guidelines against your property and credit, and places the file where it fits. The best program for your situation depends on property type, credit profile, leverage need, and how you hold title.

How Underwriting Treats the Line, Step by Step

A bank-style HELOC is underwritten mostly on you, not on the rent. Here is the sequence.

1. Collateral. The line attaches to one property. That is either the rental itself or a different property you own, such as your home.

2. Equity and combined leverage. Equity is value minus the liens. The lender caps total debt against value. On an investment property in Lendmire’s network, that cap is 70% CLTV.

3. Your credit. A 700 score is the hard floor on an investment line, with no tier beneath it. Scores of 720 and 700 both reach 70% CLTV, so a higher score buys eligibility, not extra leverage. The score comes from a single credit report no more than 90 days old at closing.

4. Your debts. Maximum debt-to-income is 50%. The lender reviews your file on the interest-only payment calculated as if you had drawn the full line. That is a stricter test than your actual balance.

5. Valuation. An investment line tops out at $500,000, so it sits in the automated-valuation lane. It commonly closes with no traditional appraisal. A borrower can still request a full one.

6. Structure. Investment lines run a 5-year interest-only draw, then a 25-year fully amortizing repayment. Pricing floats through both phases.

Notice what is missing: rent. A bank HELOC doesn’t ask whether the property covers its own payment. That is the core contrast with a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For the full mechanics of that test, see the complete DSCR loans guide.

Property type matters too. Single-family homes, 2-4 unit buildings, PUDs, townhomes, and condos (including non-warrantable ones) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Lien Position, Collateral, and the Draw Schedule

The line is a standalone product in first or second lien position. If your rental is free and clear, the line is a first lien. If a mortgage already sits there, the line goes behind it and the first mortgage stays untouched. That is the main appeal: you keep an existing first mortgage and borrow against the leftover equity.

Collateral is the biggest strategic choice. Borrowing against your primary home puts your home at risk to buy a rental. Borrowing against the rental puts the rental at risk. Neither is free. The CFPB notes that a HELOC is open-end credit with a draw period followed by a repayment period, and that falling behind can cost you the property securing it.

The network’s primary-residence lines reach 90% CLTV, but only with a 720-or-better credit profile. Investment lines never reach it. Lines can run up to $750,000, though anything above $500,000 is primary-residence only and needs a full appraisal.

Two structural points catch people off guard:

  • Most of the line is drawn at closing. At least 75% of the line is funded on day one. This is not a standby line you open and leave idle. You carry interest on most of it from the start.
  • Pricing never converts to fixed. Payments move with the balance and with pricing. After the interest-only draw ends, the amortizing repayment phase raises the payment.

Lenders can also reduce or freeze a line if the property’s value drops, according to the CFPB’s HELOC brochure. Don’t plan a purchase around draws you may not be able to make later.

Where the Rules Break

LLC title. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title on these lines. Only an individual or a revocable living trust can. A BiggerPockets poster describes one provider’s line as available only on property outside an LLC. If your rental is already deeded to an LLC, you need a vesting change or a DSCR cash-out instead. DSCR loans can lend to LLC-titled property, subject to lender program eligibility.

Large portfolios. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties isn’t eligible at all.

Thin employment income. Because the line is personal-income based, an investor with a big portfolio can fail even when the rentals cash flow. Rent-qualified financing fits that profile better.

Recent rehab. An automated valuation may not see fresh improvements. If your equity case depends on work you just finished, expect the value to come in lower than your own number.

Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for 7 years, and a deed-in-lieu, pre-foreclosure, or short sale for 4.

Geography. Lendmire’s HELOC placement runs through a 16-state footprint, which is narrower than its 41-market DSCR footprint. Check availability before you build a plan around it.

If the line’s purpose is a rehab, Lendmire’s piece Top Investment Property HELOC Providers to Fund a Rehab Between Purchase and Sale covers that use case.

A Worked Example: Funding the Next Rental

Say you own a rental with a first mortgage equal to about 50% of its value. The investment ceiling is 70% CLTV. That leaves room for a line of roughly 20% of the property’s value, as long as the line stays within the $500,000 maximum.

