Top Short-Term Rental Cash-Out Refinance Providers to Accelerate Rental Portfolio Growth

Top Short-Term Rental Cash-Out Refinance Providers to Accelerate Rental Portfolio Growth

The Quick Read: A short-term rental cash-out refinance replaces your current loan with a larger one and returns the difference as cash, qualifying primarily on property-level rental income subject to lender guidelines, and the program that fits is the one whose income method, leverage cap, and seasoning rule match your property’s history.

  • Across most programs in Lendmire’s wholesale network, cash-out on short-term rental collateral tops out around 70% LTV, with a minimum score of 640.
  • Most programs on this path expect about 12 months of hosting history, and about 6 months of ownership seasoning is the common expectation.
  • Coverage starts at 1.00 on both purchases and refinances for this property type. The cash-out amount increases the payment, so it can change the ratio.
  • The income method (history, projection, or market rent) matters alongside the leverage cap, because it sets the rent figure that coverage is measured against.
  • The best provider for you depends on your property, history, credit, and what the cash is for. A broker compares several wholesale lenders instead of one.

The right fit depends on the borrower’s file, and a single ranked list of providers would hide that. What follows is how these lenders evaluate a short-term rental refinance, so you can judge any provider on the same terms. Lendmire is a mortgage broker, so the guidance is written from the placement side of the table.

What a Short-Term Rental Cash-Out Refinance Actually Is

A cash-out refinance on a short-term rental pays off the existing loan and issues a new, larger one. The borrower keeps the difference. A DSCR version qualifies the property on its own rental income rather than on pay stubs, W-2s, or personal debt-to-income. The full mechanics of the product are in Lendmire’s complete DSCR loans guide.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The term “DSCR” gets used two ways, and readers run into both. On 1-4 unit rental loans, the ratio is monthly rent divided by the monthly PITIA, which is principal, interest, taxes, insurance, and any association dues. Vacancy, management, and repairs are not subtracted first. The commercial version divides net operating income by annual debt service. The programs discussed here use the first formula.

Any refinance that returns cash is treated as a cash-out. That includes a small amount of cash and a refinance that is mostly a payoff.

Key Terms Defined

Cash-out refinance: A new loan larger than the payoff of the old one, with the difference paid to the borrower.

Seasoning: The ownership period a lender wants to see before it will lend on appraised value. The clock generally starts when the deed records.

Hosting history: The record of nightly bookings and income at the property, shown through platform reports, a manager’s statements, or bank deposits.

Haircut: A reduction a lender applies to short-term rental income before it counts toward coverage.

Delayed financing: A narrow exception for true all-cash buyers that waives seasoning only.

How Underwriting Treats the File, Step by Step

Underwriting runs in a fixed order. Each step can cap the loan before the next one starts.

1. Eligibility screen. The lender checks whether short-term rental use is allowed at the address, whether seasoning is satisfied, and whether the property type is eligible. Manufactured homes, log homes, and barndominiums are not offered through these DSCR programs. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

2. Income basis. The lender picks the number that represents the property’s rent. This is covered in the next section.

3. Appraisal. The appraiser gives an opinion of value, which sets the loan amount, and an opinion of rent, which sets coverage.

4. Value basis. Inside the seasoning window, the loan is sized on the lower of cost or appraised value. After the window, sizing uses appraised value.

5. Coverage on the new payment. The larger loan enlarges the PITIA. A property that passed coverage as a purchase can fall short once cash comes out.

6. Reserves, credit, and title. Reserves vary by lender, leverage, loan size, and transaction type. They commonly run around 6 months of PITIA, and larger loans typically step up from there. Credit minimums for this property type start at 640 on most programs. Title has to clear before any of it closes.

Which Income Number Counts

The income basis is the biggest swing factor on a short-term rental file. The same address can produce very different coverage depending on which method the lender accepts.

