The Quick Read: Yes, approval is possible through select lenders in the network, but an interest-only period never replaces the short-term rental rules for leverage, hosting history, and coverage, and it only helps the qualifying ratio where the lender tests coverage on the interest-only payment, subject to lender guidelines.
- Cash-out on short-term-rental collateral tops out at 70% LTV, versus about 75% on a standard rental, subject to lender guidelines.
- Expect a 640+ credit score and about 12 months of hosting history on a refinance.
- Some lenders test coverage on the interest-only payment, while others test a fully amortizing payment, so interest-only may help cash flow without improving the ratio.
- Interest-only does not loosen credit, leverage, or reserve rules, and the payment recasts to fully amortizing when the window ends.
- Before choosing the structure, ask which payment the lender tests and plan how the loan will be repaid when the window ends.
What Does Interest-Only Actually Add to the File?
Interest-only is a feature added to a DSCR loan. It is not a separate loan product.

Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Extended terms are offered alongside it, and ARM structures exist too, for investors who want them. Above $2,500,000 the network generally holds to 30-year fixed structures, so a large balance usually rules interest-only out.
The feature does one thing. It lowers the payment during the interest-only window. The balance does not shrink. Everything else on the file stays where it was.
Why Short-Term Rentals Get Underwritten Differently
A short-term rental has to clear its own rules before interest-only enters the picture. Leverage is tighter. Purchase leverage tops out at 75% LTV, and cash-out on short-term-rental collateral is capped at 70% LTV. A standard long-term rental can reach about 75% on a cash-out. That five-point gap is a leverage fact, and interest-only does nothing to close it. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Credit expectations are a little higher too. A 640+ score is the working floor for short-term-rental collateral. Lenders also expect about 12 months of hosting history on a refinance, which is where the income evidence comes from. On a refinance, coverage starts at 1.00 for select programs. Purchases start at 1.10. Those two numbers are different, so never blend them into one floor.
One more thing separates these files. There is no single national rulebook for how short-term-rental income is counted on these loans. Not every lender that advertises short-term-rental loans handles them the same way.
The Two Tests That Size the Loan
Every cash-out file runs two tests, and the lower result sets the loan. The first is value: LTV against the appraised value. The second is rent coverage: the DSCR.
The 70% cap on short-term-rental cash-out limits the check no matter how the payment is structured. An investor who is short on equity gets no help from interest-only, since the feature does not change leverage or value.
Cash-out also raises the balance. When the balance rises, the payment rises and coverage tightens. That is true whether the loan is amortizing or interest-only.
How an Interest-Only Period Changes the Coverage Test
The ratio is monthly rent divided by PITIA: principal, interest, taxes, insurance, and association dues. Interest-only removes the principal piece from that denominator, but only when the lender tests on the interest-only payment.
Lenders split here. Some test on the interest-only payment, so the ratio improves. Others test on a fully amortizing payment even when the borrower pays interest-only. On those programs, interest-only helps monthly cash flow and does nothing for the coverage figure.
A hypothetical shows the spread. Take one rental pool where the amortizing test lands near 1.05x and the interest-only test lands near 1.15x. Same property. Same rent. Two answers, depending only on which payment the lender tests.
| Factor | Interest-only tested | Amortizing tested |
|---|---|---|
| Qualifying ratio | Improves | Unchanged |
| Monthly cash flow | Improves | Improves |
| Credit, LTV, reserves | Unchanged | Unchanged |
That example is illustrative, not a program promise. Ask which payment the lender tests before building the deal around it.
What Interest-Only Cannot Change
Interest-only does not change credit, leverage, or reserve requirements. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
That leaves the usual file items in place:
- Seasoning. Most files expect about 6 months of ownership, measured from the recorded deed.
- Reserves. Commonly around 6 months of PITIA, stepping up to about 9 months above $1,500,000. Reserves vary by lender, leverage, and loan size.
- Property type. Manufactured homes, log homes, and barndominiums are not offered through the network’s DSCR programs.
- Loan size. Standard programs run up to $3,000,000, subject to lender guidelines.
