Top Short-Term Rental Cash-Out Refinance Providers With Low Documentation Requirements

Top Short-Term Rental Cash-Out Refinance Providers With Low Documentation Requirements

The Quick Read: A cash-out loan on a host-run rental qualifies primarily on the property’s income covering the new payment, subject to lender guidelines, so you skip pay stubs and tax returns while the lender still reviews your credit, equity, appraisal, insurance, and title. The right provider depends on your hosting history, leverage need, and property, so no single name fits every borrower.

  • Low documentation refers to personal income documents only, since the property file still needs its own paperwork.
  • Cash-out leverage on short-term rental collateral reaches up to 70%, which sets the ceiling for most borrowers in this niche.
  • Expect a 640+ credit score and about 12 months of hosting history on most short-term rental files.
  • The loan size is the lower of two limits: the equity limit and the income-coverage limit.
  • Lendmire works as a broker, not a lender, so it can compare programs for you rather than rank companies.

Why This Article Doesn’t Rank Lenders

A ranked list of lenders would be out of date for this product almost immediately. Short-term rental cash-outs are non-agency loans, and each wholesale lender sets its own rules for treating booking income. One lender leans on trailing payouts. Another leans on a market projection. A third falls back to long-term market rent.

As of Nov 5, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Property value, balance, taxes, and insurance are editable estimates. Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That variation is the real story, and it is why the best program for your situation changes from borrower to borrower. Lendmire places DSCR investor loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. Reading your file, seeing which lenders’ guidelines it fits, and matching the two is the work a broker does here.

So this article skips the leaderboard. It shows how these lenders think, what they ask for, and how to tell which program suits you.

What Does Low Documentation Actually Mean?

Low documentation means the lender does not build your qualification from W-2s, pay stubs, or personal tax returns. A DSCR loan, short for debt service coverage ratio, qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The paperwork does not vanish, though. The property still needs an appraisal, insurance written for short-term use, and clean title. If an LLC holds title, you will also provide entity documents, subject to lender program eligibility. Reserves must be documented, and a condo or HOA file may need proof that short-term rentals are allowed.

Only one thing drops out: the calculation of your personal income. Credit still matters, and equity still matters.

Key Terms Defined

DSCR (debt service coverage ratio): monthly qualifying rental income divided by the monthly PITIA payment.

PITIA: principal, interest, taxes, insurance, and any HOA dues, which together make up the full monthly obligation.

LTV (loan-to-value): the loan balance as a percentage of the appraised value.

Cash-out refinance: a new, larger loan that pays off the old one and hands you the difference in cash.

Seasoning: the waiting period a lender wants between owning or buying a property and refinancing it.

Hosting history: the record of bookings and payouts that shows the property has operated as a short-term rental.

Haircut: the discount a lender applies to gross booking revenue before running the coverage ratio.

How Underwriting Treats Short-Term Rental Income, Step by Step

1. Eligibility screen. The lender checks that the property type is eligible and that HOA or condo rules allow short-term stays. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

2. Income evidence. The file uses one of three paths, covered in the table below.

3. Haircut. The lender trims gross revenue before running the ratio, because bookings swing and platform income carries operating costs that long-term rent does not.

4. Appraisal. The appraiser values the real estate, not the business.

5. Coverage test. The lender divides the discounted income by PITIA. A larger cash-out raises the payment and thins coverage.

6. Seasoning, title, and reserves. About six months of ownership is the common expectation before cash-out is sized to appraised value. Reserves commonly run around six months of PITIA, though they vary by lender, leverage, and loan size.

Here are the three income paths side by side.

Income path What it uses Where it fits
Trailing history Platform payouts, bank deposits Operating rentals being refinanced
Market projection Third-party STR market report Newer or converted properties
Long-term rent Appraiser’s market rent Thin or no booking history

On a refinance of an operating rental, history usually carries the most weight. Projections show up more often on purchases, where no booking record exists.

A Worked Example (Modeled Assumptions, Not Market Data)

Assume a property whose trailing bookings produce a gross coverage ratio of 1.50x against the proposed payment. Assume the lender trims revenue by 20% before testing. The qualifying ratio becomes roughly 1.20x.

That is a healthy result against a 1.00 refinance floor. Now raise the cash-out request until the payment grows by a quarter. The same discounted income then covers the payment at about 0.96x, which is just under the floor. The lender does not care that your bookings look strong. It sizes the loan to the lowest number it can support.

That is why a short-term rental often supports a smaller cash-out than its booking history suggests. The leverage cap and the coverage test both apply, and whichever bites first sets your proceeds.

One caution belongs here. Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management fees, utilities, and capital expenses all sit outside the calculation, so a property can pass the test and still tighten your actual monthly margin.

Why Bookings Don’t Raise the Appraised Value

Many hosts assume strong Airbnb-style income lifts the appraisal. It does not, and the appraisal form is part of the reason.

Appraisers use Form 1007 as a rent schedule for single-family homes, and Form 1025 for two-to-four-unit properties. McKissock, an appraiser-education publisher, explains that Form 1007 gathers long-term rental comparables and cannot document short-term rental rates. It adds that an income approach may suit these properties better, and that the lender decides how the income is treated.

HousingWire reports the same limit and points to a narrative short-term rental addendum as the alternative. It also notes that the coming UAD 3.6 standard retires legacy forms, including 1007. Class Valuation, an appraisal management company, describes that addendum as a projected income analysis built on short-term rental comparables.

For contrast only, agency guidance hosted by the Nevada Real Estate Division makes a similar point: the 1007 was not designed for short-term rentals, and the lender decides whether the income counts as rental or business income. That guidance does not govern DSCR loans. It simply shows why DSCR lenders set their own rules.

