Best Short-Term Rental Cash-Out Refinance Program With Low Documentation Requirements

Best Short-Term Rental Cash-Out Refinance Program With Low Documentation Requirements

The Quick Read: The best program for your situation is the one whose income test matches the proof you can actually show, because low documentation means skipping personal income paperwork while the property’s hosting history, coverage ratio, and appraisal still carry the file. Lendmire is a mortgage broker that matches your property to select wholesale lenders in its network.

  • Cash-out on a short-term rental investment property typically tops out around 70% LTV (loan-to-value, the loan as a share of the property’s value). Purchases can reach higher leverage on the strongest files.
  • Most files expect a 640 or higher credit score and about 12 months of hosting history, subject to lender guidelines.
  • Coverage generally starts at 1.00 on both purchases and refinances for short-term rentals, and select lenders in the network offer paths below that, with leverage and terms adjusted.
  • Review centers on whether the property’s rental income covers the payment, rather than on your personal income.
  • Clearing the coverage test does not mean the property makes money after real operating costs.

What Does Low Documentation Actually Mean?

Low documentation means the lender does not build the file around your personal income. It still builds the file around the property. Tax returns, W-2s, and your personal debt-to-income ratio are not the main test on a DSCR loan. DSCR stands for debt service coverage ratio: the property’s monthly rental income divided by its monthly housing payment (principal, interest, taxes, insurance, and any HOA dues).

Key Terms Defined

Cash-out refinance: a new loan that replaces your current mortgage and pays you the difference when the new balance is larger.

Seasoning: the waiting period between buying a property and refinancing it. Roughly six months is the common expectation for cash-out across most of the network.

Hosting history: the record of your short-term rental income, usually platform payout statements matched to bank deposits. Most short-term programs look for about 12 months.

Reserves: liquid savings the lender wants you to hold after closing. The amount varies by lender, leverage, loan size, and transaction type. Around six months of PITIA (principal, interest, taxes, insurance, and association dues) is common, and some conservative files see it waived.

Non-QM: loans that sit outside the standard consumer mortgage box. DSCR loans are non-QM because they underwrite the property instead of your paycheck.

How Underwriting Treats a Short-Term Rental Cash-Out, Step by Step

The lender runs six tests in a fixed order. Each one can shrink the loan or stop it.

1. Occupancy. The property must be non-owner-occupied. If it was your second home, you re-declare it as an investment property before it is priced as one.

2. Value. An appraisal sets the number. Value times the cash-out LTV cap gives the equity ceiling. On short-term rental collateral, that cap is typically 70%. On a standard long-term rental the network generally reaches about 75%, which is a different program with different income rules.

3. Income. You show the lender how the property earns. The next section covers the three routes.

4. Coverage. Eligible income is divided by the full payment. A cash-out raises the balance and the payment, so coverage often limits the loan before equity does.

5. Credit and reserves. A 640 score is the usual short-term floor. Stronger scores widen options with select lenders.

6. Property file. The lender checks insurance, entity documents, and whether short-term use is allowed. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Your loan size is the smaller of the equity test and the coverage test. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures.

Why the Appraisal Does Not Prove Your Airbnb Income

Many borrowers assume the appraiser will confirm their nightly income. Usually the appraiser cannot. Fannie Mae’s appraiser update says the standard rent schedule form was not designed for short-term rentals. It calls for monthly market rent from monthly-leased comparables. Multiplying a nightly rate by 30 is not acceptable.

McKissock, an appraiser education provider, adds that business income falls outside that form’s scope. Some appraisers instead attach a narrative short-term income analysis, according to Class Valuation, an appraisal firm. Form 1007 covers one-unit properties and Form 1025 covers two to four units.

The practical result is simple. The appraisal sets value, and your income usually has to be proven another way.

Three Ways to Prove Short-Term Income

Programs in the network fall into three camps. Which one fits depends on how long you have hosted and how your property is set up.

Income path What the lender looks at Best fit
Trailing history Platform payouts matched to bank deposits Hosts with about 12 months
Projection A third-party data estimate of earnings Newer hosts, mostly on purchases
Long-term market rent Appraiser’s monthly rent, STR income ignored Short or no history

Trailing history is the cleanest path on a refinance. Annualized income smooths seasonal swings, so a strong summer can carry a slow winter. The statements need to match your deposits. Gaps and unexplained transfers are what slow a file down.

Projections are more common on purchases, though some refinance programs use them. A lender may count only a portion of the projected figure.

Long-term market rent is the fallback. If you cannot show 12 months of hosting, some programs qualify the property as a long-term rental instead. Leverage then follows the long-term rules and your short-term income stops mattering for the ratio.