Income basis Typical use Main watch-out
Trailing 12 months of actuals Properties with about 12 months of history Slow months count at their real value, including zero-income months
Third-party projection Purchases or files without history Thin comparable data weakens the projection
Appraiser’s short-term rental analysis Subject-specific estimate of nightly income Depends on the appraiser having nightly comps
Long-term market rent Fallback when other methods are unavailable Often the lowest number, so coverage may come in lower

Most programs in the network apply some haircut to short-term income, because nightly revenue carries cleaning, turnover, supplies, utilities, and platform costs that a long-term lease does not. The size of the haircut and the method accepted differ by lender. That is a major reason a broker compares several programs for the same property.

With under 12 months of history, the treatment varies by program. Some use a projection, and some fall back to long-term rent until history exists. If your property is a few months short of the 12-month mark, the timing of the refinance can change the income method used. Waiting can change the loan size.

Why the Appraisal Can Decide the File

The appraisal carries two jobs on a short-term file. It sets value, which fixes LTV, and it supplies a rent opinion, which can set coverage. Most friction comes from the second job.

The standard rent schedule for a single-family property is Form 1007. Fannie Mae’s appraiser guidance says the form asks for indicated monthly market rent from monthly lease comparables. It says the form should not be used to estimate a nightly short-term rental fee, and that multiplying a nightly rate by 30 is incorrect. DSCR loans are not agency products. The contrast matters only because the form is the same.

HousingWire reports that the 1007 was built for long-term rent, and that using it for short-term income can distort coverage into artificially low ratios. The same article notes that a new appraisal data standard, UAD 3.6, will retire legacy forms. An appraisal education piece from McKissock adds that the form assesses real property, not business income. An appraisal management firm, Class Valuation, says short-term income is better handled through a narrative projected income analysis.

For a duplex, triplex, or fourplex run as short-term rentals, the form is the 1025 operating income statement. It also assumes monthly leases, so appraisers often supplement it with nightly comparables or an addendum.

When the appraisal comes in light on value, a well-documented reconsideration request with recent nearby sales can recover part of the gap. When it comes in light on rent, the fix is better nightly evidence. That means the actual booking history and platform reports, which the appraiser may not see unless someone supplies them.

Leverage, Seasoning, and the Value Basis

The leverage cap depends on the collateral. On short-term rental collateral, cash-out typically tops out around 70% LTV. On a standard long-term rental, cash-out generally tops out around 75% LTV. Short-term rental purchases run up to 75% on the strongest files. These are select-program guidelines, not guarantees.

That catches many owners by surprise. Say a short-term rental was bought at a cost index of 100 and now appraises at 110. Inside the window, a 70% cash-out is sized on 100, so the loan is 70% of cost. After the window, the same 70% is applied to 110, or 77% of the original cost. If the appraisal comes in at 90, the loan sizes on 90, which is 63% of cost. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Delayed financing is the one exception. It applies to true all-cash buyers and waives seasoning only. Coverage, reserves, and leverage still apply, and proceeds are generally capped near documented cost. Whether bridge or hard-money funding counts as cash depends on the guideline.

A rate-and-term refinance, which returns no cash, usually carries little or no seasoning requirement. The 70% and 75% caps above apply only to cash-out.

Where the General Rule Breaks

Several edge cases change the structure of a file.

First-time hosts. A property with no hosting history usually cannot use actuals. It falls back to a projection or to long-term rent, depending on the program.

Thin comparable markets. Submarkets with few short-term comps tend to produce weaker projections. The same applies when the appraiser lacks nightly data.

Properties where short-term use is restricted. If short-term rental is not allowed or not permitted at the address, plan the file on long-term rent. That lowers coverage, and some programs will not lend on short-term collateral at all.

Cash-out that fails coverage. If the larger loan drops the ratio below 1.00 on this collateral, the options narrow. A smaller cash-out amount may fix the ratio. A sub-1.00 path exists through select lenders in the network, with leverage and terms adjusted, but it is a different program, not a lower floor on the same one.

Passing coverage is not positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, and short-term rentals carry more of them than a long-term lease does. Clearing 1.00 means the rent covers the payment on paper. It does not mean the property nets cash.

A Worked Example: One Property, Three Income Methods

This is a modeled illustration, not a market figure. Take one short-term rental and run it three ways.