The common mistake is treating interest-only as a loosening switch. It is not one. If the property already clears coverage on a fully amortizing payment, interest-only adds risk without adding qualification.
How Short-Term-Rental Income Gets Counted
On a refinance, the income basis is usually the hosting history. About 12 months of it is the expectation. If a property has historical data, a lender can use it to calculate coverage. Market-data services such as AirDNA and Rabbu also supply income projections for short-term rentals, which matter more on purchases than on a seasoned refinance.
Gross revenue is not the number that gets tested. Lenders typically reduce it for expenses or a haircut before calculating coverage, and each lender sets its own factor. In one illustration through Lendmire, a gross ratio of 2.0x falls to 1.60x after a 20% factor.
The appraisal adds a wrinkle. Form 1007 is the one-unit rent schedule and Form 1025 is the form for two to four units, per Realvals’ appraisal form reference. But McKissock notes that Form 1007 documents monthly rents of comparables and cannot be used to determine short-term rental rates. Appraisers instead attach a labeled narrative addendum, which Class Valuation describes as a Short-Term Rental Projected Income Analysis.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
What Happens When the Interest-Only Period Ends
The payment steps up. After the interest-only window, the loan recasts into a fully amortizing payment, and the borrower must pay it, refinance, or sell. This is the part of the file that investors skip.
Short-term income is seasonal, and lender expense factors reduce it further. So test the recast payment against realistic income, not peak-season income.
An ARM paired with interest-only needs an even clearer exit plan, because two variables move at once. Settle that plan before the loan is placed.
Who Interest-Only Fits (and Who Should Skip It)
Interest-only fits an investor who wants monthly cash flow preserved and has a defined exit. It also fits a tight-margin property where the lender tests on the interest-only payment and the borrower can absorb the recast.
It does not fit a borrower who needs principal paydown to build equity. The balance never falls, so equity grows only through appreciation. It also does not fit a file that already clears coverage on a fully amortizing payment. And remember that clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
If the File Falls Short: Fixes That Work
- Coverage short. Ask about lenders that test on the interest-only payment, or pull less cash so the balance and payment drop.
- Hosting history under 12 months. Wait for the history to season, or run a rate-and-term refinance first.
- Seasoning short. Wait for about 6 months from the recorded deed.
- Equity short. Reduce the cash-out request. The 70% cap on short-term-rental collateral does not move.
- Credit under 640. Raise the score before applying. Higher tiers open better leverage.
Document Checklist
Clean documents give the lender fewer preventable gaps to review. Plan on these:
1. Platform payout history and matching bank statements.
2. An appraisal with the rent or short-term-rental income analysis.
3. The entity documents and title package, subject to lender program eligibility.
4. Proof of reserves.
5. The deed showing the recorded ownership date.
Platform payout history is a standard item on Lendmire’s file checklist. Mismatches between payouts and deposits are the usual source of friction on these files.
Alternatives Worth a Look
Hard money is a different path: up to 65% of value, interest-only, for 6 to 18 months. A rate-and-term refinance is the cleaner first step when the goal is simply a better structure with no cash out.

Frequently Asked Questions
Does interest-only make it easier to qualify?
Only where the lender tests coverage on the interest-only payment. On programs that test on a fully amortizing payment, it helps cash flow but leaves the qualifying ratio alone. It never relaxes credit, leverage, or reserve rules, subject to lender guidelines.
What is the maximum cash-out on a short-term rental?
On short-term-rental collateral, cash-out tops out at 70% LTV. A standard rental can reach about 75%. Interest-only does not change either cap. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
How much hosting history do I need?
About 12 months is the expectation on a refinance. That history is usually the income basis for the coverage test.
Can a property under 1.00 coverage still get approved?
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A refinance on short-term-rental collateral starts at 1.00 on select programs, so a sub-1.00 file is a narrower path that depends on the full profile.
What happens after the interest-only period ends?
The loan recasts to a fully amortizing payment. The borrower pays it, refinances, or sells. Test the higher payment against realistic, seasonal income before choosing the structure.
