Banks That Offer a DSCR Cash-Out Refinance on a Short-Term Airbnb Rental

Banks That Offer a DSCR Cash-Out Refinance on a Short-Term Airbnb Rental

The Quick Read: Most DSCR cash-out refinances on Airbnb properties come from non-bank investor lenders, not large depository banks, and Lendmire is a broker that shops a wholesale network of those lenders rather than a bank itself. The right program depends on your hosting history, credit profile, and how much equity you want to pull.

  • Short-term rental cash-out typically tops out around 70% LTV, a step below the 75% available on a standard long-term rental cash-out, subject to lender guidelines.
  • Expect a credit score of about 640 or higher and roughly 12 months of hosting history.
  • Rental coverage generally needs to reach 1.00 on a refinance, tested against the new, larger payment.
  • Clearing the coverage test is not the same as positive cash flow.

Short-term rental owners ask which “banks” do this because banks are the lenders they already know. The more useful question is which kind of lender writes the loan, and what that lender wants to see. This article walks through both, step by step.

Do Banks Actually Offer This?

Occasionally, but the product mostly comes from non-bank investor lenders. DSCR loans are business-purpose, non-QM investor loans, so there is no single regulator or standard rulebook behind them. Each program publishes its own guidelines. Large retail lenders mostly stay with conventional underwriting that leans on tax returns and personal debt-to-income. The DSCR cash-out market on Airbnb collateral sits mostly with non-bank lenders that specialize in investor files.

Lendmire does not sort lenders into “bank” and “non-bank” lists, and it does not name them. As a mortgage broker, it works with a network of wholesale cash-out refinance lenders and matches the scenario to a program. The best program for your situation depends on property type, credit, leverage, and documentation. The lenders that write short-term rental cash-outs differ in how they count income and how much hosting history they want.

Here is the practical difference:

Factor Large retail lender Wholesale DSCR network
Income basis Personal tax returns Property rental income
STR collateral Often treated cautiously Eligible, with history rules
Guidelines Standardized Vary by lender
Entity vesting Often limited Commonly LLC, per program

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rental income divided by the monthly housing payment, which includes principal, interest, taxes, insurance, and association dues.

PITIA: The full monthly obligation on the property: principal, interest, taxes, insurance, and association dues.

Cash-out refinance: A new, larger loan that pays off the old one and returns the difference to you as cash.

Seasoning: How long you have owned the property, or how long the existing loan has been in place, before a lender will count new value.

Hosting history: Your documented record of short-term rental bookings and income on the property.

Form 1007 and Form 1025: Appraisal forms for estimating long-term market rent on one unit (1007) and on two to four units (1025).

How Underwriting Treats an Airbnb Cash-Out, Step by Step

For a complete overview of how these loans work, see Lendmire’s complete DSCR loans guide. Here is the short-term rental version of the process.

Step 1: The property is placed in its own category. Short-term rental collateral gets its own leverage limits. On a cash-out, the ceiling is generally 70% LTV for short-term rental collateral, compared with 75% for a standard long-term rental. That difference shrinks the cash you can pull on the same appraised value.

Step 2: Income gets proven. A long-term rental uses a lease and an appraiser’s rent estimate. A short-term rental uses other evidence. The common paths are platform statements from Airbnb or Vrbo matched to bank deposits, a property manager’s statement, an appraiser’s income analysis, or market-data projections. A refinance leans mostly on actual history, since you already operate the property. Most programs want about 12 months of it.

Step 3: A haircut is applied. Lenders often count less than gross booking revenue to account for operating costs. How big the discount is varies by program.

Step 4: The appraisal does two jobs. It sets value, which drives LTV. It also supports income. Form 1007 was built to estimate long-term monthly rent, and HousingWire reports that Fannie Mae policy leaders have said it is not designed to support short-term rental income. Appraisers instead use a separate approach: Class Valuation describes a short-term rental projected income analysis reported as a labeled narrative addendum. Two-to-four unit properties use Form 1025 rather than 1007.

Step 5: Coverage is tested on the new payment. This is where cash-outs surprise people. Pulling equity raises the loan balance, which raises the payment. A property that clears 1.00 today can fall short after the pull. The ratio is rent over the full PITIA, so taxes and insurance changes matter too. Programs in the network generally use 1.00 as the minimum on a short-term rental refinance, and stronger ratios can open better pricing and leverage. Coverage below 1.00 is also available through select lenders in the network, with leverage and terms set case by case.

Step 6: Proceeds are calculated. Proceeds equal the new loan minus the payoff, closing costs, and prepaids. Some lenders let the cash-out count toward reserve requirements, though that varies. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Step 7: The loan is vested. Many investors hold short-term rentals in an LLC with a personal guarantee. Confirm vesting up front so the paperwork matches the entity.

