Banks That Offer a Short-Term Rental Cash-Out Refinance After Making Only One Payment

Banks That Offer a Short-Term Rental Cash-Out Refinance After Making Only One Payment

The Quick Read: Making one payment does not unlock a cash-out refinance, because lenders measure ownership time from the date title was recorded, not by counting mortgage payments. Big banks rarely write cash-out loans on short-term rentals, so most of this lending runs through non-bank investor programs that set their own seasoning rules. What decides the outcome is how you bought the property, what value the lender will use, and whether the program allows short-term rental income on a cash-out.

  • Seasoning is an ownership clock, and each lender sets its own length. It is not a payment count.
  • A cash purchase can open a “delayed financing” path that sizes the loan on cost, not on appraised value.
  • A financed or hard-money purchase usually means a rate-and-term refinance now, and cash-out after seasoning.
  • In Lendmire’s network, short-term rental cash-out refinances typically reach 70% LTV on short-term-rental collateral, subject to lender guidelines.
  • Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Lendmire is a mortgage broker. It does not lend. It places investor loans through select wholesale lenders, so this article answers the way a broker has to: by explaining how these programs work, not by ranking institutions. For the full program picture, the complete DSCR loans guide covers the basics.

Why “One Payment” Is the Wrong Test

Lenders do not count payments. They look at when the deed or title transferred to you and what the property is worth on paper. One payment on a new loan proves nothing about either.

Two separate clocks get confused here. The first is how long you have owned the property. The second is how old your existing loan is. Cash-out eligibility usually follows the first clock. A borrower who closed last month and made a single payment has a one-month ownership record, and that is what the lender sees.

Seasoning is also not a law for this loan type. DSCR loans are business-purpose investor loans, not agency products, so each program writes its own rule. Across a wholesale network, the spread is wide. Some programs want about six months of seasoning on cash-out. Others will work with less when a finished rehab is documented. Some want more. The six-month figure is the common expectation, and it is a guideline, not a guarantee.

Why Big Banks Are Rarely the Answer

Large retail lenders mostly sell loans that fit agency rules. Those rules were not built for nightly-rental income, and they carry their own waiting periods on cash-out.

The better question is which program types allow it. Three categories show up in practice:

Lender type Short-term rental cash-out fit Typical limit
Large depository bank Rare Agency-style waiting rules
Portfolio bank or credit union Case by case Local relationship, manual review
Non-bank DSCR program Common Program-set seasoning and LTV

Lendmire does not name or rank institutions. The best program for your situation depends on how you bought, your credit profile, the leverage you want, and your hosting history.

Key Terms Defined

Seasoning: the length of time you have owned a property before a lender will lend against its current value.

Delayed financing: a cash-out path for buyers who paid cash, which sizes the new loan on what you paid rather than on appraised value.

DSCR (debt service coverage ratio): monthly rental income divided by the monthly housing payment, which is principal, interest, taxes, insurance, and any HOA dues.

Hosting history: the record of short-term rental operation, usually shown through platform statements.

Rate-and-term refinance: a refinance that replaces the old loan without pulling extra cash out.

How Underwriting Treats the Request, Step by Step

The review follows a fixed order. Each step can change the loan amount.

1. Classify how you bought. The purchase funding decides the path, not the payments made. A cash purchase with no lien on the property may qualify for delayed financing. The agency version of that exception, described in the Fannie Mae Selling Guide, requires that all other cash-out requirements are met and that cash-out pricing applies. DSCR programs borrow the concept but are not bound by agency terms.

2. Pick the value basis. Inside the seasoning window, the loan is sized on cost: the documented purchase price plus allowed costs. After seasoning, it is sized on appraised value. This is why delayed financing returns what you paid and does not capture rehab value.

3. Choose the income basis. Short-term rental income can come from twelve months of platform history, from a market projection, or from the appraiser’s long-term rent as a fallback. Each can produce a different loan amount on the same address.

4. Order the right appraisal. The standard rent schedule, Form 1007, was built to estimate long-term monthly market rent. HousingWire reports that it cannot capture nightly pricing, seasonality, fees, or regulation, and that using it for short-term income distorts the coverage ratio. Appraisers often add a narrative short-term rental income analysis instead. For two-to-four unit properties, the operating income form, Form 1025, applies.

5. Test the coverage. The new, larger balance has to clear the program’s floor. Across the network, short-term rental programs typically ask for 1.10 on purchases and 1.00 on refinances, subject to lender guidelines.

6. Confirm collateral and credit. The property must be an eligible type, and the borrower must meet the credit floor.

What the Network’s Short-Term Rental Programs Look Like

These are typical ranges from select wholesale lenders, not guarantees. Programs change, and every file is underwritten individually.