Run one property through both paths and the lesson is clear. A well-run short-term rental with a full year of history can clear coverage comfortably on its own income. The same house on appraiser rent may fall short, and then the loan shrinks. That gap is why the income path matters more than any headline LTV.

Structures and Variations Across the Network

Most programs share a spine: the 30-year fixed. Select lenders in the network also offer 40-year terms and interest-only periods. ARM structures exist for investors who want them. Interest-only and extended terms can improve coverage because they lower the monthly obligation the ratio is tested against.

On coverage, 1.00 is where many select short-term programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Those are two different paths, not one program with a moving floor. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.

A bigger down payment or a lower leverage request can lift coverage. It never erases credit floors, reserve rules, or property eligibility. The strongest files clear both tests at once: enough equity and enough rental coverage.

Three property types are not offered in the network’s DSCR programs: manufactured homes (single- and double-wide), log homes, and barndominiums.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Truth in Lending manual treats credit for acquiring or improving non-owner-occupied rental property as business-purpose. Your occupancy declaration still matters, because an owner-occupied property is tested separately.

Where the General Rule Breaks

These edge cases change the answer.

  • Recently converted long-term rental. You have little hosting history. Expect a fallback to long-term rent, or a smaller cash-out, until the history builds.
  • Rules that bar short-term use. If a permit, zoning rule, or HOA does not allow hosting, the income cannot be counted and the file has to work on long-term rent.
  • Two to four units. These use the operating income appraisal form, and multi-unit short-term files can raise more documentation questions.
  • Former second home. The occupancy change has to be clean before the loan is priced as an investment.
  • Appraisal form drift. Class Valuation’s analysis of short-term rental appraisal risk says using the monthly rent form on short-term rentals can distort DSCR calculations. It also says the new UAD 3.6 data standard will retire legacy forms.
  • Thin coverage. A ratio just above the floor can pass underwriting and still leave you short in a slow season.

That last point deserves its own warning. DSCR compares rent to PITIA only. Repairs, vacancy, cleaning, platform fees, furnishings, utilities, management, and capital expenses all sit outside the calculation. Clearing 1.00 is not positive cash flow, and the maximum cash-out is a ceiling, not a target. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Who This Fits (and Who It Doesn’t)

A DSCR cash-out suits self-employed owners whose tax returns understate what the property earns. It also suits investors with several properties who run into debt-to-income limits on conventional loans.

It fits poorly when you have no hosting history and need the cash-out to reflect short-term income. It also fits poorly when local rules do not allow hosting, or when coverage is so thin that the extra payment would strain a slow season.

How to Find the Best Program for Your Situation

No single program wins for every borrower, and a broker should not pretend otherwise. The lenders that write short-term cash-out differ on how they count income, how much of a projection they accept, how they treat a short history, and what they require for reserves. A broker that shops a wholesale network can read your file against those differences. Lendmire arranges the financing, and the lenders in the network review the file and approve it.

Judge any program on these questions:

1. Which income path does it use, and does that match your history?

2. What leverage does it allow on short-term collateral for a cash-out versus long-term rent?

3. Does it apply an expense factor or haircut to your income?

4. What reserves does it want at your loan size and leverage?

5. Does it allow the term structure you want, such as interest-only or an extended term?

The best program for your situation is the one that scores well on the questions that decide your own file, not the one with the biggest headline number.

File Readiness Checklist

  • Twelve months of platform payout statements, matched to bank deposits.
  • Proof of the permit, license, or HOA allowance for short-term use.
  • Entity documents, if an LLC will borrow, subject to lender program eligibility.
  • Current insurance that covers short-term rental use.
  • A realistic use-of-proceeds plan, since cash-out is expected to serve business purposes.
  • Reserves held in liquid form.

Frequently Asked Questions

Do I need tax returns for a short-term rental cash-out refinance?

Usually not as the main test. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. You will still provide income evidence for the property, such as platform statements and bank deposits, plus identification, entity, insurance, and appraisal documents.

Can I refinance without 12 months of hosting history?

Sometimes, but the structure changes. Some programs fall back to long-term market rent and its leverage rules, and others cap the cash-out lower. About 12 months of history is the usual expectation on short-term collateral, so a thin record narrows the options.

How much can I take out on a short-term rental?

Typically up to about 70% LTV on a cash-out refinance of a short-term rental investment property. Coverage often binds first, because the larger balance raises the payment. Your credit score, reserves, and income path all affect the final amount.

Does a DSCR above 1.00 mean the rental cash flows?

No. The ratio only compares rent to the housing payment. Cleaning, platform fees, repairs, vacancy, furnishings, and management are outside it. Treat the ratio as the lender’s test and build your own operating budget separately.

Can an LLC take the loan?

Often yes, subject to lender program eligibility. The lender will want entity documents, and guarantor requirements vary by program. Check this before you retitle anything, because the entity setup affects the file.