Now compare that to the next purchase. Most DSCR purchases land at 75%-80% LTV, which means 20%-25% down. Select programs reach 85% LTV with roughly a 700+ score, which means 15% down. A line equal to 20% of the old property’s value covers a 20% down payment on a new property of similar value. A 25% down payment needs more equity or other cash. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

The carrying cost matters here. Because at least 75% of the line is drawn at closing, you pay on that balance whether or not you deploy it right away. Close the new purchase promptly after you draw, or you pay for idle money.

Then the new loan gets underwritten on its own merits. Assume the new property clears around 1.2x coverage. DSCR compares rent to the full PITIA (principal, interest, taxes, insurance, and any HOA dues). Clearing 1.00 doesn’t mean positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Also, the new HELOC balance and the reserves you spent on the down payment can show up in the review, depending on the program.

On leverage: a larger down payment can lift coverage, but it never erases credit floors, reserve rules, or property eligibility. Reserves vary by lender, leverage, loan size, and transaction type. They are commonly around 6 months of PITIA, can be waived on conservative rate-term files at modest leverage under $1,500,000, and typically step up to about 9 months above that size.

HELOC or DSCR Cash-Out?

Use a HELOC when you want to keep a good first mortgage, need money in stages, hold title personally, and have solid personal income. Use a DSCR cash-out when you want one lump sum, the property sits in an LLC, or your personal debt-to-income is tight.

Factor Investment HELOC DSCR cash-out
Reviewed on Credit, income, debts Rent versus payment
Title Individual or revocable trust LLC possible
Max leverage 70% CLTV 75% standard rentals; 70% STR
Credit 700 floor 620 floor exists; most want ~660
First mortgage Stays in place Replaced by one new loan
Seasoning Varies by program About 6 months common

Cash-out loans typically top out around 75% LTV across most of the network on a standard rental, and short-term-rental collateral is capped at 70%. DSCR coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Key Terms Defined

CLTV (combined loan-to-value): All loans secured by the property, added together, divided by its value.

Draw period: The stretch when you can borrow from the line. On investment lines, it lasts 5 years and payments are interest-only.

Repayment period: The phase after the draw ends, when you can no longer borrow and the balance amortizes over 25 years.

Lien position: Where your loan ranks in line for payment if the property is sold. First lien is paid before second lien.

Automated valuation: A computer-generated value estimate used in place of a full appraisal.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment on the property.

Questions to Ask Any Provider

Whatever the provider type, ask the same questions:

  • Do you write lines on non-owner-occupied property?
  • Will you lend if the property is in an LLC?
  • What is the maximum CLTV on a rental, and is it different from my home?
  • Is the line a first or second lien, and how much is drawn at closing?
  • Does pricing ever convert to fixed?
  • Is there a cap on the number of rentals I can have financed?

Frequently Asked Questions

Can you get a HELOC on an investment property?

Yes, but fewer lenders offer it than on a primary home. Through Lendmire’s network, an investment line requires a 700 credit score, caps at 70% CLTV and $500,000, and requires title in your name or a revocable living trust. Availability is limited to a 16-state footprint, and every file is underwritten individually. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Can an LLC hold the property?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. If your rental is already in an LLC, the usual options are a vesting change or a DSCR cash-out refinance, subject to lender program eligibility.

Does rental income qualify me?

Not on a bank-style line. The lender looks at your credit, income, and debts, with a 50% maximum debt-to-income ratio tested on the interest-only payment at the full line. A DSCR loan is the product that qualifies primarily on the property’s rent covering its payment.

Can I use the line as a down payment on another rental?

Yes, that is a common use. Your next loan still needs its own approval, and the new loan’s reviewer can see the line’s balance. Reserves, credit, and the new property’s coverage all matter.

What happens when the draw period ends?

The line stops letting you borrow and moves into a 25-year amortizing repayment. Your payment rises because principal is now included. Plan for that step-up before you draw.