What Decides the Outcome

Six things carry the file:

1. Provable short-term rental income after any discount.

2. Appraised value.

3. The leverage cap for short-term rental collateral.

4. Coverage on the new, larger payment.

5. Seasoning and hosting history.

6. Credit tier.

Credit and leverage interact. Short-term rental programs expect about a 640 score or higher, while stronger scores can improve terms. Loan amounts on standard programs run up to $3,000,000, and balances below the standard-program minimum route through select lenders in the network. Reserves vary by lender, leverage, and loan size, and are commonly around six months of PITIA.

Reading the Numbers: A Coverage Walk-Through

Take an Airbnb that currently clears roughly 1.3x on its existing payment. An owner wants the maximum cash-out and sizes the new loan to 70% of the appraised value. The larger balance raises the payment, and the coverage ratio might drop toward 1.0x or just under it. Now the file sits right at the floor, with no cushion for a slow booking season. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The owner has options. Pull less cash, which keeps coverage higher. Wait for stronger trailing income. Or look at programs with different structures. Extended terms of 40 years and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. Coverage below 1.00 is also available through select lenders in the network, with leverage and terms adjusted. Those paths trade lower leverage and different terms for qualification flexibility, so they deserve a hard look before using them.

This is also where leverage and coverage separate. A larger equity cushion lowers the payment and can lift the ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where the General Rule Breaks

Short hosting history. A borrower six months into short-term operation may find that many lenders want 12 months of income, will underwrite on market rents, or will cap cash-out lower. The network expects about 12 months of hosting history on short-term rental files.

Appraisal mismatch. Short-term rental income does not fit cleanly into a monthly-rent form, so some lenders treat it as business income rather than rental income. The appraisal alone rarely carries the income case. Booking history does.

Mixed portfolios. Each property is its own file. A strong Airbnb cannot rescue a weak property, and owning several financed rentals does not by itself block a DSCR loan.

Prepayment penalties on the loan you’re leaving. If you’re refinancing out of an existing DSCR loan, check the payoff terms, since a prepayment penalty on that loan can eat into your proceeds. Read your existing note before you apply to see whether one applies and what it would cost.

Quick flips. If you plan to cash out within a few months of buying, the seasoning expectation, commonly around six months, may not fit. A short-term bridge loan can suit that plan better.

Property types outside the programs. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR Pass Is Not Positive Cash Flow

The coverage test compares rent to PITIA only. Cleaning, utilities, furnishing, management, repairs, vacancy, and capex all sit outside the calculation. A short-term rental can clear 1.00 and still lose money after operating costs. Run your own operating budget before pulling equity, because the cash-out adds debt you have to service in the slow months. HousingWire notes that rising taxes, insurance, and operating costs can break the math when income assumptions are misaligned.

Is DSCR the Right Choice for Your Profile?

DSCR tends to fit the self-employed investor, the owner with several rentals, or the LLC-held portfolio where personal tax returns don’t show the property’s strength. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines, with no personal debt-to-income test.

Conventional or other financing may fit better if your traditional employment income is strong, you hold only one or two properties, and your priority is the lowest carrying cost. Rate-and-term refinancing is also worth considering first if you don’t need the cash.

The trade-off is leverage. At 70% on short-term collateral, you release less cash than on a long-term rental, which matters for BRRRR-style plans that count on recycling most of their capital.

What to Prepare Before You Talk to a Broker

  • Twelve months of platform statements, matched to bank deposits.
  • A property-manager statement if one manages the unit.
  • Your current loan payoff and any prepayment terms.
  • Insurance and tax figures for the property.
  • Entity documents if the property is in an LLC.
  • A realistic estimate of what the cash will fund.

Questions worth asking any lender before paying for an appraisal: how do you count short-term income, what hosting history do you require, what leverage applies to this property type, and what coverage ratio do you test on the new payment?

Frequently Asked Questions

Do traditional banks offer DSCR cash-out refinances on Airbnbs?

DSCR is a non-QM, lender-by-lender category with proprietary guidelines, so the answer depends on the specific lender. A broker that shops a wholesale network can compare several programs against your file instead of relying on one institution’s rules.

How much equity can I pull from an Airbnb?

Typically up to about 70% LTV on short-term rental collateral, subject to lender guidelines. A standard long-term rental cash-out reaches around 75%. Your coverage ratio on the new payment can limit the loan before LTV does, so the maximum is not always the achievable amount.

Do I need 12 months of Airbnb history?

Most programs in the network expect about 12 months of hosting history on short-term rental files. Shorter histories may push you toward market-rent underwriting or lower leverage, depending on the lender. Clean platform statements that match deposits make the income case easier.

Does clearing 1.00 mean the property cash flows?

No. The ratio compares rent to PITIA only. Operating costs, vacancy, and capex sit outside it, so a pass is not proof of profit.

Can I use an LLC?

Many DSCR files close in an LLC with a personal guarantee, depending on program guidelines. Confirm vesting early, since lenders handle entities differently.