The practical result is a gap. If the appraiser’s long-term rent comes in far below your bookings, a lender using that figure will size the loan off the lower number. An identical house is valued the same whether it hosts guests or tenants.

Program Limits That Don’t Move With Documentation

Lighter paperwork does not loosen the structural rules. These are typical ranges across select lenders in Lendmire’s wholesale network, subject to lender guidelines and not a commitment to lend.

  • Leverage: on short-term rental collateral, cash-out and refinance leverage tops out around 70%. Standard long-term rentals reach about 75% on a cash-out. A short-term rental purchase can reach up to 75% on the strongest files, but that higher purchase cap does not carry over to a refinance.
  • Credit: a 640 score is the typical floor for short-term rentals. Stronger scores widen the options.
  • Coverage: on short-term rental refinances, programs start at 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Hosting history: about 12 months is the usual expectation.
  • Loan size: standard programs run up to $3,000,000. Balances below the standard-program minimum route through select lenders in the network.
  • Structures: the 30-year fixed is the spine. Extended 40-year terms and interest-only periods are available through select lenders, and adjustable structures exist for investors who want them.
  • Property types: manufactured homes (single- and double-wide), log homes, and barndominiums are not offered.

A larger equity cushion helps. It can lower the payment and lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Where the General Rule Breaks

The steps above describe a standard operating rental. Several situations bend them.

Short hosting history. If you have owned and hosted for only a few months, the 12-month expectation becomes the obstacle. Some lenders in the network will underwrite on market rent instead, often with different leverage. You trade history for a more conservative loan.

A long-term rental converted to short-term use. There are no bookings to show. The file has to rely on a market projection or the appraiser’s long-term rent.

Seasonal markets. A heavy haircut applied to a market with a short peak season can push coverage under 1.00. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted, so a thin file may still have a route.

Appraisal and bookings that disagree. When the appraiser’s rent is far below your payouts, ask which figure the lender uses before you pick a program.

Entity ownership. Holding title in an LLC works with many programs, subject to lender program eligibility. The entity documents need to match the borrower and the property.

Larger and multi-unit properties. Treatment of properties with more units and of larger loans varies by program. Above $2,500,000, the network generally holds to 30-year fixed structures.

Consider how the lender’s method can reverse an expected ranking of two borrowers. A borrower with strong bookings but only seven months of hosting can look better on paper than a borrower with 14 months and flat results. Programs that count history will favor the second borrower. Programs built on projections may favor the first. The lender’s method decides, not the borrower’s pride in the numbers.

What a Low-Documentation File Contains

Staging the file before it goes to a lender keeps surprises away. Use this as a working checklist.

Document Status
Government ID and credit authorization Always
Appraisal (rent schedule or STR addendum) Always
Insurance written for short-term use Always
Title and payoff information Always
Reserve statements Always
Platform payout exports or 1099-K forms Usually, if refinancing on history
Bank deposits matching payouts Often
Market projection report Sometimes
Entity documents for an LLC When an LLC holds title
HOA or condo rental rules When applicable

Clean platform payouts that tie to bank deposits make the strongest evidence. Mismatches create questions that cost you time. Match the two before you apply.

How to Compare Programs Without Chasing the Lowest Price

Documentation burden and headline pricing are only two ways to compare programs. Three questions tell you more about the loan you will actually receive.

How does the program count income? History, projection, and long-term rent produce very different loan amounts on the same house.

How big is the haircut? A larger discount shrinks proceeds even when everything else looks identical.

What does leverage look like for your property type and credit tier? A program that advertises high leverage may not apply it to short-term rental collateral.

A broker that shops multiple wholesale lenders can run your file against these rules and show you which programs fit. That is the real meaning of the top provider for your situation: the one whose income method matches the evidence you hold. Look out for any program that promises proceeds before it has seen your booking record or the appraisal. Be wary too of one that will not explain how it counts income.

Misconceptions Worth Dropping

Low documentation means no paperwork. That is false, because only the personal income calculation goes away.

Booking income raises the appraised value. It does not. The appraiser values the real estate, not the business, so an identical house appraises the same whether it hosts guests or tenants.

The 1007 can document short-term rental income. It cannot, per the appraisal sources above.

Every lender counts projected income in full. There is no single rule. Treatment ranges from history to projection to long-term rent, with different discounts.

Purchase leverage applies to a refinance. It does not. Cash-out caps are lower than purchase caps.

Frequently Asked Questions

Do I need tax returns or W-2s for a short-term rental cash-out refinance?

Not for the income test on a DSCR loan. The file qualifies primarily on property-level rental income, subject to lender guidelines. You still provide credit authorization, an appraisal, insurance, title, and reserve documentation.

Is hosting history required on a refinance?

Usually, yes. About 12 months of hosting history is the common expectation on short-term rental files. Select lenders in the network may underwrite on market rent for shorter histories, with leverage and terms adjusted.

Does my credit score still matter?

Yes. A 640 score is the typical floor on short-term rental programs, and stronger scores open better leverage and terms. Because a DSCR loan is underwritten to the property, your personal debt-to-income ratio is not the main test.

How much equity can I pull out?

Cash-out on short-term rental collateral tops out around 70% LTV, versus about 75% on standard long-term rentals. Beyond leverage, the discounted rental income must still clear the coverage floor at the new payment. Whichever limit is lower sets your proceeds. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Can an LLC take the loan?

Often, subject to lender program eligibility. You will provide entity documents, and the vesting has to match the borrower and property.