  • Leverage: short-term rental purchases reach up to 75% LTV on the strongest files. Short-term rental refinances and cash-outs run up to 70% LTV. Standard long-term rentals on cash-out top out around 75%, so the short-term ceiling is lower.
  • Credit: a 640 minimum score is typical for short-term rental files.
  • Coverage: 1.10 on purchases and 1.00 on refinances is where select programs start. Stronger ratios can open better terms and leverage. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.
  • Experience: about twelve months of hosting experience is usually expected.
  • Loan size: up to $3,000,000 on standard programs. Balances below the standard-program minimum route through select lenders in the network.
  • Reserves: these vary by lender, leverage, loan size, and transaction type, and commonly run around six months of PITIA.
  • Ineligible property types: manufactured homes, log homes, and barndominiums are not offered through these programs.

Clearing the coverage ratio is not the same as positive cash flow. The ratio compares rent to the housing payment only. Repairs, vacancy, management, utilities, and capital spending sit outside it. A larger down payment can lift the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Where the General Rule Breaks

The seasoning rule has named exceptions. Each is lender-specific.

Cash purchase. This is the cleanest early path. The buyer documents the source of funds with the purchase settlement statement and bank statements, as Homebuyer.com describes for the agency version, which allows cash-out within six months of an all-cash purchase. The tradeoff: proceeds are capped at cost, so you give up appreciation.

Hard-money or bridge purchase. If the short-term loan is secured by the property, the cash-purchase path fails. The usual move is a rate-and-term refinance into long-term financing now, with cash-out after seasoning. Do not assume a hard-money purchase counts as cash.

Completed rehab. Some programs shorten seasoning when the rehab is finished and documented. That means invoices or other proof, plus lease or deposit evidence. Without that paperwork, the shortened clock may not apply.

Existing DSCR loan with one payment made. The path here is a refinance that pays off the old loan, and the seasoning clock still runs from the date title was recorded. The practical issues are title seasoning, any prepayment terms on the old loan, and the loan-to-value on the existing balance. Read the old note before planning the payoff.

No hosting history. Without history, underwriting often falls back to long-term rent or a market projection, and the borrower can refinance into a short-term-specific loan after about twelve months of operation. That is also why programs expect hosting experience.

Restricted short-term rentals. If nightly rentals are banned or restricted at the property, modeled income is not credited and the file reverts to long-term rent.

Two Borrowers, Side by Side

Picture a cash buyer first. She paid for a lakefront cabin outright and can document the funds and the purchase. Because she has operated it for only a few months, underwriting may rely on a market projection or long-term rent rather than hosting history, since programs usually expect about 12 months of host experience. Her loan is sized on cost, up to the short-term refinance ceiling of 70% LTV, and the income method decides whether coverage clears. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Now consider a borrower who bought with a bridge loan secured by the property and made one payment. His cash-out is not available. He can refinance the bridge as rate-and-term, then return for cash-out once the program’s seasoning is met, using appraised value at that point.

Situation Likely path Value basis
Cash buyer, recent Delayed-financing-style cash-out Cost
Financed buyer, inside seasoning Rate-and-term now Existing balance
Past seasoning Standard cash-out Appraised value

What the Investor Decision Looks Like

For a buy-rehab-refinance investor, plan the seasoning before you plan the purchase. If the rehab finishes well before or after the seasoning clock allows a refinance, the timeline can slip, so line the two up from the start.

Choose the lender type, the income method, and the appraisal type before ordering the appraisal. The same property can produce different loan amounts depending on whether the file uses trailing platform income, a market projection, or the appraiser’s rent schedule.

Keep the document set ready:

  • Purchase settlement statement and bank statements for the source of funds
  • Rehab invoices or completion proof, if a rehab was done
  • Lease or deposit evidence, where applicable
  • Platform statements showing hosting history, or a market projection
  • An insurance quote written for short-term rental use
  • Proof the property can legally operate as a short-term rental

Frequently Asked Questions

Does one mortgage payment make me eligible for a cash-out refinance?

No. Lenders measure seasoning from the date title was recorded, not by counting payments. One payment shows nothing about ownership time or value, so it does not change eligibility on its own.

Which banks offer this?

Large depository banks rarely write cash-out loans on short-term rentals. Most of this lending runs through non-bank investor programs, and Lendmire does not name or rank institutions. The program that fits depends on how you bought, your credit, your leverage need, and your hosting history, which is why a broker that shops multiple wholesale lenders can narrow the field.

How much can I pull out on a short-term rental?

The ceiling is set by the program, and the final figure depends on the file review. Standard long-term rentals on cash-out run around 75%. Inside the seasoning window, the loan is sized on cost rather than appraised value.

Do I need twelve months of Airbnb history?

Programs typically expect about twelve months of hosting experience. Without platform history, underwriting often uses a market projection or falls back to long-term rent, and the borrower can move into a short-term-specific loan after a full year of operation.

Can the standard appraisal rent form value a short-term rental?

No. Form 1007 estimates long-term rent only, so appraisers use a short-term income analysis addendum for nightly rentals. Using the wrong form can distort the coverage ratio.