Income method Illustrative coverage Result
Trailing 12 months, after haircut About 1.25x Clears 1.00 with room
Projection, after haircut About 1.15x Clears, with less margin
Long-term market rent About 0.90x Falls below 1.00

Same address, same loan request, three different outcomes. At 0.90x, the file would move to a sub-1.00 program through select lenders, with leverage and terms adjusted, or the cash-out amount would shrink. Whether a lender will accept the trailing method depends on the program and the quality of the documents. That is why the income method is a financing variable and not a footnote.

What Separates One Provider From Another

Treat every provider the same way and ask the same questions. The differences among wholesale lenders tend to cluster in a few places.

  • Income method accepted. Does it accept trailing history, a projection, or only long-term rent?
  • Haircut applied. How much of the short-term income counts?
  • Hosting-history expectation. Is it about 12 months, or does a newer property have another route?
  • Seasoning basis. Is the loan sized on cost or appraisal, and for how long?
  • Leverage by collateral type. Does the cap differ between short-term and long-term use?
  • Reserve rules. How many months, and does the count change at larger loan sizes?
  • Appraisal approach. Does the lender order a short-term rental analysis or rely on the 1007?
  • Loan structure options. The 30-year fixed is the spine of most programs. Extended terms and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed structures.

A direct lender shows you one set of answers. A broker with a wholesale network can compare several sets against your property. Lendmire arranges the financing but does not lend, so the lender reviews eligibility and approves the file. Whether to use a single-property loan or a portfolio structure for multiple properties is also a program-by-program question, so raise it early.

Using the Cash to Grow the Portfolio

Refinance proceeds can serve as the down payment on the next acquisition, but the test for whether that makes sense is simple: the cash needs a defined use that earns more than the extra debt costs.

Purchase leverage on the next property is typically 75% to 80% LTV on most files, so 20% to 25% down. Select high-leverage programs reach 85% LTV with roughly a 700+ score. The refinance proceeds have to cover that down payment, closing costs, and reserves on both properties.

Reserves are the quiet constraint. Each new loan carries its own reserve expectation. A portfolio owner pulling equity from one property to buy another has to hold enough documented liquidity for both files. A larger down payment lowers the payment and can lift coverage, but it does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

A sensible sequence is to refinance only after the income history and seasoning support the larger number, buy the next property, and let it build its own history before pulling equity again. Stacking cash-outs back to back against thin coverage is how portfolios end up with several properties that each barely clear 1.00. If a property depends on peak-season income to pass, stress the off-season numbers before relying on it.

Who Fits Which Path

  • A host with 12+ months of clean history: trailing actuals are usually the strongest path, subject to the haircut.
  • A new host with a recent purchase: a projection or long-term rent basis is more likely, and waiting for history may produce a larger loan.
  • An all-cash buyer: delayed financing may remove the seasoning wait but not the other requirements.
  • An owner whose appraisal is the risk: the appraisal approach matters more than the leverage cap, so ask how the rent opinion is developed.
  • A borrower pulling cash for another purchase: reserves across both files decide how much is practical.

Frequently Asked Questions

Can I cash out on a short-term rental I bought recently?

Usually only after seasoning, which is commonly about 6 months from the recorded deed. Inside that window, the loan is sized on the lower of cost or appraisal. An all-cash buyer may use delayed financing, which waives seasoning but not coverage, reserves, or leverage.

Which income figure does the lender use?

It depends on the program and the property’s history. With about 12 months of hosting history, trailing actuals are the usual lead. Without it, the file may be sized on a projection or on long-term market rent. Many programs then apply a haircut to short-term income.

How much can I borrow against a short-term rental?

Cash-out on short-term rental collateral typically goes up to 70% LTV, with a 640 minimum score and a 1.00 coverage floor on refinances. Loan sizes run up to $3,000,000 on standard programs. All of it is subject to lender guidelines.

Does passing the coverage test mean the property cash flows?

No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it, and short-term rentals typically carry more of them than a long-term lease.

Can I refinance out of a bridge or hard-money loan?

Often yes, but the refinance is usually treated as a cash-out if it returns cash, and seasoning and value-basis rules apply. Start the file before the bridge loan matures, because hosting history, the appraisal, and title all have to line up.
